JL PLACE launches Veil, just nine townhouses in secluded, prestigious Brighton enclave

On a quiet residential street in Brighton, boutique developer JL PLACE has introduced a rare addition to the suburb’s traditionally single-dwelling streetscape.

Veil Brighton, located at 17 Rooding Street, comprises just nine townhouses, a modest but deliberate response to local demand for low-maintenance housing in one of Melbourne’s most tightly held bayside suburbs.

Townhouses remain a minority in Brighton’s housing mix, accounting for only 22 per cent of dwellings. Despite this, they continue to present an appealing alternative for those seeking scale and privacy without the upkeep of a standalone home. So much so that two of the homes were snapped up before any marketing.

Veil reflects the shift toward lower-maintenance homes, offering a mix of two- and three-bedroom residents across two levels, with each home anchored by a generous private courtyard, a rare feature in Brighton that draws abundanty natural light deep into the interiors and provides a heightened sense of seclusion form the street.

Several homes also feature a ground-floor bedroom, delivering everyday ease and long-term comfort while still maintaining the sophistication of a two-level design.

Designed by Schmidt & Pang, the façade has been designed to appear as a single residence from the street, underscoring the project’s emphasis on subtlety and integration within its residential context.

The built form is expressed through clean lines and robust materiality, softened by layered planting and greenery throughout the site by John Patrick Landscape Architects.

Interiors favour natural finishes, oak flooring, grey-toned tiles, and natural stone surfaces, complemented by brushed nickel fittings. Kitchens feature Miele appliances and stone benchtops, while bathrooms are styled to evoke a calm, spa-like experience.

Sustainability has informed both architecture and specification. A 6-star energy rating is supported by design features such as double glazing, natural ventilation, and high-grade insulation. LED lighting, water-efficient fittings, and bicycle parking encourage a lower-impact lifestyle across the development.

Each townhouse includes secure basement parking and is covered by a 10-year building guarantee.

With new townhouses in Brighton remaining in limited supply and demand from downsizers consistently strong, these private garden homes represent an increasingly scarce opportunity in one of Melbourne's most prestigious and highly sought-after postcodes.

Prices start from $1.529 million. Construction has commenced, with completion slated for late 2026.

Veil Brighton adds to JL PLACE’s growing portfolio of architecturally-led, low-scale housing. The project has been delivered in collaboration with builder JENITON, continuing JL PLACE’s focus on design quality and craftsmanship.
