For more than four decades, Lewis Land, Australia’s oldest private property developer, has held a 16-hectare waterfront site in Biggera Water on the Gold Coast, strategically positioning it for a landmark project. 

Continuing a long-term vision for the northern Gold Coast, after pioneering legacy developments such as Sovereign Islands and Ephraim Island, the company in 2023 unveiled the masterplanned community, Harbour Shores.

This visionary development is set to deliver more than 2,000 homes and accommodate over 4,500 residents. Harbour Shores has achieved the Gold Coast’s first and highest 6 Star Green Star Communities v1.1 rating, signifying a world-leading standard for a sustainable, fossil-fuel-free residential community with extensive parklands, a 1.2km waterfront boardwalk, and resort-style amenities. Lewis Land CEO Brett Draffen describes Harbour Shores as a “village of villages.”

“From the outset, we assembled a first-class team of architects, landscape designers, planners and placemaking experts and set an ambitious sustainability goal for Harbour Shores to become the group’s first completely fossil-fuel-free development.”

The first stage of Harbour Shores launched in late 2024 comprising of The Residences, just six three- and four-bedroom waterfront villas with private plunge pools, and two five-storey mid-rise apartment buildings called The Waterline and Palm House, both offering two- and three-bedroom well-sized apartments with open-plan interiors and contemporary finishes.

Colliers Queensland Director David Higgins, who has handled sales at Harbour Shores since its inception, says buyer demand has been consistent from day one. “Our buyers are generally end user locals who live within 15 kms of the site,” Higgins says. 

“These buyers are discerning, well researched and understand the incredible quality of amenity on offer to all residents who purchase at Harbour Shores, that has no comparison across the Gold Coast market. Our master planned project offers location with walkability to an incredible array of shopping, health and lifestyle options with park frontage and waterside amenity, proving to be very attractive to local end users.”

For Harbour Shores to achieve the ground-breaking 6 Star Green Star Communities v1.1-rating, all residences within Harbour Shores are completely fossil-fuel-free, with its infrastructure powered solely by electricity. 

Residents will be able to utilise 100 per cent renewable energy sources, significantly reducing their carbon footprint. They will also have access to 100 per cent GreenPower®, improving air quality by eliminating harmful emissions from cooktops, ovens, and heaters.

The development also incorporates a 1,000kW solar PV system, which is projected to reduce peak electricity consumption by an impressive 34 per cent.

The masterplan integrates sustainable infrastructure such as water-retention tanks, solar power, and EV charging stations, alongside the planting of more than 200,000 tropical and native plants. 

On-site rainwater harvesting will irrigate gardens, saving thousands of litres of potable water annually, while water-efficient appliances will further reduce consumption and costs.

To create not just homes but a lifestyle for the several thousand residents who will call Harbour Shores home over the next decade, Lewis Land is delivering an unrivalled range of resort-style amenities. The community will feature a 25-metre lagoon pool, gym, yoga studio, sauna, tennis courts, and a 1.2km waterfront boardwalk. 

A future stage will deliver The Clubhouse, a social hub with indoor–outdoor entertaining spaces, while cafés will add doorstep convenience, complemented by the development’s proximity to Harbour Town.

Respected construction company Greyburn is delivering the first residential stage at Harbour Shores and is on track to complete the initial apartment buildings and waterfront homes by mid-2026, with the first residents of this one-of-a-kind masterplanned community moving in shortly after.
