<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Brisbane’s supercharged unit market continues to run at breakneck speed.

After consistent growth in March and April (+0.6 per cent and +0.7 per cent respectively), values surged by 1.1 per cent in May—comparable to the boomtime growth seen last year, according to the latest Home Value Index by Cotality (formerly CoreLogic).

The May spike, the highest monthly increase across all capital city unit markets, pushed the median unit value beyond the $700,000 mark to a new record high of $709,000.

Unit values are now up nearly 12 per cent over the past 12 months.

Property markets nationwide continue to grow in value, largely driven by the two interest rate cuts implemented so far in 2025, with expectations of further cuts later this year.

Cotality Research Director Tim Lawless said the recent May rate cut is likely to further accelerate momentum in the coming months.

<h2>What happened in Brisbane’s off the plan apartment market in May?</h2>

May was a busier month in Brisbane’s off the plan apartment market, with major players reaffirming their commitment to the city’s inner ring, particularly West End and Newstead.

It was revealed national developer Traders in Purple secured a second development site in West End, hot on the heels of securing approval for <a href="/new-apartments/rivara-west-end-117-victoria-street-west-end">Rivara</a>, on their other West End site that was recently acquired from Crown Group.

The new site, at&nbsp;<a href="/new-apartments/281-montague-road-west-end-281-297-montague-road-qld-4101">281-297 Montague Road</a>, spans 10,628 sqm and already has approval for two towers up to 20 levels. Traders will revise the design to introduce a broader housing mix.

Traders In Purple Director George Geagea said the acquisition underlined the firm’s confidence in West End as a vibrant, high-growth precinct.

“We see an opportunity for long-term placemaking,” Geagea said, highlighting plans to improve public access and walkability, including a handover of 600 sqm to Brisbane City Council for upgrades to the West End Football Club’s home ground.

Another developer growing their portfolio in South East Queensland is Pyco, who lodged plans for a new 11-level tower in South Brisbane at 37-39 Browning Street.

Designed by Gatehouse Architects, the proposal includes 65 apartments, the majority of which are three-bedrooms tailored for the owner-occupier market.

Designed by Plus Architecture, the 131-apartment building will feature two and three-bedroom homes and an amenity-rich rooftop with cold and hot plunge pools, yoga lawn, and saunas.

On the decision to double down in two of South East Queensland's most sought-after suburbs, Williams said the reasons are straightforward.

"None of the key drivers have changed," Williams told Urban.

"There's still a shortage of stock. Very few new apartments are getting built. Unless you're a builder-developer right now, making the numbers work for a new development is extremely difficult due to high construction costs and the availability, and cost, of builders."

City Beat May 2025: Brisbane units break through $700k median as values spike in May

The redevelopment of the old Sydney Fish Market site at Blackwattle Bay is set to deliver more than 1500 homes after the NSW Government fast-tracked a rezoning to unlock an additional 320 homes, in the precinct.

Critically the development will include a 7.5 per cent affordable housing contribution that will remain affordable housing in perpetuity.

The finalised Rezoning Proposal made possible by the Minns Labor Government’s State Significant Rezoning Policy has amended planning controls in the&nbsp;Sydney Local Environmental Plan 2012 (LEP)&nbsp;to allow more residential floor space as part of the revitalisation of the harbour foreshore.

Sydney is losing twice as many young people as we are gaining with housing costs now the single largest cost to families in our state. This project will deliver critical new homes for these young people and families who have been locked out of housing.&nbsp;

Along with the delivery of new homes close to transport, over half of the Blackwattle Bay precinct will become open and accessible to the public, including a 1.1 hectare waterside park surrounding the southern pylon of the Anzac Bridge.

A new waterfront promenade will complete the missing link of the 15 km foreshore walk connecting Rozelle Bay to Woolloomooloo.

Infrastructure NSW will soon select a development partner to deliver the 3.6-hectare mixed-used site, following an open and competitive expression of interest process.

The three shortlisted developers, Lendlease, Mirvac, and Stockland will submit their proposals for evaluation in July.

The NSW Government will then work with the preferred development partner to commence work on the project as soon as possible, prioritising delivery of public spaces along the waterfront.

When complete, the landmark site will deliver housing, commercial spaces, retail and cultural experiences to create a vibrant, sustainable, and thriving community.&nbsp;&nbsp;

The first new homes are expected to be built by 2028, with construction likely to continue steadily delivering more homes for another six to eight years.

The Department publicly exhibited the draft Rezoning Proposal and supporting documentation from 12 December 2024 to 31 January 2025. Feedback received during exhibition helped inform its finalisation.&nbsp;

This is part of the Minns Labor Government’s plan to build a better NSW with a greater choice of homes, so young people, families, and workers have somewhere to live in the communities they choose.

Minister for Planning and Public Spaces, Paul Scully, said the Minns Labor Government is removing unnecessary barriers in the planning process to make it easier and faster to build quality homes, close to transport and services,

“This project is an example of that and will now provide more than 1,500 new homes for Blackwattle Bay, while also unlocking the economic and social potential of this unique part of Sydney’s foreshore.

“This is a once-in-a-generation waterfront renewal project that will open a hidden part of the harbour to the city and its people for the first time in over a century while supplying more homes.”

New apartments in Palm Beach have been in vogue for the past five years.

Developers have turned their attention to beachfront sites, with most creating full-floor luxury apartments that cater not only to the Gold Coast’s most affluent buyers, but also to prestige property seekers from Sydney and Melbourne.

One segment that’s been largely overlooked, however, is the modern townhouse market. These types of developments are generally harder to come by, as townhouses are built outwards rather than upwards—requiring double-width, deep blocks to accommodate multiple homes.

Boutique townhouse developer <a href="/developers/brique-projects">Brique Projects</a> has carved out a niche in this underrepresented space, having previously delivered successful projects in nearby Miami and the Sunshine Coast. In 2022, the developer secured an 840 sqm double block on Cypress Terrace, just 300 metres from the beach.

“The installation of the site’s third tower crane is now complete, marking a significant milestone in the project’s delivery, which will see further efficiencies as we work through the structure, with the site’s core reaching level 7 and structural slabs reaching level 3 by the end of May,” Hicks said.

“A significant and unique component of this project is the meticulous retention and protection of heritage elements, reflecting Sydney House’s commitment to preserving its historic character while delivering a modern, world-class development that enhances the site’s significance for generations to come."

Hicks said that three of the four buildings will see&nbsp;significant heritage retention and restoration to both facades and key internal elements.

"So far, the heritage works on site have seen the retention of the remaining heritage fabric across key areas such as the façade elements, the Lower Bar, Sydney Room, Corinthian Room, and Billiard Room, which are all now fully secured and protected.&nbsp;These richly detailed spaces — each with architectural and cultural significance — have undergone careful salvation of heritage material, which will be preserved and reused in the completed building."

Hick said the&nbsp;respectful integration of new structure with the historic core is central to the vision for Sydney House.

“By preserving character-defining elements and embedding them into the future of the building, we’re honouring the site’s legacy while creating an enduring new chapter.”

Construction steaming ahead at iconic Sydney House mixed-use landmark

Confidence is currency in the off the plan apartment market.

A developer’s track record is paramount. If they’re new to the scene, their personal background and the calibre of their partners—architects, builders, planners—can offer strong indications of the project's likely success.

Now, a new layer of buyer assurance is emerging: Latent Defects Insurance (LDI).

INCA Property Group is among the latest developers to adopt this rigorous form of protection, securing LDI through Resilience Insurance for its boutique St Ives development, Ellis Residences.

Currently under construction by GOP Constructions, Ellis Residences will comprise 18 three-bedroom apartments, nestled in a quiet cul-de-sac just moments from St Ives Village.

INCA Development Manager Michael Downs says the team first encountered LDI during their Waitara project but couldn’t proceed at the time, as construction was already too far advanced.

"By the time we were planning Ellis, our builder was proactively asking for it," Downs says. "It gives them certainty, it gives us confidence—and ultimately, it protects the buyer in a way that traditional strata bonds can’t. By the time it’s complete, we know any structural concerns for the next 10 years are covered. It’s a cleaner, more accountable way to do things—the builder can move on, and the buyer isn’t left chasing defects years down the track."

INCA’s Sales and Marketing Manager Mat Cassidy says that while LDI may not be widely understood by buyers just yet, it’s a game changer once explained.

"When we invited our local agent network to preview Ellis before launching sales, the key topic of conversation was how to explain Latent Defects Insurance to buyers," Cassidy says. "We had the Resilience Insurance team on hand to answer questions and break it down. Once it was explained, the value really hit home."

Cassidy describes LDI as "a new benchmark for buyer protection", and says its impact goes beyond post-settlement peace of mind.

"There are monthly or even bi-monthly inspections by a third-party Technical Inspection Service. What the builder delivers isn’t just acceptable to the developer—it has to meet the insurer’s standards. That level of scrutiny benefits everyone."

Even in the event that something does arise post-completion, Cassidy says the process is refreshingly simple for buyers.

"If something goes wrong within the first 10 years, buyers aren’t left fighting for a resolution. They just call the insurer. That’s what we love—peace of mind for everyone involved."

Ellis Residences is currently one of the only developments in the Ku-ring-gai local government area to offer Latent Defects Insurance.

Cassidy confirms INCA plans to roll out LDI across all future apartment projects.

"It’s a must for us—we’re committed to doing the right thing by our buyers," he says. "Without buyers, there are no new projects, so their needs and expectations come above all else."

Leading Sydney developer <a href="/developers/deicorp">Deicorp</a> has officially broken ground on its $1 billion Showground Pavilions project in Castle Hill, marking the start of construction on one of the most significant residential projects in Sydney’s north-west.&nbsp;

Located within the Hills Showground Station Precinct, the Precinct East project – known as Showground Pavilions – will deliver 873 new homes across five residential buildings designed by award-winning architecture firms <a href="/architects/turner-studio">Turner Studio</a> and <a href="/architects/group-gsa">GroupGSA</a>.

The development will also include 44 affordable dwellings, a 3,500 sqm public park, and communal outdoor spaces such as landscaped courtyards, a playground, barbecue areas and shaded seating.&nbsp;

Dr&nbsp;Byrnev said it is also great to&nbsp;see affordable housing set aside for key workers such as nurses, teachers, and police officers—helping them to live in the community they serve.

The development forms part of the Hills Showground Station Precinct – an urban renewal initiative led by Landcom and Sydney Metro. Deicorp was selected to deliver both the East and Village precincts, with the neighbouring 430-apartment Hills Showground Village now under construction and Stage 1 nearing completion mid-year.&nbsp;

In total, Deicorp’s contributions across both sites will deliver over 1,300 new dwellings and provide more than $2 billion in economic impact. The Precinct East project alone is expected to generate over 5,000 jobs throughout construction and deliver upwards of $200 million to State and Local Government, including local contributions and taxes.

Planning approval for Showground Pavilions was granted by the Department of Planning and Environment in February 2025. The approved scheme includes a considered mix of 136 one-bedroom, 527 two-bedroom, and 210 three-bedroom apartments, with design principles shaped by the site’s natural context and seamless integration with surrounding open space.&nbsp;

“This milestone marks our continued commitment to building vibrant, connected communities along the Sydney Metro line,” said Deicorp Founder Fouad Deiri.&nbsp;

“Showground Pavilions is an outstanding example of how smart, transit-oriented development can help address Sydney’s growing housing demand while creating places people are proud to call home,” Fouad added.&nbsp;

Showground Pavilions is due to launch to market in the coming months.&nbsp;

The project adds to Deicorp’s expanding portfolio of Metro-linked communities, including Tallawong Village, Joynton Avenue in Zetland, and the recently approved Five Ways project in Crows Nest.

The Sunshine Coast is currently undergoing something of a development boom.

Unlike its southern counterparts—Brisbane and particularly the Gold Coast—the region has largely avoided the wave of new housing supply, despite experiencing a surge in net internal migration.

According to the Regional Australia Institute, the Sunshine Coast’s share of net internal migration rose to 17.5 per cent in December 2023—the highest level since the metric was first recorded. This was driven by a 33.3 per cent increase from the previous quarter, largely fuelled by migration from capital cities.

There are one, two, three and four-bedroom apartments on offer.

The $150 million development is one of the most amenity rich in the area, with a rooftop terrace, 25-metre lap pool, wading pool, private dining room, and over 1,000 sqm of private parklands with BBQ and firepit zones.

St Clair residents will also benefit from direct esplanade access to Lake Kawana and proximity to the Stockland Shopping Centre and Bokarina Beach.&nbsp;

The apartments offer generous living spaces, kitchens with stone benchtops, and expansive balconies designed to maximise the ocean outlook. Outdoor features include a pool and curated lounge areas.

Where to buy a new apartment on the Sunshine Coast in 2025

The push for more downsizer apartments in Sydney's affluent Eastern Suburbs is set to continue.&nbsp;

Boutique builder developer MD Living is planning 12 apartments on Hamilton Street, just a few houses down from the centre of Rose Bay village on Old South Head Road.

The $15 million apartment building, that will replace two original homes at 28 and 30 Hamilton Street, has been designed by&nbsp;<a href="/developers/ess-lifestyle-pty-ltd">ess Life Style</a>&nbsp;and will rise six levels. Two doors down is the 2019-completed Hampton building.

The three and four-bedroom apartments each occupy half a floor.

Several new developments are soon to come to the market in the area. Boutique national developer Fortis is planning a new project on Ian Street, 11 three-bedroom apartments and a two-bed apartment in a five-level building by&nbsp;<a href="/architects/mhn-design-union">MHN Design Union</a>.

Fellow developer Orosi is soon to launch The Avenue, the largest mixed-use development Rose Bay has ever seen.

The development, on an amalgamated 3,000 sqm site adjacent to the&nbsp;Royal&nbsp;<a href="/developments/sydney-nsw" target="">Sydney</a>&nbsp;Golf Club, will offer 50 two and three-bedroom apartments, and a cafe on the ground level.

"The apartments are on the larger side, so they will suit a wide range of demographics, not just downsizers," Orosi Founder and Managing Director&nbsp;Hamid Samavi told Urban.

"The Avenue&nbsp;will set a new benchmark for architecture and sustainability in The Eastern Suburbs, featuring state-of-the-art facilities and curated retail spaces, including a Kosher café, an organic restaurant, and&nbsp;Sydney’s most iconic wellness centre."
