The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Subiaco offers "a little bit of everything" as Olive St apartments approach completion

New apartment developers are scrambling to get involved with the NSW Government’s Accelerated Transit-Oriented Development (TOD) Precinct Program, as off-the-plan buyers queue up to live above or next to the game-changing Sydney Metro line.

The extended Metro line, which connects Sydenham in Sydney’s Inner West all the way to Tallawong in the Hills District, allows commuters to travel from the city to the Lower North Shore in just a few minutes. The region has quickly become one of the most searched on Apartments.com.au, thanks to the fast and efficient transport link.

All new Metro developments are assessed through the NSW Government’s State Significant Development Application process rather than local councils. Each proposal first enters a scoping stage before full plans are released for public feedback.

Malaysian developer SP Setia is the latest to submit a Scoping Report to the NSW Government for its Atchison Street site in St Leonards.

The developer—best known in Australia for delivering Sapphire by The Gardens on the fringe of Melbourne’s CBD—is seeking approval for a 40-level tower, comprising 36 levels of residential apartments above a four-level commercial podium.

In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

Developer Third.i saw huge success with the release of Elevate apartments at Hume Place, one of the first TOD projects launched to market late last year. They have now pivoted their next tower—originally planned as an office building—into a build-to-rent apartment project.

National developer <a href="https://www.urban.com.au/developers/traders-in-purple">Traders In Purple</a> has also submitted early plans for a TOD project in Wollstonecraft, close enough to the Crows Nest Metro to fall within the newly rezoned TOD precinct.

Their plans propose something more boutique: a 12-level development more in line with their ethos and better suited to the suburb’s scale and character.

Meanwhile, a TOD project above the Metro in Parramatta has just been approved. The plans include four towers—a mix of residential and commercial—with around 111 apartments as part of the scheme.

Anchored by Hanlon Park—one of Brisbane's best parks—Stones Corner is now well and truly on the map.

“Stones Corner, a small and deliciously eclectic urban village, is one of inner-city Brisbane’s biggest residential opportunities and best-kept secrets,” Slaite Projects Director Brett Jackson says.

The Slaite team, on behalf of developer <a href="https://www.urban.com.au/developers/demartini-fletcher-property">DeMartini Fletcher Property</a>, recently launched <a href="https://www.apartments.com.au/new-apartments/corner-house-stones-corner-18-stoneham-street-stones-corner-qld-4120">Corner House</a>—just 88 apartments on the corner of Montague and Stoneham Streets. Within a matter of months, 50 per cent of the apartments have already been spoken for.

We recently joined Jackson at the onsite display suite for Corner House to find out more about the project.

“Corner House honours the character and vernacular of Stones Corner while adding a fresh contemporary spin,” Jackson says.

The building has been designed by Ellivo Architects, who incorporated the existing red brick corner structure—a nod to the surrounding area. The upper levels step back and are wrapped in curved balconies with soft, fluid edges.

While larger towers are rising in the nearby Woolloongabba precinct, Corner House keeps things deliberately modest. The 88 one, two, and three-bedroom apartments are spread across an 11-level building.

“Each residence has been designed to be luxuriously spacious, with open-plan living, a large entertainer’s kitchen, and ample storage,” Jackson says.

Flush floor finishes allow living areas to flow directly onto the balcony, while green-screen planters between apartments help soften sightlines and maintain privacy.

There’s a noticeable consistency in the finishes throughout—no jarring leap between entry-level and premium inclusions. Kitchens come fitted with a full suite of integrated Italian-designed Kleenmaid appliances, including double fridges and freezers.

A strong design trend over the past five years has been to place resident amenities on the rooftop—and that's exactly what Ellivo leaned into when designing the building.

“The rooftop at Corner House has been conceived as an all-encompassing experience designed to enhance your lifestyle,” Jackson says.

The roof will feature a resort-style infinity pool that spans almost the entire width of the building, a spa, sauna, and ice bath, as well as a gym, yoga lawn, herb garden, and BBQ facilities.

Construction has commenced at Corner House with an early 2028 completion.

Hawthorn is going through somewhat of a development boom in recent months, with several developments either being sought or commencing their sales campaign.

The most recent entrant is Peter Forsyth's <a href="https://www.urban.com.au/developers/outline-projects">Outline Projects</a>, who has filed for 41 apartments on Glenferrie Road.

The apartments, a mix of&nbsp;19 two-beds and 22 three-beds, each with usable balconies or terraces that are a minimum of 15 per cent of internal space. A 110 sqm communal rooftop for residents, complete with an outdoor kitchen, and dining and gathering zones, will crown the all-electric building.

Woods Bagot took cues from the Edwardian and Victorian architectural influences that dominate the area when designing the building, but with a modern interpretation of classic styles.

Architectural features such as lightwells and angled geometry break down the mass of the building and soften its visual impact on the surrounding neighbourhood.

Outline's plans come hot on the heels of Carpe Group and ICON Developments, who just last month <a href="https://www.apartments.com.au/news/vic/first-look-carpe-group-and-icon-developments-team-up-again-for-new-downsizer-apartments-in-hawthorn">filed for 32 apartments on Robinson Road</a>.

Designed by acclaimed architecture studio&nbsp;<a href="https://www.apartments.com.au/architects/powell-glenn">Powell &amp; Glenn</a>, the low-density development is expected to cater predominantly to owner-occupiers—<a href="https://www.apartments.com.au/developers/carpe-group" target="">Carpe</a>'s primary target market. The majority of the 32 apartments will feature three bedrooms.

One of the most recent new developments to launch in Hawthorn is from precinct-led developer Hamton, who is selling <a href="https://www.apartments.com.au/new-apartments/scotch-hill-gardens-hawthorn-147-robinson-road-hawthorn-vic-3122">Scotch Hill Gardens</a>, a new community with six low-rise buildings enveloped in estabished greenery.

It is another development by Woods Bagot, who drew inspiration from the organisation of lily pads on a pond—organic formations that are discrete yet interconnected, sitting lightly within their context.

This approach aligns with the principles of "nature-based cities," integrating nature, amenity, wellness, and community into the urban fabric.

First look: Hawthorn development boom continues with Outline Projects' Glenferrie Road plans

National apartment developer <a href="https://www.apartments.com.au/developers/fortis" target="">Fortis</a> is seeking&nbsp;to upsize its latest Rose Bay apartment development on Ian Street.

Fortis, the development arm of financier and investment manager Pallas Group, initially filed plans for 12 apartments at 10-12 Ian Street in August last year. They are now seeking a redesign to add an additional 10 units, offering a more diverse mix of apartments.

The now $28 million development, designed by MHN Design Union, will be split into two buildings, each with its own lobby—13 units in one building and nine in the other.

While the original scheme featured almost exclusively three-bedroom apartments, the revised proposal includes a mix of two-, three-, and four-bedroom units.

Each of the apartments will feature either a balcony or a terrace, with several ground-level apartments enjoying access to private courtyard gardens.

The apartments will sit above two levels of basement parking.

The amended DA reflects a deepened commitment to high-quality urban infill housing in Rose Bay, the updated submission noted.

MHN Design Union has retained the building’s curved, classical form and warm-toned façade articulation while increasing the internal floor area distribution and introducing improved internal planning to meet SEPP65 and ADG standards.

“The building form has been tactically designed to follow the contour of the steep topography, which falls across the site," MHN Design Union's&nbsp;Design Verification Statement noted.

"Apartments have been strategically positioned to optimise solar access to all living spaces while considering the magnificent views and proximity to adjacent properties."

The building’s terraced massing and twin-lobby configuration help mitigate bulk and offer a more intimate residential scale, aligning with the emerging mid-rise character of Rose Bay under the state’s Low and Mid-Rise Housing policy.

This uptick in development mirrors a broader trend across Sydney’s Eastern Suburbs, where ageing housing stock and high land values are prompting a shift toward high-quality multi-residential offerings in well-connected, lifestyle-rich locations.

This project marks Fortis’ continued expansion in Sydney’s blue-chip eastern coastal corridor. Alongside Atlas in Rose Bay, the developer has delivered or launched apartments in Point Piper, Woollahra, Bronte, and Elizabeth Bay, where it recently unveiled Regency House.

Their developments typically target the downsizer market, offering larger internal footprints, private outdoor spaces, and design-forward architecture paired with premium finishes.

First look: Fortis to go bigger at Ian St, Rose Bay

In most Australian suburbs where houses outnumber apartments, it's the standalone homes that typically command the highest prices. But Brunswick has bucked that trend, thanks to respected developer <a href="https://www.urban.com.au/developers/mirvac">Mirvac</a>.

The developer has shattered the local price record with the $4.4 million sale of an apartment in its Prince &amp; Parade project opposite Princes Park.

The 216 sqm residence now holds the suburb’s top sale price, comfortably surpassing the previous benchmark: a restored five-bedroom Victorian mansion from the 1880s, which sold for $4.15 million in late 2024.

<a href="https://www.urban.com.au/new-apartments/prince-parade-by-mirvac-brunswick-701-park-street-brunswick-vic-3056">Prince &amp; Parade</a> has been designed in collaboration with <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a>, marking the third time Mirvac has partnered with the acclaimed architecture firm on a parkside development in Melbourne. Their previous collaborations delivered two of the city’s landmark apartment buildings: The Melburnian on Queen Victoria Gardens and The Eastbourne on Fitzroy Gardens.
