A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Indooroopilly to welcome luxury apartment development, Ethereal Residences

Rarely is Bilinga talked about when discussing the Gold Coast apartment boom.

The&nbsp;small enclave, north of Coolangatta where the market has been running hot for well over 12 months, and south of the equally booming Palm Beach, hasn&#39;t had the influx of apartment development applications like some of the other coastal hotspots, until now.

The prominent South East Queensland developer, Mosaic Property Group, has identified the area as having potential for future growth, claiming their first site in the suburb.

The Brisbane-based team, who in 2021 sold out L&#39;Orient on the Sunshine Coast, The Witton in Brisbane&#39;s Indooroopilly, and Kensington in Toowong, have had SJB put together designs for a&nbsp;boutique project of 13 apartments over seven levels at 1 Surf Street. Seven of the apartments are full-floor, ocean-front apartments.

A number of developers have descended on Golden Four Drive, the beachfront&nbsp;strip that runs all the way from Currumbin through Bilinga to Kirra Beach.

The Brisbane-based Cielo Group had been looking for an opportunity to break in to the Gold Coast for a while, and grabbed 55 Golden Point Drive, a 503 sqm site through GV Property Group, which had in place approval for a six-level building with five apartments.

But when Cielo, led by Justin O&#39;Donnell and Azemm Dannaoui, secured the site, they had&nbsp;the local architecture firm Zarchitects create a&nbsp;nine-level building, which has beach views from the higher levels, including the residents communal rooftop space, where there&#39;s a pool and barbecue areas and outdoor dining, all with views over the beach.

There are nine three-bedroom apartments, each with a multi-purpose room. Each of the bedrooms has a walk-in wardrobe. There is a master suite in each apartment, that has a larger walk-in, and its own ensuite.

&quot;The design of the development reflects the emerging medium rise development in&nbsp;Bilinga&nbsp;and will contribute positively to the character of the locality,&quot; Zone Planning Group wrote in the development application.

That will have a&nbsp;communal ground floor with lap pool, gym, and a lobby, as well as a single apartment with its own plunge pool. Crowning the project will be two, two-level penthouses.

Dubbed Pacific View, the nine-storey tower has been described by&nbsp;Creativo Architects as being a fluid marriage of soft curves that blurs the line between organic and artificial.

&quot;With a splash of contemporary art-deco reinterpretation, it presents itself as a sophisticated high-end product, yet it integrates with the natural surrounding environment,&quot; the design statement read.

The prominent Hope Island developer, Aniko Group, has laid out further residential apartment plans for the ever-growing island precinct.

Aniko, led by George&nbsp;Mastrocostas, has sought approval for a further 185 apartments on the&nbsp;9,279 sqm site at 10-12 Sickle Avenue that was acquired earlier this year.

The two-building development will adjoin their Athena Residences apartment development at 6-8 Sickle, which recently secured approval from the Gold Coast City Council.

Aniko has had their go-to architecture firm, the local Archidiom, created plans for the two mid-rise buildings, focused around a central recreation area feature a pool, gym, theatre, residents lounge and outdoor seating and lawns.

Tower A will have 98 apartments, a mix of 86 two-bedroom units and 16 three-bedroom apartments.&nbsp;Tower B will home 87 two-bedroom apartments.

Town planner&nbsp;Zone Planning Group said the&nbsp;proposal is expected to act as a catalyst for the establishment of further higher density development within Hope Island and will assist in ensuring that a portion of the planned density lost to the nearby lower density developments is achieved.

At the time of purchase, Mastrocostas said the site would be suited to a high-density apartment precinct, comparing it&nbsp;to their nearby $140 million 1 Grant Avenue project, which is all sold out.

Emerson, the luxury Kirra Beach, Coolangatta apartment development by Hirsch &amp; Faigen, is approaching sell-out, after a strong run of sales in early 2022.

There's only now four half-floor apartments left in the building of 27, as well as the $10 million full-floor penthouse, although that is currently in advanced negotations.

Hirsch &amp; Faigen Sales Manager Alex&nbsp;Jokovich, who has been handling the sales, said most of the enquiry, and the buyers, have been coming from the local areas, as well as Brisbane.

"It's been buyers from a small ring around Coolangatta who don't want to leave the quieter beachside neighbourhoods, and are realising opportunities to own on the Kirra Beach dress circle are few and far between,"&nbsp;Jokovich says, adding that some of the locals buyers have requested some tailored bespoke finishes in their apartments.

Some of the finest&nbsp;Gold Coast apartment developments have been designed by Rothelowman, one of Queensland&#39;s leading architecture practices, in recent years.

Rothel​o​wman, who has offices in the Gold Coast, Brisbane, Sydney and Melbourne, put together the designs for The Monaco, which recently sold-out with an average sale price of around $5 million, as well as Dune at Main Beach, SPG Land&#39;s massive $800 million apartment towers on Ferny Av​enue.

Roth​e​low​man was commissioned for the first Gold Coast apartment development from the Melbourne-based developer Hirsch &amp; Faigen.

Hirsch &amp; Faigen had them design the 14-level, Palm Beach apartment development&nbsp;Hemingway, named after the famous author and featuring a distinct blush fa&ccedil;ade. That sold out all of its 78 apartments in just a few months.

For Emerson, Hirsch &amp; Faigen&#39;s&nbsp;more boutique Kirr​a Beach, Coolangatta offering, Hirsch &amp; Faigen had the team put together something a little different to Hemingway.

In their statement to the Gold Coast City Council, Rothelowman said&nbsp;100 Musgrave Street offered&nbsp;the opportunity to consolidate a historically rich, vibrant and evolving part of the City.

&quot;Primarily the scheme seeks to challenge the &ldquo;bias of the linear coastal city&rdquo; by focusing on the interfaces created between the ground plane and the public spaces of the street,&quot; the statement read.

They stated that, although Emerson was a&nbsp;relatively modestly scaled development, the prime corner location allowed the scheme to challenge the prosaic and prevalent &ldquo;blunt street edges&rdquo; that typify the oceanfront boulevards of the City, instead favouring a generous display of communal coastal activities.

&quot;Historically the City has celebrated it&rsquo;s outdoor activities; pool&rsquo;s exposed to the street, sun lounges under umbrellas overlooking the footpath, gardens framing views into and out of the semi-private spaces of development.

&quot;Observations of this playfulness have been paramount in the exploration of an undercroft as the primary device in creating a permeable and porous interface between the semi-private and public realms of the City.&quot;

The Rothelowman team said that the&nbsp;overall composition of the scheme favours a simple and informed diagram that is analytical of the surrounding precinct.

&quot;A three storey &ldquo;street building&rdquo; provides a direct response to the Cities desire to create a strong &ldquo;Urban Ground&rdquo;. This is further accentuated through a series of dancing, curved and landscaped balconies that shift amongst a rational and expressed structural order which ties the ground to the tower .

&quot;A simple plate allows for the transition from podium to tower architecture creating a deep eave that is visually demonstrative of an overt subtropical approach to buildings.

&quot;The tower architecture follows a similar approach to simplicity. Profiled slab edges project forward creating shade and protection. The line of enclosure to the tower dwellings is kept back from the edge, undulating and folding to craft views. Recesses in the façade offer the opportunity for residents to tailor small gardens within the building form offering more immediate amenity in the context of the expansive and broad longer aspects to the ocean.

These small indents also allow for the control of cross ventilation through openings away from the face of the building enabling better resident control of breezes in windy conditions.

&quot;The overall approach to the design has been one of deliberate and measured analysis. The building is modest in expression favouring performance and liveability over decoration. A relative simplicity enables the aspirations of coastal living to be prioritised; engaging with the environment in a meaningful and deliberate way.

How Rothelowman designed Hirsch & Faigen's Kirra Beach apartment development, Emerson

Data from the Australian Bureau of Statistics showed construction held up stronger than expected in the September quarter with just a 0.3 per cent decline in output despite lockdowns in Sydney and Melbourne.

The value of residential construction was unchanged in the past three months at a total $18.8 billion, but 7 percent higher than at the same time last year..

Residential work done was varied with work done on houses up 3.3 per cent quarter-on-quarter to a record high, while work on other dwellings fell 7.7 per cent quarter-on-quarter to a seven-year low.

Westpac's Andrew Hanlan noted while private residential was broadly flat, there was strength in renovations, which offset a dip in new home building, of - 0.8 percent.

"Home renovation activity has been a stand-out during the covid period, encouraged by record low interest rates and with folk redirecting spending towards home improvements (while the closed national border prevented overseas travel)," he said.

CommSec economists estimate that the number of residential dwelling commencements will ease from 181,000 in 2020 to 178,000 by 2021 year end, before falling to 159,000 in 2022 due to slower population growth and some overbuild supply.

CommSec senior economist Ryan Felsman said supply chain issues and rising labour cost pressures would persist into 2022, until skilled inbound migrant workers return and pandemic demand-supply frictions subside.

“Dwelling commencements could be nearing a peak as the HomeBuilder grant is pared back, property prices moderate and building costs surge,” Felsman said.

“Of course, growing supply chain snarls, elevated freight costs, lower product availability and labour shortages have all combined to constrain output.

"Construction work was supported by the Federal Government’s HomeBuilder grants, record low interest rates, state-based housing grants, first home buyer stamp duty exemptions, rising home prices and heightened connectedness to homes during the pandemic," he said.

"Construction businesses continue to report ongoing supply delays and price hikes for building materials and inputs. 

"Builders are reporting shortages for key materials, such as steel, timber, PVC pipes, electrical equipment, concrete, bricks and tiles – all driving up costs," he noted.

2022 to see reduced residential dwelling construction

The national housing market is starting to show signs of a peak, according to the SQM Housing Boom and Bust Report 2022.

But 2022 should see a turnaround in the unit rental markets and unit price growth could outperform that of houses.&nbsp;

&quot;With houses being overvalued, apartments are relatively affordable and are expected to be in greater demand from an expected rise in net migration from interstate and overseas with Australia&rsquo;s border now open,&quot; Louis Christopher, managing director of SQM Research said.

&ldquo;As 2021 draws to a close, the national housing market is starting to show signs of a peak.&nbsp;

&quot;Auction clearance rates have fallen from their highs amid record listings.&nbsp;

&quot;However, we may also be recording some seasonality and pent-up selling after vendors held off listings during the lockdown.&nbsp;

&quot;Nevertheless, we expect the market to peak in 2022, with further expected intervention by APRA, which could come as early as next month, halting the price momentum.&quot;

SQM Research&rsquo;s base case forecast is for property prices to rapidly slow from the current annual 20%-plus growth rates.&nbsp;

The research house expects a slower rate of price rises over the first quarter of 2022, followed by price falls as early as mid-2022.&nbsp;

The price falls will be led by Sydney and Melbourne houses, given a significant overvaluation.&nbsp;

&quot;These cities are the most are sensitive to even minor intervention by the banking regulator, the Australian Prudential Regulatory Authority (APRA) in home lending,&quot; SQM boss Louis Christopher said.

SQM Research forecasts Brisbane will record the largest dwelling price rises over 2022, with prices predicted to rise between 8% to 14%, with prices supported by expected strong interstate migration flows given relatively good housing affordability compared to Sydney and Melbourne.&nbsp;

&quot;This gain will nevertheless represent a slowdown compared to 2021 increases,&quot; he said.

&ldquo;If the Australian housing market does not slowdown by mid-2022, APRA will likely keep intervening in home lending until the market does slowdown.&nbsp;

&quot;We cannot afford another year of 20%-plus gains across the national housing market.&nbsp;

&quot;And so, to ensure a soft landing for the market, it is best we see additional intervention sooner rather than later to reign in property valuations.&rdquo;

Apartment price growth could outperform house price growth in 2022: SQM

As we near the end of 2021, Urban reached out to glean some insights on the apartment market and what's in store over the next couple of years from Meriton's perspective.

We asked a few questions of James Sialepis, Meriton's director of residential sales, has been with the apartment developer for more than two decades.

JC: How have you viewed the performance of the o​ff t​he plan market in 2021, and what are the strongest positive and negative factors that will influence outcomes in 2022 and 2023?

JS: The of​f the plan market has performed reasonably well throughout 2021 underpinned by a lack of supply, returning investors and owners looking to combine apartments.&nbsp;

The local investor market which traditionally prefers “Brand new” off the plan apartments (due to the higher depreciation benefits compared to second hand) has improved recently as rents continue to rebound and vacancy rates recover to pre-pandemic levels but overseas buyers continue to fall, which now contribute a very small % of total sales.&nbsp;

The recent announcement by the Federal Government to open international borders to eligible visa holders allowing migrant and students into the country should see continued demand grow for both sales and leasing. 
&nbsp; 
JC: What trend has prompted your greatest enthusiasm for the apartment market? And what is the issue of most concern to you and or your buyers?&nbsp;

JS: Purchasers are definitely more attracted to mixed-use developments which include retail precincts, childcare centres and leisure facilities amongst residential.&nbsp;

More owner occupier demand from growing families is definitely exciting for Meriton.&nbsp;Our aim has always been to offer an experience to residents that is attractive, convenient and unique.&nbsp;

Families are attracted to a low level of maintenance and to the amenities within each of the developments such as parklands BBQ areas and playgrounds.&nbsp;

Enquiry and sales for three and four bedroom apartments has increased YOY and we expect this trend to continue.

Rising interest rates or further macro prudential measures could dampen enthusiasm very quickly.&nbsp;

In early 2019, through some heavy hitting macro prudential measures, lenders were forced to curb their lending practices which restricted the flow of finance into housing.&nbsp;

Similar measures will have the same impact, but this time they could be coupled with rising interest rates which would be more dangerous.

JC: Has urbanisation stalled amid the rush to the regions and what will it look like over the decade ahead?&nbsp;

JS: COVID posed many questions and the extended lockdowns were an opportunity for many to reassess their housing needs.&nbsp;

For some it was whether or not they should stay in Sydney or move into the regions but for many it was just a slight readjustment.&nbsp;

The readjustment included demand for apartments with study areas, extra space for a growing family and the need for better amenity within a development.
