A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Melbourne apartments values continued to show their resilience&nbsp;over 2021, with a further 0.5 per cent growth in November, CoreLogic&#39;s&nbsp;monthly Hedonic Home Value Index found.

Melbourne&#39;s rolling quarterly gains are now at 1.7 per cent,&nbsp;following a one per cent gain over October and 0.2 per cent growth over September.

The median apartment value across Melbourne is now 8.4 per cent higher than it was at the start of 2021, up from $576,000 to $626,000

Based on median values, capital city houses are now 37.9 per cent&nbsp;more expensive than capital city units &ndash; the largest difference on record. In dollar value terms, a capital city house is averaging around $240,500 more than a capital city unit.

In Sydney, where the gap between house and unit values is the widest, a house costs $523,000 more on average than a unit. Melbourne&#39;s gap is around $360,000.

Although values are continuing to rise, the November result was the softest outcome since January when values rose 0.9 per cent.

Tim Lawless, CoreLogic&rsquo;s research director, says the slowdown in the pace of growth is due to a number of reasons.

&ldquo;Virtually every factor that has driven housing values higher has lost some potency over recent months. Fixed mortgage rates are rising, higher listings are taking some urgency away from buyers, affordability has become a more substantial barrier to entry and credit is less available,&quot; Lawless noted.

&ldquo;With such a large value gap between the broad housing types, it&rsquo;s no wonder we are seeing demand gradually transition towards higher density housing options simply because they are substantially more affordable than buying a house.&quot;

Apartment rents in Melbourne continue to rise at a faster pace than house rents over the past four or five months, one of the few capital city&#39;s to be doing so, as investors become more and more inclined to get back in to the inner-city market.

&ldquo;Melbourne&rsquo;s unit sector was previously recording the weakest rental conditions of any capital city, with rents plunging -8.5% between March 2020 and May 2021,&quot; Lawless said.

&quot;It seems that more tenants are taking advantage of the renewed affordability of unit rentals, especially across inner city precincts where rents had previously fallen sharply.&quot;

Melbourne apartment insights: What happened to Melbourne apartment values in November?

There was a significant downturn in building approvals during October with approvals dropping 12.9 per cent month on month, and 8.1 per cent year on year.

While detached dwellings recorded a 4.3 per cent monthly increase, the latest Australian Bureau of Statistics building approvals data showed a 37.5 per cent decrease in approvals in the more volatile apartment market.

New South Wales recorded the most severe drop, down 29.4 per cent, the biggest monthly decline in a decade.

By state, the number of dwelling approvals also fell South Australia (-8.1%), Western Australia (-2.7%), Victoria (-2.0%) and Tasmania (-1.8%). Queensland rose (2.2%), in seasonally adjusted terms.

Daniel Rossi, ABS Director of Construction Statistics, also noted the value of non-residential building fell 20.9 per cent, having fallen 10.4 per cent in September.

ANZ senior economist Adelaide Trimbell noted building approvals were &ldquo;past their peak across all states&rdquo;.

&ldquo;The magnitude of the 12.9 per cent drop was driven by a reversion in approvals in New South Wales, though it also reflects an ongoing moderation of approvals from Homebuilder highs nationally,&rdquo; she said.

&ldquo;Only Queensland saw a rise in monthly approvals,&quot; she said.

Commsec senior economist Ryan Felsman noted the fall was largely driven by a decline in higher-density apartment approvals.

&quot;Council approvals to build new dwellings have declined for six out of the past seven months due to the unwinding of HomeBuilder stimulus-related housing activity and Delta virus lockdown disruptions in Australia&rsquo;s south-east,&quot; he noted.

He noted the total residential building approvals decline of 12.9 per cent in October was the biggest fall since the national lockdown in May 2020.&nbsp;

&quot;The fall was largely driven by a decline in higher-density apartment approvals, which plunged by 36.1 per cent in October &ndash; the biggest fall in almost 4 years &ndash; reflecting an unwinding of approvals (down 49.6 per cent) for several large housing projects in Sydney after a surge in consents during September (up 116.8 per cent).&nbsp;

&quot;This saw overall NSW residential building approvals drop 29.4 per cent, the biggest monthly decline since September 2011.&quot;

The decline in the total number of dwellings approved in October was driven by a large fall in approvals for private sector dwellings - excluding houses - which fell 37.5 per cent.

The Gold Coast is running out of apartments.

That's the data pulled by&nbsp;property consultancy firm Urbis, who say there is just over two months of stock left on the Gold Coast,&nbsp;if there were to be no new project released and current demand continued.

Local agents are reporting there is just not enough high-end stock to meet the demand for local and interstate buyers wanting to spend more on their holiday home, in the wake of the COVID-19 pandemic.

They are expecting a wave of buyers to be flying up from Sydney and Melbourne when the borders open, and are expecting little slowdown heading in to January

Chevron One, set to reign as&nbsp;Chevron Island's only luxury high-rise apartment tower, recently released its Sky Home collection, starting from level 31 in the sought-after apartment development.

The Melbourne-based&nbsp;Bensons&nbsp;Property Group held off releasing the apartments publicly, but given the huge demand in ultra-luxury, large apartments in the sky, they decided to list them on the open market.

When complete,&nbsp;Chevron One&nbsp;will be the tallest tower on the exclusive island, and the tallest there ever will be, with the Gold Coast City Council two years ago bringing in strict planning laws, limiting future apartment projects to 33 metres, or 12 storeys.

There's a number of three and four-bedroom Sky Homes, some spanning half and full-floors. Four-bedroom apartments, with over 236 sqm of living space, are priced from $3,325,000.

Priced from $2.65&nbsp;million, a typical whole-floor apartment at 123OBR will offer 224 sqm of living space with three bedrooms with walk-in wardrobes, two bathrooms and an open plan living and dining areas which have views through the floor-to-ceiling glass windows.

The focal point for residents will be a unique circular infinity lagoon pool on the podium level which will host the signature communal space for the development and will be connected via link bridges to the other towers.

In a first for the Gold Coast, the project will also deliver a world-leading attraction &ndash; a suspended glass-bottom pool that will offer residents freestyle swimming with a clear view to street level 26 storeys below.

Ray White Sur​fers Paradise Managing Director And​rew Bell reckons the Gold Coast market is now level pegging with other markets in Australia.

&quot;With a higher degree of owner occupiers now in apartments, we are now on level pegging&nbsp;with other markets in Australia and it will contribute to the old boom and bust scenario on the Gold Coast,&quot; Bell says.

Further reports from property consultancy firm Urbis are showing stock is tightening even further.

In September they advised there would be only four months worth of stock if there were to be no new project released, and based on current demand. That figure has been revised to just over two months of stock.

New apartment sales on the Gold Coast also hit an all-time high, officially making 2021 the hottest market since&nbsp;Urbis began monitoring the sector.

The number of apartment sales for the September quarter surged to 690, bringing the total of new apartments sold on the Gold Coast in the first nine months of this year to 1,882.

Owner-occupiers continue to account for the majority of sales, totalling 61 per cent in the September quarter.

BeckDev set for Palais, Coolangatta apartment development

Morris Property Group set for Burleigh apartment tower after site purchase

They&#39;ve paid $12.9 million for the site, just 300 metres from the Burleigh entertainment and lifestyle precinct. MPG plans a development comprising predominantly two-bedroom,&nbsp;two-bathroom&nbsp;apartments to provide housing more affordable to a broader section of the community.

Mirador apartments launched on Chevron Island, as apartment numbers gets halved

Citimark&nbsp;has cut more than half of the apartments that have now been launched in their contemporary&nbsp;Chevron Island&nbsp;apartment development, Mirador.

The South East Queensland apartment developer is seeking to chop the 164 apartments down to just 71 in the&nbsp;development, which will take the offering to a more high-end standard with larger apartments.

There will be a mix of two, three and four-bedroom apartments, including the podium level Terrace Apartments, and the 17th level Sky Homes. Prices will start from $690,000, and range to $2.4 million.

Iris Capital&#39;s $800 million Victoria &amp; Albert, Broadbeach apartments set for launch

The Sydney-based developer&nbsp;Iris Capital&nbsp;is getting closer to unveiling its debut $800 million Gold Coast apartment development, Victoria &amp; Albert Broadbeach.

The two towers, designed by&nbsp;DBI Architects&nbsp;over a subtropical recreational podium,&nbsp;will home over 400 apartments, two levels of premium offices and commercial facilities and a fresh food and dining retail on the street level.

The development, at 9-11 Armrick Avenue, will home 84 apartments across its 22 levels, a mix of two and three-bedroom apartments, as well as a small collection of four-bedroom penthouses, each set to have their own rooftop decks with&nbsp;a spa, kitchen, living and dining facilities.

Broadbeach set for new 45-level, Ferro Chow-designed apartment tower

The burgeoning Broadbeach is set for another high-rise apartment development, as developers continue to try and keep up with the high demand for luxury product in the area.

Plans have been filed by Ferro Chow Architects&nbsp;for a&nbsp;46-level tower at 99-101 Old Burleigh Road,&nbsp;on the corner of Armrick Avenue and across the road from Broadbeach Park.

The development will only have 59 apartments, with half-floor apartments taking up the first half of the tower, then full-floor apartments from there up.

Damon Krongold, the projects director at Kay & Burton has secured the sale of The Penthouse 3, 30 Anderson Street, South Yarra.

Fadil “Butch” Sadikay, the surfwear chain retailer turned property developer, launched the South Yarra penthouse offering in his The Botanic Collection early last month.

Kay & Burton Project agents Damon Krongold and Peter Kudelka had the three-bedroom, three-bathroom listing in conjunction with Andrew Macmillan at Jellis Craig. 

The apartment overlooks the treetops of the Royal Botanic Gardens. 

It has 370 sqm internally space plus a rooftop garden and pool with some 400 sqm space.

Architect Rob Mills has designed the triplex which will set in gardens landscaped by Jack Merlo for the Sadikay Group.

The Domain precinct penthouse sits atop the 30 Anderson St portion of the 2655sq m estate bought in 2016 for $33 million from the executors of Marion Page, daughter of businessman Sir Clive McPherson.

The Gold Coast apartment market has been one of, if not the most hotly&nbsp;contested markets across Australia in the off th​e plan apartment space.

Sell-outs are occurring at rapid pace, even before projects hit the open market.

Urban sat down with Andr​ew Bell, the managing director at Ray Wh​ite Surfers Paradise, to discuss the market in 2021, and what he seems for the immediate future.

JC: How have you viewed the performance of the GC apartment market (established and or off th​e plan) in 2021, and what are the strongest positive and negative factors that will influence outcomes in 2022 and 2023?

AB: The Gold Coast apartment market has been outstanding throughout 2021. &nbsp;

A unprecedented demand by owner occupiers was timely met by many property owners of apartments who either could not get returns on their investments due to closed borders and lockdowns, who chose to sell their AirBNB or rental properties rather than hold the properties, or were under some financial pressure back home which also caused them to sell their properties.

This resulted in a decline of investment held ownership of many Gold Coast properties and the significant rise in new owner occupiers or people simply buying apartments for personal use on a regular basis in a year. &nbsp;

In years gone by whenever there was an economic downturn in Australia, many investors would put their properties on the market to sell and this caused an oversupply of apartments for sale causing prices to fall proportionally more than other markets in Australia. &nbsp;

With a higher degree of owner occupiers now in apartments, we are now on level pegging&nbsp;with other markets in Australia and it will contribute to the old boom and bust scenario on the Gold Coast. &nbsp;

The unit markets are also the beneficiary of significant downsizing of people out of their houses whether here locally on the Gold Coast or indeed migrator&#39;s from interstate who chose to move into large apartments for the next phase of their life. &nbsp;This has seen significant growth and price increase for one&nbsp;per floor apartments or large 3 bedroom apartments. &nbsp;With an undersupply of such apartments on the Coast, there has been a significant amount of new development work to cater for this market. 
&nbsp; 
With the Gold Coast market now the number one go-to market for migrator&#39;s, many are opting for apartment lifestyle so the influence over 2022/23 will be the continuous development of new apartment buildings to meet this demand. &nbsp;New architecture, new buildings and new technical capabilities in newer buildings has also seen a flurry of new generation buildings which are simply stunning and will add to the appeal of the Coast. &nbsp;With international borders opening and the ease of return of expats and significant spike of enquiries from overseas investors, a strong platform has been established to meet those demands.

JC: What trend (short term or long term) has prompted your greatest enthusiasm for the GC apartment market, and what is the issue of most concern to you and or your clients? 
&nbsp; 
AB: What has prompted our greatest enthusiasm is the incredible volume of people looki​ng to buy apa​rtments and now an increasing supply of new brilliantly designed buildings to meet that demand. &nbsp;It was certainly frustrating over the past year to simply not have sufficient properties to offer the buyer demand but now it&#39;s so satisfying to be able to help people with a greater degree of choice with the building that they chose to be in. &nbsp; 
&nbsp; 
The only issue of concern for me, is that there is a reality that some of the proposed buildings may ultimately not ever get built. &nbsp;Building costs have risen sharply and as a result some buildings where perhaps developers have paid too much for the land or where they are poorly funded developments, may find that they can&#39;t proceed to construction and that would prove frustrating for buyers who had made commitments to o​ff the plan sales. &nbsp;

It would be important for all buyers to make sure they are buying in buildings where developers have a proven track record and where clear undertakings can be provided that the buildings have either started construction or are starting construction shortly.

The Event, now in its third decade, will be held Sunday the 23rd of January at RACV Royal Pines, Beno​wa.

Plans have been lodged for a 21-level apartment tower at&nbsp;3671 Main Beach Parade, on the sought-after beachfront side, which will have just half and whole-floor apartments.

Crowning the DBI-designed development is the two-level penthouse, spanning some&nbsp;670 sqm of internal living space and a further 100 sqm of outdoor. The half-floor apartments will have 191 sqm of internal space.

The resident amenity is located on level 10, where there will be a gym, multi-purpose room, swimming pool with deck, and a barbecue area.

DBI's brief was to design a contemporary coastal luxury 5-star residential apartment building that is timeless.

"The timeless architecture will set a new benchmark in the Main Beach Precinct," DBI advise in the submissions to the Gold Coast City Council.

"The architecture of the proposed luxury residential development is composed of simple curved and linear forms, white concrete spandrels, a textured and timeless material palette of travertine stone and timber screening, creating a rich and layered coastal effect.

"A series of planters on the facade add a layering and softening of the built form, reinforcing the importance of sub-tropical design."

The subject site sits at the eastern edge of the core Main Beach precinct.

"This project offers the opportunity to design a luxury residential apartment building that caters for the owner occupier," DBI's statement read.

The high-end development trend is sweeping the Gold Coast, as stock continues to tighten as the luxury owner-occupier demand continues to rise.

Nearby on Main Beach Parade is La Mer, one of the few developments in Main Beach currently selling which also targets the luxury owner-occupier.

La Mer comprises just 29&nbsp;apartments across its 34 levels, start from 307 sqm. It is being&nbsp;pitched itself as the ultimate downsizer development by NPA Projects. "Transitioning from a house to an apartment has never been easier," NPA advise.

Only a handful of apartments remain.

Broadbeach is seeing more of an uptick in the luxury owner-occupier space than some of the surrounding Gold Coast suburbs.

Little Projects recently launched Aperture, which will have just 29 apartments across the 35 levels, with 26 full-floor apartments with three bedrooms, three bathrooms and three parking spaces.

They start from $2.1 million, with every level of the 120 metre building offering uninterrupted ocean views from the balcony off the living area.

Ferro Chow Architects took a similar approach to the downsizer trend, offering half and full-floors at a prime corner&nbsp;Broadbeach site opposite the bowls club.

The 46-level tower will&nbsp;have 59 apartments, with half-floor apartments taking up the first half of the tower, then full-floor apartments from there up.

The smallest apartments have three bedrooms and a multi-purpose room. There are 36 three-bedroom apartments, 22 four-bedroom apartments, and a special penthouse toward the point end of the building.

While house values have rocketed over 2021, apartment values have too quietly shown steady growth over the year to date.

And as house prices continue to escalate and become affordable for many, apartments are becoming a much more attractive, and necessary, proposition, with further growth forecast when international borders open and investors come back in to the market.

Urban recently caught up with John McGrath, who founded McGrath back in 1988, to discuss how the apartment market went in 2021, and how it is shaping up for the next few years.

JC: How have you viewed the performance of the apartment market (established and or off the pl​an) in 2021, and what are the strongest positive and negative factors that will influence outcomes in 2022 and 2023?

JM: There’s no doubt that apartments, other than luxury, have missed much of the price surge that established houses have enjoyed. &nbsp;In many locations we’ve seen houses prices escalate by 35-40% and&nbsp;in those same areas we’ve seen a more modest 5-10% rise in apartment values.

There are a few reasons for this. Firstly, apartments have a larger investment buyer profile &amp; the strongest demand has been from owner occupiers. Also a large percentage of apartments that are not bought by investors sell to first home buyers who generally don’t have the same buying power or discretionary spending that is appearing higher up the price chain.

And finally, in many of the big cities apartments have been hit hard by the closure of international borders &amp; less inflow of migrants &amp; students which have increased vacancy &amp; reduced rental returns momentarily. But I think if anything this makes apartment buying represent better growth in many parts of the country as houses become less affordable and&nbsp;overseas borders open up in 2022.

JC: What trend (short term or long term) has prompted your greatest enthusiasm for the apartment market, and what is the issue of most concern to you and or your clients?

JM: In general apartment living has replaced the traditional quarter acre aspiration for many Australians due primarily to housing affordability for younger buyers and&nbsp;also an ongoing desire to live in urban, inner city and&nbsp;beachside locations. And whilst COVID has driven many buyers to more remote lifestyle areas there’s no doubt that convenient, secure, low maintenance strata living will continue to be in great demand as we move through the immediate impacts of the pandemic. &nbsp;

And as COVID has changed the way many of us live, many developers have also pivoted &amp; are now designing and&nbsp;buil​ding apartments that cater to the needs of this changing environment. And finally I believe the ideal combination of many empty nesters moving forward will be a great inner city living space along with a getaway within two hours so apartment living will reinvent itself and&nbsp;deliver the population what it wants post-COVID.

JC:&nbsp;Has urbanisation stalled or what will it look like over the decade ahead?

JM: As more employers and&nbsp;employees discovered that they no longer need to travel to a central location to effectively conduct their work I believe we will find a reduction of 25-35% of the workforces commuting daily to the CBD and&nbsp;commercial centres.

So this will have an impact on many jobs, employees and&nbsp;employers. Ans as many opt for home-based work this will undoubtedly have some impact on the shape of home and&nbsp;work environments &amp; locations.

Proximity to these commercial hubs for a percentage of the population will become less of a priority and&nbsp;lifestyle benefits such as proximity to family, beaches and&nbsp;parks will move up the checklist. But many people still want to be located within a reasonable commute of the many lifestyle benefits located in and around the CBD so I have no doubt that demand for these will continue to be in high demand.

JC: How important do you view the push for sustainability practices in the apartment market/new housing estates, and what initiative has seized your interest or focus?&nbsp;

JM: With more &amp; more demand for environmental sustainability from all generations there’s no doubt that buildings that are both gentler on the environment and&nbsp;more self-sufficient will become increasingly popular, especially for the younger generations.

As yet we’ve seen some movement in this direction but I expect this to rapidly escalate moving forward due to increasing education and&nbsp;agitation towards a cleaner greener environment. I think we will see this manifest in more environmentally friendly building materials as well as buildings that are less taxing on the planet once built.

Even though much of the demand has been driven from Generation X &amp; Y we are also seeing older generations paying more attention of late which will increase the pressure on developers to build bu​ildings that fall in line with not only council expectations but more importantly the expectations of the community and&nbsp;residents.
