MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

North Melbourne is undergoing a significant transformation,&nbsp;driven by a series of infrastructure projects that promise to reshape the neighbourhood's landscape and lifestyle.&nbsp;

The Arden and Macaulay urban renewal areas, located <a href="/new-apartments/north-melbourne-vic-3051">two kilometres north-west of the city</a>, will welcome a revitalisation of the old industrial areas, creating new neighbourhoods for the growing area to enjoy.&nbsp;

At the heart of the transformation is The Tapestry Project, a multistage mixed-use precinct brought to life by Orb Property Partners.

Construction is expected to kick off on the first stage of the 1.4-hectare masterplan in September. The community will <a href="/new-apartments/north-melbourne-vic-3051">occupy&nbsp;a prominent position</a> within the Macaulay Urban Renewal Precinct, which was formerly occupied by warehouses, was identified as a place of state significance by Plan Melbourne 2017-2050 and the City of Melbourne planning scheme, making it a focal point for renewal and growth in the region.

Comprising two stages that extend across three street frontages, The Tapestry Project will offer a diverse array of amenity to cater to the needs of future residents and visitors alike. The first stage features two buildings, one of nine-storeys and the other of 12-storeys.

The buildings will house ground floor retail spaces, first-floor offices and co-working spaces, and a total of 150 apartments in one, two, and three-bedroom configurations, with five percent of the apartments in one building to be allocated to a Social Housing provider.

The first release in the masterplan is WOBO (West of Boundary), which <a href="/new-apartments/wobo-north-melbourne-103-105-boundary-road-north-melbourne">comprises 99 warehouse-style apartments</a> designed by Bayley Ward and Fender Katsalidis.

The apartments blend industrial aesthetics with a warm and inviting atmosphere. As one of several rooftop spaces in the development, WOBO will be crowned by al fresco dining space and a fire pit, with the communal area boasting views of the city, green parks, and docklands.

Stage two of Tapestry will feature four buildings, three at 12-storeys high and one at six-storeys. A repurposed heritage building known as Farrell’s stables will also be brought back to life, adding a connection to the history of the site.&nbsp;In total, The Tapestry Project will see 359 apartments delivered across the site, in addition to a market hall, retail tenancies, dining venues, a boutique hotel, a 200-seat theatre, and an upper-level skate park.

Beyond Tapestry, the Arden Macaulay area is set to experience even more change. The redevelopment of the <a href="/new-apartments/north-melbourne-vic-3051">North Melbourne</a> train station is a significant project that will transform it into a major transport hub, linking the area seamlessly with the rest of Melbourne, expanding to accommodate more trains, buses, and trams.

The Melbourne Metro Tunnel project is another game-changer for Arden Macaulay, as it will introduce two new underground stations to improve public transport connectivity across the city, while also stimulating economic growth and new job opportunities.

A new park will also be created in the urban renewal area, providing&nbsp;much-needed green space for locals, with the park set to feature walking paths, picnic areas, and a playground.
