MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

A new development, Sorano House, is set to launch on Hamilton Street, just a handful of full floor residences starting from 350 sqm.

JLL's&nbsp;Tim Jones, who is marketing the MacDonald Street site with Harry Borger, say the campaign comes at an incredible time of growth for the market.

“The <a href="/news/qld/city-beat-july-2023-brisbane-has-come-of-age-as-apartment-demand-booms">luxury apartment market in Brisbane shows no signs of slowing down</a>, with benchmark results on price and rate per square metre seemingly being challenged each month,” Jones said.

“In 2023 alone there have been four penthouse apartment sales in excess of $10 million - the highest of those being a $16.52 million sale in New Farm - with three of the top four having river frontage.

“Of the top 10 historic apartment sales in Brisbane, eight of those have changed hands since 2022, with three located in Kangaroo Point, highlighting the strength of the apartment market generally and more specifically for river-fronting projects," Jones added.

In terms of <a href="/news/qld/city-beat-july-2023-brisbane-has-come-of-age-as-apartment-demand-booms">growth in the luxury apartment sector</a>, Jones said the downsizing of movement was being reflected in benchmark prices.

“In the current market, we’re seeing results for apartment sales nipping at the heels of house sales,” he said.

“Owners of houses in these luxury areas are embracing the opportunity to move into house-sized apartments, 
with river views, where there have no maintenance and can simply lock up and leave.”

The site vendor first bought an apartment in the current block of six back in 1981, suggesting "it was a different area back then."

“I was fascinated by the peninsular appearance of the area; the way it felt like an island with the Story Bridge across to the Valley, isolated, and yet so close to everything, and then a little council boat to ferry you across the river every 15 minutes,” the vendor said.

“Only a few older houses, neglected wharves and a rundown jazz club. The views were special and I enjoyed watching the boats on the river.”

The vendor secured the sixth and final unit in 2022.

Interstate migration to the Sunshine State continues to grow post-pandemic, with global developer MRCB International’s Gold Coast project <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a> recording an influx of buyers from New South Wales and further down south.

Inside the new Moonee Ponds apartment development, NUE

Sydney developer Bridgestone has filed plans for a new $90 million apartment development in <a href="/developments/chatswood-nsw-2067">Chatswood</a>.

They're proposing 95 apartments across two towers, linked by a green spine and retail and commercial podium, on a 2,687 sqm site at 44-52 Anderson Street.

The focus has been on a larger apartment configuration. There will be just six one-bed and 16 two-bed apartments across the 25-level buildings. Nearly three quarters of the building will be three-bedroom, duplex-style apartments, which occupy levels eight through to 21. From level 22 and up will be large sub penthouses and penthouses, the latter with private rooftop gardens.

159 car parking spaces will service the apartments, across the four basement levels.

Architecture firm MAKE won the design competition ahead of Woods Bagot and SJB early last year, with the jury suggesting their scheme was "considered a clear and competent architectural response to the Competition Brief."

"The proposal was recognised as demonstrating a balance between the scales of the large towers to the west and the finer grain heritage conservation areas to the east of Anderson Street through the splitting up of the development envelope into two slender forms," the jury said.

"The Jury commended the detail and extent of the landscaping and communal gardens and were of the opinion that it improved the proposal’s appearance and character."

Following the design submission, the panel said they supported a change to the design to create larger apartments, as well as the&nbsp;mix of non-residential uses in the podium.

The ground floor will comprise 13 retail and commercial spaces on the ground level bordering Anderson, O'Brien and Day Streets, as well as eight townhouse-style apartments across two levels. Level one and part of level two will be occupied by a co-working space.

The resident amenity will share part of the second level, the top of the podium. There will be&nbsp;a swimming pool, vertical community garden, outdoor gym and barbecue facilities.

Urban Art Projects were engaged to prepare a Public Art Strategy submission. They have identified three potential opportunities for the incorporation of public art, mainly through the central lobby area a side retail.

"Artwork in these zones will assist in enlivening and beautifying the areas which have high visibility and pedestrian traffic flow from Anderson Street," the report said.

It was the change in the Chatswood CBD Planning and Urban Design Strategy 2026 which paved the way for the project. It expanded the CBD boundary to the north, where the site sits, which opened up the height limit.

They're more intricate than an architect and interior designer working in tandem when creating a high-density tower or apartment project. They require significant placemaking, given the development is creating a whole community.

Frank Stanisic of Stanisic Architects, who handled the design of the seven residential buildings, said the architecture for the residential is about creating an environment for people to live, and also that perhaps they can move from one apartment to another.

"I would like to think there’s some inter-generational movement between people as they get older, as they have children, so they move from a one-bedder to a two-bedder, and a two-bedder to a three-bed, so I’d like to think there’s enough diversity that allows people to stay in this environment and just move around within the buildings that are here,” Stanisic said.

When completed, <a href="/new-apartments/carrington-place-castle-hill-36-carrington-road-castle-hill">Carrington Place</a> will comprise 771 apartments built across seven eight to 12-storey buildings.&nbsp;

The first stage of the project, Atrium, will comprise 151 apartments within one mid-rise eight-storey building.

Running alongside Cattai Creek, Stage 1 Atrium will feature curvilinear buildings which are the main gateway sites to the precinct. At the epicentre of stage one and the inspiration behind its name, lies an atrium encompassing the true ideals of <a href="/new-apartments/carrington-place-castle-hill-36-carrington-road-castle-hill">Carrington Place</a> - lifestyle, sustainability and wellbeing.

Uniquely, the precinct will be home to over 20,000 square metres of outdoor recreational space and lush gardens, conceived by landscape architect, Site Image Landscape Architects, making it one of the greenest masterplanned communities in the Hills district.

A key feature of the project will include a one-kilometre boardwalk running the length of the Cattai Creek connecting to Fred Caterson Reserve, a 58-hectare local reserve featuring picnic tables, children’s playgrounds, along with multiple sports facilities.

Ellipse Property has committed to dedicate over 6500m2 of the Cattai Creek back to the community in this masterplan. In addition to this, Ellipse Property has collaborated closely with Council on the revegetation management and landscaping of the Cattai Creek Masterplan spanning the Carrington Place site known locally as ‘The Green Belt’.

Construction is planned to commence in Q3 2023, with Atrium due for completion in Q3 2025. The entire five-stage precinct is due for completion in 2032.

Brisbane is set to see it's first sky garage, a term coined for garages that are located on the same level as the apartment, often reserved for only the premium residences at the top of the tower.

There's only a handful of examples of the rare inclusion across the world. They've been a custom feature in luxury high-rises in Dubai, Singapore and Miami.

Only one other project in the whole of Australia can boast a sky garage, the under construction <a href="/new-apartments/neue-grand-613-st-kilda-road-melbourne">Neue Grand on St Kilda Road</a>, which made headlines in 2018 when it announced it was creating a number of sky garages adjoining the living space.

Brisbane developer Spyre Group will be bringing the sky garage to their record-breaking <a href="/developments/new-farm-qld-4005">New Farm apartment development</a>, Moray House.

There will be two apartments with the sky garage feature. The residents of the apartments will&nbsp;be able to pull in off Moray Street, enter a remote-control operated car lift, and drive into their own garage in their apartments above the Brisbane River.

Once at their apartment’s level, residents will have the luxury of reversing from the elevator into their private sky garage, which can be viewed from the adjoining glass-walled gym.

The other two car spaces can be accessed by taking the car elevator down to the parking garage at the bottom of the development. The car journey from entering the vehicular lift to the basement is expected to be 18 seconds.

“The sky garage will appeal to luxury vehicle enthusiasts who want privacy as well as the additional security of garaging their car in their apartment rather than using regular basement parking,’’ Spyre director Andrew Malouf said.

The six-residence development features views that frame the Story Bridge and follow the Riverwalk from Howard Smith Wharves to the Eagle Street precinct in the CBD.

Moray House has been described as “akin to living in a tree house’’ and features full floor length garden beds, allowing residents to express their individuality.&nbsp;

The exterior design communes with the surrounding Jacaranda trees and will take on different hues as the seasons change.

The interiors include the highest finishes of Chambord stone in a complex grain, European oak herringbone flooring and bespoke timber joinery. The chef-grade kitchens feature WOLF appliances an integrated Liebherr fridge and freezer and VZUG dishwasher.

Spyre Group to bring luxury-defining sky garage to Brisbane at Moray House

Top Spring Australia have officially kicked off construction at their record-breaking Ode Double Bay apartment development, with shovels hitting soil this week at the Cross Street site.

The six-storey Luigi Rosselli-designed building has already achieved more than $100 million in residential sales, eclipsing previous pricing records in the inner-east suburb.
