The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Veteran property developer Phillip Wolanski's Denwol Property is set to bring a rare new boutique apartment project to the affluent Double Bay.

Wolanksi's Denwol has submitted $9.7 million plans to create a six-apartment building at 17-19 Guilfoyle Avenue which also backs onto Cross Street.

Currently on the 871 sqm block is a 1960s strata block which will make way for the three-level building designed by MHN Design Union.

The design statement submitted to the Woollahra Council, signed off by architect Brian Meyerson, said the "proposal is for a contemporary residential flat building which achieves the desired local character through consistency in scale, form, proportion, setbacks, materials and aesthetics."

"The proposal also presents an appropriate built form that is compatible with the surrounding development. This design approach ensures that the new development will enhance the character of the locality."

"This is an infill site in a dense environment. The scheme addresses neighbouring sites with modulated facades, setbacks and the careful placement of internal uses."

GURNERTM, in conjunction with joint venture equity partner MaxCap Group, is set to unveil its latest Gold Coast apartment project.

It's more boutique than the four-tower, $1.5 billion Budds Beach development La Pelago, which has notched over $350 million in sales.

GURNER to push on with Burleigh Heads after green light from council

High-end, architecturally-led developer ANGLE is set to launch its Kew apartment development, Fernhurst, early next year, after receiving planning approval for the 20-residence project this week.

The $80 million development on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.

Hyde Metropolitan, Hyde Park's tallest tower: Inside Deicorp's most exclusive apartment development

Office and apartment buyers at The Eighth, the Domain Precinct mixed-use development by Projects by&nbsp;Crema, are set to take possession of their properties in December.

The 18-level Elenberg Fraser and Kennon-designed building next to the new Anzac Station comprises eight half-floor strata offices, hospitality tenancies and 36 owner-occupier apartments ranging from 128 sqm to 750 sqm.

Projects by&nbsp;Crema&nbsp;Managing Director Nicolas&nbsp;Crema&nbsp;says everything about The Eighth, from the design of the building typologies, to the integration of uses, to the operations and future management - has been highly considered to create a building for the ‘future state’.&nbsp;&nbsp;

"The Eighth is a benchmark project for us, and sets in motion the type of development we want to do going forward”&nbsp;Crema&nbsp;says.

The Eighth has been a long journey for&nbsp;Crema, having initially launched the project in 2019 before COVID hit in 2020.

I always say a good developer is a transparent developer, in good times or bad, and&nbsp;Crema&nbsp;certainly falls into the bracket of a good developer. He was honest in his assessment of what occurred when COVID hit, frequently updating his buyers as to the next steps with the project.

"In the early stages of the pandemic, we really had no read on the economic outlook. As such we were reluctant to start construction not knowing what impact COVID would have on the project,"&nbsp;Crema&nbsp;recalls. “The pause in time enabled us to take stock, refine some of the design (including designing out an subterranean automatic car stacking system for a conventional ramped basement), and communicate a revised program to our collective group of purchasers”.

"After resetting a new construction start date 8 months behind our original development program, we went back to purchasers and gave them the option to back out of their contracts and take their deposits if they wished,"&nbsp;Crema&nbsp;says.&nbsp;

That level of transparency, and ultimately human interaction which often developers don't have directly with their purchasers, helped&nbsp;Crema&nbsp;retain almost every single buyer. They were happy to wait, because they believed in both the quality of the product that was being built, and&nbsp;Crema's ability to deliver it.

Now the project, near the St Kilda Road precinct on the eastern side of South Melbourne, is all but complete, barring the fitout of the penthouse which will be finished toward the end of Q1 2024.

Crema&nbsp;says The Eighth has offered something for everyone. Speaking on the buyer demographic,&nbsp;Crema&nbsp;says the mix of buyer profiles has been really interesting.

"While the demographic has been all owner-occupiers, we've had everyone from mid-30 young professionals who want to be central to Melbourne, to a couple in their 90s who are arguably the most active buyers we've had.

"The buyers have come from all over. While it was popular with those already in the Domain Precinct, we’ve had buyers from Albert Park, even as far Mt Eliza."

Some buyers will occupy the apartments on a part-time basis, with expat who work in Germany and the US splitting their time between other countries and Melbourne.

It was the same diverse mix of business in the offices below the apartments. Six of the eight half-floor offices have been snapped up by SME business owners and family offices.&nbsp;

As another sign of a commitment to the building, Projects by&nbsp;Crema&nbsp;will be establishing its new office within the building, with the fitout to start in January.

In a further exiting development, Equilibrium, a new holistic corporate wellbeing business, has taken the lease on the whole of the podium level. Across approximately 600 square metres, Equilibrium combines a digital educational platform with a physical facility within The Eighth to encourage habitual change for employees. Opening in Q1 2024, residents of The Eighth will be offered access to Equilibrium through Projects by&nbsp;Crema’s membership.

The ground floor will house an Italian-style eatery which aims to serve both residents of The Eighth as well as the immediate local community. That's also due to open toward the end of Q1 next year.

Crowning The Eighth is the building’s stunning rooftop pool, bar and dining amenity - exclusively for residents and office tenants of the building. With 360 degree views to the CBD, the bay, the Shrine of Remembrance and Albert Park, future occupants of The Eighth will no doubt enjoy socialsiing on Melbourne’s newest rooftop.
