The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Architect Elizabeth Anderson from Hayes Anderson Lynch Architects said their proposal creates a legacy of a unique entertainment and sporting precinct, with a distinctive Queensland feel, located in the inner city and above a newly built train station.

"Brisbane needs a new entertainment centre and a new stadium anyway, so it makes sense to combine both into one precinct; with 50% funding from the Federal Government, we are offering Queensland an extraordinary opportunity at half the cost!” &nbsp;

The proposal aligns with the vision of Premier Stephen Miles and Opposition Leader David Crisafulli to avoid building a third stadium in Brisbane. And centralising both the swimming and athletics to one precinct significantly reduces construction costs and improves construction efficiency, with estimates of over $1b in cost savings.&nbsp;

“As local architects based at <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a>, our vision is for an iconic Olympic legacy for Brisbane, just like Expo88 was for Southbank," Anderson added.

"<a href="/developments/woolloongabba-qld-4102">Woolloongabba</a> is perfectly located, sized, and serviced to feature Brisbane on the world stage. &nbsp;In the short and long term, it is the only location that makes any sense for sports and entertainment in Brisbane. All the other Brisbane Olympic stadium locations are a joke. &nbsp;Why would we destroy koala habitats or change a beautiful inner-city park when we have a superior location on our CBD doorstep?”

The short-term relocation of the AFL and Cricket to the RNA showgrounds would allow unimpeded construction of the precinct, with the sporting codes returning to a world-class stadium which will last many years into the future. “The English would never extinguish Lords, so why would we do the same to the historic Gabba?”, questioned Anderson.&nbsp;

The proposed Gabba Olympic Park already boasts a comprehensive transport infrastructure network, including a new train station, a new metro station, and existing bus interchanges. This network ensures cost-effectiveness and operational efficiency during the Olympic events and beyond. &nbsp;

Colliers Queensland Residential Director Troy Linnane said the development concept relates to a masterplanned staged, three-tower project providing 1,001 apartments and 2,713 sqm of ground floor retail uses.

Colliers Queensland Residential Executive James Matley said this is the last residential development opportunity of scale within the heart of Newstead, that will provide much-needed housing for both owner-occupiers and renters in this precinct.

Cedar Woods launch Addison Walk townhouses in Williams Landing's latest stage

Over the last two decades, Mosaic Property Group has grown from a construction firm focussing on large suburban blocks around 10 kilometres outside of Brisbane, to become one of, if not the most sought-after and trustworthy brand for buyers across the whole of South East Queensland.

<a href="/developers/mosaic-property-group">Mosaic</a> Founder Brook Monahan started the company in 2004 and it steadily progressed from suburban blocks to high-end homes and then into smaller unit complexes. They even partnered with the Queensland Government on some affordable housing projects their business was that diverse.

It was 2012 when the company rebranded with the intention of reaching a cross-section of the market that&nbsp;t was based on understanding what the consumer wanted and then being able to consistently deliver that across a long period of time.

Since then the company has delivered over $2 billion worth of apartments across the booming South East Queensland region, with a further $1 billion currently under construction.

We recently caught up with Brook to talk about Mosaic and how they've grown into one of the largest builder developers in the area.

Monahan says that while the company has become known as a luxury brand in the marketplace, that's not what they set out to do.

"We set out to design and deliver product that the market responded well to, and that form and function was just as important as architecture and beauty, but most importantly that people knew we did things for the right reasons over the long term, and that the buyer that bought off us today would be another buyer in the future, and if it wasn't them it would be one of their family members or friends," Monahan said.

Monahan says they've always said they'll be a developer that responded to a larger cross-section of the market.

"We'll deliver projects now that are mostly suited to wealthy downsizers in luxury apartment markets, particularly on the coast, where apartment prices ranges might be between $5 million to $12 million which we couldn't have dreamt of 20 years ago, but then we've also got a diversity of product that will enable people to come and buy a two-bedroom, or two-bedroom plus MPR product in any of one of our markets that suits a different buyer demographic."

As for advice for off the plan buyers, Monahan says do your homework.

"If you don't understand the track record of the organisation, and I'd encourage that track record to relate to whatever it is the project they're now taking to the consumer.

"If you've got a developer, even if they've got a track record, is that track record reflective of the type of product that you're looking to buy off that developer, and if not, I would say proceed with caution in the current market.

The four three-bedroom apartments on offer have large internal areas ranging from 132 sqm to 147 sqm, as well as balconies looking out across the water.

The final spacious penthouse, which is seeking $2.75 million, has nearly 180 sqm of internal living space and has four bedrooms and bathrooms, two living areas, as well as the largest terrace in the building.

Taking inspiration from the natural beauty of the South Coast region, <a href="/interior-designers/archebiosis-architects">Archebiosis Interior Architects</a> has curated three calming natural colour palettes for prospective buyers to choose from.&nbsp;

The palettes highlight organic, natural textures and earth tones to withstand changing trends and provide a warm, peaceful home— continuing the concept of timelessness and longevity in the interiors.
