MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Sivasli approaches completion of Sunbury development Elanor

Lendlease has secured formal approval for Gurrowa Place, their $1.7 billion redevelopment of the Queen Victoria Markets in the heart of Melbourne.

The approval follows last week’s execution of contracts between <a href="/developers/lendlease-development">Lendlease</a>, student accommodation provider Scape, and the City of <a href="/developments/melbourne-vic?sort=">Melbourne</a> for the major urban regeneration project.

Lendlease has also received planning permits for early works with construction expected to commence in the coming months, pending final approvals.

Gurrowa Place, which is part of the largest urban renewal project undertaken by the City of Melbourne, will revitalise the QVM precinct’s 3.2-hectare southern site, bordered by Franklin, Queen and Peel streets, with new commercial, residential, retail, and public open space.

Across three new buildings, Gurrowa Place will feature a 28-storey next-generation workplace, around&nbsp;560 build-to-rent apartments with 80 affordable homes, and 1,100 student residences to be managed by Scape.

The approved plan includes a 1.8-hectare public park which will be known as Market Square designed by the City of Melbourne in collaboration with Lendlease, and the restoration of the existing heritage Franklin Street Stores into a new retail village to complement the QVM offering.&nbsp;

A 220-space basement car park will also be delivered for visitors and traders.

The site’s history has been honoured after extensive consultation with Wurundjeri Elders, with the name ‘Gurrowa’ meaning a place of exchange and interchange to the Traditional Custodians of the Country on which the Queen Victoria Market resides.

Lendlease is acting as development and construction partner for the commercial and build-to-rent towers, with Scape acting as the developer of the student accommodation.

The project is expected to be completed in FY28.

Tony Lombardo, Global CEO of Lendlease, says the&nbsp;$1.7 billion Gurrowa Place project represents an enormous opportunity to revitalise one of Melbourne’s most-loved precincts with new public space, retail, office and housing.

This $1.7 billion vote of confidence from Lendlease is Council’s most significant partnership with the private sector – which will create more than 4,000 jobs and secure the market’s future.”

The Masthead Ocean Club luxury apartment project in Main Beach, which is being delivered by a member of the UK Royal Family, is in discussions with a high-profile builder who is expected to kick off construction at the end of 2024.

Leading Australian integrated property development group, Aqualand, is set to further elevate the lifestyles of its residents at its $1 billion mixed-use North Sydney development, AURA by Aqualand.

They're set to include a five-star, hotel-style concierge service as part of the experience of living in <a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA</a>, which is set to be completed in mid-2024.

Whilst bespoke luxury concierge services are prevalent in high-density residential settings in international cities such as New York, London and Hong Kong, its application in Australia, while becoming more common in up-scale buildings, has generally remained rudimentary in its service offerings, despite promising five-star hotel-style experiences.&nbsp;

This is despite traditional concierge services becoming the latest evolution in customer service across various other industries, from hotels, banking, retail, commercial buildings, private hospitals, and even car dealerships.

Generally delivered by the building’s management company, residential concierges are mostly offered as an additional service, with building managers doubling as concierge managers when onsite during business hours, thereby limiting the services’ expertise, a suite of services offered, and as such, the overall resident experience.&nbsp;

While this may work in standard buildings, <a href="/developers/aqualand-australia">Aqualand</a> understands its high-net-worth and ultra-high-net-worth residents often require a more focused and bespoke concierge service.&nbsp;

To satisfy this demand, Aqualand has appointed Etymon Concierge to deliver tailored specialised concierge services onsite, as well as premium bespoke lifestyle management, which is already a mainstay at their <a href="/buildings/blue-at-lavender-bay-61-lavender-street-milsons-point">BLUE at Lavender Bay</a> building in <a href="/new-apartments/milsons-point-nsw-2061">Milsons Point</a>.

While traditional concierge services will be provided to all AURA residents as part of their strata, such as the booking of amenities, including the pool, gym, rooftop Sky Deck, community room, meeting rooms and other bookable spaces - either face-to-face or via a dedicated App - two more bespoke layers of services will also available, at additional cost.

Known as Concierge Now, the second tier offering, which has been popular with BLUE residents, includes the sourcing and management of specialist services such as dinner party organisation, the curation of a wine cellar, or executive assistant expertise, for instance.

The top-tier lifestyle management service, known as Black Key, is by invitation only and provides the ultimate in bespoke personalisation. This could include a range of everyday discrete services, from having groceries delivered, pets fed or plants watered, dinners or snacks and coffees ordered and delivered, recommendations on touring cultural events, including ticket sourcing, right up to organising visas and airfares for international travel. &nbsp;&nbsp;

Etymon CEO, Lisa Hobbs, said that while some high-end property developers are bringing back the idea of an indefinite hotel stay, concierge services like those delivered by Etymon Concierge are rarely seen in Australian property.&nbsp;

“Residents of BLUE have Etymon Concierge staff on hand 15 hours a day, 7 days a week, catering to the practicalities of their modern lives by looking after deliveries, booking a one-of-a-kind experience, managing visitors, or helping with information about the area," Hobbs said.

"A personalised and polished service is central to the beauty, convenience and vibrancy of life at our residences.

Residents of BLUE and AURA buyers, Penny and Les Grujic, said the Etymon Concierge team have delivered excellent service throughout their two years of living in BLUE.

“They’re always very pleasant and happy to assist with accepting deliveries, advice about what’s on around the area, anything that may affect our life here," the couple said.

AURA by Aqualand is approaching completion, with a display apartment recently finished so buyers can see the quality that Aqualand has produced.

Aqualand secured <a href="/news/nsw/aura-by-aqualand-secures-record-100-million-in-sales-in-february">over $100 million in sales</a> at the project in February, which broke the North Shore record for the highest sales volume and revenue achieved in one month (not including the month a project launches).

It's some 263 per cent higher than AURA's last biggest non-launch sales month, in April 2023 when they sold $40 million of apartments.

Five-star hotel-style concierge to elevate lifestyle at AURA by Aqualand

Sustainability and amenity-focussed Brisbane developer, Aria Property Group, is pushing on with its significant apartment development pipeline in the Queensland capital.

Designed by <a href="/architects/rothelowman">Rothelowman</a> and drawing inspiration from the works of Spanish architect Antoni Gaudi, Casamia showcases a sophisticated sculptural form with a curvaceous flowing façade and artistic screening details that provide shade and dappled light into each home.

Each apartment boasts three-metre-high ceilings, expansive double-glazed glass panels throughout, and spacious wrap-around balconies accessible from the open-plan living and dining areas.

The kitchens at Casamia are well-appointed with state-of-the-art appliances from brands like Gaggenau, Sub-zero, and Whispair. The culinary space features glass splashbacks to gardens and natural stone island panels.

Casamia includes nearly 1,000 sqm of resident amenity spaces throughout the building, continuing Aria's tradition of producing extensive rooftop amenities.

Aria Living, the dedicated property management arm of Aria, will manage Casamia. The management service includes an onsite property management team and concierge services.
