The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The increasing buyer demand for apartments offering a connection to nature and emphasis on wellness has influenced the design of Isle.

"We are seeing a rise in demand for premium, well-located, larger and higher specification apartments from owner-occupiers, which is what Isle will respond to - with everything from one-bedroom apartments to four-bedroom penthouses,” Mirvac's Head of Residential, Stuart Penklis said.

Leading Australian integrated property development group, <a href="/developers/aqualand-australia">Aqualand</a>, is reaping the rewards of the strong demand for luxury apartments in <a href="/new-apartments/sydney-nsw">Sydney</a>, achieving $100 million in sales for its AURA by Aqualand project in February 2024 alone.

The sales success has broken the North Shore record for the highest sales volume and revenue achieved in one month (not including the month a project launches). It's some 263 per cent higher than AURA's last biggest non-launch sales month, in April 2023 when they sold $40 million of apartments.

With the record-breaking performance of the <a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">$1 billion luxury mixed-use tower</a> continuing in earnest, remarkably, March’s figures are currently on track to surpass February’s record. Month-on-month increases are expected until April, then steady until the project’s construction completion in June, when a substantial spike in sales is again expected.&nbsp;

The record month further signifies strong buyer demand for the luxury project, which was initially demonstrated when over $100 million was transacted on its market launch day on 4 December 2021.

Aqualand’s Head of Sales and Marketing, Alex Adams, said the figure represented the biggest jump in sales activity on any project he’d experienced.

“Considering we hadn’t just launched the project or even released a new stage, this is by far the most impressive month I’ve seen in my career to date, and as far as we know it also exceeds every other project currently in market in Sydney, in terms of February’s sales volume,” he said.

Adams believes February’s sales success can be attributed to a range of internal and external market factors.

“We’ve found potential buyers who had previously enquired, but weren’t quite ready to commit, have recently returned to the market. Those waiting to transact closer to the building’s completion have now seen its construction progress and have made the decision to buy,” Adams said.

“We also recently completed a number of stunning display apartments on levels six and ten of the building, which clearly showcase the outstanding build quality and high level of finishes.&nbsp;

“Our new year strategy to open the display apartments has definitely increased conversion.&nbsp;

“We’d always anticipated a spike in February and it’s pleasing that we outperformed our forecast. It’s even more pleasing that March is on track to outperform February."

Aqualand has recently changed the buyer journey, moving&nbsp;AURA’s display showroom on-site which Adams says enables buyers to experience the actual building firsthand.

"Being in the completed building structure, in a brand-new showroom fit out, as opposed to overlooking it from across the street in our previous showroom, really builds confidence in the client’s mind," Adams said.

“We understand that luxury buyers, whilst they appreciate the off-the-plan offering, are less likely to transact until they can experience the quality, materials and our fanatical attention to detail firsthand. With this in mind, we’ve been encouraging as many prospective purchasers to visit the display apartments as quickly as possible, which also contributed to the jump in sales in February. This came down to properly maintaining historical enquiries over a length of time, on top of managing the newer ones."

Adams says external market factors, including the recent stability in interest rates and more talk about a cut rather than a hike, as well as a lack of competition and the continued growth in North Sydney.

“The ongoing transformation of <a href="/developments/north-sydney-nsw">North Sydney</a> is also becoming more obvious of late, with the new Victoria Cross Station so close to officially opening, and newer restaurant and retail offerings in the area. It’s clear to all that North Sydney’s evolution is on track, placing AURA in the right place at the right time,” Adam said.

Families continue to be the lead clientele, while the stabilising interest rates, and the ability to now see the product at the new display apartments, is also attracting more investors, who are showing more interest in their searches.

“At AURA’s launch, the majority of clients were downsizers, but then families took over the buyer demographic. We’re seeing plenty of families choosing to make the decision to upscale, or as we call it, ‘right size’, into our generous three or four-bedroom apartments."

Recently, downsizers have come back, with more four-bedroom sales at around $7 million.

“With the housing market stabilising, and even increasing, they now have confidence selling their home. Also, with the interest rates steadying they can list their homes until they get the price they want. &nbsp;

The average price for a new Gold Coast apartment has topped $1.6 million for the first time as owner-occupiers swamped the market in the December quarter to snap up dwindling supply, research by Colliers has found

The number of new apartment sales in the three months to the end of December may be the second lowest of any quarter in the past three years, but the average price is 14.5 per cent higher than the previous record of $1.44 million in the September quarter of 2022 and 45 per cent up quarter on quarter from the $1.134 million average at the end of September last year.

<a href="/project-marketer/colliers">Colliers</a>’ latest <a href="/developments/gold-coast-qld">Gold Coast</a> Residential Market Report has revealed that just 236 new apartments were sold in the December quarter, just ahead of 211 sales in the June quarter and just over half the 470 sales recorded in the September quarter.

Total sales of 1,205 new apartments for 2023 were down 13 per cent on the 1,389 sales recorded in 2022, and less than half the 2,492 apartments sold in 2021 at the peak of the national construction boom.

“The latest sales numbers reflect the ongoing challenges of meeting demand for new apartments on the Gold Coast,” said David Higgins, the Gold Coast Director Residential at Colliers. &nbsp;

“We are really seeing residential projects struggling now out of the ground, due to the massive increase in construction costs, making many projects just not feasible in current cycle.

“Sales volumes are lower while average prices have spiked higher as supply and variety of stock remains constrained. It’s causing a massive fluctuation of pricing in the market.

“The pricing is also reflected in a resurgence of owner-occupiers who accounted for 55 per cent of the sales over the quarter.”

Broadbeach and Surfers Paradise dominated the market in both sales and supply over the 2023 calendar year, with the Gold Coast’s prime central suburbs accounting for about 70 per cent of total sales.&nbsp;

The Gold Coast Central precinct, which includes Southport-Labrador and stretches south to Burleigh Heads, remained the hotspot for development activity during the quarter with 20 of the 30 apartment projects available for sale located there.&nbsp;

There are just 1,489 apartments in total remaining for sale from these projects, out of a total of 4,471 that have been put to the market. &nbsp;&nbsp;

While Colliers forecasts that about 2,850 apartments will be completed on the Gold Coast in calendar 2024, this won’t do anything to ease supply constraints.&nbsp;

“The bulk of these apartments have already been presold over the past few years, so this will not help deliver additional supply,” Higgins added.

Colliers research also shows that low vacancy rates across the Gold Coast have helped drive median weekly apartment rental rates by 10 per cent over the year from $682 to $750 a week.

“Increasing rental yields reflect the substantial growth of the investment market across the Gold Coast new apartment market.&nbsp;

“The apartment market continues to be supported by local and interstate investors who are taking advantage of the strong yields.”

Caulfield North is set for its first new apartment launch in 2024 with the upcoming launch of Reverie Caulfield North, on the fringe of Caulfield Park.

Gold Coast developer Aniko Group is refining the masterplan for its flagship $2 billion mixed-use development, The Landmark at Mermaid Beach.

Following council approvals secured late last year, Aniko is responding to the escalating demand for affordable luxury living in the city's <a href="/developments/mermaid-beach-qld-4218">coveted beachside suburb</a> by trying to target the rightsizing demographic.

Rightsizing represents a shift towards higher-end yet compact living spaces without compromising on quality. Unlike traditional downsizing, buyers in this market segment are not necessarily motivated by financial reasons but seek the same prestige and amenities associated with larger properties.&nbsp;

<a href="/developers/aniko-group">Aniko</a>, founded and led by George Mastrocostas, has submitted a modified development application to the City of <a href="/new-apartments/gold-coast-qld">Gold Coast</a>, proposing enhancements to Tower 1 of <a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a>.&nbsp;

This proposal includes a reconfiguration of existing apartments along with the addition of five new floors, taking the tower from 30 levels to 35.

"The refinements allow us to introduce coastal apartment living at a price point that our buyers are seeking, one that simply doesn’t exist in the current market,” Mastrocostas said.&nbsp;

“The changes will allow us to bring to the market a more diverse range of apartments, strategically catering to rightsizers, thus enhancing our competitive edge."

Situated on a 1.13-hectare site at the corner of the Gold Coast Highway and Seaview Avenue, The Landmark will feature residential apartments, offices, medical services, a luxury hotel, and a ground-floor retail and dining precinct.

The masterplanned project has approvals for three residential towers of 25, 30, and 40 storeys, along with a 53-level tower featuring a mix of hotel suites and private hotel-branded residences, to be delivered over the next six years.

A sprawling one-hectare recreation podium will offer residents, commercial tenants, and hotel guests significant amenity, all within close proximity to the entirety of the site.

The amended development application seeks to increase the height of Tower 1 from 30 to 35 storeys, accommodating 240 apartments, up from the 170 currently approved, bringing the entire masterplan to a total of 891 apartments.&nbsp;

With construction of the first stage of The Landmark earmarked to commence by year-end, Aniko has reconfigured the floorplate of Tower 1 to introduce an additional apartment per level.

Responding to market feedback, the vast majority of the first tower’s two-bedroom apartments will now include a study nook. Aniko is also expanding its range of three-bedroom apartments as part of a broader strategy to provide additional choice for buyers.

"The new floorplans provide greater flexibility to create the style of apartments for which we are experiencing sustained demand," Mastrocostas added.&nbsp;

"Our plans are in response to the industry’s increasing focus on high-end apartments at the expense of more affordable alternatives that resonate with rightsizers.&nbsp;

“While we also plan to introduce a collection of stylish, three-bedroom-plus residences, we also want to cater to a segment of the market that has been overlooked by developers in the Gold Coast’s prime beachside suburbs in recent years."

Aniko has engaged award-winning firm <a href="/architects/plus-architecture">Plus Architecture</a> to deliver the master-planned development.

“In an increasingly discerning market, we have created a design that embodies the coastal lifestyle,” Plus Architecture Director Danny Juric said.

“Integrated vertical communities will be supported through a range of high quality and accessible amenities, with parks, laneways and plazas creating opportunities for people to socialise, get active or relax, and immerse themselves in retail therapy.”

Aniko seek rightsizers at $2 billion Mermaid Beach apartment mega-project, Landmark

New research has revealed the Gold Coast’s Runaway Bay catchment, capturing Runaway Bay, Arundel, Biggera Waters, Coombabah, Helensvale, Hollywell, Hope Island, Labrador and &nbsp;Paradise Point, continues to be one of the most undersupplied markets on the Gold Coast. &nbsp;

A new report prepared by Urbis shows new apartment sales in the catchment totalled 40 in 2023, a record low compared to the 524 sales recorded in 2021.&nbsp;

The data comes as one of the northern <a href="/developments/gold-coast-qld">Gold Coast</a>’s most prolific developers, <a href="/developers/lewis-land-group">Lewis Land</a>, advances plans to release the first home collections within its Harbour Shores masterplanned community in the coming months, supercharging the housing supply.&nbsp;

Lewis Land Chief Executive Office Brett Draffen said <a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a> would deliver more than 2,000 &nbsp;dwellings to the <a href="/developments/runaway-bay-qld-4216">Runaway Bay</a> catchment over the next decade, drawing on a 65-year history of creating exceptional communities. &nbsp;

“The first residential releases at Harbour Shores will be launched on 15 April and includes a collection of waterfront villa residences, two mid-rise residential apartment buildings, and early delivery of the large community park,” Draffen said.&nbsp;

“We’re collaborating with the best in the industry to create a sustainable, design-driven master plan that &nbsp;will meet the needs of the community now and in the years to come.”&nbsp;

Civil works are expected to kick off in May.

Urbis Senior Consultant, Lynda Campbell, said the lack of sales in Runaway Bay Catchment is not due to a lack of demand, but a lack of supply.&nbsp;

“New apartment sales on the Gold Coast are back to pre-pandemic levels, however the lack of supply in the Runaway Bay Catchment remains at a record low,” Campbell said.&nbsp;

“It comes as increasing construction costs, interest rate uncertainty, and inflation continue to put pressure on developers who play a critical role in new dwelling supply.&nbsp;

“The arrival of Harbour Shores will significantly supercharge supply back to levels we haven’t seen since 2015.”&nbsp;

Draffen said Harbour Shores would deliver new housing supply for the next 10 years within the city’s most sustainable masterplanned community.&nbsp;

“Harbour Shores is the only project to achieve a 6 Star Green Star Community V1.1 rating on the Gold Coast,” he said.

“For future residents, this means access to a standard of amenity, liveability and &nbsp;wellness never experienced in this city before.”&nbsp;
