Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Taylor apartments prime location in Malvern East

Builder developer DASCO has secured one of the most anticipated developments in Sydney's inner east.

The <a href="/builders/dasco-australia">iCIRT-rated builder</a> has secured a 1.7-hectare site at <a href="/new-apartments/danks-st-district-903-921-bourke-street-waterloo-nsw-2017">903-921 Bourke Street</a>, a former industrial site on the corner of Bourke, McEvoy and Young streets, which was sold with development approval for Young Street Village, a new mixed-use precinct with 376 apartments and retail and commercial spaces.

DASCO&nbsp;General Manager Michel Najjar said the company is acutely aware of the city’s chronic housing shortage.

"This is an opportunity to deliver a landmark lifestyle community that benefits from the highly desirable Redfern and Surry Hills villages that will be extremely popular with owner-occupiers, investors and tenants.”

The plans had been submitted by the Melbourne-based developer Dahua Group in early 2022, with approval from the City of Sydney Council coming just over a year ago.

The six buildings, four of which will be new and two heritage-listed buildings which will be restored, will be focused around a central plaza with retail space and new parks.

Two buildings will flank Bourke Street, one being the tallest tower proposed. Described as a stepped tower with family-targeted terraces which address the park, the building will have 147 apartments across its 20 levels.

Next door will be a six-storey plaza building with 26 apartments, defined as "quirky" by&nbsp;<a href="/architects/bates-smart" target="">Bates Smart</a>&nbsp;and Richards and Spence, who worked in collaboration on the tower and the plaza.

"The quirky 6-storey plaza building defines the heritage square, with clear reference to the industrial brick buildings of the past," the design statement as part of the development submission noted.

There will be a further two buildings facing Young Street, designed by architect Fieldwork&nbsp;in collaboration with MHNDU. They will have a combined 202&nbsp;apartments, taking the total number of apartments across the precinct to 375 apartments.

At the foot of the two Young St buildings will be fit-out for another cafe or restaurant.

Two heritage buildings in the centre of the site will be retained, the 1922 Pumping Station and the 1935 Valve House.

"The Pumphouse is a convergence of geology and water, tracks and narratives, indigenous and non-indigenous peoples and cultures across the site," further documentation noted.

"It sees the transformation of a disused water precinct into a rich, active mixed-use proposition - where water continues to play an important role in recasting the identity of the precinct.

DASCO's co-director, Daniel Nicolas, acknowledged the city’s housing crisis and the desperate need for a stronger pipeline of projects that will help alleviate rapidly increasing rents and provide a greater diversity of housing within the inner city.

“Research shows inner-city approvals have plummeted to record low levels in recent years and new project releases and completions have also stalled,” Nicolas said.

“All the metrics indicate there is a dire problem with low vacancy rates and soaring rents. Net overseas migration figures have returned to pre-COVID levels and the demand for quality residential living, particularly in this location, remains as high as ever from students, singles, couples and young families.

“With fewer development sites of this scale and calibre available in prime and prestigious locations, we see this as an essential opportunity for us to deliver an impressive legacy project.”

There were 2020 plans submitted by Dahua that would have seen higher density towers built, with 469 apartments across four buildings.

Prospective off the plan apartment buyers will have a rare opportunity to buy into the tightly held Frankston on the Mornington Peninsula, with plans approved for a new apartment development near the train station.

A planning permit has been granted for an eight-story mixed-use development at 59-61 Playne Street,&nbsp;<a href="/developments/frankston-vic-3199">Frankston</a>, which will home 60 apartments above ground-level retail.

Architecture firm&nbsp;<a href="/architects/ewert-leaf">Ewert Leaf</a>&nbsp;put together the plans.

The decision was made during the Council meeting held in March, with councillors voting five to four in favour of the project.

It was a major step forward for the strategic development site located in the heart of the Frankston Major Activity Centre (MAC). The site is currently home to Mialls Gun Shop.

Following thorough deliberations, Council officers recommended approval of the proposal, highlighting its numerous positive characteristics and its potential to contribute significantly to the revitalization of the activity centre.

Brisbane developer Pikos Group is backing up its recently launched Skye Residences in Kangaroo Point with another project in the affluent suburb.

They've been given the green light by the Brisbane City Council for Gaia, two 15-level buildings at <a href="/new-apartments/gaia-kangaroo-point-108-lambert-street-kangaroo-point">108 Lambert Street</a> which will home 215 apartments as well as creating a full acre of inner-city parklands in the process.

Pikos Group founder and Executive Director Pedro Pikos said the vision for Gaia has been a decade in the making and follows the amalgamation of eight individual lots to create 5,284 sqm of pure river frontage.&nbsp;

Trescon to build record-breaking Mosman apartment development

Amenity-centric Melbourne developer <a href="/developers/blue-earth-group">Blue Earth Group</a> is trying again to get its Coburg development approved.

Following an unsuccessful Tribunal hearing last year, Blue Earth Group, led by Michael and Omran Dib, has filed plans again to the Merri-Bek Council for a three-tower development at <a href="/new-apartments/81a-bell-street-coburg">81a Bell Street</a>, on the fringe of Coburg&nbsp;City&nbsp;Oval&nbsp;(or Piranha Park).

The plan is for over 444 apartments and townhouses designed by CHT Architects on what the planning documents call a "significant land parcel" given its location on the south-western corner of Bell and Rodda Street which forms the entrance/gateway to the <a href="/new-apartments/coburg-vic-3058">Coburg</a> Major Activity Centre (‘MAC’).

The Planning Report by Planning &amp; Property Partners suggested the Tribunal Decision came from concerns of the built form, however, they acknowledged the site's suitability and ability to respond to planning policy for increased housing density and diversity on the site.

"All of the former planning permits issued for the site have expired, with this application now seeking to respond to the criticisms identified in the recent Tribunal Decision and positively renew the site’s strategic significance to the Coburg MAC through the provision of an exemplar mixed-use development encompassing higher density residential living and added benefits for the benefit of the broader community," the report read.

The 1.2-hectare site was used for the former Coburg High School but is now vacant following a lengthy planning history.

The revised design response continues a similar design concept to that forming the basis of the Tribunal Decision, containing three buildings ranging in height from five to 11 storeys, with large areas of publicly accessible open space and pedestrian links provided within the site that are bordered by ground floor activity with the provided building separation and setbacks consistent with the Tribunal’s findings in maximising daylight receipt to the apartments and sunlight to provided open space areas.

Privately-held developer ALAND has had the second stage of its $800 million Merrylands development, The Gladstone Village, approved by the Cumberland City Council.

The second stage of <a href="/buildings/amber-the-gladstone-village-stage-2-228-pitt-st-merrylands">The Gladstone Village</a> boasts a 20-level structure that will house a mix of 245 one, two, and three-bedroom apartments, along with three ground-floor retail spaces and a large residents-only rooftop terrace.

The tower is dominated by two-beds (196), with 28 one-bedroom apartments and 21 three-bedders.

On the top level, residents will have access to a 940 sqm rooftop terrace providing a variety of amenities including an outdoor cinema screen, a barbecue area kitchen pavilion, yoga and retreat spaces, as well as a community vegetable garden. &nbsp;

Apartments on level one will also have access to private landscaped gardens with retreat seating, covered breakout spaces and a kid’s play soft turf area.

The first residential development on The Spit in Main Beach is set to start its construction.

Tier one builder <a href="/builders/multiplex">Multiplex</a> will build the $300 million <a href="/new-apartments/the-mantaray-marina-residences-503-seaworld-drive-main-beach-queensland-4217">Mantaray Marina and Residence</a>&nbsp;which is being developed by Tim Gordon's&nbsp;<a href="/developers/gordon-corp">Gordon Corp</a>.

The project will home just 24 two, three, and four-bedroom apartments and villas designed by <a href="/architects/rothelowman">Rothelowman</a>.

The project has already seen strong interest from local buyers, with two $12 million villas reportedly already sold to a <a href="/new-apartments/gold-coast-qld">Gold Coast</a> family during the pre-launch phase. Residences at The Mantaray start from $8.5 million, with penthouses priced at $14.4 million, targeting a discerning clientele seeking "access to a very private world."

The development boasts exclusive amenities, including a floating members-only lounge within the superyacht marina, a health and wellness club, a resort-style pool, and access to the private grounds of Rivermead Estate in the Gold Coast Hinterland.

Mantaray Marina and Residence is also designed to achieve 'Platinum' Gold Anchor status for its 67-berth superyacht marina, offering long and short-term berth leasing, immediate ocean passage through the Gold Coast Seaway and year-round deep-water access, world-class marina operations, on-site security, and full-service concierge.

Additionally, the project's activated retail plaza will further enhance the area, creating a vibrant link between The Broadwater and the Pacific Ocean while providing access to top-tier restaurants and cafes.

Gordon Corp to begin construction on Mantaray Marina and Residence

National property and construction group Traders In Purple has been given the green light to develop 50 villas and terraces in Moss Vale in the Southern Highlands.

The 2.1-hectare site on Argyle St is zoned for medium density residential housing and is within walking distance of the town centre, train station, Moss Vale Public School and Moss Vale Services Club.

Like many regional towns, Moss Vale has seen a surge in its median house price, rising from around $650,000 to $1 million in four years. Rents have also risen dramatically from an average of $480 a week to $650 over the same period.

A mix of three and four-bedroom single and double-storey terraces and villas with courtyards will be offered along with a central Village Green for residents to enjoy the outdoors and engage with their neighbours.

Detailed design will now commence ahead of an anticipated late 2024 sales launch.

The collection of free-standing and attached dwellings has been designed to meet demand from a growing number of locals wishing to downsize from large, high-maintenance homes as well as buyers priced out of the market.

Traders In Purple Development Director Thomas Zdun said Moss Vale’s population was forecast to increase by more than 4,500 by 2041, fuelled in part by Sydneysiders seeking a relaxed place to retire or take advantage of hybrid work arrangements.

“Moss Vale is about 90 minutes’ drive from Sydney and 2 hours by train which makes it an attractive destination for those who might only need to be in the office two or three days a week,” Zdun said.

“But the more pressing demand comes from locals who want to downsize from homes that are no longer appropriate as mobility and health declines with age.

“The diverse housing choice that will be offered in this new development will allow many long-standing residents to continue living in the locality, amongst their friends and support networks, in a contemporary home that is accessible and also less costly to maintain.”

Each of the 50 homes will be fitted with solar photovoltaic panels to keep energy bills in check and achieve the 7 Star NatHERs energy rating that has been mandatory in new homes since October last year.

Community consultation prior to lodging the DA contributed to the site masterplan and a focus on sustainable, naturally light homes and a garden outlook.
