Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Affordability has continued to pinch budgets in Sydney, with unit value growth outstripping houses for the second month in a row.

CoreLogic's Home Value Index showed unit values in the harbour city jumped rose 0.6 per cent, compared to the 0.3 per cent growth in houses.

The median unit value in Sydney is now $844,000, having started the year at $828,000.

CoreLogic's research showed that across the country there's been robust growth in the lower-value segment of the property market remains evident.

Sydney in particular showcased resilience in its lower quartile and middle market, both witnessing a 1.7 per cent quarterly change in dwelling values (units and houses) compared to a more subdued 0.5 per cent increase in the upper quartile of dwelling values.&nbsp;

<h2>What happened in Sydney's off the plan apartment market in April?</h2>

First home buyers have been steadily returning to the off the plan apartment market following a period of mass exodus triggered by the Reserve Bank of Australia's (RBA) rapid interest rate hikes.

The surge in interest can be attributed in part to growing confidence that interest rates have likely peaked, coupled with an increase in the availability of more affordable housing options.

Over the past three months, the RBA has maintained a steady interest rate, and the expectation is, despite higher-than-expected inflation figures in Q1, that rates will start to come down a few times in 2025, if not earlier.

Dave Milton, CBRE Managing Director of Residential Projects, says they've seen first home buyer numbers increase by 11 per cent in the first four months of 2024 compared to 2023.

Most first home buyers are couples who are buying the more expensive two-beds, CBRE's data shows, happier to pay more for what they want rather than drop their requirements to fall under the government's stamp duty benefits.

There's also been strength at the top end of the market.&nbsp;<a href="/developers/first-quadrant-properties">First Quadrant Properties</a> and <a href="/developers/qualitas">Qualitas</a>&nbsp;have all but sold out the first stage of their new Willoughby apartment development,&nbsp;<a href="/new-apartments/willoughby-grounds-5-walter-street-willoughby">Willoughby Grounds</a>.

All of the one and two-bedroom apartments have been snapped up in the first building, Fleming, which was designed to pay homage to the tanneries from the 1800s.

A big trend in the project has been the appetite from the four-bedroom stock. The team had to amalgamate apartments to keep up with the demand. Those were selling from around $3.5 million.

Luxury developer&nbsp;<a href="/developers/central-element">Central Element</a>&nbsp;smashed all the records in&nbsp;<a href="/developments/coogee-nsw-2034">Coogee</a> in April. They sold a three-bedroom penthouse in their heritage restoration project, <a href="/new-apartments/ballamac-house-39-arcadia-street-coogee">Ballamac House</a>.&nbsp;

The 241 sqm penthouse sold for just under $83,000 per sqm internally, and close to $90,000 per sqm when incorporating the 77 sqm of external space.

<a href="/developers/top-spring-australia">Top Spring Australia</a> also broke price records in April at their <a href="/developments/st-leonards-nsw-2065">St Leonards</a> South masterplan, <a href="/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a>.

They amassed over $50 million in sales in April following the launch of the second stage of the parkside project. So far The Newlands has been a hit with owner-occupiers due to its positioning as offering a 'wellness utopia.'

A one-bedroom apartment was sold in the latest release for $1.25 million, while a two-bedder exchanged for $1.93 million and a three-bedroom with city skyline views for $4.09 million.&nbsp;

Top Spring Australia Managing Director, Sydney Ma, said the embedded sustainability and wellness elements in The Newlands were proving just as important to buyers as its proximity to the harbour and the new Metro station opening later this year.&nbsp;

The final apartments in&nbsp;<a href="/buildings/the-grand-residences-eastlakes-16-evans-avenue-eastlakes">The Grand Residences</a> in <a href="/developments/eastlakes-nsw-2018">Eastlakes</a>&nbsp;by &nbsp;<a href="/developers/crown-group">Crown Group</a> were released in April, offering a rare opportunity for prospective purchasers to buy into the prized Eastern Suburbs market at an affordable pricepoint.

Known for spacious apartments and top-tier amenities like a 25-metre heated pool, gym, and landscaped gardens, Crown Group continues its tradition of delivering premium living experiences.

April also saw Fig &amp; Wattle, the new Pyrmont project by&nbsp;national developer <a href="/developers/landream">Landream</a>&nbsp;take a big step, with stage two development approval from the City of Sydney Council for the $330 million Wattle Street project.

Landream secured the 12,381 sqm site at 14-26 Wattle Street in 2021, previously known as Saunders Quarry and later as the City of Sydney Council depot.

The Pyrmont project is ready to take advantage of the $750 million of the Sydney Fish Markets at Blackwattle Bay, which following the redevelopment will create a major food and dining precinct for the area, just a stone's throw away from Wattle Street.

More plans were submitted near the Harbour in April as Luke Berry and Ron Dadd's&nbsp;<a href="/developers/thirdi-group">Third.i</a>&nbsp;has sought to create a luxury apartment development in <a href="/developments/rushcutters-bay-nsw-2011">Rushcutters Bay</a>.

The $21.6 million development at <a href="/new-apartments/51-57-bayswater-road-rushcutters-bay">51-57 Bayswater Road</a>&nbsp;will comprise 12 apartments above two retail tenancies on the ground level.

<a href="/architects/woods-bagot">Woods Bagot</a> said the location presents an "outstanding opportunity to merge the development's rich Art Deco heritage with its natural surroundings, creating a harmonious blend of historical charm and modern amenities."

Billionaire James Packer is reportedly one of the financiers of the project.

City Beat May 2024: Sydney unit growth doubles houses in April

Brisbane's unit growth over April was so strong that it doubled the growth in its house market, which in itself was the third best performing capital city house market in the country.

CoreLogic's Home Value Index showed unit values in the Queensland capital jumped another 1.6 per cent, compared to the 0.8 per cent growth in houses.

It was a fourth straight month of one per cent plus gains in the unit market, which is now up 6.2 per cent over&nbsp;2024, the second best performing capital city unit market only behind Perth (8.2 per cent).

The median value for units in Brisbane has now risen over $600,000 for the first time and is closing the gap on Melbourne's median unit value ($613,000).

The biggest news in the off the plan apartment market in Brisbane came from the riverfront where the two-level penthouse atop <a href="/new-apartments/sorano-house-kangaroo-point-12-hamilton-street-kangaroo-point">Sorano House</a>&nbsp;in&nbsp;<a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a>&nbsp;sold for $14 million, setting a price per square metre record

The sale, to a local, reflected an internal price per sqm of over $45,000, bettering the former record at&nbsp;<a href="/new-apartments/moray-house-65-moray-street-new-farm">Moray House</a>&nbsp;by&nbsp;<a href="/developers/spyre-group">Spyre Group</a>&nbsp;in&nbsp;<a href="/new-apartments/new-farm-qld-4005">New Farm</a>, which set the record at $35,000 per sqm late last year.

The penthouse, with 311 sqm of internal living space, a 39 sqm balcony and a 333 sqm rooftop, is one of just seven apartments in the Hamilton Street development by&nbsp;<a href="/developers/trezetto-developments">Trezetto Development</a>.

Brisbane townhouse developer <a href="/developers/tocu-properties">Tocu Properties</a> is too looking central with their first apartment tower.

They've looked to&nbsp;<a href="/developments/west-end-qld-4101">West End</a> where they've had&nbsp;<a href="/architects/woods-bagot">Woods Bagot</a>&nbsp;draw up plans for a seven-level apartment development on a six-lot amalgamation, one of the last remaining infill development sites.

The Gold Coast-based architecture firm&nbsp;<a href="/architects/contreras-earl-architecture">Contreras Earl Architecture</a>&nbsp;is continuing to add its striking design eye to Brisbane.

Having submitted&nbsp;<a href="/news/qld/first-look-architectural-apartments-set-for-st-lucia">plans for Vista in St Lucia late last year</a>&nbsp;for five striking apartments,&nbsp;Contreras Earl Architecture has put together a design for Victa's next project in the neighbouring&nbsp;<a href="/new-apartments/taringa-qld-4068">Taringa</a>.

The project, dubbed La Flor at 128-130 Swann Road will replace two single-level houses on 1,042 sqm.

La Flor draws inspiration from nature, with its design metaphorically likened to the unfolding petals of a flower and translates into an architectural interplay between openness and enclosure.&nbsp;

They'll be creating a 25-level tower at&nbsp;<a href="/new-apartments/210-marine-parade-labrador">210 Marine Parade</a>&nbsp;that will home 85 apartments.

Not enough housing to meet demand.

That's the state of the market in the Gold Coast, where the lack of activity in the new development space is a growing concern for the coastal hotspot that is still seeing surging population growth following a boom during the COVID-19 pandemic.

Real Estate Institute of Australia spokesperson, Andrew Bell, said the unprecedented demand for properties on the Gold Coast is unlikely to ease.

“It is simply an equation of supply and demand,” Bell said.

“What has happened, particularly post-COVID, has been a significant transfer of wealth from other parts of Australia including <a href="/developments/melbourne-vic?sort=">Melbourne</a> and <a href="/developments/sydney-nsw?sort=">Sydney</a>.

“During the pandemic, there was an increase in divorces, downsizing and simply relocation. We are also seeing a lot of high-wealth people, with the capacity to pay higher prices, moving to Queensland. In <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> and <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, 24 per cent of sales have been cash purchases.”

Bell said while this was a major positive for the state, and a “coming of age” for Queensland, this northward migration had resulted in a decline in affordability for many buyers and renters.

“We don’t have enough properties to meet the huge influx of residents, especially workers who will contribute to strong economic growth.”

There was only one new apartment development launched to the market in April on the Gold Coast, <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a> by Marquee.

Despite the lack of new supply in the market, there were several development applications submitted to the Gold Coast City Council in April.&nbsp;

Of course, these projects won't be realised for several years, with the approval phase, marketing, and then the build generally making the lifespan of a new development between three to five years, depending on density and the speediness of the approval process.

We've wrapped up the top three apartment developments that went through council in April.

<h2>Address: 14 Chelsea Avenue, Broadbeach</h2>

<h3>Developer: Morris Property Group</h3>

Veteran Gold Coast developer,&nbsp;<a href="/developers/morris-property-group">Morris Property Group</a>, is planning their 10th residential development in Broadbeach, the majority of which have been delivered in the last few years.

Morris has submitted plans for a high-end tower focused on the more affluent owner-occupier on a 607 sqm site next to their <a href="/buildings/opus-16-18-chelsea-avenue-broadbeach">Opus Broadbeach</a> tower which they completed in 2021.

They've had <a href="/architects/cottee-parker-architects">Cottee Parker</a> design a 25-level building with 22 full-floor apartments and a sole two-bed unit. They will sit above three basement levels which will have 45 parking spaces.

<h2>Address: 137 Old Burleigh Road, Broadbeach</h2>

DVB Projects, the developer behind Broadbeach's Sea Glass development that is currently in market, is doubling down in the burgeoning suburb.

<a href="/developers/dvb-projects">DVB</a>, led by Dean Brown, has filed plans for a similar tower at&nbsp;<a href="/new-apartments/137-old-burleigh-road-broadbeach">137 Old Burleigh Road</a>, a 1,156 sqm site near the Old Burleigh Road and Queensland Avenue roundabout that is currently home to the 12-unit, 1980s block Gala.

They've called on&nbsp;<a href="/architects/rothelowman" target="">Rothelowman</a>&nbsp;again to handle the design of the 105-metre, 32-level building that will have 39 half-floor and full-floor apartments and a two-level penthouse.

<h2>Address: 118 Old Burleigh Road, Broadbeach</h2>

Two&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>&nbsp;developers are pushing on with their prime apartment development site on one of Broadbeach's best streets.

<a href="/developers/little-projects-co">Little Projects</a>, in a joint venture with fellow&nbsp;Melbourne-based developer R.Corp, has gone back to the drawing board for their luxury apartment tower&nbsp;at 118 Old Burleigh Road, on the corner of Australia Avenue.

Since being knocked back by the Gold Coast City Council for their&nbsp;<a href="/news/qld/first-look-exclusive-little-projects-set-for-third-broadbeach-apartment-development-with-r-corp-joint-venture">initial 30-level plans by DKO</a>&nbsp;in early 2023 which would have seen 33 apartments delivered, Little Projects and R.Corp have been working with council and have now officially submitted new plans by&nbsp;<a href="/architects/plus-architecture" target="">Plus Architecture</a>.

The latest play on luxury apartment developments on the Palm Beach beachfront is by Sydney-based developer <a href="/developers/chanine-developments">Chanine Developments</a> who secured a large site through site amalgamation specialists <a href="/project-marketer/gv-property-group">GV Property Group</a>.

Chanine, led by Marwan Chanine, has now lodged plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse.

There will be 16 apartments in the building which has been designed by CDArchitects. The 15 three-bedroom apartments will sit beneath a massive 354 sqm, five-bedroom penthouse with its own rooftop pool, barbecue kitchen and alfresco space.

It's taken less than five months for Roy Skaf's <a href="/developers/macquarie-york">Macquarie York</a> to secure approval for its upcoming absolute waterfront Surfers Paradise project.

Macquarie York will develop a 17-level tower at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing Chevron Island's Home of The Arts building.

Among the amenities planned for residents is a dedicated recreation level on the second floor boasting a swimming pool, lounge area, BBQ space, gym, sauna, steam room, and work-from-home office space complete with desks and a boardroom.&nbsp;

Confidence in the Queensland capital is at an all-time high, and there's no suggestion of a slowdown in demand.

Assisting in the growth in the unit market is the lack of new projects. There's not been a release of a new apartment development, certainly nothing close to a tower development, in months.

Developers have been active however over April, which bodes well for Brisbane's future supply.

<h2>Address: 18 Macgregor Street, Upper Mount Gravatt</h2>

<h3>Developer: Salter Brothers</h3>

One of the most interesting apartment developments submitted in Brisbane in April was in <a href="/developments/upper-mount-gravatt-qld-4122">Upper Mount Gravatt</a>, where&nbsp;diversified investment group and property developer <a href="/developers/salter-brothers">Salter Brothers</a>&nbsp;has sought to create their first project in Brisbane.

Salter Brothers is seeking to demolish the Mercure Brisbane Garden City Hotel&nbsp;and develop a new 17-level apartment building at <a href="/new-apartments/18-macgregor-street-upper-mount-gravatt">18 Macgregor Street</a>.

They've had <a href="/architects/bates-smart">Bates Smart</a> create the plans for the mixed-use building that will have 101 apartments above a four-level podium. That will home a 90-space childcare centre and parking for 107 cars.

There will be eight apartments per floor, six two-beds and two three-bedders. The apartments are expressed as "gently undulating petals," Bates Smart wrote in their submission to the Brisbane City Council.

<h2>Address: 28 Beesley Street, West End</h2>

<a href="/developers/tocu-properties">Tocu Properties</a>, which has been developing townhouses across Brisbane's inner-ring suburbs, is moving into the apartment market in the <a href="/developments/west-end-qld-4101">West End</a>.

They've had&nbsp;<a href="/architects/woods-bagot">Woods Bagot</a>&nbsp;draw up plans for a seven-level apartment development on the corner of Beesley and Filmer streets, one of the last remaining infill development sites within the highly sought-after West End precinct.

The proposal is for 42 two and three-bedroom apartments, 30 of which will have an additional multi-purpose room.

Crowning the building will be a 656 sqm rooftop amenity level with an infinity edge pool, hot and cold plunge pools, and open lawn and barbecue areas with views over <a href="/developments/brisbane-qld">Brisbane</a>.

<h2>Project: Canopy House by Aria, Kangaroo Point</h2>

<a href="/developers/aria-property-group">ARIA</a> is again seeking to bulk up its upcoming <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a> apartment project, <a href="/new-apartments/canopy-house-by-aria-58-62-leopard-street-kangaroo-point">Canopy House</a>.

The Tim Forrester-led developer is seeking to add a further four levels to the previous 29-level tower by&nbsp;<a href="/architects/rothelowman" target="">Rothelowman</a>, which were approved in August after a&nbsp;change application in June last year.

The new design will also see an extended podium which will now feature a resident park with a barbecue kitchen and outdoor dining area, playground, and seating pods.

The documents suggest the new design will improve the facade, providing a "greater visual relief to the built form and significantly increasing the project’s ‘Green Factor’."

The six-level project, dubbed La Flor, will have eight three-bedroom apartments and a four-bedroom penthouse with its own private rooftop. The rest of the rooftop is reserved for resident amenities, comprising a resort-style pool, a sauna, extensive seating, barbecue spaces and sun lounges.

La Flor draws inspiration from nature, with its design metaphorically likened to the unfolding petals of a flower and translates into an architectural interplay between openness and enclosure.&nbsp;

Even rarer than a submission at the moment is the approval of a new tower.

Brisbane developer&nbsp;<a href="/news/qld/pikos-property-group-changes-to-kangaroo-point-maroochydore-employment-hub-of-the-sunshine-coast">Pikos Group</a>&nbsp;is backing up its recently launched Skye Residences in Kangaroo Point with another project in the affluent suburb.

They've been given the green light for Gaia, two 15-level buildings at&nbsp;<a href="/new-apartments/gaia-kangaroo-point-108-lambert-street-kangaroo-point">108 Lambert Street</a>&nbsp;which will home 215 apartments as well as creating a full acre of inner-city parklands in the process.

Designed by&nbsp;<a href="/architects/dko-architecture">DKO Architecture</a>, both residential towers at Gaia have been oriented to capture sweeping views of the city and river, with all apartments featuring luxury internal finishes of natural stone, timber flooring and premium appliances.&nbsp;

The River Tower includes a mix of three and four-bedroom apartments, some with a multi-purpose room, while the City Tower will have two and three-bedroom apartments with an additional multi-purpose room.

We've wrapped up some of the biggest and best development applications across Melbourne in April.

<h2>Address: 99-109 Lorimer Street, Docklands</h2>

Melbourne&nbsp;developer Ross&nbsp;Pelligra&nbsp;is set to take on one of his largest projects to date, lodging plans for a huge multi-stage precinct in Melbourne's&nbsp;growing Fishermans Bend precinct.

Development manager <a href="/developers/citinova">Citinova</a> has proposed a four-tower development, designed as a "cohesive 'family' of towers" by Architectus, that will bring over 1000 apartments to the chronically undersupplied Melbourne market.

One of the towers will be dedicated build-to-sell, while there will be more build-to-sell apartments in tower two that will also home 200 hotel rooms and extensive amenities.

Tower three will be a commercial office tower that may suit a coworking provider, and Tower Four will be build-to-rent apartments. All the towers will be linked by a podium that will feature vibrant laneways with an arts and culture hub, retail tenancies and an urban grocer.

The five-stage project will also include an unencumbered 3,075 sqm public open space.

Landscape architect <a href="/landscape-architect/mala">Mala Studio</a> has been part of the design, as have planning consultants <a href="/landscape-architect/tract-landscape-architects">Tract</a>.

There will be 26 apartments across the four levels, a mix of two-bed, two-bed plus studies, and three-bed apartments. They will sit above two levels of the basement with parking for 56 cars.

Melbourne developer&nbsp;<a href="/developers/las-group" target="">LAS Group</a>&nbsp;has submitted plans for a new 25-level tower in the heart of&nbsp;<a href="/developments/southbank-vic-3006">Southbank</a>.

<a href="/architects/fk-australia">Fender Katsalidis</a> has put together plans for the 188-apartment tower at 38 Clarke Street, on the corner of City Road and Clarke Street just behind Crown Melbourne.

In contrast to the neighbouring buildings with predominantly glass facade buildings, 38 Clarke Street embraces the industrial heritage of the area, with the building's lower level finishes drawing on the 19th-century local vernacular found on City Road with rich red brick detailing and arched windows.&nbsp;

The lower ground level at street level features resident amenities including a dedicated bike lobby and parking area, pool and gym.&nbsp;

The top of the podium features a densely planted native garden bed designed by renowned Tract Landscape Architects.&nbsp;

Amenity-centric Melbourne&nbsp;developer&nbsp;<a href="/developers/blue-earth-group">Blue Earth Group</a>&nbsp;is trying again to get its&nbsp;<a href="/developments/coburg-vic-3058">Coburg</a>&nbsp;development approved.

The plan is for over 444 apartments and townhouses designed by&nbsp;<a href="/architects/cht-architects" target="">CHT</a>&nbsp;Architects on what the planning documents call a "significant land parcel" given its location on the south-western corner of Bell and Rodda Street which forms the entrance/gateway to the&nbsp;<a href="/new-apartments/coburg-vic-3058">Coburg</a>&nbsp;Major Activity Centre (‘MAC’).

The revised design response continues a similar design concept, containing three buildings ranging in height from five to 11 storeys, with large areas of publicly accessible open space and pedestrian links provided within the site that is bordered by ground floor activity with the provided building separation and setbacks consistent with the Tribunal’s findings in maximising daylight receipt to the apartments and sunlight to provide open space areas.

Proposed are 223 one-bedroom apartments, the majority with a study, 195 two-bedders, 15 three-bed apartments, and 11 townhouses.

There will be around 239 sqm of shop floor space and 106 sqm of food and drink premises.

The top four new apartment developments planned across Melbourne in April

It's continued month-on-month gains in the Gold Coast unit market.

CoreLogic's Home Value Index showed another solid gain of one per cent over April, following growth of 1.1 per cent in both March and February.

The median value for a Gold Coast unit, which incorporates both townhouses and apartments, is now at $768,000, having started the year at $727,000. The median far outstrips the median unit value in Brisbane ($600,000) and Melbourne ($613,00).

There was little activity on the Gold Coast in the way of new projects launching to the market in April, however many more are coming in the pipeline.

The only project to launch was Marquee's latest Gold Coast development, La Belle at Palm Beach.

<a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a>&nbsp;will comprise 74 premium beachfront apartments over 14 levels that will take advantage of sweeping views from&nbsp;<a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>&nbsp;to&nbsp;<a href="/developments/coolangatta-qld-4225">Coolangatta</a>.

The development, with 40 metres of beach frontage, has three, four and five-bedroom apartments on offer, with internal living spaces between 150 sqm and 680 sqm, catering for the owner-occupier.

Designed by award-winning&nbsp;<a href="/architects/cottee-parker-architects" target="">Cottee Parker</a>&nbsp;Architects and detailed by <a href="/architects/bda-architecture">BDA Architecture</a>, La Belle&nbsp;is set to offer a diverse range of amenities including a heated outdoor pool and spa, multiple teppanyaki dining bars and entertaining areas, and a resident’s lounge with a billiard room, bar, and a large screen TV.

There will also be a wellness centre with a state-of-the-art gymnasium, yoga and Pilates movement room, Nordic and Infrared saunas, indoor hydrotherapy hot pool and two cold plunge immersion baths.

Given how tight the market is for new projects, developers who can get their projects in market, with confidence that they're going to go ahead, are seeing strong results.

John Kearney's&nbsp;<a href="/developers/immerse-projects" target="">Immerse Projects</a>&nbsp;has seen a surge in sales at their <a href="/new-apartments/ombre-robina-46-scottsdale-drive-robina">Ombré</a> apartment development in <a href="/developments/robina-qld-4226">Robina</a>, hitting the $40 million mark within just four weeks of launching.&nbsp;

<a href="/new-apartments/ombre-robina-46-scottsdale-drive-robina">Ombré</a>, comprising 95 apartments designed by BDA Architecture, offers a diverse range of floor plans. Some of the one-bedroom apartments have two living areas, as do some of the two-bedrooms. They've been popular given there's nothing like that on the market in the whole of the&nbsp;<a href="/developments/gold-coast-qld?sort=">Gold Coast</a>.

Kearney's construction company&nbsp;<a href="/builders/greyburn">Greyburn</a>&nbsp;will build Ombré, which is slated for completion in December 2025.

Veteran Gold Coast developer, Morris Property, is also seeing success at their Broadbeach apartment development, Crest.

The first tower in the project tapped into the demand for new apartments in the sought-after Broadbeach postcode.

In the fourth quarter of 2023, Crest saw a total of 25 sales, with an average sale price of $1,089,000 per apartment.

Morris has padded out its future pipeline in their favourite suburb, submitting plans for their 10th residential development&nbsp;<a href="/developments/broadbeach-qld-4218">in the suburb</a>&nbsp;neighbouring Surfers Paradise.

Morris has submitted plans for a high-end tower focused on the more affluent owner-occupier at 14 Chelsea Avenue, Broadbeach, a 607 sqm site next to their&nbsp;<a href="/buildings/opus-16-18-chelsea-avenue-broadbeach">Opus</a>&nbsp;Broadbeach tower which they completed in 2021.

They've had&nbsp;<a href="/architects/cottee-parker-architects">Cottee Parker</a>&nbsp;design a 25-level building with 22 full-floor apartments and a sole two-bed unit. They will sit above three basement levels which will have 45 parking spaces.

"Buyers love Broadbeach because it offers beachside living with metropolitan amenities, which is what the market is after," Morris told Urban back in 2022.

Getting closer to the launch of their next project is&nbsp;Aniko Group who on their flagship $2 billion mixed-use development, The Landmark in Mermaid Beach.&nbsp;

They <a href="/news/qld/aniko-settle-on-32-5-million-mermaid-beach-the-landmark-site">settled on their $32.5 million</a>&nbsp;<a>Mermaid Beach</a>&nbsp;site, earmarked for&nbsp;four towers which are set to transform the long-vacant property into a&nbsp;<a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">vibrant new residential, commercial, dining and leisure precinct</a>.

<a href="/developers/aniko-group">Aniko</a>&nbsp;purchased the 1.13ha site, located at the corner of the&nbsp;<a href="/new-apartments/gold-coast-qld">Gold Coast</a>&nbsp;Highway and Seaview Avenue, in 2022.

Elsewhere on the Coast, Sydney apartment developer&nbsp;<a href="/developers/chanine-developments" target="">Chanine</a>&nbsp;Developments settled on a secured a site across 1407 Gold Coast Highway and 402-404 The Esplanade through site amalgamation specialists GV Property Group.

<a href="/developers/chanine-developments" target="">Chanine</a>, led by Marwan&nbsp;<a href="/developers/chanine-developments" target="">Chanine</a>, has now lodged plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse.

<a href="/developers/chanine-developments" target="">Chanine</a>&nbsp;said the vision&nbsp;is to bring the opulence of the Eastern Suburbs to&nbsp;<a href="/developments/palm-beach-qld-4221">Palm Beach</a>, in both finishes and aesthetics.

<a href="/developers/macquarie-york">Macquarie York</a> is another starting to put their marketing together for their next project, having received approval from the Gold Coast City Council for&nbsp;a 17-level tower&nbsp;at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing&nbsp;<a href="/developments/chevron-island-qld-4217">Chevron Island</a>'s Home of The Arts building.

<a href="/architects/plus-architecture" target="">Plus Architecture</a>&nbsp;designed the building which will have 42 two and three-bedroom apartments and a three-level, four-bedroom penthouse.

Plus, led locally by Danny Juric, says the project has been "meticulously designed to seamlessly blend with its urban and natural surroundings, achieving a harmonious balance between the human-scale streetscape, riverscape, and the emerging skyline."

Property developer Wickton is continuing to move fast in Melbourne's development space.

<a href="/developers/wickton">Wickton</a>, led by Blanco Norton and architect Will Leaf, has just secured approval for a mixed-use development in the Hawksburn Village precinct, on the border of South Yarra and Prahran.

They secured 387-403 Malvern Road, near Hawksburn Station,&nbsp;late last year. The 1,436 sqm site had approvals in place for both a full residential project and a full commercial project.

Leaf, whose architecture practice <a href="/architects/ewert-leaf">Ewert Leaf</a>&nbsp;is designing three other mixed-use buildings in the Hawksburn Village precinct, redesigned the plans to create a collection of luxury apartments above strata offices and ground-level retail.

"Our goal is to create a true mixed-use typology that draws inspiration from the locale's rich contextual fabric," Will Leaf said.

The design blends brick, steel, and glass with strong vertical forms and generous apertures to create a balanced and sympathetic addition to the village streetscape.

There will be a vibrant ground floor retail with premium hospitality and retail spaces that will anchor three levels of strata offices. Seven two and three-bedroom apartments will occupy the top two levels of the building,

The designs were altered from the previous plans so the floorplates expanded, which meant the apartments sat above the building's large privacy screens and the adjoining buildings so both levels of apartments take in uninterrupted views across Melbourne and back to the city skyline.

Blanco Norton said Hawksburn Village is going through a&nbsp;renaissance.

"The village is starting to come alive again," Norton said.

"It's a much more affordable proposition from both a residential and commercial standpoint compared to Toorak village, with all the same level of amenity on the doorstep. It will be the place to be."

Wickton is expecting to start demolition of the bottle shop and adjoining commercial building on the site later this year, and start the build in early 2025. The luxury apartments, two and three-bedders, will hit the market in Q3 2024.

Wickton has been busy in Bayside where late last year they took two owner-occupier focussed projects, both in&nbsp;<a href="/developments/hampton-vic-3188">Hampton</a>, to the market in the space of a week.

The first project,&nbsp;<a href="/new-apartments/linacre-rise-hampton-8-10-linacre-road-hampton">Linacre Rise</a>, comprises 27 modern apartments, while the latest release,&nbsp;<a href="/new-apartments/58-beach-hampton-58-beach-road-hampton">58 Beach</a>, has just six apartments with views of both Hampton and&nbsp;<a href="/developments/sandringham-vic-3191">Sandringham</a>&nbsp;Beach. Both were also designed by Leaf's architecture firm&nbsp;<a href="/news/steller-and-ewert-leaf-combine-for-a-reworked-south-melbourne-apartment-tower" target="">Ewert Leaf</a>.

Wickton also has another upcoming project in the Bayside area.

WINIM is set to launch its Parnell House Penthouses in Newcastle this month, atop a new 46-room luxury hotel.

The penthouses, Sand and Dune, will offer something Newcastle hasn't seen before.&nbsp;

Designed by SDA Architects and MXM Design in collaboration, the twin penthouses, priced at $10 million and $14 million, occupy the entire rooftop of the boutique hotel, Parnell House.

Parnell House will reside within a celebrated heritage building at 21 Parnell Place, the former Newcastle Beach Hotel, artfully re-imagined. Alongside the luxury accommodation is a café, bar, restaurant and wellness spa.

The $10 million, three-bedroom penthouse will have 191 sqm of internal living space and 78 sqm of terraces, while the adjoining four-bedroom penthouse will have 245 sqm internally and 123 sqm of terraces.

The penthouses pay homage to the barefoot nostalgia of Newcastle’s past while setting a new benchmark for the future. They feature abundant light, organic curves and natural materials, with high-end finishes and hand-crafted pieces throughout.

Each penthouse has an expansive entertaining space with a covered outdoor kitchen, dining terrace and sun deck leading to a private plunge pool nestled in a private courtyard.

Residents will have access to resort-style services from Parnell House, including five-star dining without leaving home, room service, hotel concierge and cleaning services.&nbsp;

Construction on Parnell will begin in August 2024, with completion expected in Q3 2025.

Leading hospitality and management company EVT, which&nbsp;currently manages 80 hotels and 12,000 rooms across Asia Pacific with brands such as QT, Rydges, will operate the hotel.

According to a March report by CoreLogic, high-end home prices have been on the rise in Newcastle since the pandemic. There's been a string of multimillion-dollar sales over the past 12 months, including a city penthouse apartment for $8.5 million in The Royal Apartments building on King Street.

The rise in high-end properties accompanies broader economic and regional growth, including population, commerce, education, and infrastructure investments. The city’s population grew by nearly one per cent between 2023 and 2024, buoyed by Newcastle University’s expansion, the reopening of the Royal Newcastle Private Hospital following a $1 billion investment, and the expansion and upgrade of Newcastle Airport.

High-end buyers moving into the city are a mix of Sydneysiders, Melburnians, and Hunter Valley locals, drawn by its mix of natural beauty, community atmosphere, career opportunities, and cultural activities.
