Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

It was a strong April for new apartment developments launching in Melbourne, with buyers offered up six new developments to talk about.

It's still far away from what's required, with both building approvals and completions at record lows, at a time when Melbourne is the fastest-growing city in terms of population.

The last update from the ABS saw Melbourne's population grow 167,500 people in 2022-23, above Sydney's 146,700.

There continues to be a large imbalance between new apartment developments being submitted, approved, and built, against the thousands heading to Melbourne to call it home. The demand is coming to the <a href="/developments/melbourne-vic">Melbourne off the plan apartment market</a>, and supply isn't.

We've wrapped up the six apartment developments that launched across Melbourne in April.

<h2>Project: Drummond House</h2>

It will comprise 46 one, two, and three-bedroom apartments across nine levels, on top of ground-level retail spaces.

Residential construction work has remained stable across Brisbane.

The recently released RLB Crane Index® Q1 2024 shows a slight decline in residential crane numbers in the sky across Brisbane, down from 36 in Q3 2023 to 34 in Q1 2024.

Adding to the supply of new apartments in <a href="/developments/brisbane-qld">Brisbane</a> is&nbsp;<a href="/new-apartments/skye-residences-kangaroo-point-8-river-terrace-kangaroo-point">Skye Residences</a> by <a href="/developers/pikos-group">Pikos</a> and <a href="/new-apartments/sorano-house-kangaroo-point-12-hamilton-street-kangaroo-point">Sorano House</a>, both&nbsp;in <a href="/new-apartments/kangaroo-point-qld-4169">Kangaroo Point</a>. They both saw cranes added to their prime sites in the affluent riverside suburb.

The CBD and its surrounding area still have most of the city's cranes, accounting for 62 per cent.&nbsp;There were 15 cranes removed from projects in Brisbane, Kangaroo Point, <a href="/new-apartments/new-farm-qld-4005">New Farm</a>, <a href="/new-apartments/south-brisbane-qld-4101">South Brisbane</a>, <a href="/new-apartments/west-end-qld-4101">West End</a>, and <a href="/new-apartments/woolloongabba-qld-4102">Woolloongabba</a>.

The <a href="/new-apartments/queen-s-wharf-residences-23-margaret-street-brisbane">Queen’s Wharf</a> project, previously a major contributor to Brisbane's crane count, saw five cranes removed, leaving four left&nbsp;on site as the project approaches completion.

Activity in Brisbane’s east saw an increase of six cranes to bring the region’s total to seven cranes. This total equals the previous high count of seven cranes in Q1 2021. Only one was a build-to-sell residential project,&nbsp;<a href="/developers/gardner-vaughan-group">Gardner Vaughan's</a> <a href="/new-apartments/stones-corner-qld-4120">Stones Corner</a> project <a href="/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a>.

Brisbane North saw a significant fall in residential crane numbers, down from 12 to six, as cranes were removed from the completed <a href="/buildings/canvas-bulimba-30-love-street-bulimba-qld-4171">Canvas Bulimba</a> by <a href="/developers/graya">Graya</a> and <a href="/buildings/bide-newstead-21-longland-street-newstead">Bide Newstead</a> by <a href="/developers/dibcorp-properties">Dibcorp</a>, as well as three from Mirvac's Quay tower in Newstead.

There were numerous cranes added to Brisbane West's residential count, with <a href="/developers/consolidated-properties">Consolidated Properties</a>' <a href="/new-apartments/monarch-residences-toowong-600-coronation-drive-toowong">Monarch Residences</a>&nbsp;in <a href="/new-apartments/toowong-qld-4066">Toowong</a> adding a crane, as well as <a href="/new-apartments/the-audrey-109-clarence-road-indooroopilly">The Audrey</a> in <a href="/new-apartments/indooroopilly-qld-4068">Indooroopilly</a>.

Brisbane's residential cranes account for 44 per cent of all cranes in Brisbane.&nbsp;This proportion is lower than in <a href="/developments/melbourne-vic">Melbourne</a> and <a href="/developments/sydney-nsw">Sydney</a>, where residential cranes represent 55 per cent and 64 per cent of all cranes, respectively.

Brisbane residential work remains stable: RLB Crane Index Brisbane Q1 2024 

Cranes working on residential developments in Melbourne grew in the first quarter of 2024.

The latest edition of the Q1 2024 RLB Crane Index® reveals a measured uptick in crane activity across <a href="/developments/melbourne-vic">Melbourne</a>, with a 14 per cent rise in residential crane numbers compared to Q3 2023. The total number of residential cranes jumped from 94 to 107.

While heading in the right direction, only two of Melbourne's six main regions recorded gains in crane numbers. Melbourne's north is booming, with 26 cranes added, while there were five added to Melbourne's east.

There's been a jump in large development sites in Melbourne's north which command multiple cranes.&nbsp;

There are now&nbsp;three cranes at HOME in Alphington, two each at Glenvill's&nbsp;<a href="/new-apartments/yarrabend-alphington-57-parkview-road-alphington">YarraBend</a> in <a href="/developments/alphington-vic-3078">Alphington</a>, Ballarat Street in Brunswick, <a href="/buildings/pace-3058-coburg-9s-wardens-walk-coburg">PACE 3058</a> in <a href="/developments/coburg-vic-3058">Coburg</a> and Hamton's Moonee Valley Park in <a href="/developments/moonee-ponds-vic-3039">Moonee Ponds</a>.

The residential sector continues to dominate crane activity in Melbourne, accounting for 55 per cent of all cranes in the city. While an uptick quarter on quarter, the total number of cranes is still five per cent lower than it was this time last year.

Most residential sub-sectors saw lower activity in 2023, with apartments down by 10.8 per cent and new houses down slightly by 0.4 per cent.

A total of 55 cranes were added to residential sites over the past six months, and 42 cranes were removed.

The sites with the most cranes in inner Melbourne are <a href="/new-apartments/seafarers-docklands-731-flinders-street-docklands">Seafarers</a> by <a href="/new-apartments/docklands-vic-3008">Riverlee</a> in <a href="/developers/riverlee">Docklands</a>, Melbourne Quarter Tower by Lendlease and Local: Kensington.

Residential crane numbers paint bleak supply picture for Melbourne apartment supply: RLB Crane Index Melbourne Q1 2024

Sydney's residential tower activity remained stable in the first quarter of 2024.

According to the latest RLB Crane Index® for Q1 2024, there were seven fewer residential cranes compared to Q3 2023. There are 251 cranes active across Sydney currently, which is 64 per cent of Sydney's total crane count.

The index, which tracks crane counts as a proxy for construction activity, indicates that New South Wales continues to be a powerhouse in construction, accounting for nearly half of all cranes in the country.

Nationally, the crane count stands at 869, marking the second-highest count in the history of the index. Of these, 540 cranes are engaged in residential projects.

Among the residential projects contributing to Sydney's crane count are <a href="/buildings/viciniti-2-10-cottonwood-crescent-macquarie-park">Viciniti</a> and <a href="/buildings/destination-114-talavera-road-macquarie-park">Destination</a> in <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a> with five cranes, and Deicorp's&nbsp;<a href="/new-apartments/tallawong-village-rouse-hill-shop-30-12-conferta-avenue-tallawong">Tallawong Village</a> with four cranes.

Certain regions across Sydney saw&nbsp;increased crane activity quarter on quarter. The eastern and northern parts of the city experienced a rise in the number of cranes, while the western region recorded a decrease in crane activity.

Inner Sydney (CBD and surrounds) saw the addition of 37 cranes, against the removal of 41 cranes. This brings the total number of cranes to 86 cranes.

There were new cranes added to ICD's <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club redevelopment</a> on Pitt Street, as well as Annandale's <a href="/new-apartments/abbies-lane-8-mccarthy-lane-annandale">Abbie's Lane</a> by <a href="/developers/ceerose">Ceerose</a>. One Circular Quay saw a crane added, as did Greenland's Park Sydney.

The sales of Burly Residences are being managed by <a href="/project-marketer/total-property-group">TOTAL Property Group</a>, who is fielding enquiry from both Australian and international buyers.

The majority of purchasers have come from Queensland (50%), of which half are Gold Coast locals.

Victorian buyers have purchased 23 per cent of apartments sold at Burly, 13 per cent of buyers are from New South Wales, three per cent are from ACT, and 10 per cent have come from overseas.&nbsp;

Demolition paves the way for DD Living's Burly Residences in North Burleigh

Developer Landmark is continuing to push on with its Macquarie Park mega site it bought from Landcom four years ago.

Following the launch of its dual-tower apartment development <a href="/new-apartments/the-macquarie-collection-5-halifax-street-macquarie-park">The Macquarie Collection</a>, <a href="/developers/landmark-group">Landmark</a> has now submitted plans for the next section of the&nbsp;18,463 sqm, four-lot site it acquired from Landcom in 2020.

They've submitted plans to the Ryde City Council for 6,276 sqm of the site&nbsp;at <a href="/new-apartments/3-halifax-street-macquarie-park">3 Halifax Street </a>where they're proposing a 75-metre, 24-level tower with 234 apartments.

Fjcstudio, who designed the tower, said their&nbsp;concept is for a "different type of vertical living."

"Not a conventional tower apartment tower of dark glass but a unique form of vertical living that belongs, drawing on the vernacular and materiality of suburban living, and attracts residents who are drawn to the great beauty of this bushland suburb close to urban and village centre,"&nbsp;Fjcstudio wrote in their Design Report.

"Our proposal is for slim figural towers in earthy clay and brick tones suspended above the existing landscape setting. It is a concept drawn from the landscape and bushland dwelling heritage of North Ryde and Northern Sydney, abstracted and interpreted into human-scaled groupings of vertical community dwelling."

They said the heart of the design is&nbsp;an approach to create homes where healthy ecological living and a connection to the environment and landscape are intertwined.

"The strong connection with local nature provides exceptional environments that embrace and enrich health and wellness. Our sustainability objective is to consider a building which is resilient and healthy and will be adaptable to the consequences of the changing climate.

Two main communal areas are offered, the entry garden and arrival space and the 445 sqm podium rooftop garden that will be extensively landscaped.

At the time of the purchase of the 1.8-hectare site, Landmark Group&nbsp;Head of Development, Joseph Scuderi, said they were attracted to it because they saw it as a fantastic opportunity to be able to provide the market with a high-quality residential product, at an affordable price point, in an area that will require greater supply.

“Landmark Group will be able to leverage off the many improvements to the Lachlan’s Line precinct already delivered by Landcom, including all lead infrastructure and services, high-quality public domain spaces, completed regional road infrastructure and the Lachlan’s Line ‘helix’ pedestrian and cycle bridge,” Scuderi said.

For centuries, Australia's oldest prisons have taken up prime land across the country.

It's the case in Sydney's Eastern Suburbs where Long Bay jail occupies 32 hectares of prime eastern suburbs real estate that has long been touted as a potential to somewhat curb some of Sydney's crippling housing supply issue.

In Brisbane, there's the now-closed H.M. Prison Brisbane, more commonly known as Boggo Road Gaol, one of the most notorious prisons in the country before it closed its doors in the 1980s. That still sits on a prime near 10-hectare block of land in Dutton Park, just south of the city and on the fringe of Woolloongabba, the focal point of the 2032 Brisbane Summer Olympics.

The Melbourne Assessment Prison is located in one of the most sought-after and busy spots in the heart of the Victorian capital, straddling both Spencer and La Trobe Streets in the heart of the city.

These prisons sit on blocks of land that will likely never be traded, which is why when the HMAS Pentridge Prison in Coburg shut down operations in the late 1990s, astute developers swooped on the 6.7-hectare parcel which is located near the centre of <a href="/developments/coburg-vic-3058">Coburg</a>.

One of those developers was Pace, who secured a site that was formerly the exercise yard of the prison. The site Pace acquired left them with a relatively blank canvas compared to some other developers who bought parts of the prison which had to be retained as part of the redevelopment.

While not having to follow strict heritage rules, architecture firm <a href="/architects/sjb-architects">SJB Architects</a> still looked to the old prison for inspiration.

"You see the old bluestone walls and you want to embrace its history," former SJB Director Tristan Wong said.

"It's so important, and it is a special part of Coburg's history. Those memories are still there and very visible, but there's now just this much more, community-focused, locally-inspired project. it's like it's had this rebirth or regeneration of its former youth."

Pace will soon be welcoming residents to&nbsp;<a href="/buildings/pace-3058-coburg-9s-wardens-walk-coburg">Pace 3058</a>, a collection of 311 apartments and townhouses&nbsp;that are slated for completion in the coming months.

Australia's inner-city prisons and their potential for new apartment development

Following the recent completion of its luxury Palm Beach apartment development Cabana Palm Beach, Josh Foote's Ignite Projects has secured its next development site.

They've paid around $7 million for Laurieton House, a 1960s apartment development at 186 Jefferson Lane, up the road from the Palm Beach Surf Club.

They bought the site through GV Property Group's Antonio Mercuri and Luke Reaby, who also sold the 1,600 sqm block to Sydney-based developer Daascon in 2022.

<a href="/developers/ignite-projects">Ignite</a> will be looking to revise the 14-level plans Daascon had for the site, instead opting for a code assessable nine-level building which Foote says will be similar to Cabana on&nbsp;Nineteenth Avenue.

“No two projects are the same and we define ourselves by our point of difference, as each project is refreshingly original, but there will be similarities to Cabana,” he says.

“We live, surf and socialise in the area and respect the community so our impact is our legacy.”

Ignite sold out Cabana in 2021, within eight weeks of its launch on Boxing Day 2020.

GV Principal Antonio Mercuri says the sale is&nbsp;a great result for the community.

Sun Property Group appoints Datlas Rahme Group to build Aurora Willoughby apartments

ASX-listed developer Mirvac has submitted plans for its third and final stage in its $1 billion Newstead waterfront precinct, Sky Waterfront.

Their final tower, following the nearly sold-out Isle and Quay buildings, will be the tallest building in the mini masterplan that also includes the build-to-rent tower LIV Anura. <a href="/developers/mirvac?referrer=Mirvac">Mirvac</a> is proposing a 27-level tower with 138 apartments.

The apartments will sit above four basement levels that will home 244 car parking spaces and 160 bicycle spaces.

There will be over 3,000 sqm of public open space, as well as 746 sqm of resident space that will include rooftop amenity in the form of&nbsp;a gym, swimming pool, dining area, BBQ facilities, and entertaining spaces. Level two will also home a business centre for residents, catering to the work-from-home lifestyle.

The owner-occupier-focussed tower will have just a single one-bed apartment, 85 two-bedders, 42 three-bedroom apartments and 10 apartments with four bedrooms or more.

The development will create a community plaza on the corner of Skyring Terrace and Cunningham Street that will act as the focal point of not only the Sky Precinct but also a destination meeting place for the broader Newstead community.

Mirvac General Manager Residential Queensland, Warwick Bible, said the whole precinct has been designed from the ground up, ensuring the three buildings interact with the surrounding parkland, retail and residential to enhance amenity and connectivity for residents.

“Our vision has always been to create a precinct that acts as a visual gateway to the Teneriffe and New Farm peninsular," Bible said.

"The Civic Square delivered as a part of this proposal on the corner of Cunningham Street and Skyring Terrace will serve as an entrance into the precinct from the west while connecting Gasworks’ retail and Waterfront Park."

Mirvac says given&nbsp;Brisbane's highly amenable climate, diverse public open spaces have been thoughtfully designed on the ground level, providing inviting outdoor areas for community gatherings and interaction.&nbsp;

The project will sit on 4,989 sqm across 13 Cunningham Street and 57 Skyring Terrace, around a third of the wider 14,774 sqm site that will home the other two towers that are currently under construction.

Mirvac Design said in the documents submitted to the Brisbane City Council the vision for stage three is&nbsp;to complete the family of biophillic buildings by creating a precinct identity and a sense of place.

They said the design shares a language of organic forms and planted green façades with the previous stages but does so in a way that gives it a unique identity.&nbsp;

"The planting strategy differs from stage one and two, a crucial element in establishing a distinct identity for this building. The treatment of the balustrade for the proposed form directly corresponds to the varied placement of planters on each floor. The balustrade sweeps around the planters, generating an undulating pattern of greenery on the façade."'

Urbis said the proposal for Sky Stage 3 is aligned with the intent of key city strategies, with the greatest reference to Brisbane's Sustainable Growth Strategy.

"Sky Stage 3 offers inner city living at its best, being located across the road from the services and retail of Gasworks shopping centre, within 200m of the Riverwalk, directly on Skyring Terrace which is serviced by the CityGlider bus services and on the Waterfront Park," Urbis noted in the submission documents.

"With delivered experience in design excellence, the proposition by Mirvac is aligned to the future 'brand Brisbane'. With a design for the tower embodying Buildings that Breathe principles and a conscious effort to integrate a high Green factor score, the design proposal will contribute greatly to the skyline of Newstead."

Based on Newstead’s population forecast, the suburb needs an additional 5,800 dwellings by 2041.

Bible said the proposed building would provide much-needed housing to the undersupplied Brisbane market, Australia’s fastest-growing capital city.

“The Queensland Government’s population projections indicate the city will continue to grow by more than 14,000 people each year, with about a third of those to reside in Brisbane’s inner suburbs, making new projects such as this one essential to keeping pace.

“We’ve worked hard to deliver a mix of apartments at Waterfront Newstead to suit a diverse array of residents, from luxury apartments to our build-to-rent project, where 25 per cent of apartments will be key worker affordable housing, offered at a discount to market rent.”

Urbis said the proposal for Sky Stage 3 is aligned with the intent of key city strategies, with the greatest reference to Brisbane's Sustainable Growth Strategy.
