For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.

Bridgewell Capital and SLD Development seem to be bullish on the Killara apartment market, filing plans for a second new development next to the Killara Golf Club.

The new plans are for 79 apartments across an amalgamated 4,989 sqm site on Buckingham Road.&nbsp;The project has been designed by BKA Architecture and is being assessed under the NSW Government's Low and Mid-Rise Housing and Infill Affordable Housing reforms. It is just 300 metres from&nbsp;Killara train station.

The majority of the apartments are three-bedrooms (46), with 23 two-bedroom apartments, seven one-beds, and three four-bedroom apartments. 17 of the apartments&nbsp;are proposed as affordable housing, representing 15 per cent of the project's gross floor area, allowing the development to access additional floor space and height incentives available under the NSW Housing SEPP.

There will be 131 resident and visitor car spaces, and more than&nbsp;1,450 sqm of communal open space. Landscaped areas would account for approximately 45 per cent of the site.

The site currently contains three detached dwellings and occupies a prominent position on the eastern side of Buckingham Road, with frontage to an area that has already begun transitioning towards higher-density housing. Existing apartment buildings of up to six storeys surround the site, while the Killara Golf Club forms its southern boundary.

The application has been lodged as a State Significant Development due to the affordable housing component and the scale of the project.

According to the design report, the proposal has been shaped by the area's evolving planning framework, which is encouraging greater housing density around transport infrastructure.

"The site sits along a growth area anticipated to undergo transformation in line with broader trends across New South Wales, driven by the implementation of the Low and Mid-Rise and Transport-Oriented Development State Housing Policies," the report states.

"Being within 800 metres walking distance to Killara Train Station, the project seeks to provide high-quality apartments designed for various family sizes, located in a vibrant landscaped setting."

The Upper North Shore suburb has become one of the most closely watched testing grounds for the NSW Government's housing reforms. A number of developers have moved quickly to consolidate sites around railway stations across suburbs including Killara, Lindfield, Gordon and Roseville, where the new planning settings are creating opportunities for apartment developments that would previously have been difficult to achieve.

The likes of Aqualand, Hyecorp, Holdmark and Vermont Property Group have projects in the region.

Bridgewell has several developments in the pipeline. Last September they submitted plans for <a href="https://www.apartments.com.au/news/nsw/bridgewell-capital-seeks-55-apartment-project-in-killara">55 new apartments</a> at&nbsp;23-25 Lorne Avenue in Killara, just the other side of Regimental Park from their new project. In May they filed for <a href="https://www.apartments.com.au/news/nsw/first-look-bridgewell-plots-120-apartments-and-childcare-centre-in-maroubra-town-centre">120 apartments in Maroubra</a>.

First look: Bridgewell, SLD Development double down on Killara Golf Club

Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

Around 1,300 new homes earmarked for Nowra and Kiama as NSW Government pushes housing supply

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The Duke's design is a passion project for the architects at <a href="/architects/dp-toscano">DP Toscano</a>, who are also the developers.

Located just around the corner from their Collingwood office, Lamond says Duke is a project that is close to their hearts.

The apartments are designed to blend the raw, industrial feel of <a href="/developments/collingwood-vic-3066">Collingwood</a> with high-end luxury, featuring concrete ceilings, generous living spaces, and floor-to-ceiling windows that flood the interiors with natural light.

The findings of the UDIA National Housing Pipeline ® (NHP) - NSW Report show that only 171,400 homes are forecast to be completed during the five-year Housing Accord period.

This represents a shortfall of 150,600 homes across the Sydney Megaregion.

“A shortfall of 150,600 homes should not be accepted and requires immediate interventions from the NSW Government to enhance housing supply,” said Stuart Ayres, UDIA NSW Chief Executive Officer.

The NHP forecast is a combination of UDIA’s developer intentions survey, CoreLogic’s Cordell database, and the Department of Planning, Housing and Infrastructure’s Sydney Housing Supply Forecast.

The timing of the report, being released early in the Housing Accord period, provides Government time to implement additional interventions to remove constraints and increase the amount of homes the industry can deliver across the Accord period.

"Waiting any longer before taking corrective action on housing supply, will only ensure more people are denied an opportunity for a place to call home” Ayres added.

Findings show that 97 per cent of potential homes are currently not development ready. The NHP reveals the reasons why we are expected to fall short, and where opportunities exist to unlock housing. The three main factors impacting housing supply over the next five years are:

<ul>
	<li>A slow planning system. 42 per cent&nbsp;of potential homes are awaiting at least one approval determination before development can commence.</li>
	<li>A lack of enabling infrastructure.&nbsp;30 per cent&nbsp;of potential homes are held up by a lack of committed, funded, or completed enabling infrastructure (water, power, sewer, and roads).</li>
	<li>Environmental constraints. Only 10 per cent&nbsp;of the Sydney Megaregion’s residentially zoned land is vacant and environmentally unconstrained (e.g., not flood impacted, bush fire prone etc.).</li>
</ul>

Previous UDIA research has highlighted feasibility challenges, which means that the Low and Mid Rise Reforms and TODs are unlikely to fill the shortfall. This demonstrates that further Government interventions will be required to increase housing supply.

UDIA acknowledges the housing supply programs underway by the NSW Government and intends for this report and its recommendations, to be a ready-made action plan for Government to collaborate with industry to improve housing delivery.

“Meeting our housing objectives will not be resolved by one lever alone," Ayres said.

"We need to see a diversity of typologies, increased investment in enabling infrastructure, and the Government genuinely prioritising housing supply."

Sydney to miss building targets by 150,000 homes: UDIA's UDIA National Housing Pipeline

The Star Entertainment Group and its consortium partners Chow Tai Fook Enterprises and <a href="/developers/far-east-consortium">Far East Consortium</a>, have topped out the second tower of its Broadbeach casino development.

The new $400 million tower, home to a new suite of apartments managed by <a href="/buildings/the-star-residences-gold-coast-1-casino-drive-broadbeach">The Star Residences</a> apartments, is expected to open in early 2025, following the completion of the vertical construction by Multiplex.

It follows the top-out of the first 53-level tower, comprising the first Dorsett hotel in Australia, in September 2021. &nbsp;

The joint venture partners are also developing the $3.6 billion Queen’s Wharf Brisbane featuring The Star Brisbane, which opened at the end of August.

The new soaring 200m Broadbeach tower on Casino Drive will stand alongside its sister tower as well as the existing five-star The Star Grand hotel and the luxury all-suite hotel The Darling, creating a further 639 accommodation options for visitors to the entertainment and leisure destination.&nbsp;

The Star Gold Coast General Manager of Hotels, Steve McPharlin, said the development is "another 65-levels of proof of our commitment and contribution to the Gold Coast visitor and jobs economy."

“It’s a significant moment to have reached the tower pinnacle after watching it rise steadily over the past three years,” McPharlin said.&nbsp;

“We are proud to have been able to create the platform for a multitude of jobs during construction and will now look toward ramping up the hundreds of direct employment and supply chain opportunities.”&nbsp;

“We are committed to investing in new accommodation inventory, more tourism amenities and a new offering of events &nbsp;spaces to keep the beautiful Gold Coast top of mind as a domestic and world-class tourism and events destination and place The Star in a strong position to capture future growth.”&nbsp;

Just months from completion, the second new tower features 437 one and two and three-bedroom apartments, all of which are sold and unconditional, rising from the 23rd level above the residential amenities and the 202-room 5-star hotel.&nbsp;

Destination Gold Coast Consortium Project Director Silas Croucher said it’s been a rewarding project to lead on behalf of the joint venture partners.&nbsp;

“It’s clear there is high demand to invest in one of the world’s most recognised and beautiful tourism destinations,”&nbsp; Croucher said.&nbsp;

“Standing together as a beacon for the Broadbeach area, the new sister towers with their golden glass façades have &nbsp;significantly transformed the Gold Coast coastal skyline and we look forward to opening in 2025.”

Adelaide’s most expensive-ever single-home parcel is part of a $50 million-plus sale of a North Adelaide mega-site that will become a new multi-residential development.&nbsp;

The 1.9-hectare site, which comprises 12 separate allotments across multiple titles with frontages to Ward, Jeffcott and Archer Streets and Wellington Square, was bought by a syndicate of four buyers, the most notable being Genworth Group, well known for&nbsp;custom-built homes in North Adelaide.

The buyers plan a mix of single-home developments, low-rise apartment towers, and potentially some townhouses and build-to-rent apartments.

The site was offered with vacant possession. It comprises the Lutheran Church in Australia’s national headquarters and includes a residential college, apartments, hostel rooms and townhouses, an office building, refectory, library, vacant development sites, and the State Heritage-listed Hebart Hall on Jeffcott Street, punctuated by its striking clock tower.&nbsp;

“This was a once-in-a-century opportunity for the Adelaide market,” James Juers of McGees Property, who sold the site,&nbsp;said.&nbsp;

Genworth Group acquired multiple parcels.&nbsp;

“We're working on plans and working through our feasibilities now,” Genworth Group's Chris Diamantis said.

Diamantis said they're&nbsp;probably looking at four different projects in a way that they cater for a variety of demographics.

"We’ll be doing a very large private super high-end residence, as well as build-to-rent - probably two smaller towers with 25 to 30 apartments - we also might do some townhouses for downsizers, and possibly retirement living.”&nbsp;

“I've done lots of business in North Adelaide, and I know it intimately. I also know quite a lot of the residents of North Adelaide who dealt with over the last 36 years. &nbsp;I've got a very good idea of what North Adelaide needs, and that's what we're trying to cater for.&nbsp;

“We're really looking forward to developing the land and coming up with something &nbsp;that I think North Adelaide is screaming for, really.”&nbsp;

The site has been associated with education uses since 1854 and the early days of &nbsp;South Australia. The United Evangelical Lutheran Church in Australia purchased the site in 1922 and established it as Immanuel College. The college moved to Novar &nbsp;Gardens in 1957, and the North Adelaide site over time became the church’s main tertiary education institution, providing education and accommodation to pastors, &nbsp;teachers, church workers and volunteers through the Australian Lutheran College.&nbsp;

Adelaide’s priciest home site sale to pave way for new development

Prolific developer Billbergia is teaming up with&nbsp;Legacy Property&nbsp;for a two-tower development in Macquarie Park.

The $181 million plans at&nbsp;88 Waterloo Road, in the heart of <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a> next to the town centre, are for two towers, at 21 and 19 levels, dubbed Cottonwood and Waterloo.

Cottonwood and Waterloo will home 255 one, two and three-bedroom apartments above a shared mixed-use podium with car parking and retail.

Over 2,400 sqm, almost half of the total site area, will be dedicated to communal open space, while a further 30 per cent of the site will be covered by tree canopies.

The project prioritizes reconnecting landscaped areas to the surrounding Sydney Turpentine Ironbark Forest ecosystem, particularly contributing to the Waterloo Road Linear Park, a green spine running through the city centre. &nbsp;&nbsp;

Macquarie Park is the largest non-CBD office market in Australia and home to the Macquarie Park Innovation Precinct, a group of organisations centred around Macquarie University.

The suburb was identified as an accelerated precinct under the NSW Government’s Transport Oriented Development (TOD) program in 2020. Macquarie Park Innovation Precinct Stage Two, a recent rezoning proposal by the Minns government, could see over 4,500 new homes delivered in the years to come - thanks to new residential zoning and developer concessions on build-to-rent (BTR) projects.

It was just over a year ago that Ellipse Property Group announced it had received approval for one of the largest, and greenest, masterplanned developments in the booming Castle Hill.

Since then, they've launched the first stage, <a href="/new-apartments/carrington-place-castle-hill-36-carrington-road-castle-hill">Atrium</a>, sold half of its apartments, and begun groundworks after demolishing the previous buildings on the expansive 3.2-hectare site in the rapidly growing Showground Precinct.

Atrium comprises 147 apartments and sits as the gateway building to nature-fuelled masterplan that has over 30 per cent of site coverage dedicated to green open spaces.

Ellipse Head of Development, Nigel Farquhar, said buyers have responded well to the design and amenity put into the apartments.

"Owner-occupiers have jumped at the opportunity to be a part of what is likely to be the greenest community to be produced in <a href="/developments/castle-hill-nsw-2154">Castle Hill</a>," Farquhar says, adding the team is seeing significant interest in the upper end of the market.

While generally downsizers are happy to wait for construction to be further advanced so they have more firm timelines to get their affairs in order and sell their current home, Farquhar says that hasn't been the case for some purchasers at Atrium.

Downsizers, in particular, have been drawn to the design, finishes, and spacious layouts we offer, as well as the unique opportunity to collaborate with Ellipse's design team to alter floor plans at this early stage of construction,” says Farquhar.

Farquhar notes that the architecture by Stanisic Architects and Tony Owen Partners, along with the masterplan’s landscape design by Site Image, has been a major drawcard for buyers.

“Ellipse’s design team, led by Associate Director Puja Khanna, recently refined some of the designs for the upper levels and penthouses. These updates were soft-launched and received a strong market response, with one penthouse being reserved at the early stage of hand sketches,” Farquhar says.

Many apartments in Atrium are tailored to suit downsizers or right-sizing owner-occupiers, featuring expansive internal spaces that open onto generously sized balconies or garden courtyards.

A factor for these buyers has been the abundance of nature and space at Carrington Place, with over 20,000 sqm of recreational space and the one-kilometre boardwalk along Cattai Creek that connects the precinct to the nearby Fred Caterson Reserve.

Farquhar explains that future stages—of which there will be five—are designed to attract a broader range of demographics into the masterplan.

“The next stage will feature more diverse apartment configurations that will appeal to first home buyers and investors, while the current stage is primarily attracting owner-occupiers," he says. "There’s a significant demand for this type of product, but there isn’t much available on the market."

Farquhar highlights that the new metro line has been a game-changer, particularly for investors. “The fundamentals haven’t been favourable for investors in recent years, as seen by the decline in investor activity across Greater Sydney and Australia. However, the shortage of rental apartments in the area, combined with the new metro opening, which provides young professionals with easy access to the city, is expected to offer investors a strong yield."

The new Hills Showground Metro will transport Castle Hill residents to Barangaroo in just 33 minutes.

<a href="/developers/ellipse-property-group">Ellipse Property Group</a> currently has two projects on the market: <a href="/new-apartments/carrington-place-castle-hill-36-carrington-road-castle-hill">Carrington Place</a>, featuring over 750 units, and <a href="/new-apartments/east-cowper-granville-2-6-cowper-street-granville">East and Cowper</a>&nbsp;in <a href="/developments/granville-nsw-2142">Granville</a>, offering 264 units. Brisbane's apartment and townhouse market hasn't seen a boom like it is currently witnessing for nearly four decades.

It was 1988 the last time the Brisbane unit market was performing better than it is so far in 2024.

Data gathered by Urban from property data analytics firm, CoreLogic, showed that, following a 1.8 per cent jump in unit values in July, Brisbane's unit market is now 12.8 per cent up over 2024 to August.

Units have already grown at a higher rate than the whole of 2023 (12.5 per cent), and in another two months will surpass the boom in 2021 (14.3 per cent).

Back in 1988, growth over the first seven months of the year was 16 per cent.

The 2024 boom has seen the median value of units across Brisbane soar from $561,000 to $638,000, surpassing&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>&nbsp;and Canberra to become the second most expensive capital city unit market in the country.

At the current trajectory, Brisbane units are primed for over 20 per cent growth in 2024, which would take the median unit value to nearly $700,000.

The boom in the unit market has been a lack of supply across the whole city. Brisbane is one of the most undersupplied markets in the country compared with the demand flooding into the Queensland capital, partly driven by the Brisbane 2032 Olympics, partly by the lifestyle benefits of South East Queensland that have been highlighted to the rest of the country since the onset of the pandemic.&nbsp;

The last few years have proved difficult for developers to get new apartment buildings out of the ground, with the majority of builders workbooks full as the government seeks to pour billions into infrastructure upgrades. That, paired with increased labour and material costs, has slowed down supply considerably.

There are some green shoots emerging, however, with construction costs stabilising and developers working toward a new normal.&nbsp;The supply of new apartments is looking a little healthier the deeper we get into 2024, with several major developments coming to market either later this year or early next.

<a href="/developers/kokoda-property" target="">Kokoda Property</a> recently unveiled <a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe-qld-4005">Teneriffe Banks</a>, on the riverfront Skyring Terrace, which will deliver five buildings as part of the $1.5 billion masterplan. There will be 200 luxury apartments as part of the development, as well as&nbsp;Brisbane’s first Kimpton Hotel, a 200-plus-seat signature restaurant and bar, spa with multiple treatment rooms, a fitness centre, large-scale multi-purpose meeting and event spaces, as well as an open-air Garden Terrace complete with infinity pool, and a rooftop bar with Brisbane city views.&nbsp;

Kokoda has sold over 80 per cent of the apartments in its nearby Milton development, Ruby Ruby, one of the only tower developments to launch in the whole of Brisbane in 2024.

Developer Sarazin had the one before that. They recently appointed Hutchies to build <a href="/new-apartments/murcia-residences-east-brisbane-9-overend-street-east-brisbane">Murcia Residences</a> and in July broke ground at the Overend Street site just 150 metres from The Gabba.

Murcia Residences&nbsp;sits on the border of&nbsp;<a href="/developments/woolloongabba-qld-4102">Woolloongabba</a>&nbsp;and&nbsp;<a href="/developments/east-brisbane-qld-4169">East Brisbane</a>&nbsp;and has been inspired by the Spanish city of Murcia. It comprises 210 one, two and three-bedroom apartments in a Mediterranean-influenced building.

Crowning the building will be an&nbsp;<a href="/news/qld/the-top-10-best-apartment-rooftops-in-brisbane">impressive rooftop</a>&nbsp;with a&nbsp;heated infinity pool, cold and warm magnesium plunge pools, spa, sauna, bookable private dining room, work-from-home spaces, fully equipped gym and various outdoor alfresco BBQ areas.&nbsp;

Sekisui House Australia is selling the final apartments in the penultimate stage of its $1 billion West Village community in West End. The Opulent Release features the four and five bedroom apartments atop towers UNO and DUO, which make up the <a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">Allere Collection</a>.

Only one tower remains in West Village. <a href="/news/qld/first-look-exclusive-sekisuis-plans-for-west-village-final-tower-callista-on-park">Callista on Park</a> is expected to launch next year and will home <a href="/new-apartments/callista-on-park-west-end-49-mollison-street-west-end">just over 70 three and four-bedroom apartments</a>.

Family-run developer Gardner Vaughan is consistently delivering apartments to the undersupplied market.

They'll finish both&nbsp;<a href="/new-apartments/estilo-on-the-park-chermside-81-kittyhawk-drive-chermside">Estilo on the Park</a> in <a href="/developments/chermside-qld-4032">Chermside</a>&nbsp;and <a href="/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a> in <a href="/new-apartments/stones-corner-qld-4120">Stones Corner</a>&nbsp;in early 2025.

They have more supply coming, in <a href="/developments/nundah-qld-4012">Nundah</a>, where they have the mixed-use precinct <a href="/new-apartments/danby-lane-nundah-village-5-danby-lane-nundah">DANBY LN</a>, 84 apartments above extensive retail.

There's plenty of activity in the affluent <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a> where <a href="/developers/pikos-group">Pikos</a> is preparing to launch its second development in the riverside suburb. Having secured a string of sales at the relaunch of its River Terrace development <a href="/new-apartments/skye-residences-kangaroo-point-8-river-terrace-kangaroo-point">Skye Residences</a>, Pikos is soon to launch <a href="/new-apartments/gaia-kangaroo-point-108-lambert-street-kangaroo-point">Gaia</a>, just 650 metres away.

Gaia will feature just over 200 two, three and four-bedroom apartments across two 15-level buildings at 108 Lambert Street, one of the best streets in Kangaroo Point.

The development site, unrepeatable in today's expensive land market, will carve out a whole acre dedicated to a community park.

Gaia residents will also have exclusive access to wellness&nbsp;amenities including a riverside pool and pool terrace, with hot and cold plunge pools, set amongst the landscaped gardens, as well as an indoor/outdoor gym, BBQ and outdoor dining, rooftop dining and garden workshop, yoga lawn and outdoor cinema, private dining room, and work-from-home lounge.&nbsp;

Kenlynn is also preparing to launch its Kangaroo Point development <a href="/new-apartments/130lambert">130Lambert</a>, named after its location just a few doors down from Gaia.

130Lambert, designed by Ellivo Architects, will comprise just 36 apartments with a rooftop pool and fitness zone.

Developer builder Mosaic Property also has a couple of projects in the cross hairs in Kangaroo Point, one on Linton Street, one row back from The Gabba.

The inner-city suburb of&nbsp;Spring Hill is also set for a refresh to its new apartment supply.

<a href="/developers/cbus-property" target="">Cbus Property</a>&nbsp;has just launched <a href="/news/qld/cbus-property-propose-sustainable-rothelowman-designed-brisbane-apartment-development">185 Wharf Street</a>, which has been some nine years in the making.

Cbus secured the prime 1,835 sqm site back in 2015. In 2022 they filed plans for a 30-level <a href="/architects/rothelowman" target="">Rothelowman</a>-designed tower with 125 two, three and four-bedroom apartments.

The all-electric building features a 1,000 sqm sub-tropical garden on level two, featuring a 20-metre open-air swimming pool, spa and sauna, gym, private dining space, lounge and landscaped open gardens with barbeque and children’s play areas.

Franco Di Bartolomeo's <a href="/developers/dibcorp-properties">Dibcorp</a> will also be taking its redevelopment of the Spring Hill Hotel to market in the coming months.

Dibcorp, which sold out Bide Newstead before its completion last year, will be creating an 18-level mixed-use tower <a href="/news/qld/dibcorp-set-to-redevelop-former-spring-hill-hotel-into-apartment-development">above the former Spring Hill Hotel</a> that has fallen into disrepair in recent years.

Above the hotel, and new retail and commercial spaces, will be 126 two and three-bedroom apartments.&nbsp;Jeremy Gilmore at 360 Property will be handling the sales at <a href="/new-apartments/one-hundred-spring-hill">100 Leichhardt Street</a>.

An injection of supply is also expected at the start of 2025, around the same time most markets are expected interest rates to start coming down.

<a href="/developers/shayher-group">Shayher</a>&nbsp;is expected to launch the first stage of its 20-hectare mixed-use precinct, <a href="/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">Bulimba Barracks</a>. Urban <a href="/news/qld/first-look-exclusive-shayher-group-file-for-first-stage-of-bulimba-barracks">revealed the plans</a> for the first stage when they hit council desks in May.&nbsp;

Shayher is first focusing on a 6,382 sqm block fronting Apollo Road in the northwest corner of the site. They're planning two low-rise apartment buildings with 69 apartments, separated by a laneway from the fabrication workshop which will be restored.

Harry Triguboff's <a href="/developers/meriton">Meriton</a>&nbsp;has plans in the city centre for nearly 800 apartments at <a href="/new-apartments/204-alice-street-brisbane">204 Alice Street</a>, a tower which will replace the old Gardens Apartments building directly across the road from the City Botanic Gardens.

The $1.3 billion development on a 5,485 sqm site will also include a childcare centre, retail and food and beverage spaces, and communal open space facilities like swimming pools, an outdoor gym and play space on the level five podium level, before it gives way to the main tower structure.

Then there's the proposed 71-level tower at&nbsp;<a href="/new-apartments/25-mary-street-brisbane">25 Mary Street</a>, which would be <a href="/news/qld/inside-koichi-takadas-designs-for-one-of-brisbanes-tallest-apartment-towers">one of the tallest in Brisbane</a>. Plans by James and John Kaias's KS Property are for a <a href="/architects/koichi-takada-architects">Koichi Takada</a>-designed tower with 571 apartments.

Salter Brothers, the owners of Spicers Retreat, will be making its apartment debut in Brisbane with a <a href="/news/qld/first-look-exclusive-salter-brothers-plot-new-brisbane-apartments">new 17-level development in Upper Mt Gravatt</a>,&nbsp;while the likes of <a href="/developers/fortis">Fortis</a> and <a href="/developers/forme">Forme</a> have more boutique developments on the table in <a href="/developments/newstead-qld-4006">Newstead</a> and <a href="/developments/teneriffe-qld-4005">Teneriffe</a>.

Prolific property developer, ALAND, has brought yet another residential development to Sydney's western suburbs.

ALAND Founder and Owner Andrew Hrsto, along with Dr Andrew Charlton and Parramatta&nbsp;Lord Major Cr Pierre Esber, cut the ribbon on Paramount on Parkes, the latest in a long line of new apartment developments <a href="/builders/aland">ALAND</a> has delivered over the last two decades.

The $357 million, 46-level tower features 331 apartments and over 3,000 sqm of premium commercial space, cleverly located on the top five levels of the building.&nbsp;

Dr Andrew Charlton praised ALAND for supplying exactly the type of high-quality homes that Parramatta needs to help drive the city’s future economic growth.

“We’ve got fantastic new transport infrastructure – from the light rail to the new Metro, wonderful new parks and recreation areas, the new pool and a new stadium,” Dr Charlton said at the ribbon cutting.

“What we need in this city is high-quality housing stock and we need it here in the CBD -- and that’s what you’ve provided. ALAND had the vision and the capability to create a building near public transport, in the middle of this thriving city – and that is what Australia needs right now."

<a href="/buildings/paramount-on-parkes-harris-park-14-20-parkes-street-harris-park">Paramount on Parkes</a>, which features amenities such as a swimming pool, landscaped gardens and a children’s play area, was named Best Mixed-Use Development in Australia at the prestigious 2023 Asia Pacific International Property Awards.

Parramatta Lord Mayor Cr Esber told the gathering that he would like to see many more buildings like Paramount on Parkes going up around the city in order to meet Parramatta’s current and future housing needs.

“There are only a few [construction] firms in Sydney that are capable of doing these projects and ALAND is one of them,” he said.&nbsp;

“This project is a centrepiece for ALAND, so much so that we will be moving our corporate headquarters here next year. That’s how committed we are to the future of Parramatta.”

ALAND has six display apartments to show prospective buyers.
