Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Paddington's Given Terrace, the main high street in the popular Brisbane suburb, is set to be transformed with Core Property Partners and P&amp;MV Constructions teaming up to deliver a new mixed-use precinct.

The proposed development of the 2,830 sqm site at 208-220 Given Terrace seeks to retain and restore the village feel of the character retail strip, alongside the introduction of 12 luxury apartments, 31 short-stay accommodation suites and an activated laneway.

Speaking on behalf of P&amp;MV Constructions, Nick Vidakovic said the proposal presented a once-in-a-generation opportunity to reinvigorate the prominent high street and attract more visitors back to Paddington’s retail heart.

“We believe by transforming this part of Paddington into a precinct, rather than a destination, will improve foot traffic not only on Given Terrace, but also on Latrobe Terrace,” Vidakovic said.

“A new laneway connecting the precinct to the neighbouring childcare centre has been designed as a civic space that includes a timeline of the area’s history, dating back to 1881.

“Hopefully this will kick off a broader rejuvenation of the area, which will benefit all local businesses in and around the Terraces.”

Core Property Development Manager Bikram Kaler said a focal point of the proposal is the restoration of the commercial character retail strip to accommodate artisan providores, restaurants and cafes.

“Given Terrace is the original heart of Brisbane’s high fashion and café culture, however in recent years it has lost some of that lustre,’’ Kaler said.

“The proposed development seeks to preserve Paddington’s character and reinvest in the prominent retail strip so that it attracts more food and fashion lovers to the high street.

“The introduction of a five-storey boutique residential building, set back from the character facade, will deliver 12 three-bedroom apartments with extensive greenery, rooftop amenities, and unobstructed views over the Brisbane CBD, Paddington Hill, and Red Hill’s landmark St Brigid’s Church.

“A second four-storey building will comprise 31 short-stay heritage suites, recognising the site’s close proximity to Suncorp Stadium and key Olympic precincts.”

The buildings will be connected by an activated laneway showcasing the suburb’s history and community pioneers dating back to the 1880s. It will be named “Hanlon Lane” in homage to Michael Edward “Ned” Hanlon, the former Queensland Premier (1946-52).

Designed by David Hansford of acclaimed local DAH Architecture, the project draws inspiration from the suburb’s unique ‘tin and timber’ homes and Brisbane’s contemporary sub-tropical lifestyle.

Kaler said the mixed-use precinct will have a front row seat to the 2032 Olympics.

“Paddington is well connected to the city’s top sporting and entertainment sites, with the transition of Given Terrace to Caxton Street providing seamless pedestrian access to Suncorp Stadium, The Barracks, and the proposed Brisbane Live precinct at Roma Street,” he said.

“Enhancing the existing retail spaces and providing a mix of residential and short stay accommodation will encourage increased visitation, create new jobs and deliver a positive economic impact for the suburb in the lead up to the 2032 Olympics and beyond.”

First look: Paddington's Given Terrace set for luxury makeover

A new apartment development that was pitched for affordable rental units two years ago, has been reconfigured to bring fresh new injection of apartment supply to <a href="/developments/bondi-junction-nsw-2022">Bondi Junction</a>.

The 2022 plans by&nbsp;Bondi Road Development, an entity tied to Charras&nbsp;Constructions Director&nbsp;Constantinos Charalambous, had sought to create two towers with 41 apartments, over half of which would have been reserved for affordable rental housing.

Those plans have now been scrapped and new designs by MHN Design Union plan for 46 apartments. They're seeking to tap into the new 30 per cent height bonus uplift, above the maximum building height of 28 metres, by dedicating 15 per cent to affordable housing.

The 11-level buildings would still sit comfortably below the 36.4m allowable height.

"The proposal sits sympathetically within its context," MHN Design Union wrote in its design statement submitted to the Waverley Council.

"The proposed height and scale is compatible with other surrounding developments, sitting amongst the high-rise buildings to the south, east and west of the site.

"The bulk and scale is reduced through the articulation of two, more slender and very distinct built forms that connect at the rear of the site."

Six one-bedroom apartments have been proposed, as well as 21 two-beds ranging in size from 72 sqm to 97 sqm, and 19 three-bed apartments that span between 124 sqm to the larger penthouses at 240 sqm plus. They feature their own private landscaped area with a plunge pool.

"This unit mix is consistent with market demand and represents a wide range of apartment typology," MHN Design Union added.

"It will suit the demographic mix of families and downsizers living within the area."

The site is located at 7-19 Bondi Rd, at the eastern edge of Bondi Junction. It comprises a consolidation of five separate lots, 7-9, 11, 13, 15, and 17-19 Bondi Road.

"This unit mix is consistent with market demand and represents a wide range of apartment typology," MHN Design Union noted.

First look: Bondi Junction plans revised to bring fresh new apartment supply

Sekisui House Australia has expanded its development pipeline with the acquisition of a two-hectare site in North Kellyville.

They've spent $17 million on 167 Foxall Road, a site not far from Woolworths Kellyville and North Kellyville Public School. The expectation is they'll be producing another community-focused, multi-residential development.

The acquisition adds to Sekisui's already significant interests in the region. They're heading towards completion of their $1 billion <a href="/developments/norwest-nsw-2153">Norwest</a> masterplan, The Orchards. They still have several towers to go, but just filed for the fifth and final stage.

The final stage will add three new Rothelowman-designed buildings, two residential buildings with 209 apartments, and a third for communal facilities.

They recently released a new stage at The Orchards, <a href="/new-apartments/the-orchards-veue-parkside-norwest-15-19-spurway-drive-norwest-nsw-2153">Veue Parkside</a>, which saw <a href="/news/nsw/sekisui-house-australia-secure-over-85-million-in-apartment-sales-at-veue-parkside-the-orchards-community-in-norwest">50 per cent of its apartment sell on its opening weekend</a>.

<a href="/developers/sekisui-house-australia">Sekisui House Australia</a> has also committed $5 billion to the redevelopment of <a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Park</a>. This year, plans for stages five and six of this masterplan were submitted, with the project expected to ultimately deliver 5,500 homes.&nbsp;

The company recently celebrated 15 years in Australia.

Brisbane developer <a href="/developers/dusk-group">Dusk Group</a>&nbsp;made a point to start construction on its latest townhouse development, Aurora on Depper in St Lucia, before taking it to market.

They commissioned&nbsp;<a href="/builders/akam-constructions">AKAM Constructions</a>&nbsp;to handle the build of the eight townhouses at 68-72 Depper Street that fills the need for a dwelling type in <a href="/developments/st-lucia-qld-4067">St Lucia</a> between apartments and standalone houses.

Originally, the area was inhabited by the Gadigal people of the Eora Nation. The name "Bondi" is derived from an Aboriginal word meaning "water breaking over rocks," a fitting tribute to the area's natural features.&nbsp;

Allen Linz's <a href="/developers/rebel-property-group">Rebel Property</a>&nbsp;and Eduard Litver's <a href="/developers/capitel-group">Capitel Group</a> kicked off a wave of new development just over a decade ago, a wave that has completely transformed the apartment market in Bondi Beach.

Their redevelopment of the existing Swiss Grand Hotel on the dress circle Campbell Parade sent national records tumbling. Fund manager Will Vicars bought two adjoining "Lighthouse" penthouses in the new development, now named Pacific Bondi Beach, for an off the plan apartment record $21.9 million, a year before its completion. Since the completion, he's bought another two penthouses.

Designed by <a href="/architects/ptw">PTW</a>, Pacific Bondi Beach incorporated the Art Deco character of the street with Bondi architecture through the use of curvilinear elements and roof lines found in 1930s architecture.

The Pacific Bondi comprises 110 luxury apartments, a 69-room QT Bondi Hotel, 5,500 sqm of retail including Speedo Fitness Club and pool, Woolworths Metro and BWS store and a mix of high-quality food and beverage operations and assorted fashion boutiques.

They're now completing Hall &amp; Campbell, named after its location on the corner of Hall Street and Campbell Parade, where they've recently secured another record.

It's the price per square metre record for the whole country. The five-bedroom penthouse was <a href="/news/nsw/hall-campbell-sets-new-apartment-record-in-bondi-beach">recently bought for $23 million</a>, a record $105,000 per sqm. The soon-to-be completed development comprises just seven new apartments set behind the historic Bates Milk Bar façade.

The Bondi Beach new and off-the-plan apartment market has been running hot in 2024. Data from MatterFact, the data product of Apartments.com.au, shows it has been among one of the most enquired on areas in the Eastern Suburbs, alongside its neighbouring Bondi Junction.

There’s only been one apartment launch so far in 2024. That was&nbsp;<a href="/new-apartments/mayfair-bondi-beach-58-campbell-parade-bondi-beach">Mayfair</a>, a luxury apartment development by <a href="/developers/fenbury">Fenbury</a>, also on Campbell Parade.

Mayfair comprises just seven north-facing three-bedroom apartments designed by <a href="/architects/mhn-design-union">MHN Design Union</a> with interiors by Ennen &amp; Co.

In a departure from neighbouring buildings, Mayfair is exclusively designed and dedicated solely to residential use.

The last development launch before Mayfair was <a href="/buildings/eurangi-bondi-beach-134-campbell-parade-bondi-beach">Eurangi</a> by <a href="/developers/princeton">Princeton</a> back in the third quarter of 2022, an absolute beachfront address at 134 Campbell Parade, also designed by MHN Design Union.&nbsp;

There are eight apartments in Eurangi, two of which are whole floor penthouses that offer some of the best views in Bondi Beach.

Another notable property is the AYA Penthouse, the largest-ever single-floor penthouse in Bondi Beach.&nbsp;

Ray White Projects have been asking $26.4 million for the sprawling AYA Penthouse atop the Aqualine Bondi Beach project on Hall Street.&nbsp;

Designed by world-renowned architect <a href="/architects/koichi-takada-architects">Koichi Takada</a>, the expansive 443 sqm penthouse comprises four bedrooms and multiple living and entertaining areas.

There are several new apartment developments that will be revealed later this year.

The first will be <a href="/new-apartments/avra-bondi-beach-141-155-curlewis-street-bondi-beach-nsw-2026">Avra</a> by Clutch,&nbsp;just 18 luxury apartments at 141-155 Curlewis Street, about 150 metres from Campbell Parade.

Each of the apartments, designed by&nbsp;<a href="/architects/pbd-architects" target="">PBD</a>&nbsp;and with interiors by Woods Bagot, will have three bedrooms, except the sprawling four-bedroom penthouses. Apartment sizes start from over 170 sqm.

The apartments will sit above three new retail tenancies.

There is also expected to be further details revealed about Central Elements' Bondi Beach development. <a href="/news/nsw/first-look-exclusive-central-elements-ultra-luxe-bondi-beach-plans-revealed">Urban revealed the plans</a> for seven luxury residences back in March.

<a href="/developers/central-element">Central Element</a> paid around $50 million for the amalgamated 2,050 sqm site fronting Sandridge and Wilga streets where they're planning two duplex homes and five apartments.

There's been no word on the Campbell Parade development <a href="/news/nsw/exclusive-first-look-f45-co-founders-bondi-beach-apartment-plans-revealed">submitted by F45 co-founder Rob Deutsche in 2023</a>. An investment vehicle of his filed plans for four luxury apartments above retail at 56 Campbell Parade.

Then there are two other Hall Street developments also planned, one by serial developer Vaughan Blank.

Over two years ago Blank filed <a href="/news/nsw/vaughan-blank-set-for-apartment-development-on-bondi-beachs-hall-street">$9.4 million plans to&nbsp;transform the old Westpac building</a> into a mixed-use precinct.

He's been approved to create a new shop-top housing building, with retail premises on the ground floor of 26-32 Hall Street, and 16 apartments above.

BANG Architecture handled the design of the building, just a stone's throw from the famous sand, which Blank bought for $17 million.

BANG noted in the design statement submitted to Waverley Council that&nbsp;Bondi Beach has seen some impressive developments come to fruition in the past decade. He's certainly not wrong, but the opportunity to develop near the beach is shrinking as Sydney's top developers hone in.

What has been happening in the new and off the plan apartment market in Bondi Beach?

How Bondi Beach has evolved into the most exciting new apartment market in Australia

Rooftop facilities are the way to go on the Gold Coast.

In years gone by, the top of high-rise towers has been reserved for multi-level penthouses, likely with their own private rooftop terraces. That's often the case with more boutique, luxury buildings on the beach.

The mid-sized buildings, however, those that are between around 15 to 25 levels, often don't need a selection of penthouses. They dedicate their rooftop to outdoor recreation for the whole building.

We've had a look at what's on offer up and down the Gold Coast, and which apartment developments have the best rooftop amenity.

<h2>Project: Tapestry</h2>

<h3>Location: 39 Darrambal Street, Chevron Island QLD 4217</h3>

<h3>Developer: Siera Property Group</h3>

Siera Property Group focused on giving the residents in its debut Gold Coast apartment development, Tapestry on <a href="/developments/chevron-island-qld-4217">Chevron Island</a>, a full suite of facilities on its 22nd level rooftop.

The&nbsp;<a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a>&nbsp;rooftop has&nbsp;700 sqm of amenity and features separate recreation zones for residents to relax, connect and engage in the elevated landscape.

The sculptural tower, designed by the local architecture firm BDA, is crowned by a roof terrace with an infinity pool with views across Surfers Paradise, the ocean, river, and Hinterland.

The rooftop is also home to a private dining space and kitchen, which can be closed off, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.

Tapestry also provides a network-connected private co-working area, ensuring a productive and comfortable work environment.

Tapestry is Siera Property Group's first foray into the Gold Coast apartment market, having had success for several years developing and building in Brisbane's inner ring.

Tapestry will feature 113 apartments on Darrambal Street when it is completed by Siera's in-house building arm in late 2025.

<h2>Project: Orama</h2>

<h3>Location: 12-16 Weemala Street, Chevron Island QLD 4217</h3>

<h3>Developer: Aniko Group</h3>

Everything about <a href="/developers/aniko-group">Aniko Group</a>’s debut Chevron Island apartment development, Orama, has been created with the intent to provide buyers with the best experience and amenities of any project on the market in the precinct.

“<a href="/new-apartments/orama-chevron-island-12-16-weemala-street-chevron-island">Orama</a> will exude luxury, from the quality of each residence to the 550 sqm rooftop recreation area comprising a gymnasium, pool, spa, residents lounge and a host of other amenities,” said Aniko Group Managing Director George Mastrocostas.

Orama's other rooftop amenity level includes a yoga and Pilates room, residents' lounge with indoor and outdoor dining options, barbecue facilities, and a fully equipped business centre.

Once complete, Orama will comprise 102 apartments on Weemala Street and include two-bedroom apartments and a range of three-bedroom skyhomes, offering panoramic views over the central Gold Coast skyline.

The project has been so far popular with local downsizers and interstate migrators and is well on its way to a sellout.

<h2>Project: Esprit</h2>

<h3>Location: 217-227 Boundary Street, Coolangatta QLD 4225</h3>

<h3>Developer: S&amp;S Projects</h3>

S&amp;S Projects' under-construction apartment development <a href="/new-apartments/esprit-217-227-boundary-street-coolangatta">Esprit</a> in Rainbow Bay, is delivering the only rooftop wellness club atop residential apartments.

Club Esprit will span more than 1,100 sqm and will feature every wellness and recreational amenity, dubbed as offering an "elite-athlete standard of physical and mental rejuvenation."

There is set to be a&nbsp;25-metre lap pool and poolside cabanas,&nbsp;a fully equipped gym, a yoga lawn, a private remedial treatment room, an ice bath, an infrared sauna, and steam rooms.

The wellness amenity is balanced by an expansive recreational space, including a children’s lawn with play equipment, a private dining room, private terraces, BBQ areas and an outdoor cinema.

<a href="/developers/ss-projects">S&amp;S Projects</a> is currently progressing ahead with the construction of Esprit, which is expected to be completed by the end of this year.

<h2>Project: Monarch Place</h2>

<h3>Location:&nbsp;61-73 Meron Street, Southport QLD 4215</h3>

<h3>Developer:&nbsp;Azzura Development</h3>

Roberto Badaloitt's&nbsp;<a href="/developers/azzura-development">Azzura</a>&nbsp;Development has also focused its amenity on the rooftop of its latest stage of its $1 billion Southport masterlpan, Imperial Square.

Designed by <a href="/architects/kris-kowalski-architects">Kris Kowalski Architects</a>, <a href="/new-apartments/regal-residences-imperial-square-59-73-meron-street-southport">Monarch Place</a> will introduce the first new retail and commercial tenancies of Imperial Square. Residents of Monarch Place will have access to the Monarch Imperial Club, which includes heated indoor and outdoor pools, a revitalising magnesium pool, a gym, a sauna, a beauty parlour, entertainment rooms, a cinema, a golf simulator, an art studio, library, workshop, bar, and restaurant.

A 1,500 sqm childcare facility will also be available on-site.

There will also be a medical precinct serviced by leading medical specialists and a fully staffed concierge service that will fulfill on-demand yacht charters and helicopter tours to food tours with locally renowned chefs.

Gold Coast apartment developments with the best rooftop amenities

The former Xavier junior school in Brighton is set to become a new housing development, after Sonya Kilkenny MP, Victorian Planning Minister, officially approved the new project by Golden Age Group that was rejected by Bayside Council earlier this year.

The 47 South Road development involves the&nbsp;subdivision of 3.3-hectares at 47 South Road into 14 individual lots, as well as the creation of one super lot. There will be 84 new homes developed across the site.

Damien Hehir,&nbsp;<a href="/developers/golden-age-group">Golden Age Group</a>&nbsp;Development Director, said the development represents a pivotal step forward in providing much-needed housing in Brighton.

"The project will not only enhance the local environment but also contribute to the region’s economic growth and community development.," Hehier said.

Comments from the Advisory Committee Report noted the site "will be sensitively developed and provide an injection of housing into an area that would benefit from opportunities for existing and new residents to potentially downsize”.

The approved plans now include an amendment that provides a new pedestrian path and landscaping to the Hartley Street amenity, responding to the requests from local residents.

"Our vision for 47 South Road is to create a thriving residential community that aligns with the values and needs of Victorians and the local Brighton community," Hehir added.

"We look forward to collaborating with local stakeholders to enhance the neighbourhood and provide outstanding living spaces for future residents.”

Construction is set to commence following final planning and regulatory approvals, with additional details on timelines and development phases to be announced in the coming months.
