Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The City of Sydney has approved the development application for Toohey Miller's new apartment project on Liverpool Street, Darlinghurst.&nbsp;

The development will deliver 14 two and three-bedroom units to the market, marking the second collaboration between Toohey Miller and renowned architectural firm <a href="/architects/woods-bagot">Woods Bagot</a>.

The seven-storey building on a 685 sqm site at 379 Liverpool Street will sit in the heritage-rich environment of <a href="/developments/darlinghurst-nsw-2010">Darlinghurst</a> and will offer panoramic views of the Sydney skyline, including landmarks such as the Harbour Bridge and the Opera House.&nbsp;

The project aims to integrate seamlessly with the architectural character of the area, drawing on the heritage fabric of the surrounding streetscape.

Two apartments will sit across each floor, spanning from 95 sqm to 150 sqm, with the level six apartments benefiting from a private rooftop terrace with a plunge pool and seating.&nbsp;&nbsp;

In keeping with surrounding roof terraces, the proposal celebrates the crowning space with a communal resident’s space, complete with dining and seating space in addition to the covered amenity space across the ground level.&nbsp;

The building palette is derived from the site through native planting, sandstone materiality, and detailing reminiscent of the original buildings that surround it. Dangar Barin Smith is handling the landscaping.

Toohey Miller greenlit for Liverpool Street, Darlinghurst apartment development

Prominent Lower North Shore developer <a href="/developers/winim">WINIM</a> has filed plans for its next project.

It's planning a 42-apartment development in <a href="/new-apartments/lane-cove-nsw-2066">Lane Cove</a>, on a near-3000 sqm site across 1 Gatacre Avenue &amp; 1-5 Allison Avenue, a site they secured in 2021 for around $25 million.

The boutique building designed by <a href="/architects/pbd-architects">PBD Architects</a>, near the border of Artarmon, will replace an old three-level motel.

PBD said in their Design Report submitted to the Lane Cove Council the proposal seeks to sit in harmony with the existing context and also the newer developments that are arising in the nearby area, adding to and not diminishing the existing character.

"The architectural expression of the proposal seeks to find a balance between the existing neighbourhood character and to create a fresh new contemporary development that will bring great comfort, sanctuary and harmony to its occupants and also to the greater community and neighbourhood.

"Massing and façade details are designed to respond to both the desired character of the area and the existing context."

The building will have 44 units, a mix of six one-bed apartments, 18 two and 18 three-bedrooms, and two townhouses.

PBD says the proposal reflects current market demands to typologies and living patterns currently established in the local area.

Future residents will have access to community amenities found on the ground floor in the form of a cinema room and adjoining wine-tasting room. The building will be surrounded by landscaping by <a href="/landscape-architect/arcadia-landscape-architecture">Arcadia</a>.

A few months after launching their luxury Bondi Beach apartment development Mayfair, developer&nbsp;<a href="/developers/fenbury">Fenbury</a> is set to launch a new project on Pittwater.

They've revealed&nbsp;The Moorings, just eight home lots on&nbsp;Winji Jimmi Bay in <a href="/new-apartments/newport-nsw-2106">Newport</a>. Each has their own private and enclosed marina berth that can accomodate vessels between 25 to 30 metres.

Plans for the homes, across a&nbsp;6,000 sqm site at 122 Crescent Road, are by&nbsp;<a href="/interior-designers/scott-carver">Scott Carver</a>.

Land and marina berth prices start from $5.5 million, with prices for the land, marina berth and custom homes starting from around $9 million subject to size and finish.&nbsp;

DCN Group has become the first developer in the Bankstown area to take out Resilience Insurance's Latent Defects Insurance (LDI).

Resilience LDI is a new insurance policy that protects off the plan apartment purchasers for 10 years post-completion of the building, accounting for any structural defects that may occur and covering the costs for buyers.

LDI is obtained by either the developer or builder before construction begins since this insurance covers the entire project lifecycle. It involves a thorough review of plans, specifications, and other documents, along with monthly inspections by independent technical inspectors, extending up to the certification of Practical Completion.

DCN has taken the cover out on their new Bankstown project, The Hoskins, two buildings on Marshall Street with 44 apartments.&nbsp;

DCN Group Managing Director Nadim Saad said getting LDI was a step forward to leading the way.

"As builder-developer company since 1987, we've always stood by our product, and we know what we build is of a high standard. what having LDI does is it tells prospective buyers we are backing ourselves that our product is of high quality and that we're not going to cut and run when the project is finished."

LDI is only offered to developers and builders deemed trustworthy by the insurer, Resilience Insurance. To receive the insurance, the development must pass rigorous and regular assessments by independent technical inspectors SDSS to ensure the quality of the construction is upheld.

DCN was the second developer in Sydney to take out LDI, shortly after Urban Property Group.

"It's a great leap for the industry," Nadim says, with the insurance coming off the back of more accountability that has come in the off the plan development market from the Building Commissioner.&nbsp;

Saad says buyers are starting to become more educated on the off the plan apartment market.

While not yet in market, a prospective purchaser stopped at the site of The Hoskins, at 78-80 Marshall Street, and asked if they were iCIRT-rated and if they had LDI.

"It's not just about buying an apartment off the plan and hoping it gets built to the standard that you're promised. Now there are safeguards in place so that shouldn't happen, and buyers are now&nbsp;starting to understand what developers should have in place to protect their investment."

DCN Group has partnered up with construction consultants and SDSS to oversee the construction process.&nbsp;

<h2>What is Resilience LDI?</h2>

Resilience LDI is the first Latent Defects Insurance policy in Australia. The insurance provides off the plan apartment buyers with a 10-year warranty on their new apartment and the building it's situated in.

The cover is purchased by the property developer/builder (pre-construction) and is designed to protect owners against any immediate or future problems with the structural components of their new property, from leaks to cracks and everything in between.

DCN Group to develop first Bankstown apartment development with Latent Defects Insurance

Developer JDH Capital has had a penchant for Circular Quay in the last few years.

In 2019 the Jean-Dominique Huynh-led group bought the Sirius building in The Rocks, the brutalist building near the Harbour Bridge that was designed by Harry Seidler and built in 1980.

Now they're approaching completion of the internal reconfiguration, they're onto their next project in the area.

Two years ago the group spent $210 million on the Sir Stamford Hotel at <a href="/new-apartments/93-97-macquarie-street-sydney">93-97 Macquarie Street</a>. Over the last two years they've been putting together plans to create a mixed-use building that will befit the location at the tip of Sydney's most historic street.

Now they've finalized the $183 million plans, submitted to the City of Sydney Council this month which will see the 1988-built hotel demolished to make way for a striking 15-level glass tower with commercial, retail, and luxury apartments.

BVN was given the architectural reigns after the jury at the City of Sydney Design Excellence Competition voted unanimously for their design in early 2023.

There had been a concept development application with designs by Kann Finch approved in 2020&nbsp;

BVN said in the Architectural Design Report the proposal has been considered in response to both its pre-colonial and landscape context and within the context of the colonial and contemporary city.

"Consideration of place has included the topography, geology, hydrology, the history of its human occupation and the many contexts that affect the future of this site.

"Its prominent elevated position on a ridge line straddling two bays (Sydney Cove and Farm Cove) gives this site a unique prospect and a sense of permanence in comparison to the changing tidal flats alongside it. The proposal responds and contributes to this context with references to the sandstone escarpments - that for a long time have harboured dwelling - embedded in the aesthetic, material and sculptural qualities of the proposal."

Part of the development of the 1,612 sqm site,&nbsp;which sits in the Macquarie Special Character area defined in the Sydney LEP 2012, will include the restoration of the heritage-listed&nbsp;Health Department Building that dates back to 1896. That was designed by Government architect Walter Liberty Vernon.

"The proposal celebrates the Health Department building- enabling new uses and a new engagement with the city," BVN said.

"Openings and entries in the new building borrow from those in the existing building, particularly along Macquarie Street where the arched form of the Health Department Building entry is re-imagined to mark entry into the carved sandstone podium of the new residential building."

A restaurant will occupy the lowest level of the building, with a cafe to be located on the ground floor. The two levels above will home office suites.

BVN has worked alongside Bates Smart on the apartment layouts and interiors. Winter gardens will extend the living spaces, positioned largely at the building corners of the apartments to maximise views.

The 69 apartments will be spread across 10 residential levels in the new structure.

Proposed are 33 three and four-bedroom apartments, 30 two-bed apartments, five one-beds and a single studio. Level 15 will home a full-floor penthouse.

A communal area will be located on level seven. An indoor resident lounge will open onto a terrace atop the&nbsp;Macquarie Street podium and offer views toward the Royal Botanic Gardens and the Opera House.

There will be a new public outdoor connection that BVN says is a "significant contribution to the city." Landscaping has been handled by Dangar Barin Smith.

Aside from the Sirius building in The Rocks, JDH Capital has also been developing Nautique, the first large-scale apartment development in Rushcutters Bay in well over a decade.

Several lenders offer green home loans to borrowers who buy a property that has sustainable and energy-efficient credentials that satisfy the lender’s sustainability requirements.

Norwest Quarter’s ambitious sustainability measures exceed the standards set out in the new Sustainable Building State Environmental Planning Policy (SEPP), enacted in October 2023. &nbsp;

Norwest Quarter incorporates smart passive design initiatives including high-performance glazing and insulation, the use of light-coloured materials, and building orientation and facades that invite winter sun to penetrate whilst blocking summer sun.&nbsp;

The Norwest Quarter environment has also been designed to minimise the urban heat island effect through substantial replanting of the natural landscape. &nbsp;Other sustainable community initiatives aim to promote nature and biodiversity of local flora and fauna, including communal gardens, productive beehives for enhanced pollination, worm farms, composting and natural landscapes.

Apartment buildings in the Norwest Quarter will feature rooftop solar panels and high-performance, centralised air-conditioning. Apartments will have high-efficiency lighting and appliances, induction cooktops, and electric hot water.&nbsp;

When complete, the Norwest Quarter masterplan will transform over 3.8 hectares of land into a vibrant village for over 2,000 residents who will live amongst 26,000 sqm of green open space. Encompassed within the landscape will be nine residential towers containing 864 apartments, and up to 6,000m2 of space provided for cafes, restaurants, neighbourhood shops and childcare facilities.&nbsp;

Norwest Quarter is located within 400 metres within walking distance of the Norwest Metro Station and the emerging Norwest town centre as well as extensive parklands, pathways and cycleways.

Sydney's residential tower activity remained stable in the first quarter of 2024.

According to the latest RLB Crane Index® for Q1 2024, there were seven fewer residential cranes compared to Q3 2023. There are 251 cranes active across Sydney currently, which is 64 per cent of Sydney's total crane count.

The index, which tracks crane counts as a proxy for construction activity, indicates that New South Wales continues to be a powerhouse in construction, accounting for nearly half of all cranes in the country.

Nationally, the crane count stands at 869, marking the second-highest count in the history of the index. Of these, 540 cranes are engaged in residential projects.

Among the residential projects contributing to Sydney's crane count are <a href="/buildings/viciniti-2-10-cottonwood-crescent-macquarie-park">Viciniti</a> and <a href="/buildings/destination-114-talavera-road-macquarie-park">Destination</a> in <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a> with five cranes, and Deicorp's&nbsp;<a href="/new-apartments/tallawong-village-rouse-hill-shop-30-12-conferta-avenue-tallawong">Tallawong Village</a> with four cranes.

Certain regions across Sydney saw&nbsp;increased crane activity quarter on quarter. The eastern and northern parts of the city experienced a rise in the number of cranes, while the western region recorded a decrease in crane activity.

Inner Sydney (CBD and surrounds) saw the addition of 37 cranes, against the removal of 41 cranes. This brings the total number of cranes to 86 cranes.

There were new cranes added to ICD's <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club redevelopment</a> on Pitt Street, as well as Annandale's <a href="/new-apartments/abbies-lane-8-mccarthy-lane-annandale">Abbie's Lane</a> by <a href="/developers/ceerose">Ceerose</a>. One Circular Quay saw a crane added, as did Greenland's Park Sydney.

Despite being two of Australia's most populated cities, Sydney has 196 more cranes in the sky than <a href="/new-apartments/melbourne-vic">Melbourne</a>, which is contributing to the huge undersupply of new property in the Victorian capital.

Among the residential projects contributing to Sydney's crane count are Viciniti and Destination in Macquarie Park with five cranes, and Deicorp's Tallawong Village with four cranes

Developer Landmark is continuing to push on with its Macquarie Park mega site it bought from Landcom four years ago.

Following the launch of its dual-tower apartment development <a href="/new-apartments/the-macquarie-collection-5-halifax-street-macquarie-park">The Macquarie Collection</a>, <a href="/developers/landmark-group">Landmark</a> has now submitted plans for the next section of the&nbsp;18,463 sqm, four-lot site it acquired from Landcom in 2020.

They've submitted plans to the Ryde City Council for 6,276 sqm of the site&nbsp;at <a href="/new-apartments/3-halifax-street-macquarie-park">3 Halifax Street </a>where they're proposing a 75-metre, 24-level tower with 234 apartments.

Fjcstudio, who designed the tower, said their&nbsp;concept is for a "different type of vertical living."

"Not a conventional tower apartment tower of dark glass but a unique form of vertical living that belongs, drawing on the vernacular and materiality of suburban living, and attracts residents who are drawn to the great beauty of this bushland suburb close to urban and village centre,"&nbsp;Fjcstudio wrote in their Design Report.

"Our proposal is for slim figural towers in earthy clay and brick tones suspended above the existing landscape setting. It is a concept drawn from the landscape and bushland dwelling heritage of North Ryde and Northern Sydney, abstracted and interpreted into human-scaled groupings of vertical community dwelling."

They said the heart of the design is&nbsp;an approach to create homes where healthy ecological living and a connection to the environment and landscape are intertwined.

"The strong connection with local nature provides exceptional environments that embrace and enrich health and wellness. Our sustainability objective is to consider a building which is resilient and healthy and will be adaptable to the consequences of the changing climate.

Two main communal areas are offered, the entry garden and arrival space and the 445 sqm podium rooftop garden that will be extensively landscaped.

At the time of the purchase of the 1.8-hectare site, Landmark Group&nbsp;Head of Development, Joseph Scuderi, said they were attracted to it because they saw it as a fantastic opportunity to be able to provide the market with a high-quality residential product, at an affordable price point, in an area that will require greater supply.

“Landmark Group will be able to leverage off the many improvements to the Lachlan’s Line precinct already delivered by Landcom, including all lead infrastructure and services, high-quality public domain spaces, completed regional road infrastructure and the Lachlan’s Line ‘helix’ pedestrian and cycle bridge,” Scuderi said.

“The precinct will become a vibrant community close to the city, providing jobs and sought-after amenities.
