<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The building has been designed with setbacks and articulation intended to transition between the commercial intensity of Maroubra Junction and the surrounding lower-scale residential neighbourhoods. Communal open space is proposed on level one, while upper-level apartments would secure views towards Port Botany, Maroubra Beach and Sydney’s eastern suburbs.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Stockland and Homes NSW have already commenced the first stage of resident relocations, with some tenants moved into newly completed homes at Waterloo Metro Quarter and the Boronia development nearby.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Deicorp&nbsp;has revealed its plans for the largest stage in Castle Hill's $3 billion Showground Precinct.

They've filed a state significant development for a seven-building masterplan which will bring a further 873 apartments to the burgeoning district.

<a href="/developers/deicorp">Deicorp</a> is leading the charge in the Hills District, with <a href="/new-apartments/the-ashford-castle-hill-25-ashford-avenue-castle-hill">The Ashford</a> and <a href="/new-apartments/hills-showground-village-castle-hill-2-mandala-parade-castle-hill">Hills Showground Village</a> well underway in <a href="/new-apartments/castle-hill-nsw-2154">Castle Hill</a> and <a href="/new-apartments/tallawong-village-rouse-hill-shop-30-12-conferta-avenue-tallawong">Tallawong Village</a> in the neighbouring Rouse Hill.

Deicorp picked up the 2.73-hectare site at 3 Andalusian Way, Castle Hill, next to the Hills Showground Station, in late 2023 and have had Turner Studio design the seven buildings which will include a 3,200 sqm public park.&nbsp;

Deicorp reveals plans for biggest stage in the Hills Showground Precinct

The first stage of Willoughby Grounds, the new Willoughby apartment development by&nbsp;First Quadrant Properties&nbsp;and&nbsp;Qualitas, is fast approaching sellout.

All of the one and two-bedroom apartments have been snapped up in the first building, Fleming, which was designed to pay homage to the tanneries from the 1800s.

All five of the buildings in&nbsp;<a href="/new-apartments/willoughby-grounds-5-walter-street-willoughby">Willoughby Grounds</a>&nbsp;have been designed to reflect Willoughby's industrial past. Future stages will have buildings that recognise&nbsp;pottery, blacksmiths, logging and brickworks.&nbsp;

Leading Australian integrated property development group, Aqualand, has released the inspiration behind the highly-curated interior design of the most luxurious penthouses currently available in North Sydney.

“Ultimately there’s a softness and contrast to the marbles with a softness to the veneers and detailing that is quite expressive, which is much more in line with how we would detail a bespoke single residence. This makes it so different to what a property developer would normally deliver."

International developer Third.i is continuing its boutique push in Sydney's harbourside with its latest project.

The 594 sqm site, currently home to an eight-level, concrete apartment building, sits at the corner of Bayswater Road and Ward avenue, on the border of <a href="/new-apartments/potts-point-nsw-2011">Potts Point</a> and Rushcutters.

Woods Bagot said the location presents an "outstanding opportunity to merge the development's rich Art Deco heritage with its natural surroundings, creating a harmonious blend of historical charm and modern amenities."

"Our design has aims to respond to its context in multiple ways: considering its precolonial history, responding to the surrounding built environment, considering site-specific opportunities, enhancing its streetscape, and addressing privacy and sustainability," Woods Bagot noted in their Design Statement.

"Designed with sensitivity to its natural and historical context, the proposed development draws inspiration from the rushes that once characterised the area, paying homage to its precolonial history."

Woods Bagot said it's evident in the treatment of the&nbsp;façade elements, the integration of water as a design element, and the use of native species for planting.

"The design also references the architectural motifs of nearby Art Deco buildings, incorporating key moves such as the horizontal band expression with vertical accents, the use of clear geometric shapes, marking the entries and using brickwork as a primary material."

The 12 apartments will sit across six levels and above two basement levels with 14 parking spaces, accessed by a car lift.

The two retail tenancies will front Bayswater Road.

Each apartment spans half a floor and starts from 121 sqm. They get larger further up the building, more like 140 sqm. Each unit has a balcony, at least 50 sqm, which will have a built-in spa.

There are two three-level penthouses, taking up three half-floors. The first level will be the main living space, which will have an additional butler's pantry in the kitchen and a multi-purpose room compared to the apartments below.

The second level will home the three bedrooms, the master with a balcony, and the private rooftop will be split down the middle, with each penthouse having a long plunge pool, outdoor kitchen, and alfresco space.

There is some space on the roof reserved for the whole building. That will have two alfresco dining spaces.

Woods Bagot said the proposed development places a deliberate emphasis on offering a range of apartment types tailored to meet the diverse needs of potential residents.

The plans come just a few months before the expected completion of <a href="/new-apartments/nautique-rushcutters-bay-100-bayswater-road-rushcutters-bay">Nautique</a> in <a href="/new-apartments/rushcutters-bay-nsw-2011">Rushcutters Bay</a>, the suburb's first major&nbsp;apartment development in over 13 years.

Nautique, which is being developed by JDH Capital, is a redevelopment of the former Vibe Hotel near Rushcutters Bay Park.

National developer Landream has secured Stage 2 development approval from the City of Sydney Council for their $330 million Wattle Street project in Pyrmont.

<a href="/developers/landream">Landream</a> secured the 12,381 sqm site at 14-26 Wattle Street in 2021, previously known as Saunders Quarry and later as the City of <a href="/new-apartments/sydney-nsw">Sydney</a> Council depot.

The <a href="/developments/pyrmont-nsw-2009">Pyrmont</a>&nbsp;project is ready to take advantage of the $750 million of the Sydney Fish Markets at Blackwattle Bay, which following the redevelopment will create a major food and dining precinct for the area, just a stone's throw away from Wattle Street.

BVN's Design Statement, part of the extensive submission to the City of Sydney Council, said 14-26 Wattle Street is located in the Innovation Corridor of the Sydney Harbour CBD, a unique precinct in the city that is undergoing rapid transformation.

"Capitalising on its easy access to Pyrmont, Blackwattle Bay, the Fish Market, Darling Harbour and the central CBD Precinct, it is set to become a sought-after destination with a strong focus on connecting Pyrmont to the Sydney CBD. The work/live industrial history of Pyrmont and Ultimo is still evident in the urban fabric."

Ever-present Sydney developer <a href="/developers/deicorp">Deicorp</a> is a step closer to realising its next apartment project.

Following a rigorous Design Competition, something which the City of Sydney make mandatory for large projects within the City of Sydney local government area, renowned architectural firms <a href="/architects/candalepas-associates">Candalepas Associates</a> and <a href="/architects/fk-australia">Fender Katsalidis</a> will lead the design efforts for the landmark development on Joynton Avenue in <a href="/new-apartments/zetland-nsw-2017">Zetland</a>.

Deicorp's pipeline for the area now stands at over 1,300 apartments.

The zoning of the Joynton Avenue site allows for a mixed-use development, encompassing a gross floor area of about 55,000 sqm with buildings ranging from 28 to 50 metres in height.

Burgeoning Sydney developer Top Spring&nbsp;Australia has revealed the next stage of its parkside St Leonards masterplan, The Newlands.
