High-end retailer Cult Design has signed up to take all of the commercial space, and a large section of the retail space, on the street-level of the upcoming new Fitzroy apartment development, Fitzroy Fitzroy.

Cult Design, which offers&nbsp;premium&nbsp;furniture, lighting and objects from iconic international and local brands, will also furnish the communal areas of the project with Cult’s brands, as well as Cultivate — Cult’s in-house sustainability program that provides buyback, refurbishment, and recycling services — a program that aligns with the project’s efforts to restore and preserve the heritage aspects of the building. Current and future residents will also have the option to purchase a turnkey furnished solution curated by Cult.

Cult has taken&nbsp;the entirety of the project's commercial space, and two of the three retail lots, which will form Cult's new HQ and flagship showroom.&nbsp;

In a further commitment to the building, Cult Design Founder Richard Munao has also bought one of the five terrace homes in the project. DKO’s Director of Interiors &amp; Design Lead for the project, Michael Drescher, has also bought an apartment in the building. The sales highlight the deep alignment between the project’s architectural intent and its growing community of discerning owner-occupiers, including the collaborators themselves.

One such purchaser is Michael Drescher, DKO’s design lead on the project, who purchased a three-bedroom apartment.

“I knew the site well, it’s a pocket of Fitzroy I’ve always admired, but it was through designing the interiors and meeting future residents 
that I knew this was a place we could truly call home,” Drescher said.

“I sensed early on that the building would foster a strong sense of community, and that feeling came to life during one of the purchaser events — everyone had the chance to meet their future neighbours, but it felt more like a gathering of old friends coming together.

“At DKO, we invested considerable time in crafting each floor plan with care. From the outset, we anticipated strong interest from owner-occupiers and particularly those already living in the area. The apartment we purchased was always one of my favourite floor plans in the project."

Cult Design takes commercial and retail space at Fitzroy Fitzroy as founder buys into project

The prolonged growth in the Brisbane unit market is becoming quite remarkable.

Unit values rose another 1.1 per cent in July, according to Cotality's latest Home Value Index. They are now over 10 per cent up over the last 12 months, and making it the best performing capital city unit market in the country, just head of Perth and Adelaide. Over the same period, Sydney unit values have seen now growth, and Melbourne units have decline 0.8 per cent.

What makes the continued growth in 2025 remarkable is how well the unit market is performing after 2024, when it grew by over 16 per cent, growth not seen over a calendar year since the 1980s.

The median unit value in Brisbane is now $727,000, the second most expensive capital city unit market in the country, only behind Sydney's $868,000 median.

With strong fundamentals including low supply, growing consumer confidence, rate cut tailwinds, and the anticipation building for the 2032 Summer Olympics, there's no suggestion Brisbane’s unit market won't continue to see strong growth.

<h2>What happened in Brisbane’s off the plan apartment market in July?</h2>

Developers are looking at any opportunity to get into the Brisbane apartment market.

Veteran builder John Kearney, who runs the successful development company Immerse Projects on the Gold Coast, secured a site in Toowong for his debut Brisbane apartment development.

It’s a location filled with nostalgia for Kearney, who studied at the nearby University of Queensland.

"It feels like a full circle moment," Kearney told Apartments.com.au.

“I spent many nights at the Regatta Hotel just down the road — as have most people in Brisbane. It’s one of the city’s most well-known hotels, and with several cafes, restaurants, and a CityCat stop nearby, it’s become an even more attractive place to live.”

He also noted the opportunity to take advantage of significant view corridors from the new development site: across Toowong Memorial Park, north to the city, and east along the Brisbane River.

National developer Fortis has also been in acquisition mode, filing for two new apartment developments in Hamilton and New Farm.

They are seeking to develop a boutique block of 12 on Hamilton's Racecourse Road (below), and 74 apartments on New Farm's dress circle Bowen Terrace.

More apartments are coming to West End, with Zen Group securing approval for a 200 climate-responsive apartments on <a href="https://www.apartments.com.au/new-apartments/24-duncan-street-west-end-qld-4101">Duncan Street</a>.

The two 17-storey towers will have a mix of one-, two-, and three-bedroom apartments.

City Beat July 2025: Brisbane's supercharged unit market continues to boom

There’s no sign of Palm Beach’s development boom slowing down.

Local developer Chippendale Group — which welcomed buyers to its Eva on Tenth project late last year — is now moving ahead with its next venture, Elise.

Similar in scale to Eva, <a href="https://www.urban.com.au/new-apartments/elise-1425-1427-gold-coast-highway-palm-beach-qld-4221">Elise</a> will deliver 47 two-bedroom apartments, several with multipurpose rooms and dedicated study spaces. The project occupies a 1,230 sqm site at 1425–1427 Gold Coast Highway, with dual frontage to Twenty Fifth Avenue.&nbsp;It is on the prized eastern side of the Gold Coast Highway, 55m to the sand.

Chippendale Group, led by&nbsp;fifth-generation family member and local businessman Daniel&nbsp;Chippendale, appointed BDA again to design Elise.

They noted in their submission to the Gold Coast City Council that the design "prioritises visual permeability and climatic performance to create a liveable residential outcome in a prominent beachfront location”.

The nine-level building will also home two swimming pools on the ground level, a gym with a sauna, and a resident lounge with dining space, kitchen, and barbecue area.&nbsp;

Palm Beach is going through another wave of development. The quiet suburb became one of the most in demand suburbs in the country in 2020 and 2021 during the onset of COVID-19, with both developers and buyers scrambling to get into the market.

Those developments have since been delivered and settled - and now there's a new wave of projects coming through.

First Look: Chippendale plots new Palm Beach apartment development after completing EVA Tenth Avenue

Frankston City Council has approved planning application for Pace Development Group's $91 million development at the cinematic location of 438-444 Nepean Highway Frankston.

The former home of Frankston Cinemas will be transformed into a 14 storey mixed-use building with views of the bay.

Pace’s approved plans include 144 apartments, one shop, two hospitality spaces, a wellness centre, gym, plus 202 car parking spaces across three basement levels accessed from Nepean Highway. Works are due to commence early 2026 for completion in early 2030. The site has been derelict for over a decade, following the closure of the Frankston Cinema in March 2014.

There are currently seven approved private sector mixed-use developments in Frankston’s city centre. Urban DC’s Harbour Frankston commenced construction in May 2025, after their first project, Horizon Frankston, broke records as Victoria’s fastest selling development back in 2023/24.

Pre-sales on both developments identify enormous local demand for a diversity of housing including the premium market, and more options for downsizers.

Frankston City Mayor Kris Bolam JP says the transformation to the urban beautification, local economy, vibrancy and overall reputation from these award-winning developers and architects is going to be "insurmountable."

"When you look at the current list of approved and recently completed projects, Frankston City has a $506 million price tag of private development! Not to mention the additional 770 residential dwellings that will contribute to our housing targets,"&nbsp;Bolam says.

"Every visitor daring to pass through Frankston will have a changed perception of our City, every investor will understand the sheer magnitude of opportunity, every business will realise the potential, and every resident will proudly know that Frankston City is experiencing the most exciting trajectory in decades. There is no doubt that the next evolution of Frankston City will exceed everyone’s wildest expectations.”

Pace Development Group’s original proposal was not supported by Council in April 2023 and ultimately rejected by the Victorian Civil and Administrative Tribunal&nbsp;(VCAT) in July 2024. However once the Victorian Planning Minister had approved implementation of Council’s Frankston Metropolitan Activity Centre (FMAC) Structure Plan into the Frankston Planning Scheme in April 2025, Pace was able to work with Council to satisfactorily address any concerns and align plans accordingly.

Shane Wilkinson, Managing Director of Pace Development Group, said the permit approval was incredibly exciting both for the project at 438-444 Nepean Highway and for Frankston's broader transformation.

"Frankston is on the cusp of major change thanks to the forward-thinking vision of the Frankston City Council," Wilkinson says.

The FMAC Structure Plan, which provides critical clear direction on a number of criteria including land use, building design, housing and accommodation, is just one of several initiatives designed by Council to encourage, guide and support development applications. Council’s 2025-2026 Annual Budget includes a new differential rate to encourage the development of vacant and land-banked properties in Frankston’s city centre.

Vacant properties within the Frankston Metropolitan Activity Centre and along the Nepean Highway now attract a differential rate three times higher than the general rate, a measure designed to&nbsp;prevent land-banking and drive much needed investment into housing and commercial projects.

Council is also developing a streamlined application assessment timeframe for major developments that recognises the need for faster processing and review timeframes for larger projects, whilst still maintaining robust assessment standards.

Pace Development Group greenlit for 144 apartments in booming Frankston

As Melbourne eyes a net-zero future by 2035, developer Milieu is getting well ahead of the curve. Its new Malvern and Brunswick developments are fossil fuel–free, achieving an average 7-star and 7.5-star NatHERS rating through inclusions like solar photovoltaic systems, high levels of insulation, and passive design that encourages cross-flow ventilation.

Milieu’s largest project to date puts sustainability at the forefront and provides an opportunity to trial new initiatives—particularly in landscaping—thanks to the project’s scale and its unrepeatable, near-1.2-hectare block neighbouring the 140-year-old, heritage-listed Rippon Lea Estate.

Water efficiency is another key feature. Rainwater harvesting tanks will irrigate the landscape, reducing reliance on freshwater and easing pressure on Melbourne’s stormwater system. High WELS-rated tapware and fixtures will further minimise water waste.

A multi-waste stream system will promote recycling and efficient waste separation for recyclables, general waste, and green waste. Car parking areas will include infrastructure for electric vehicle (EV) chargers, supporting the transition to sustainable transport.

Milieu champions sustainability at Elsternwick Gardens

Developments plans continue to pour in in the Sydney CBD.

While there's been skyscrapers sought and approved across the city in recent months, the latest plans are more boutique.&nbsp;

SLD Development has filed for a $30 million mixed-use building on a near-800 sqm site at 768-772 George Street, on the corner of Rawson Place, in Haymarket.

The adaptive reuse plans will see the heritage-listed GIO Building, built in the 1930s, redeveloped and incorporated into the new structure. It was designed in the "Inter-War Chicagoesque style", and has been subject to extensive internal alterations over time.

<a href="https://www.apartments.com.au/architects/dickson-rothschild">Dickson Rothschild</a>&nbsp;has designed the new building, which will rise as high at 14 storeys. There will be an 83-room hotel across the first seven levels, behind the retained heritage facade, and a rooftop bar for hotel guest.

Above the hotel will be an additional six-storey structure, with 30 one-, two-, and three-bedroom apartments.

The ground floor would be activated by two food and drink premises, supported by shared building services including a loading dock, plant, waste facilities, and end-of-trip amenities located in the basement.

According to the Urban Design Report, the design strategy centres on reinstating the heritage building’s prominence at this corner location, improving the public interface along George and Barlow Streets, and introducing finer-grained ground-level activation.&nbsp;

The new upper form is set back to respect the existing street wall, while providing a scale transition to taller nearby developments envisaged under the Central Precinct Renewal and Haymarket–Chinatown Public Domain plans.

The George and Barlow Street elevations, identified as the most significant heritage elements, would be retained, while less-significant facades to Parker Lane and the northern boundary would be adapted to suit the new program.

SLD Development was founded in 2015 and has developments in Killara, Kogarah, Sutherland, and Castle Hill.&nbsp;

They noted on their website that the Haymarket development is "set to redefine luxury living in the heart of Sydney."

"This prestigious project will feature an exquisite blend of a luxury hotel and premium residential apartments, offering unparalleled comfort and sophistication. Ideally located on George Street, this development enjoys high pedestrian exposure and provides seamless access to the best of the city."

The latest plans joins several major announcements in the last few months. Lendlease has sought to <a href="https://www.apartments.com.au/news/nsw/lendlease-buys-approved-liverpool-st-hyde-park-development-site-on-sydney-cbd-fringe">develop around 200 apartments on Hyde Park</a>, while Charter Hall has been given approval to develop <a href="https://www.apartments.com.au/news/nsw/city-of-sydney-backs-charter-hall-s-925m-hyde-park-tower">its Hyde Park tower</a>.

First look: Apartment and hotel plans proposed for Haymarket’s heritage-listed GIO Building

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a>&nbsp;has kicked off construction at its new Edmondson Park masterplan, Chapter Place, a mixed0use residential and retail precinct that will bring up to 1,900 new homes to Sydney's thriving south west.

The ground was broken for the first 43, three-level terraces in the development, which will be completed within 12 months.

It is the first of Chapter Place’s five sites to be developed across 51,634 sqm. Located just 800 metres from Edmondson Park Station, an estimated 4,700 residents will call the $1.5 billion development home by mid-2030. &nbsp;

Urban CEO Patrick Elias said the precinct marked a new chapter in high-quality residential development for the region.&nbsp;

Liverpool Mayor Ned Mannoun welcomed the new development in the booming South West.&nbsp;

Chapter Place showcases a range of innovative sustainability initiatives. In collaboration with Austral Bricks, Urban has created a custom brick produced just 22 kilometres from the site and incorporating 21 per cent recycled content. Carbon-neutral bricks will be used &nbsp;throughout the construction of Chapter Place apartments, reflecting a strong commitment to &nbsp;environmentally responsible design.&nbsp;

Other sustainability features include energy-efficient, fully electric appliances with maximum &nbsp;Energy Star ratings and solar battery storage to meet household operational energy needs. &nbsp;

Chapter Place follows Urban’s delivery of The Halston at North Strathfield, the first residential project to be completed under the NSW Government’s new affordable housing policy, which opened in June this year.&nbsp;

The delivery of one of Sydney’s most significant urban renewal projects has taken a major step forward, with Metrics Credit Partners (Metrics) and leading developer Deicorp announcing a joint venture on the $1.8 billion Kings Bay Village development in Five Dock.

The State Significant Development, known as Kings Bay Village, will transform underutilised land into a vibrant new mixed-use precinct comprising 1,185 new homes — including 218 affordable dwellings for essential workers — along with 6,500 sqm of public open space, and 14,700 sqm of retail and commercial offerings.

Early works are due to commence in September following settlement of the three-hectare site at 129-154 Parramatta Road and will take approximately 40 months to complete.

Metrics has now partnered with Deicorp on 12 Sydney-based projects including in Castle Hill, Rouse Hill, Petersham and Rockdale.

Prominent Bondi developer RnB Property Group is making its mark in Byron.

The developer, who is currently delivering boutique developments Mangata and Allara in Vaucluse, has filed for a boutique shoptop development on Byron Bay's dress circle Marvell Street.

The near $11 million plans, for an amalgamated site across 5 Marvell Lane and 8 Marvell Street, will see 10 three-bedroom apartments developed across a four-level building, above two ground floor retail spaces and basement parking, accessed from Marvell Lane.

SRH’s architectural plans indicate a contemporary façade treatment with varied setbacks to address both Marvell Street and Marvell Lane frontages.&nbsp;

Landscaped common areas are proposed, including 134 sqm of gardens, while deep planting is incorporated to improve the interface with surrounding properties.

BASIX commitments show the project exceeding NSW sustainability targets, achieving a water score of 49 against the target of 40, and an energy score of 61 over the target of 60. All apartments have been designed to achieve compliance with thermal performance standards.

The development would involve the demolition of a single storey cottage on the site.

RNB Property Group has developed across Sydney's affluent eastern suburbs for decades. They met with the Byron Bay Council prior to the recent submission. They only received one written submission from locals, who requested a redesign of the building to respond more&nbsp;to the local context through form, material palette and native landscaping.

Changes to aspects of the design have been undertaken in response to the feedback.

“What really inspired our vision for Fitzroy Fitzroy was to create almost a sculpture that could sit on the actual heritage base itself,” says Koos de Keijzer, Founder and Principal at DKO.&nbsp;

The design team shaped the western side of the nine-storey building into a chamfer, opening interiors to light and views while defining the building’s distinctive form.

Inside, DKO crafted flexible layouts to encourage residents to live their own way.

“We really wanted to create something which people have an individual say on how they live,” says Michael Drescher, DKO's Interior Design Director.

Kitchens feature two contrasting stones, a durable surface at the cooktop and a natural stone island, with abundant storage and built-in banquet seating to encourage shared meals and socialising.&nbsp;

Bathrooms carry the same stone for a cohesive aesthetic, informed by hotel design cues to create “a high level of glamorous” while remaining highly functional.

Fitzroy Fitzroy: Designed by locals, rooted in place

A shift away from Sydney’s industrial past has left parts of the inner south defined by contrast, brick warehouses repurposed into dining precincts, former factory streets softened by landscaping and pedestrian activity.

Rosebery is one of those suburbs. Over the past decade, it has undergone significant gentrification, anchored by The Cannery, which has helped reposition the area as one of the inner city’s most sought-after lifestyle pockets.

What hasn’t kept pace with that transformation is new residential supply, which has remained relatively limited. Builder-developer Deicorp identified that gap early, securing a site in 2019 and delivering what is now one of the suburb’s most architecturally distinctive developments.

To realise the vision, Deicorp engaged Candalepas Associates to design The Rothschild, a project that is immediately recognisable from the street.

Completed in 2025, The Rothschild comprises two buildings across Rothschild and Mentmore Avenues, delivering 176 apartments. The development replaces a former industrial site, retaining a material and structural dialogue with its past while introducing a more resolved residential framework. The scale is deliberate but not monolithic, broken into forms that engage both street frontages, with retail at ground level and two levels of basement parking below.

From the street, the architectural intent is clear. Off-form concrete columns run through the façade, establishing a repeated structural rhythm that gives the building its visual weight. These are paired with deep-set arches and sections of exposed brickwork, creating a layered elevation that reads less like a typical apartment block and more like a reinterpretation of industrial architecture.

The material palette is intentionally restrained, with concrete left exposed and brick used to define mass rather than decoration. The result is a building that stands out through proportion and repetition, rather than height or glazing.

This approach continues internally. A central landscaped courtyard sits between the two buildings, anchored by an olive grove that acts as both a visual and spatial focal point. Rather than functioning as residual space, the courtyard is designed as a shared ground plane, where circulation paths, seating areas and planting come together to create a usable communal environment. Its positioning allows natural light to penetrate deep into the site while maintaining separation between residences.

Within the apartments, the planning follows a clear and functional logic. Entry points lead directly into open-plan living areas, with kitchens positioned as central elements alongside dining and lounge spaces. These zones extend to balconies or external openings, maintaining a visual connection to either the courtyard or the street.

Kitchens prioritise practicality, with generous bench space, ample storage and European appliances configured for everyday use. Bedrooms are typically set back from the main living areas, creating quieter zones within each residence, with separation achieved through layout rather than material change. Bathrooms are compact but efficient, incorporating mirrored cabinetry and integrated storage to maximise space. Across all residences, the emphasis is on clarity of movement and functional planning.

At ground level, retail and hospitality uses extend the building’s presence beyond its residential function. A café or restaurant space, alongside communal amenities such as a music room and rooftop areas, positions the development as part of a broader urban network rather than a standalone project. These shared spaces reinforce a lifestyle where the building operates as an extension of the surrounding neighbourhood.

Rosebery’s proximity to Green Square, The Cannery and nearby parklands supports this model of living, where much of daily life is within walking distance. The Rothschild sits comfortably within that network, contributing to the streetscape through its distinctive architecture, while internally organising space around light, structure and communal use.

The Rothschild is now complete and ready to move in, with limited residences remaining.

The Rothschild reinterprets Rosebery’s industrial DNA into residential form

KTQ has unveiled&nbsp;<a href="https://www.apartments.com.au/new-apartments/casilia-16-marine-parade-coolangatta-qld-4225">Casilia</a>, the final residential release within the Kirra Point precinct which really kicked off the boom in the area back in 2019.

“Developments of this calibre are very rare in the Hills District, and Lily Lane’s sales success demonstrates the depth of demand for over-sized apartments that genuinely compete with freestanding homes," Schulze says.

Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention back to the beach.

The developer, started 20 years ago by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success at Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms, whilst remaining compliant with the LMR controls.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

The design of the building incorporates a wave-like indentation running through the façade, referencing the nearby coastline and anchoring the building within its local context.

The&nbsp;Design Verification Statement says careful consideration has been given to the articulation of the building, ensuring the bulk is broken down to a more human scale through a defined four-storey podium."

The scheme includes a mix of one-, two- and three-bedroom apartments, as well as a full-time building manager's office and wellness facilities including a sauna and a gym.

“The design ensures a high level of amenity, with apartments offering generous private open space, many with expansive views, and all with comfortable proportions."
