Opportunities to secure new townhouses in Brighton remain tightly held, particularly as demand from downsizers and local buyers continues to outpace supply of low-maintenance homes with outdoor space.

That imbalance is playing out at Veil Brighton, where several of the nine residences have already been secured ahead of completion, reflecting sustained interest in boutique, design-led housing in the bayside suburb.

To continue its strong sales momentum, developer JL Place has introduced a one-off stamp duty contribution for the next purchaser, with savings of up to $65,000 offered via a purchase price adjustment. When combined with applicable off-the-plan concessions from the VIC Government which are set to expire in October, total savings could reach as much as $131,000, depending on buyer eligibility.

The incentive follows earlier initiatives at Veil, including a five per cent deposit structure aimed at improving buyer accessibility in a market where upfront costs remain a barrier for some purchasers.

Located at 17 Rooding Street, Veil is a collection of just nine two and three-bedroom townhouses, a relatively rare typology in a suburb still dominated by standalone homes.

Each residence is arranged across two levels and anchored by a generous private courtyard, bringing natural light deep into the interiors while maintaining a sense of privacy from the street. Several homes also include ground-floor bedrooms or flexible study spaces, supporting longer-term adaptability.

Designed by Schmidt & Pang, the development adopts a restrained architectural approach, presenting as a single cohesive residence from the street rather than a conventional multi-dwelling project. Layered landscaping by John Patrick Landscape Architects softens the built form and reinforces the project’s focus on integration within its residential context.

Interiors favour durable, natural materials suited to owner-occupier living, with oak flooring, grey-toned tiles, natural stone surfaces, and brushed nickel finishes throughout. Kitchens are fitted with Miele appliances and stone benchtops, while several homes include ground-floor bedrooms or flexible study spaces to support changing household needs.

Sustainability has also informed the design, with each townhouse targeting a six-star energy rating through features such as double glazing, natural ventilation, and high-grade insulation.

Townhouses account for just over 20 per cent of Brighton’s housing mix, yet they continue to attract strong interest from buyers seeking to remain in the suburb without the upkeep of a larger home. Developments like Veil respond to that demand by combining scale, privacy, and outdoor space in a lower-maintenance format.

Positioned close to Brighton’s beaches, retail precincts, and North Brighton Station, the project places future residents within easy reach of both lifestyle amenity and city connections.

Construction is underway, with completion expected in late 2026.
