Corner House in Stones Corner has entered its final release phase, bringing renewed focus to a specific segment of the development: two-bedroom, two-bathroom residences with a multi-purpose room (MPR). 

Positioned for buyers seeking the functionality of a larger home without committing to a full three-bedroom layout, these apartments reflect a design approach centred on adaptability, internal flow, and long-term liveability.

Developed by DeMartini Fletcher and designed by Ellivo Architects, Corner House is a boutique project of 88 apartments across 11 levels, currently under construction with completion expected in early 2028. The development includes a mix of one, two, and three-bedroom residences, with pricing starting from $880,000. 

Located on the corner of Montague and Stoneham Streets, the building integrates a retained red-brick base with upper levels that step back into curved balconies, maintaining a scale consistent with the surrounding neighbourhood while introducing a contemporary edge.  

The final release centres on two-bedroom residences with a multi-purpose room configuration, where the additional room is designed to function as a genuine extension of the living environment rather than a secondary, undersized space. 

Depending on the resident’s needs, the MPR can operate as a home office, guest room, media space or hobby area, offering a level of flexibility that aligns with both working-from-home patterns and downsizer requirements. 

The layout strategy also extends to the bathrooms, where buyers can opt for either two private ensuites or an ensuite paired with a separate guest bathroom.

“What we were hearing from buyers was that they really valued the flexibility of the multipurpose room, but many were also looking for the privacy of two full ensuites,” says Brett Jackson, Sales Director at Slaite Project Marketing

“The Type 2E layout allowed us to introduce that option while still retaining the ability to configure the space with a separate guest bathroom if that better suited their lifestyle.” 

This emphasis on adaptability sits within a broader design framework that prioritises usable space and internal consistency. Apartments are planned with open living zones that extend directly onto wraparound balconies via flush floor transitions, improving both circulation and the perception of space. Kitchens are positioned as central, functional hubs, fitted with integrated Kleenmaid appliances, including double refrigeration, and supported by substantial storage concealed within cabinetry.  

Across the building, orientation and ventilation have been carefully considered. Living areas and bedrooms are positioned to capture natural light and cross-breezes, while planter boxes between balconies act as green buffers to manage privacy without enclosing the outlook. The result is a series of apartments that balance openness with separation, particularly important in layouts where the MPR introduces an additional zone of activity.

Ellivo Architects emphasised the importance of planning for how residents move through and use their homes on a daily basis. “What sets Corner House apart is definitely our generous floor plates and areas,” says architect Lisa Schiffermuller. 

“We’re really proud of the fact that we like to consider the end user in every detail of our design… what are they greeted with, what do they see when they walk in their front door?” 

Beyond the apartments, the rooftop has been designed as a continuation of the living environment rather than a standalone amenity. It includes a pool, spa, sauna, ice bath, gym, yoga lawn, and communal herb garden, arranged across multiple zones to support both social and quieter uses. These shared spaces align with the project’s focus on owner-occupiers, particularly those transitioning from larger homes who still value access to outdoor space and lifestyle facilities.

The project’s location reinforces this positioning. Stones Corner has evolved into a tightly held inner-south Brisbane pocket, with a Walk Score of 95 placing it firmly in “walker’s paradise” territory. 

Everyday amenities, including cafés, grocers, and specialty retailers, are concentrated within a short walk, while Hanlon Park, just 500 metres away, provides a substantial green corridor with walking and cycling paths. 

Rail and bus connections offer sub-15-minute access to the CBD, making the area particularly appealing to professionals working in nearby hospitals, universities, and the city.

For DeMartini Fletcher, this combination of walkability and design-led apartments is intentional. “We generally focus on areas with a high livability aspect… that whole downsizer, empty nester walkability aspect to our locations is what we’re focusing on,” says Development Director John Lunney. “The design and quality that we put in place is predominantly for the owner occupier.” 

Construction at Corner House is now underway, with the project on track for completion in early 2028 and more than 75 per cent of residences already sold.
