Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Two years after securing the former Brighton Savoy Hotel at 150 Esplanade, developer Primeland has revealed what it intends to do with it.

The $25 million plans are for a luxury apartment development that will replace the 1900's built hotel that was first a private residence before becoming a hotel in 1959.

The 3,386 sqm corner site at 150 Esplanade, opposite the famous beach, had been owned by the Lee family for 55 years before it was&nbsp;acquired by <a href="/developers/primeland">Primeland</a> as part of its growing $1 billion portfolio which includes assets across hotel, residential, and mixed-use sectors.

The plans by Toorak-based Kennon Architects are for two separate three-level buildings with 14 luxury apartments.

Just five apartments will sit in the northern building, and nine in the southern structure.

Prices are expected to range between $5 million to $20 million for the two, three and four-bedroom apartments that will span anywhere between 178 sqm and 475 sqm. Penthouses will feature private rooftop gardens and expansive bay views, complementing the site’s proximity to the iconic Brighton Bathing Boxes.

The development will incorporate a series of high-end inclusions for residents, like valet parking for the 40 parking spaces,&nbsp;a concierge, a gym, an onsen, a catering kitchen, and a reflection pool.&nbsp;

The landscape design focuses on native and indigenous plantings, while the buildings will feature a contemporary architectural style, using materials such as polished plaster, tonal concrete, custom brickwork, and extensive glazing.&nbsp;

The Town Planning Report by Squareback said the proposed design response "is considered to be of a high architectural standard and will positively contribute to the character of the area."

Sustainable measures will include a 6.5-star NatHERS rating, solar panels, and energy-efficient systems.

Primeland chairman Robert Brij said the acquisition of the Savoy Hotel underpinned the developer’s strategic focus on the ultra-luxury residential sector, a sector largely unaffected by macroeconomic trends.&nbsp;

“This site is a prime jewel in the crown of Brighton; the fact that it has only transacted once in 55 years underpins its rarity and location overlooking the bay," Brij said.

“The vision for this project is to create a luxury experience that is befitting of this superior address, that will stand as a landmark for not only Brighton but all of Melbourne."

The plans by Kennon Architects are for two separate three-level buildings with 14 luxury apartments.

First look exclusive: Former Savoy Hotel, Brighton apartment redevelopment revealed

OSK Property has revealed the luxury penthouses atop BLVD, the latest stage of its $3 billion Melbourne Square precinct in Southbank.

<a href="/developers/osk-property">OSK Property</a> called on globally renowned designer, David Hicks, to craft the interiors of the eight penthouses that start from $4.46 million. One has already been snapped up for $6 million.

The penthouses range in size between 180 sqm and 471 sqm.

David Hicks designed the high-end residences to act as sanctuaries of opulence, catering to discerning tastes with a bespoke ‘East meets West’ theme, inspired by his international travels, fusing Eastern minimalism with Western opulence and scale.&nbsp;

“To establish a unique direction, we looked towards the East and the West for inspiration, from the most luxurious developments in New York, to refined Parisian apartments, to luxury hotels in Japan and Asia,” Hicks said.&nbsp;

Hicks said it was this individualised approach that gave the BLVD penthouses an extra layer of luxury.

“As a design practice, we see this as a pioneering stepping stone to what luxury development will be more about in the future, with BLVD leading the way."

The most impressive apartment in the&nbsp;<a href="/new-apartments/blvd-at-melbourne-square-19-hoff-boulevard-southbank">BLVD</a>&nbsp;penthouse collection is The Garnet, an expansive two-level, duplex-style apartment across levels 74 and 75 of the tower. The Garnet features a&nbsp;striking architectural design, highlighted by a white sculptural staircase floating above a reflection pond that connects the two floors.&nbsp;

The staircase, framed by a marble archway, is positioned next to a polished brass wine cellar, leading to the main living area lined with floor-to-ceiling windows. The kitchen features a burgundy marble island with Calacatta Viola detailing and concealed state-of-the-art appliances.

After a rigorous three-year planning journey, developer Above Zero and joint venture partner Wilbow Group, have been granted approval by VCAT to press on with their Camberwell townhouse development.

The townhouses, designed by <a href="/architects/cera-stribley-architects">Cera Stribley</a> on Glyndon Road, sit in the coveted Middle <a href="/developments/camberwell-vic-3124">Camberwell</a>, where there are notoriously strict planning controls. Historically, no development approval has been granted for more than five dwellings in the neighbourhood.

The approved design comprises 13 family homes across a 3,000 sqm site, with generous setbacks that allow for extensive landscaping. The development’s discreet single-leve&nbsp;street presence, coupled with recessed second floors, ensures seamless integration with the existing streetscape.

On offer will be three, four and five-bedroom homes with dual aspects and expansive private ground-floor courtyards. The design draws inspiration from Camberwell’s rich architectural heritage, blending contemporary design with elements of Federation-era charm.

Nearly half the site has been preserved for greenery, creating a harmonious balance between modern living and natural surroundings.

AJ Batra, Managing Director of Above Zero, called the development a "first of its kind" in one of Melbourne's most sought-after and tightly held areas.

Melbourne-based private developer, Hamton Property Group, has achieved a major milestone at its former University of Melbourne site in Hawthorn, receiving a planning permit to deliver a new&nbsp;nature-based neighbourhood.

The six-building, low-rise precinct, to be known as Scotch Hill Gardens, will comprise 365 residences, a mix of apartments and townhouses, as well as 5,500 sqm of new publicly-accessible green space and a new retail village to <a href="/developments/hawthorn-vic-3122">Hawthorn</a>.

The major residential development <a href="/new-apartments/hawthorn-vic-3122">on Auburn Road</a> is one of the largest to be approved under the Allan government’s accelerated Development Facilitation Program, which seeks to reduce the application timeframe for eligible projects.

After a joint application from <a href="/developers/hamton">Hamton</a> and the University of Melbourne in March 2022, the Planning Minister oversaw the rezoning of the site from public use to enable residential development and approved a detailed development plan to govern planning outcomes for the 1.6ha site.

Hamton settled on the purchase from the University in March 2024.

Following significant pre-application engagement, Hamton <a href="/news/vic/hamtons-500-million-redevelopment-of-former-university-of-melbourne-site-in-hawthorn-approved">lodged its permit application</a> with the Department of Transport and Planning (DTP) on 20 June and the permit was issued on 12 September, an approval timeframe of just 2 months and 23 days.

Hamton’s Founder and Executive Chairman, Paul Hameister OAM, said the approval by the Minister is a great example that the Development Facilitation Program works.

"It has enabled this new significant housing supply in a high-demand area of Melbourne where there are no other large development sites. The Program has brought forward this project by around 12 months,"&nbsp;Hameister said.

“The team at DTP has been incredibly responsive throughout the review and approval process and this approval timeframe is a direct reflection of their work ethic.

“High construction costs have eroded development project viability across the country and is currently the primary barrier to delivering new housing supply. Accelerating timeframes for planning approvals is one mechanism to partially address current challenges."

Hamton engaged with the local community extensively as to their plans as&nbsp;part of the rezoning process, with the views of Council and surrounding residents considered as part of the public Standing Advisory Committee process in March 2023.

“Victoria is currently facing a significant undersupply of housing, which is acute across inner-city markets,"&nbsp;Hameister added.

"This project will create a rare opportunity for buyers in a premium suburb that is highly sought-after."

Hamton has commenced construction of a sales display gallery onsite and will commence an expression of interest campaign in late October, with a public launch planned for February next year.

It was only earlier this year that DCF Property launched its first inner-city Melbourne apartment development.

Now <a href="/developers/dcf-property">DCF</a>, led by Calvin Huang, has rolled out the big guns. They've revealed <a href="/new-apartments/first-light-28-albert-road-south-melbourne">First Light</a>, just 30 apartments in the heart of South Melbourne's forever popular Domain Precinct.

The new tower at 28 Albert Road will be a mixed-use building with luxury apartments sharing the building with an 88-room Nu by YOO Hotel, the brainchild of property entrepreneur John Hitchcox and&nbsp;French industrial architect and designer Philippe Starck.

The collaboration continues in the two ground-floor restaurants. One will be ran by acclaimed chef Scott Pickett, from Chancery Lane and Estelle, and the other by restaurateur Jason Lau.

First Light has been designed by Yoo &amp; Stark with an immersive entry experience design created by MILINSKI. Paul Milinski is well known for&nbsp;his ability to merge art and technology.

Milinski has introduced fluid, kinetic design elements that give the building a sense of movement with the angle components of the southern façade creating a "flutter" effect.

The apartments have been designed by&nbsp;French architect Léo Terrando, whose approach was to blend global design principles with Melbourne's charm, using materials like brushed nickel, charcoal oak and travertine flooring.

Each residence in First Light will include Boffi kitchens with Miele Matte Black appliances, only available exclusively in Australia.

The apartments will also feature high ceilings, double-glazed windows, and stone by Artedomus.

In addition to all the design and restaurant collaborations, First Light boasts another relationship, with Harrolds, offering residents exclusive fashion previews,&nbsp;personalised styling, and custom-tailoring services.&nbsp;Space Furniture, another key partner, has curated the interior furnishings, selecting award-winning pieces.

The Nu by YOO Hotel will bring a string of hotel facilities that residents will have access to. Temple Spa at Nu by YOO is part of the state-of-the-art wellness facilities that also include a hotel-style swimming pool set in tropical landscaping.

Local downsizers and those seeking a low-maintenance weekender on the Mornington Peninsula are showing the greatest interest in the recently completed Safety Beach apartment development, Osprey.

Osprey has been developed and built by <a href="/developers/figurehead">Figurehead</a>, a construction firm that was the builder behind several new buildings in the Martha's Cove masterplan which was approved eight years ago.

The apartments are characterised by their generous natural light and air circulation, facilitated by a unique 'lightwell breezeway' entry for each home that promotes natural cross ventilation.

Melbourne's housing supply could see a significant boost through strata reform, according to new research by Urbis.

The study identified over 1,000 strata sites within a 15km radius of Melbourne's CBD that could collectively deliver over 100,000 additional dwellings.&nbsp;

Urbis utilised spatial data to locate all strata developments within <a href="/developments/melbourne-vic">15km of Melbourne CBD</a> with more than one property/lot present and an existing address pre-2010. &nbsp;

The study identified all lots with zoning that allows for residential use and calculated the potential additional dwelling capacity based on current planning controls.&nbsp;

The research found that the underlying land value of these sites exceeds the value of the existing strata titled lots. &nbsp; 
This indicates a significant opportunity for redevelopment and uplift in the housing supply.&nbsp;

"Repositioning underdeveloped strata sites has the potential to deliver a much-needed uplift in well-located housing supply," said Mark Dawson, Director at Urbis.&nbsp;

"Notably, around half of this dwelling uplift is located within the <a href="/developments/melbourne-vic-3000">City of Melbourne</a>. With over 140,000 &nbsp;key workers employed within the City of Melbourne, additional housing supply close to employment centres would provide critical relief to those who often need to live close to where they work."

The research also highlights the need for legislative reform to facilitate these changes. Urbis suggests amendments to the Owners Corporations Act 2006 to allow for a collective sale with a 75 per cent consensus and the introduction of legislation similar to the NSW Act - Strata Schemes Development Act 2015.&nbsp;

Urbis Director, Alex Nunn, said the&nbsp;State's ambition to deliver 70 per cent of new housing in infill areas is well-supported by this strata reform.

"Measures that align and amplify proposed policy to unlock housing supply within the inner and middle ring are highly welcomed," Nunn said.

"The liveability and demand for housing in these localities has been proven over the years and ageing strata developments occupy some of the most sought-after real estate in Victoria."

Urbis concludes that strata reform could unlock significant housing supply in <a href="/developments/melbourne-vic">Melbourne's inner and middle rings</a>, aligning with the State's infill housing supply goals and providing much-needed housing for key workers.

"The State's ambition to deliver 70 per cent of new housing in infill areas is well-supported by this strata reform."
