New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The AXF Group, which began developing property in Australia in 2005, ranks among the busiest developers in Melbourne's outer eastern suburbs.
“Such has been the demand for CBD residential development opportunities that many offshore buyers have turned their attention to suburban residential hotspots such as precincts in Doncaster and Box Hill,” Clinton Baxter from Savills Australia recently noted.
The AXF Group, founded in Shanghai, is currently marketing <a href="https://www.axfgroup.com.au/2010/08/sovereign-point-doncaster/" target="_blank">Imperial at Doncaster</a>, and is soon set to build the tallest apartment complex in Box Hill.
Imperial (pictured below) is a 96 apartment complex consisting of one-, two- and three-bedroom apartments. Completion of Imperial is anticipated towards the end of 2014.

Located on Sovereign Point Court, Imperial will be 10 storeys high, built to a design by the Buchan Group architects positioned directly across from Westfield Doncaster.
In 2011 AXF Group completed The Berkeley project, a 116-apartment project in Doncaster.
All of the Berkeley apartments sold off the plan in 2009, and majority of buyers were of Chinese descent.
The 33-storey apartment Station Street Box Hill development will be another landmark.
At 109 metres tall it will preside over Box Hill, 14 kilometres east of Melbourne CBD. Known for its Asian culture, the residents of Chinese descent in Box Hill account for about 27% of the population.
AXF Group will redevelop a 2,417-square-metre car park into the 275-apartment complex.
Sitting across from the Centro Box Hill shopping centre, the $135 million development will incorporate the major transport interchange at Box Hill station.
The podium level will contain a high-end retail complex and a varied range of dining experiences, from Asian-style street food markets to fine dining restaurants.
A proposal for a 38-storey development on the site was put forward but was refused in 2010 by then planning minister Justin Madden as it did not conform with the Whitehorse Planning Scheme.
The median house price in Box Hill is $800,000 and the median unit price is $380,000, according to RP Data.
Separate houses account for almost 59% of dwelling types, with units and apartments accounting for almost 24%, but increasing in number.
Box Hill South was Melbourne’s best-performing suburb for units in November 2012, with a median unit price of $486,000, according to RP Data.
Just over a year ago, AXF completed Dorking Gardens, a nearby $7 million townhouse development in Box Hill North.
Located at 231 Dorking Road, the complex comprises nine double-storey townhouses plus one single-storey townhouse.
Landscape designer and host of  Gardening Australia John Patrick worked on the garden concept for the townhouses. 
Scott Jessop from AXF says many of the townhouses were sold to local Asian buyers.
In 2011 AXF Group completed The Berkeley project, a 116-apartment project in Doncaster.

Richard Gu of the AXF Group bought Total House last August, a site on the corner of Russell and Little Bourke streets, in the heart of Chinatown, for $39.5 million.

Chinese developer ASX Property selling Imperial, the crown of Doncaster

Number 35 St Vincent Place, Albert Park, a terrace that sits on 289 square metres, sold post-auction for an estimated $3.3 million plus after four bidders participated in the weekend auction.
Marshall White's John Bongiorno conducted the auction, which opened with a vendor bid of $2.9 million and was passed in at $3.28 million.
It comes with four bedrooms, formal sitting and dining rooms and is set opposite St Vincent Gardens within the iconic double storey row, Rochester Terrace.

It's the second successful property transaction in the month for West, who also sold the Kensington family home she shares with chef Shannon Bennett.
The two-bedroom, art deco-style apartment cost $297,000 in 2003. It had fetched $132,000 in 1994.

Actor Madeleine West secures $500,000 Richmond apartment sale

It is more expensive to rent office space in Mumbai’s financial district than in the Melbourne or Brisbane CBD, according to the latest global office report from Cushman &amp; Wakefield.
The report refers specifically to Mumbai’s Bandra Kurla Complex (BKC), a planned commercial complex in India’s financial capital.
It consists of a number of commercial buildings with tenants including Dow Chemicals, ICICI Bank and Citibank, as well as being home to the Mumbai Cricket Association's cricket ground and the United States Mumbai Consulate.
Annual rents in Mumbai are around US$80 per square foot per year, compared with around $70 per square foot per year in the Melbourne CBD.
Mumbai ranks as the eighth most expensive Asia Pacific location to rent office space with Brisbane ranking ninth and Melbourne 10th.

Mumbai hits Melbourne for six on office rents: Cushman & Wakefield

The luxury Southbank penthouse of the Olympic swimmer Grant Hackett and his estranged wife pop-singer Candice Alley has been listed for sale.
More than $2.7 million is being sought through RT Edgar, according to Fairfax Media.
The 57th floor apartment is in the Freshwater Place tower.
It comes with three-bedrooms and three-bathrooms.
The apartment cost $2.755 million in 2009.

Brookfield Multiplex has been appointed to design and construct The University of Melbourne’s (UOM) $100 million Faculty of Architecture, Building and Planning Building (FABP) in Parkville.
Spanning six levels and 17,488 square metres, construction of the FABP building will commence in May this year to be completed in time for the 2015 academic year.

John Wardle Architects in Melbourne and NADAAA from Boston were the successful winners of a design competition for the building which received more than 130 submissions from 15 countries.
Brookfield Multiplex will work to create a Living Lab in the building which will enable students to learn about building and architecture on site while the FABP is being constructed.
"We have a successful model established from our work at UNSW, RMIT and the Melbourne Brain Centre and will implement similar strategies on this site," said Graham Milford-Cottam, the regional managing director of Brookfield Multiplex Victoria.
Its heritage listed facade, originally from the old Bank of NSW built on Collins Street in 1856 and relocated to the University Of Melbourne in 1932, will be incorporated in the new building.
The building will also feature a suspended studio that will hang from the atrium.
There will be a Japanese room with cladding that alludes to traditional Japanese construction. Another element of the building will be an underground library with glazed skylights that will open into the building.
"The project is a once-in-a-lifetime opportunity for the Faculty, including the Melbourne School of Design, to articulate its strategic objectives, demonstrating a commitment to innovation through the design and delivery of an outstanding centrally located campus building," said Tom Kvan, Dean of FABP, University of Melbourne.

The 1860s South Melbourne terrace of the AFL's No.2 man, Gillon McLachlan and his wife Laura has been listed for sale.
Its been listed by Rob Vickers-Willis of Abercromby's Real Estate Armadale.
The Georgian terrace comes with contemporary living and kitchen area with sliding doors that open to leafy courtyards.

Can someone please tell the Victorian state government that Kevin Costner is an actor, not a policy maker?
Costner’s infamous theory of “Build it and they will come” worked a treat for him in the 1989 film Field of Dreams, when he built a baseball field on a cane farm in the middle of nowhere, then attracted a crowd to see his team relive their glory days. But in Melbourne, where it’s not baseball diamonds that successive governments are building but too many greenfield housing estates and high-rise apartments, the “Build it and they will come” theory is way off base.
Melbourne has around 41,000 properties for sale right now – that’s a whopping 74% more than Sydney’s 23,467. And yet, Sydney’s population is 12% higher.
Melbourne’s glaring error is that the “baseball field” it has built is now bigger than two MCGs put together, yet the number of people who’ve turned up at the "game" could comfortably fit inside Rod Laver Arena. It’s construction on steroids!
You could say Melbourne’s property market won the "World Series" in 2009 and 2010. The $155,000 (38%) increase in the median value of established houses topped the table in Australian property terms and rightly created jubilation for its fans.
Then, property owners in Melbourne hit a home run when the Victorian government added significant stamp duty incentives to the federal government’s GFC stimulus package incentives. It created a buyer frenzy, which was further fuelled by an influx of Indian students needing somewhere to live.
"Sign me up for season tickets!" was the call of many DIY property investors looking to join a winning team. Instead, they’ve witnessed successive wooden spoons, with Melbourne’s property market performing abysmally over the past two years. In Costner terms, we could say the crowd numbers are way down. In property parlance, we can say Melbourne’s got high vacancy rates and low rental yields right now.
The problem with Victoria’s "field of dreams" strategy is that, while they certainly have "built it", they no longer have the people to come. Large-scale job cuts in the public service, manufacturing, and financial services sectors are putting punters out of action. This "field of dreams" is fast turning into a "boulevard of broken dreams".
I love Melbourne for its culture. But as a property market, unless it can rid itself of its addiction to construction steroids, its performance is more likely to resemble a B-grade spaghetti western than an Oscar-winning epic. And even Kevin Costner couldn’t save it.
