Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

Eliza Collection residents will also have exclusive access to selected amenity spaces across levels one and three of the restored Eliza Tinsley building. These include the Salon with grand piano, an art therapy room, private dining rooms and treatment rooms.

They sit within more than 3,000 sqm of amenity planned across 640 Bourke Street, alongside facilities including a pool, gym, whisky lounge and further social and wellness spaces.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

Far East Consortium brings Eliza Collection to 640 Bourke Street ahead of October construction start

State Treasurer Michael O’Brien has billed Victoria’s 2014-15 budget, handed down yesterday, as “a terrific budget for business”, but experts aren’t so sure. 
The budget projects an operating surplus of $1.3 billion in 2014-15, which will grow to $3.3 billion in 2017-18.
The big ticket item in this year’s budget is the promise to <a href="https://www.smartcompany.com.au/finance/tax/32073-payroll-tax-fights-continue-across-the-country-as-south-australian-businesses-demand-permanent-change" target="_blank">cut payroll tax</a> by 0.05%, from 4.9% to 4.85%, from 1 July, which will affect an estimated 39,000 employers.
However, Crowe Horwath tax specialists Adam Mallabone and George Psarrakos, told SmartCompany the cut is “more a headline” than a fundamental structural change to the state’s payroll tax.
Mallabone said while the tax rate is being reduced, there are no planned changes to the tax-free threshold for companies paying payroll tax, which would have been more beneficial for small and medium-sized business.
“The real catch with payroll tax is that it kicks in once a company’s payroll exceeds $550,000 a year,” says Mallabone. “We would have liked to have seen an increase in the threshold so as to exclude a higher number of employers.”
Likewise, Psarrakos says Crowe Horwath does not want to see “employers penalised for hiring more people”.
Mallabone says payroll tax is “the most regressive tax you can get”, and while Victoria’s payroll tax rate has been declining in recent years, it is still higher than other states.
However, the Victorian Employers’ Chamber of Commerce welcomed the move, saying in a statement on Tuesday the cut “keeps Victoria’s taxes competitive against other states and reduces the cost of doing business”.
Elsewhere in the budget, Mallabone and Psarrakos say SMEs and individuals will be affected by an increase in motor vehicle registration fees. Car stamp duty will rise by $0.40 per $200 and light vehicle registration costs will rise from $25 to $270.  
Meanwhile, individuals are expected to save $16 million over four years as a result of the government’s decision to scrap duties payable on life insurance in Victoria.
<a href="https://www.dtf.vic.gov.au/Publications/State-Budget-publications/2014-15-State-Budget/2014-15-Budget-Papers" target="_blank">According to the budget papers</a>, Victorian property investors are also set to pay more land tax in 2014-15 as housing prices in Victoria continue to rise. The value of land tax paid by Victorians is projected to increase by $275.8 million to $1.9 billion, although Mallabone says there will be no actual increase in the land tax rate.
Infrastructure is the big ticket item in the budget, with the government outlining plans to spend up to $27 billion on the state’s road and rail networks, including a remodelled Melbourne Rail Link that will include a train line to the airport.
VECCI chief executive Mark Stone welcomed the infrastructure boost outlined in the budget, which he said will create jobs and stimulate economic growth.
“The budget provides important funding for East West Link Stage 2 as well as funding to progress the Melbourne Rail Link project, both of which will create jobs and are key to enhancing the capacity of Melbourne’s transport system,” said Stone.

Is the Victorian budget “a terrific budget for business”?

The strong run enjoyed by Melbourne’s property market has given the Victorian Coalition a big leg up for the 2014-15 budget.
In the state budget papers released yesterday, the Department of Treasury and Finance stated that land tax and land transfer duty will be key drivers for the 7.2% increase in tax revenue expected for 2014-15.
With the latest land revaluation cycle covering 2012-2014, the increase in Melbourne land values over the last year has provided a push for land tax revenue. Earnings from land tax are expected to increase by 16.9% in 2014-15 to $1.90 billion.
Stamp duty also makes up a significant proportion of overall revenue, with land turnover set to contribute $4.44 billion to the total $18.07 billion of tax revenue. Following last year’s sharp increase in transfer duty, the Department of Treasury and Finance has forecast moderate 6.0% per annum growth in forward estimates, with $5.29 billion in land transfer taxation revenue estimated for 2017-18.
A total of $7.47 billion in property tax revenue has been estimated for this year’s budget, including a <a href="/expert-insights/investing/victoria-s-budget-new-tax-for-1-million-property-projects-to-fund-plan-melbourne-scheme">new tax on planning permits for properties</a> valued over $1 million. 
An increase in transport infrastructure spending has been the main focus in the election year state budget. The Napthine government has earmarked $11 billion for the Melbourne Rail Link which is set to connect South Yarra to the Melbourne Airport via underground stations at Domain and Fisherman’s Bend.

Victoria’s budget: O’Brien’s infrastructure spend boosted by revenue from property

There are 851 auctions scheduled this week in Melbourne compared to 822 this weekend last year.
It’s interesting to note that the suburbs which have had the highest volume of houses for sale as a proportion of the total number of homes over the past year, are found in the Mornington Peninsula.
<a href="/news">Mount Eliza</a> had 8.6% of its housing stock on the market followed by 7.9% in <a href="/news">Mount Martha</a> and in <a href="/news">Safety Beach</a>. At the other end of the spectrum is the highly sought after <a href="/news">Fitzroy North</a> where a mere 2.6% of houses were on the market. Given the high demand in Fitzroy North there is no doubt that if more homes were on the market they would find sellers.
Conditions remain tight in the private sale market with time on market for houses stable at 33 days and vendor discounting also stable at -5.6%.

Highest proportion of homes for sale this year in Mornington Peninsula: RP Data's Melbourne auction preview

Melbourne house values recorded a very minor reduction in April with the <a href="https://image.e.rpdata.com/lib/fe591570776d03757d17/m/6/2014-05-01--rpdata-rismark-home-value-index.pdf" target="_blank">latest RP Data Rismark Index results</a> showing a change of -0.4%.
Over the last three months they have recorded a 1.7% rise and in the last 12 months there has been a 12.2% rise. The median house price based on settled sales over the last three months is was $615,000.
The underlying health of the market is shown by the fact that over the last year only one capital city, Sydney, has recorded a greater rise in house values. At the same time the result should allay concerns that Melbourne was moving into a period of rapid and unsustainable property price growth.
There is now a significant gap between units and houses.  Unit values recorded a change of -1.6% in April, over the last three months they have risen 0.7% and in the past 12 months the rise is just over half that of houses at 6.8%.
Demand in the auction market also fell with a clearance rate in April of 63.8% from 3,176 auctions in Melbourne. In March, which was a record month in terms of volumes, the clearance rate was 69.9% from 5,322 auctions.

Melbourne home values record small drop in April

The recently launched Loddon Mallee South Regional Growth Plan, from Victorian Planning Minister Matthew Guy, has signalled that Bendigo’s previous envisaged density plans need revision as growth in the region becomes a state focus.
With plans for significant growth in <a href="/news">Bendigo</a>, <a href="/news">Maryborough</a>, <a href="/news">Castlemaine</a>, <a href="/news">Gisborne</a> and <a href="/news">Kyneton</a>, the plan found that in most of the areas enough land is vacant and ready for residential supply to support the population growth.
However, within Bendigo itself, and with a push towards growing the strength of the area as a regional city, it signalled that different forms of development must be considered.
“Alternative forms of housing (beyond greenfield development) need to be explored, such as shop-top housing and multi-unit developments,” the plan discussed, pointing to an expected continuation of the number of single-person households.
Similarly, housing for the elderly is also a point of consideration.
The report further mentioned that infill development opportunities would need to be identified, and that higher density requirements than previously envisaged would require a “review of land use control”. This may prompt some rezoning in the area. Jobs and business growth were also key features of the report.
Guy noted that the long-term vision to manage growth and change looks to protect the valued assets and character of the region, as well as focus on the strong population and economic growth currently.
“For the first time we have concurrent plans for the metropolitan area and all regions of Victoria. No other state in Australia has approached its long-term planning in this comprehensive way,” said Guy.

Higher density housing needed in Bendigo as growth becomes a state focus

In March 2009, the median advertised rent for a house in Melbourne was $379 per week compared to $442 this year.
This has equated to a rise of 16.6% over five years. Surprisingly there are a number of suburbs where renters have not faced comparable rises and there are even some suburbs where rents have actually dropped.
Three of the four suburbs where rents have fallen are growth suburbs; Doreen, Mernda and Sandhurst. These suburbs are unique cases as the supply of homes is very strong resulting in distortion in the data compared to more established areas.  In this case it has resulted in reductions in the advertised rent.
Advertised rents in Doreen have dropped by 6.4% over five years, similar to nearby Mernda which recorded a fall of 5.9%. Sandhurst rents dropped by 2.6%.
Rents have also fallen in Ormond and barely changed in Toorak; both suburbs have comparatively expensive houses and this highlights a trend of poor growth in rents in expensive suburbs.
With very low yields in the more expensive suburbs investors are more motivated by the strong capital growth that can be found and renters in this price bracket are clearly in a very different market to the majority of renters in Melbourne.
Other similar suburbs in the top 20 for low rental growth are Canterbury, Wonga Park, Caulfield, Ashburton and Hawthorn East.
This highlights that by targeting certain areas renters can find homes where rents do not continually rise.

Melbourne suburbs where rents have dropped over past five years

There’s a new breed of investor that is sweeping Melbourne and driving demand, according to property valuers Opteon Victoria.
It’s the cashed up self-managed superannuation fund investors that are part of what is driving Melbourne’s house prices, in concert with low interest rates and strong consumer sentiment, and Opteon Victoria managing director Chris Knight said that prices are expected to be more consistent than 2012 and 2013.
“Melbourne’s record median house prices in the March quarter were an encouraging sign of life and a return to more consistent prices across all sectors,” Knight explained.
“Top-end sales are in great shape and older homes on larger blocks are also selling well, which indicates those with money to spend are snapping up some good deals while interest rates remain low. This includes developers looking to subdivide.”
However, he said that there are three main buyer categories – upgraders, downsizers and investors. Overseas buyers are also looking at Melbourne.
“But a new breed of investor – the cashed-up self-managed super fund brigade – is starting to make its presence felt in both the residential and commercial property markets,” he said.
Where are they looking and what are they looking for?
Knight told Property Observer that these SMSF investors, that have been emerging over the months, are looking largely in the East and West growth corridors, and particularly the more affordable areas. This includes Point Cook, Tarneit, Cranbourne and Pakenham.
However, they’re also looking for a certain type of property to best suit SMSF requirements.
Those with self-sustaining yields, that are new enough to require few improvements and to offer substantial depreciation benefits, and that are at a lower investment-grade price point are the most sought after factors. This is for a number of reasons, including that the amount able to be poured into a super fund each year in extra contributions is capped, making renovations and sustaining a loss-making asset difficult for some SMSF investors. Similarly, improving an asset purchased in an SMSF can fall under a number of different rules from the ATO, which restricts renovating to the same extent as property purchased in other, more common, structures.
“Interest in self-managed super funds is growing substantially,” said Knight, noting that it is occurring broadly across Melbourne. "They're often ably assisted by their financial adviser," he said.
Investors looking outside of their SMSF, however, have some other ideas. Despite a general wave of negativity regarding inner city Melbourne and the discussion of oversupply and low yields, it appears that there is still strong interest. The west and north west areas in particular see interest, such as the outskirts of Essendon and Footscray, he said, noting it has also been a surprise to see investors heading into the CBD and inner city ring.
"It's all about the entry point, the yields, and the ability to secure the properties quickly," he explained.
New stock, a <a href="/expert-insights/off-the-plan-values-coming-back-at-15-below-purchase-price">contentious topic in the past on Property Observer for states other than just Melbourne</a>, will be an interesting sector to watch. Knight noted that it's the re-sale values that will be the proof the market needs, however warns those tracking the properties that often developers are those selling these properties again on second sale.
This is often due to the developer owning a right to the sale through the contract, particularly when they have other stages up for sale. He notes that it's worth waiting to see how they sell through a local real estate agent, as it's hard to quantify just how much the marketing costs may have been built in to the value.

The new breed of investor and the Melbourne suburbs they’re targeting

Renowned Musk Farm has been listed for sale by May 31 onsite auction through the Pat Rice &amp; Hawkins agency.
Selling agent Matt Childs anticipates the Musk Farm cottage on 1.2 hectares will <a href="https://www.realestateview.com.au/Real-Estate/11-school-road-musk/Property-Details-buy-residential-7025401" target="_blank">fetch $1 million plus</a>.
A 30 hectare farm lot in the acclaimed Daylesford, central Victoria district is also expected to fetch $550,000 plus.
Interior designer Stuart Rattle and cattle farmer Michael O'Neill, partners for 16 years, paid $93,000 in 1998 with a $76,000 mortgage, for what was to become their expanded renovated Musk Farm masterpiece.
The 32 hectare property started as a derelict garden overun with blackberries. 
But taking their inspiration from the English Arts and Crafts movement of Edwin Lutyens and Gertrude Jekyll, the couple set about its restoration starting with the planting of hydrangeas outside the 1880s old school house.
It would end with the garden divided into 14 distinct garden rooms, joined by interconnecting walkways, and separated by large clipped hedges, English Box (Buxus sempervirens) and viburnum (Viburnum spp) and Ligustrum vulgare (Privet). It shone even in winter.

Title Tattle gleans Stuart Rattle had been reluctant to buy the property when he and good mate, Paul Bangay undertook their first inspection drive-by.
It looked like a municipal park with too much asphalt, but returning at twlight Rattle sensed the opportunity and he was always of the later opinion that the home was best in late afternoons. 
It was a compact cottage after installing lower ceilings and its paintwork created the rich, moody and broody feel that he had once seen at florist Kevin O'Neill's Mount Macedon retreat.  
The English kitchen comes with oak cabinetry made by craftsman Kim Moir.
The cottage had the potential of the nearby pastures acquired for Michael O'Neill's passion, a herd of British White cattle he set about to save when the once common breed shrunk to only 400 breeding cows in Australia.
With their white coats, black noses and long black eyelashes, the cows stood out on the green hill that dominates the expanding holding, which was bought in 2003. The beef was sold to top restaurants, such as the Lake House in Daylesford, and through farmers' markets. Michael came from a long line of vets in Ireland's County Cork. The farm lot comes with pine plantation, a character filled barn, hay shed, cattle yards, chicken coop, small orchid and a terraced vegetable garden. 
Visitors were very welcome at Musk's regular garden open days. Title Tattle recalls Pixie Skase was a devotee. There was the reminder of her in the pair of Hermes ashtrays with Islamic motifs. Susan Bittar, the Arthur Anderson accountant, had Rattle decorate her Georgian home among the many commissions by Melbourne's prominent families.
But before the hydrangeas were at their peak last year, Stuart Rattle was found dead in his burnt-out two storey Malvern Road, South Yarra apartment on December 9, 2013.
It was in his abode at the back of his shop, an infill concrete box with mansard roof which Nerida Piggin once described as a soothing spacious retreat. It had been built by his builder father, Ken with intricate coffered ceiling. Rattle often said he was following in the footsteps of other designers, like Nancy Lancaster from Colefax and Fowler and Coco Chanel who also lived above their shops.  
Within four days police charged his partner, Michael O'Neill, with his murder after a suspicious fire, alleging that he killed him through asphyxiation five days prior at the city apartment.
O'Neill remains remanded in custody due to return to court on June 5 for a committal mention hearing.
Stuart Rattle, who grew up on a farm at Wakool, saw himself as one of Australia’s leading interior designers, the sole designer within his company supported by skilled artisans who transformed inspiration into reality.
But he maintained he was not there to impart his own style – "my focus is always to bring out my clients."
"A home should represent who lives there," he believed. And at Musk the whole house certainly evolved around the Aga stove.
"Interiors are above all sophisticated and highly attuned to each client’s lifestyle and personality."
But for Rattle scale, proportion and elegance transcended the current trends as he endeavoured to construct timeless spaces with an emphasis on comfort and restraint. In July 2012, a custom-designed furniture range was launched by Rattle in collaboration with Mortice &amp; Tenon.
Before his death he'd just finished refurbishing the drawing room at Musk Farm, after the ornate plaster ceiling arrived in four large panels. Then there was the Watts of Westminister birds wallpaper. The antique fire mantel was sourced in London. The Mulberry Floral Bouquet fabric on the sofa and some antique Persian blanket cushions. Brunschwig &amp; Fils 'Argonne Lampas' fabric on the Gainsborough Chair.

In May last year the Governor of Victoria, Alex Chernov, and Mrs Chernov, on an official visit to Hepburn Shire, popped in to see the farm. (pictured below) Only last November the late interior designer and his partner proudly opened Musk Farm to the public to raise money for further restoration of Wombat Hill Botanic Gardens in nearby Daylesford. Stuart had been a very active supporter of the Botanic Gardens, repairing and restoring its rustic cascade, the Victorian Fernery and its irrigation works.

But within three weeks he was dead. His partner Michael O'Neill awaiting trial for his alleged murder. Their assets were subsequently frozen, by Supreme Court of Victoria order, and only able to be sold with the court's approval. Katrina Lewin, one of Rattle's sisters, has been appointed interim administrator of his estimated $4.2 million estate.

  School Road at Musk has just the six properties. All up Musk has around 130 properties, once described by The Age as a sleepy blip on the map.
Barcaldine House, at 238 Dairy Flat Road with 15 hectares and a 60-square-metre homestead, was perhaps the most known given its cellar door operations. 
The hamlet's last celebrity sale was in 2006 when the television personality and interior designer Tonia Todman sold the four hectare farm which she bought in 1998 to use as a weekender with partner Michael Dowding. They refurbished in a style that Todman described as "French provincial meets New Hampton via Daylesford". 
Todman's four-bedroom house with Castlemaine stone fireplace was surrounded by a stone-fruit orchard and a small olive grove plus nut trees, a vegetable garden and plantings of herbs, roses, lavender and bulbs on soil classed as chemical-free. The Todman property at 90 Currys Road was listed with Morley Real Estate who were quoting $730,000-plus, and secured $660,000.

Musk Farm, the Stuart Rattle, Michael O'Neill garden estate listed for auction

The purchase of a Melbourne CBD property for $5.6 million has set a new land value record for the precinct at $18,604 per square metre.
The three level office and retail building at 337-339 La Trobe Street was sold to a private China based buyer in a deal handled by Nick Peden and Clinton Baxter of Savills.
Savills received 19 offers through an expressions of interest sales process. It was sold unconditionally with a 42 day settlement period to the private offshore group.
Peden and Baxter received about 230 enquiries for the property.
"There are many reasons behind this outstanding result, chief among them being the property’s ideal central CBD location, three street frontages, versatility of use, outstanding redevelopment potential and the low Australian dollar which is providing exceptional value for off-shore buyers due to the favourable exchange rate," said Peden.
"Of course the fact that Melbourne CBD land is relatively cheap when compared to the major cities of China, Malaysia and Singapore, the low interest rate environment locally, the potential to sell a high volume of end units off-shore, and Australia’s `safe-haven’ investment status also figure prominently."
According to Baxter, the site is well served by local amenity.
"This is an exceptional central CBD location close to Melbourne Central Shopping Centre, RMIT University, the Legal Precinct, and Melbourne Central/Flagstaff train stations.
"The sale is another demonstration of the demand for CBD freehold property and the obvious capital growth potential of properties within Melbourne’s vibrant and rapidly expanding CBD."

La Trobe Street site goes to Chinese buyer in record sale

With $1 billion in direct investment to be poured into Victoria through the Station Precinct Enhancement Program it’s unsurprising that many investors are asking where the money will be spent.
Under the funding, more than 3,000 direct project delivery jobs will be created and underutilised government land will be unlocked to deliver housing, retail, commercial and public spaces for communities, as well as improved railway stations.
The funding was announced by Premier Denis Napthine who said that there would be a number of benefits to many communities.
“The program will deliver a significant economic boost to Victoria. It will create more than 3,000 direct project delivery jobs, a further 5,000 indirect jobs through construction and the potential to support more than 800 full-time commercial and retail jobs after project completion,” said Napthine.
Meanwhile, Minister for Public Transport, Terry Mulder, said that there have been 10 sites that have already been identified, including two where the improvements have already been brought to the market – at Jewell and Hampton. Alphington expects to see an expressions of interest process mid-2014.
“This program will deliver the right mix of housing, retail, commercial and community spaces located right next to the rail corridor, which will in turn create vibrant, dynamic, liveable and accessible places – places where people want to live,” Mulder said.
In total, there will be 10 Victorian suburbs for development, with the other seven currently being investigated:

And, Napthine announced, there will be a competitive process for the release of the land for both private sector investment and development.
“The program will deliver developments across metropolitan Melbourne of varied scale appropriate to their location, with the community and public transport users benefiting via new and upgraded facilities in the surrounding station and broader precinct,” he said.
