<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Construction has been ramped up on stage one of the shopping centre precinct within the Mernda Town Centre project that spans 27 hectares in Melbourne&#39;s northern fringe.

The entire project will include retail, commercial, entertainment and residential offerings, delivered in multiple stages over the next five years.

The directors of investment manager Occasio Projects announced their acquisition of the $500m mixed-use Mernda development from Woolworths, which will remain as the key anchor tenant along with 35 speciality retail shops.

The site approval from Whittlesea Council came in 2019.

The broader Mernda Town Centre project spans 27 hectares and will include retail, commercial, entertainment and residential offerings. It will be delivered in multiple stages over the next five years and provide more than 1,000 ongoing employment opportunities.

Whittlesea Council is a foundation stakeholder in the Mernda Town Centre, with future plans for a learning and well-being offering in addition to restoring the historic Mayfield Farm.

Construction ramped up on Mernda master-planned suburb 

A St Kilda island site spanning 1,370sqm has been bought by a local apartment developer for $7.9 million.

As the suburb continues along the regeneration path, Fitzroys&rsquo; Mark Talbot and Shawn Luo, together with Danny Clark and Michael Gross of Gross Waddell ICR, sold the property at 344-360 St Kilda Road via a June expressions of interest campaign.

It was listed by the vendor who had accumulated the site at the corner of Pakington Street, opposite the Queens&#39; Arms Hotel apartment complex.

The initial 756 sqm acquisition was the corner block in 2012 at $2.7 million. There was then a $3.5 million acquisition in 2016.

The site comes with a permit for a premium six-storey mixed-use development, with 44 apartments and a net saleable area of 4,743sqm.

The local developer buyer was attracted to the project which has residences designed for the growing downsizer and owner occupier segments of the market.&nbsp;

The site is on one of Melbourne&rsquo;s main inner-city arterials serviced by multiple tram routes at its doorstep, walking and cycling trails and Balaclava train station.

A freestanding townhouse at McKinnon in Melbourne&#39;s south east was the top weekend auction listing.

There was a pre-auction $2.16 million sale of the four bedroom, three bathroom townhouse at 33 Windsor Avenue (pictured) through Buxton.

It was snapped up in just 15 days, forcing would-be buyers into a hasty decision as to whether to compete for the offering which had been listed with $2 million to $2,075,000 price guidance.&nbsp;

The next priciest sale was $1,951,000 for a beachfront townhouse at 6A Wallum Road, Edithvale which came with a $1.85 million to $1.95 million price guide through Buxton. It had traded at $1.2 million in 2010.

The McKinnon sale offering marketed the home as &quot;in the heart of the McKinnon College zone and within a walk of McKinnon&rsquo;s latte strip and station.&quot;

Melbourne auction vendors secured a 66 percent success rate from the 264 results of its apartment and townhouse listings.

Melbourne&#39;s prior weekend saw 285 results with a steady 66 percent success rate with a $670,000 median apartment price with the top townhouse sale being a four bedroom offering at 199A Beach Rd, Mordialloc which fetched $2.35 million.

Sydney saw 172 results with a 74 percent success rate.

Nationally there were 468 results across all the capital cities with a 68 percent success rate and a $750,000 median price.

McKinnon tops weekend auction results

Renowned developer Beulah has recently announced that their boutique collection of 15 homes will soon become the first carbon-neutral detached housing development in inner Melbourne.

Architecturally designed by Edition Office Design, the Northcote development has been curated to prioritise health, wellbeing and sustainability.&nbsp;

In order to achieve this, the team employed environmentally sustainable design principles. All 15 homes are fossil fuel-free and 100% electric, with integrated solar panels and induction cooktops.

Passive solar design has been utilised for thermal comfort and to minimise energy use, with double glazed windows and doors, cross ventilation, slab insulation and external operable blinds to the west and south west.

&quot;The Wilds is incredibly rare in that it is not only carbon neutral, but it consists of expansive detached houses, all located with direct frontage to the Merri Creek. 
Residents will have the privacy of their own garden, yet will reap the benefits of belonging to a boutique community. As a company, we wanted to explore a carbon-neutral offering and we felt it aligned strongly with the sustainably-minded suburb of Northcote, where we could integrate the project into the landscape and respect the surroundings as much as possible to reduce its carbon footprint.&quot;
