Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

The Melbourne off the plan prestige market is continuing to see heightened demand.

Two whole-floor apartments in&nbsp;Cbus Property&#39;s exclusive 17 Spring Street residential tower&nbsp;have just sold&nbsp;for a combined total of $25 million, within two weeks of each other.

The Garden Residence, spanning the whole of level 10 with a private 280 sqm plus terrace with landscaping by Paul Bangay, sold even before its marketing campaign.

Following The Garden Residence sale, another whole-floor apartment on the 31st level sold. There&#39;s now just one whole-floor apartment remaining in the whole 73 apartment building.

Adrian Pozzo, chief executive of Cbus Property,&nbsp;said the sales showed that overwhelming confidence in the market remained for well-placed product, despite the challenges generated by the COVID-19 pandemic throughout the past 18 months.

&ldquo;Cbus Property continues to experience strong owner-occupier demand for premium residences in prime locations and our purchasers see immense value in buying at the top end of Melbourne&rsquo;s CBD,&rdquo; Pozzo said.

The $300 million 17 Spring St, architecturally designed by Bates Smart at the end of Spring Street, is set to be built on the 1,270 sqm site that was formally&nbsp;occupied by the Mercure Melbourne Treasury Gardens.

It comprises 73 two- and three-bedroom, and half- and whole-floor residences, each with views overlooking the Treasury and Fitzroy Gardens.

Construction is anticipated for completion in late 2022.

It&#39;s Cbus Property&#39;s second success on Spring Street, having sold out their 35 Spring Street well before its 2017 completion.

Colliers International&nbsp;brokered the whole-floor sales, with their director of residential Brett Griffith&nbsp;saying that despite the challenges brought about by COVID-19 throughout the past 18 months, they cannot keep up with the demand from buyers seeking premium residences in Melbourne CBD&rsquo;s premier streets, such as Spring Street.

&ldquo;Quality apartments from quality developers are extraordinarily resilient in all markets; they very rarely shift or drop in price,&rdquo; Griffith said.

Growland&#39;s Victoria Square has been in hot demand over 2021, with the first two of the six towers planned reaching over 90 per cent sold.

The two towers, known as VS01 and VS02 in the mixed-use Victoria Square, in the heart&nbsp;of the Joseph Road Precinct, has seen buyers move in following their recent completion.

There are 453 apartments across the first two towers, with 1,039 apartments planned across the six towers, as well as 4,000 sqm of commercial and retail space.

Residents in the first two towers will have access to the amenities, including a&nbsp;heated swimming pool, games room, library, cinema and private dining rooms.

There&#39;s also a 2,400 sqm sky garden, complete with&nbsp;Australia&#39;s only Olympic-sized aerial outdoor track.

Stage two will see VS03 and VS04 constructed, by L.U. Simon who built the first two towers. They will have 236 apartments, with 60 per cent already sold. Fender Katsalidis designed the apartment towers.

Construction of VS03 and VS04 commenced in June and is expected to be completed in mid-2023.&nbsp;

Growland chief executive Ronald Chan said the development firm are committed to the delivering a high quality project&nbsp;despite the uncertain times.

A green oasis: Spotlight on Feehan Row terraces at Moonee Valley Park

The Melbourne apartment developer Tim Gurner has listed the sub-penthouse in his South Melbourne project, Albert Place Residences, amid significant interest in penthouse offerings across Melbourne.

“I’ve never seen so much demand for luxury penthouse product," Gurner said.

"We sold out of our penthouses at Victoria &amp; Vine and St Moritz months ago but this luxury three-bedroom product is still easily the most enquired about apartment type across our portfolio."

It comes with $4.4 million to $4.8 million price hopes.

"The&nbsp;space that was a personal creative vision project for&nbsp;Aimee Gurner&nbsp;and I .... a spectacular space with no expense spared," he said.

It has 180-degree views over Albert Park Lake, Port Phillip Bay and back to the city.&nbsp;

The investment apartment at 1405/7 Bowen Crescent had been leased out for $260,000 a year, or $5000 a week, last year after the projects' construction completion by Crema.&nbsp;

The building was designed by Elenberg Fraser.

The tenant was introduced by Burton’s agent Taylor Dow.

Gurner has now listed the penthouse amid the increasing demand for luxury penthouses.

Local agent Michael Paproth is running the sales marketing campaign.

“At present, there are a lot of high-net-worth Australians repatriating from overseas, particularly from Asia, who have become accustomed to apartment living and are on the hunt for homes exactly like this,” Paproth said.

The 300 sqm apartment was modelled on the style of Beverly Hills mansions.

“Most of the furniture I had custom commissioned, and some of the art is from my own private collection,” Gurner advised.

“We really had no intention of leasing the penthouse. But after an interested party was introduced to us, we quickly negotiated a deal.

At that time Gurner had intended to keep the sub-penthouse for events with private clients.

It features $400,000 worth of arabascato marble in the kitchen, bathroom and joinery, plus polished plaster walls, ebony herringbone timber flooring, mirrored columns, and a state-of-the-art audio-video system.

The home offered a commercial kitchen with Gaggenau appliances, a 4m island bench and a separate scullery, and a main bedroom with dual walk-in wardrobes and a swish ensuite.

Bathroom features and fittings included a freestanding stone bathtub, a double rain shower, marble drawers and flooring, and a $40,000 SensoWash toilet.

The entry hallway has marble-slab flooring and walls.

Albert Place Residences offers private club facilities, including a bar, a library and a lounge, a 2500-bottle wine cellar and a Turkish bathhouse featuring a lap pool, a sunken spa and a sauna.

The development contains 140 apartments, which sold for between $475,000 and $21 million.&nbsp;
