Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

Melbourne apartments values spiked over October, performing&nbsp;as well as the city&#39;s house market&nbsp;over the month, according to the monthly Hedonic Home Value Index by CoreLogic.

Melbourne&#39;s rolling quarterly gains are now at 1.7 per cent,&nbsp;following 0.2 per cent gains over September and 0.5 per cent over August.

Across 2020, Melbourne apartment values were flat, and so far in 2021 they&#39;ve grown 7.8 per cent, to a new median $621,000. The median at the start of the year was $576,000.

It&#39;s another month of gains for Melbourne apartments, which haven&#39;t seen a decline in 2021 despite the continued shutdown of immigration due to border closures.

The narrowing gap between house and unit performance comes as house affordability reaches record levels. Over October, that gap only widened across Sydney and Brisbane, with all the rest of the capitals seeing units either perform better, or the same, as houses over the period.

&ldquo;As housing becomes less affordable, we expect to see more demand deflected towards the higher density sectors of the market,&quot; CoreLogic&#39;s research director, Tim Lawless, said.&nbsp;

MK: How many multi-residential projects has&nbsp;Ass​emble completed within Victoria under their Assemble Futures scheme?

RS: The first project set to be delivered under Assem​ble Futures&rsquo; rent-with-the-option-to-buy scheme is 393 Macaulay Rd in Kensington. Residents are due to move in early 2022.

Other Assemb​le Futures projects include 15 Thompson St in Kensington and 4 Ballarat St. in Brunswick, with completion in 2023.

MK: What are the advantages of the rent-with-the-option-to-buy model at 4 Ballarat St. for first home buyers?

RS: Assemble​ Futures supports first home buyers into homeownership by enabling them to move in and rent their apartment for five years while saving for a deposit to buy it.

It protects them from shifts in the property market as they lock in the future purchase price of their home, and leases are renewed every 12 months, so if life takes them elsewhere, they have the flexibility to leave at the end of the lease.

MK:&nbsp;What was the design brief for the architectural team at Fieldwork?&nbsp;&nbsp;

RS: Assemble partnered with Fieldwork architects to bring 4 Ballarat St. to life. Previously a factory designed by Melbourne architects AK Lines, McFarlane and Marshall, there is a strong history of textile manufacturing for brands, such as Hard Yakka Overalls company, Fletcher Jones, and more recently Perucci Shirts.

Critical to the design brief, was the care needed in preserving the original building fabric and ensuring the new building was complementary to its surroundings. 4 Ballarat St. picks up on the distinctive qualities of Victorian Edwardian, post-war and industrial buildings, which characterise&nbsp;the diverse nature of the suburb.

Community is at the forefront of our building designs, with the relationship between apartments and the open-air walkways designed to encourage connection.&nbsp;

MK: What spoke to you about the 4 Ballarat St. site in particular when planning the development?

RS: 4 Ballarat St. is a vibrant location off Sydney Road. When it comes to Melbourne&rsquo;s renowned culinary areas, Sydney Road is high on the list with foodie icons like Tiba&rsquo;s, Mediterranean Wholesalers and the famous, low-cost A1 Bakery.

The site is within walking distance of great outdoor and recreational areas, including Clifton Park, Gilpin Reserve, A G Gillion Oval and Brunswick Baths. It is also well connected, with a range of public transport options servicing Sydney Road, residents are connected to surrounding suburbs, and can easily access the Melbourne CBD.

MK: Where did you take your inspiration from?

RS: The design of the building has been inspired by the character, history, and predominant terracotta hues of the Brunswick neighbourhood.

Apartments are accented with warm colours and no-fuss design details such as terracotta tiles, hard-wearing benchtops, rich terracotta-coloured kitchen joinery, and chrome finishes.

MK: What role did environmental design consultants Atelier Ten play in the project design and delivery?&nbsp;

RS: We collaborated with Atelier Ten to ensure best practice waste and sustainability methodologies are in place, and planet-friendly solutions are embedded throughout the building, reducing our environmental impact, and enhancing the quality of life for our residents.&nbsp;

We follow a clear set of design principles to ensure all apartments offer natural light, cross-flow ventilation and connection to landscaping and open space.&nbsp;

MK: 4 Ballarat St. boasts a number of communal amenities. What is the benefit of this?

RS: 4 Ballarat St.&nbsp;has been designed to bring people together offering residents an enriched and connected life beyond their four walls. Shared spaces provide meaningful, convenient and functional areas to work, eat and hang out.

On level eight, you&rsquo;ll find a shared rooftop garden that has impressive views of the Melbourne skyline. A space to use as and when you like, it features several social zones to come together, entertain guests or host a barbeque.

MK: Where have buyers come from, and who is the development appealing to?

RS: 67 per cent of our residents have either come from Brunswick or other northern suburbs highlighting to us what a desirable area Brunswick is, with a great community.

Most of our residents are single, with around 20 per cent families and 20 per cent couples. It has been lovely to see so many residents referring their friends or housemates to the project, we have no doubt that 4 Ballarat St. will be a fantastic community.&nbsp;

South Yarra&rsquo;s once hidden industrial area, known as the For​rest Hill Precinct, has undergone a complete transformation into a microcosm of a&nbsp;cosmopolitan city.

While a City of Stonni​ngton Council masterplan only came into effect in 2008, development was in the works as early as 2005/2006. In 2005, just over 100 homes adorned the streets between the South Yarr​a railway station and Chap​el Street, with a local council report forecasting an extra 350 homes by 2015.

That was until 2008 when the precinct - strategically important in the context of the Melbourne 2030 Plan - was designated as a key area within the surrounding City of Ston​nington for higher density housing, mixed use and intensive built form.&nbsp;
