Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

The penthouse apartments in OSK Property&#39;s $2.8 billion Melbourne Square precinct in Southbank have just been released, with a clever twist.

The penthouse and subpenthouses&nbsp;are being offered as a shell apartments, so prospective purchasers can model the apartments how they see fit.

The 10 sub-penthouses, and the two-level penthouse, the largest penthouse offered to the market in Victoria in 2022, are part of Melbourne Square&#39;s premium Skyhome collection.

The two-level penthouse, spanning 1,185 sqm across levels 67 and 68 of Melbourne Square&#39;s recently completed East Tower, is nothing more than concrete and curtains, the latter to depict where walls could be located. The buyer, who will have to fork out around $23 million for the massive space, will be able to configure the apartment, from its layout and number of bedrooms to its spec and fixtures and fittings.

OSK Property will also provide the successful buyer with a package worth $1 million to customise the penthouse, from design and documentation, through to the construction tender, and finally the furnishing and styling with leading Australian interior brand Coco Republic.

They&#39;re set to&nbsp;launch&nbsp;Louise, their anticipated apartment tower just off the sought-after St Kilda Road.

Named after its location at 8 Louise Street, Louise will home 98&nbsp;apartments across its&nbsp;16&nbsp;levels,&nbsp;a maximum of just eight apartments per floor.

The tower will be crowned by a near 600 sqm penthouse with 360 degree views of the city, Albert Park, and&nbsp;Faulkner Bay.

Blair Property Group Founder Darren Blair, who is handling the sales of Louise, says there&#39;s something for everyone at Louise, with one, two, three and four-bedroom apartments on offer.

But they&#39;ve kept the same principles in Louise, focusing on the owner-occupier and creating spaces to be lived in.

The opportunity arose when Samuel secured a block of 1950s flats, on a prized 1224&nbsp;sqm block, for $21 million last year.

Samuel Property set to launch design-driven Melbourne apartments, Louise 

A 20-level mixed-use structure has been approved for a prime riverside holding in South Yarra, one of the last sites in the Forrest Hill Precinct yet to be redeveloped.

The development, which spreads across an amalgamated site at 49-51 &amp; 55 Claremont Street, is an entirely local endeavour, developed by Melbourne-born property development practice Wattletree, in partnership with the prominent Melbourne-based Dorman family via their investment office, Dorman Capital.

SJB Architecture and Hecker Guthrie Interiors have been at the forefront of the designs that resonated well with Stronnington Council members.

Home to 62 apartments, office space, and ground floor retail, as Wattletree Director, Nick Moylan says the building is a product of a changing world, and a return to first principles when it comes to the spaces we live and work from.

&ldquo;The market for quality owner-occupier and down-sizer apartment product is growing, and from what we&rsquo;re seeing, still under-served. We&rsquo;ve tailored product to suit that,&quot; Moylan notes.

Spread across a wide river facing frontage, the building offers 270 degree uninterrupted views over the Central Business District, Yarra river, Royal Botanical Gardens and the historic grounds of Melbourne High.

A different offering for the neighbourhood, quietly tucked away at the river end, the building is set to take full advantage of its gateway position. The views, carefully framed by generous floorplans, high ceilings and large format windows, are unprecedented.

Another tick for buyers is the air rights on the east and west adjacent sites have been historically secured.

The building itself&nbsp;marks an exercise in restraint.

Securing unanimous approval for the 62-apartment structure, the building was supported by Stonnington Council&rsquo;s urban designer, who believes the building sensitively manages its relationship to existing abutting residential properties in a manner that will not unreasonably compromise their amenity.

SJB referenced New York Mayor Bill de Blasio in their design response to the project.

&quot;New York Mayor Bill de Blasio has declared that skyscraper made of glass and steel have no place in our city or our Earth&nbsp;anymore. We tend to agree,&quot; SJB noted.

&quot;With South Yarra being rich of heritage buildings, Victorian era and modernist architecture - this proposal draws upon its context for cues and inspiration.

&quot;We&nbsp;are looking at creating a sustainable, honest and robust&nbsp;building with great longevity.&quot;

The project is set to launch later in the year.

Taking prime position on the river end of Claremont Street, the upcoming residential building from Wattletree and Dorman Capital is a rare proposition in a precinct starved of larger, owner-occupier stock.

Taking its name from the site&#39;s location on Serpells Road, Serpells Place oozes with living greenery, with Melbourne-based landscape architects, John Patrick put to the task of connecting the residences to the suburb&#39;s landscape.&nbsp;

Headed by John Patrick himself, the Director said the inspiration for the design was taken from all across Templestowe, with the landscaping creating a sense of sanctuary, allowing the residents to feel completely immersed in nature.&nbsp;

For Serpells Place, John Patrick has designed tranquil garden retreats in the form of ground floor courtyards and spacious terraces.

The plant palette has been selected for its ability to flourish throughout the year with very little maintenance required from residents.

&quot;This creates a sense of privacy &ndash; of being encompassed by an oasis of greenery &ndash; providing an idyllic backdrop for outdoor entertaining or quiet relaxation. This sense of immersion is enhanced by an overhead canopy on the terraces, draped with cascading vines,&quot; John Patrick said.&nbsp;

To the middle level, the building is softened by fluid curves, imbuing a sculptural quality that is only enhanced by cascading vines, while expansive glazing allows abundant natural light into the homes whilst allowing for a connection to the landscaping and surrounding views.

Landing on Templestowe&#39;s golden mile, KUD&#39;s Managing Director, Billy Kavellaris, said they&nbsp;designed the residences to connect to the outdoors, with the spaces set to&nbsp;deliver the luxuries owner-occupier&#39;s had grown accustomed to in Kew&#39;s prestigious&nbsp;locale.&nbsp;

&quot;One of the things Templestowe is renowned for its rolling hills, abundant landscaping and mature trees.&quot;

&quot;Drawing inspiration from this, we incorporated large openings to create physical connections to the outdoors, including expansive terraces, in addition to&nbsp;visual connections from the living spaces, which look out to the landscaping and surrounding views,&quot; he added.&nbsp;

Within walking distance of magnificent parklands and Templestowe&#39;s vibrant village hub, Serpells Place cultivates an elevated way of life, encompassed by nature.

The Yarra River meanders its way along the suburb&rsquo;s western boundary, hugged by multiple parklands including Finns Reserve, a haven of lush vegetation and recreational amenity with an impressive children&rsquo;s playground.

Serpells Place, a collection of just 20 house-sized apartments designed by award-winning design firm KUD, is set to take apartment living in Melbourne&#39;s Templestowe to new heights.

Located on Templestowe&rsquo;s golden mile, nestled amongst idyllic greenery and landmark mansions, Serpells Place is&nbsp;being developed as a joint venture between Hub Property Group and Hewson &amp; Gacesa, who have teamed up to produce something the quiet suburb hasn&#39;t seen before.

Hub Property Group&#39;s Michael Hermans said Serpells Place brings a new calibre of living to Templestowe&#39;s golden mile location, brought together by an esteemed selection of collaborators.

KUD has created the apartments with three key design principles&nbsp;kept in mind;&nbsp;functionality and practicality, quality, and storage, all addressing the need of&nbsp;the downsizer and owner-occupier market.

KUD Director Billy Kavellaris says the architecture at Seprells Place has been born out of a commitment to excellence, a&nbsp;composition of contemporary form, enduring materiality and generous scale.

The initial plans were for 29&nbsp;apartments, with one, two and three-bedrooms on offer, but a rethink of the demand profile for the area saw 20 high-end, three-bedroom apartments, more akin to a family home rather than apartment, preferred.

Each of the homes are appointed with oversized kitchens and hotel style ensuites, complete with expansive living areas. The open plan designs give the homes the air of space and room with each home spilling out onto a terrace, that has either a courtyard or balcony with&nbsp;both options large enough for outdoor dining and barbecue facilities.

John Patrick Landscaping has handled the greenery.&nbsp;

Serpells Place takes Templestowe apartment living to the next level

The luxury apartment developer, Orchard Piper, has paid $67 million for the Mercedes Benz dealership in Toorak, with a view to create a new mixed-use precinct.

The sprawling 3,600 sqm&nbsp;site at 7-11A and&nbsp;17-19 Carters Avenue, in the heart of Toorak&#39;s retail and commercial precinct, will see&nbsp;$150 million worth of luxury apartments developed, as well as offices and shops, to revamp the village as a vibrant and modern-day high street.

It&#39;s been a three years process for Orchard Piper to secure&nbsp;the 10 individual titles. In addition to the recent purchase, Orchard Piper spent $28&nbsp;million on a 1,400 sqm holding on the corner of Toorak and Mathoura Road, taking their spending in the affluent Melbourne suburb to just under $100 million. The end value across the two projects is expected to be $550 million.

Primed as the last remaining site in Toorak Village, earmarked as a Key Development Site under the Stonnington Council&rsquo;s planning scheme, Orchard Piper is set to submit plans for the site&rsquo;s reformation as a $400 million mixed-use precinct featuring a &lsquo;super-premium&rsquo; residential offering with class leading lifestyle amenities, complemented by high-end retail and commercial suites for boutique family office style owner-occupiers.

Orchard Piper, led by Luke McKie and Rick Gronow, secured the sites from the Hagen family, who had pieced the landholding together since 1932.

&ldquo;Having a close and trusting relationship with the Hagen family allowed us to shape this deal to suit the vendors, they were interested in a high quality outcome for the site, given their longstanding ownership and history,&rdquo; Gronow says.

&ldquo;We have great respect and admiration for the long-standing partnership John Worrell and Karl Hagen shared. The Worrell family began piecing this land together in 1932, following World War I, which eventuated in this un-repeatable parcel on the doorstep of Toorak Village.&quot;

This latest acquisition made by Orchard Piper takes the developer&rsquo;s pipeline to more than $1.1 billion of addresses in Melbourne&rsquo;s most blue-chip locations.

Regarded as Melbourne&rsquo;s leading luxury developer in the residential sector, Orchard Piper&rsquo;s recent Stonnington project Huntingtower Road was last month awarded the National Winner of the Master Builders Associated for best Medium Density building over five dwellings.

Designs for the revamping of the Mercedes Benz location are set to be unveiled in 2023, with construction to commence the following year in-line with Mercedes&rsquo; lease ending. Construction on the Mathoura and Toorak Road corner site is on track to commence early next year.

McKie says the architectural response to the 3,600 sqm site should reflect the significance of its location.

&quot;We&rsquo;ve been actively involved in the area for over thirteen years, having developed six previous projects within minutes of this site,&rdquo; McKie says.

&ldquo;It is now widely acknowledged that Toorak Village is coming into a new era. This combined with our two new sites and Stonnington Council&rsquo;s recent street art and furniture investment will ensure the Village lifts to new heights.&quot;

The winners of the 2022 Victorian Architecture Awards have been announced, honouring the state&rsquo;s best architecture. This year&rsquo;s winners list highlights the integral role architects play in building communities and driving the evolution of the built environment, with standout projects responding to key issues of sustainability, equity, and access.

Across 14 categories, a total of 66 projects were granted named awards, architecture awards and commendations, drawn from a pool of 125 shortlisted projects &ndash; one of the largest ever selected for the Victorian Chapter of the Australian Institute of Architects&rsquo; awards program.

Kerstin Thompson Architects&rsquo; Balfe Park Lane received the top award in the multi-residential category, setting a gold standard for designing healthy communities and embedding genuine liveability among a list of winners that highlighted the importance of housing as an essential social infrastructure.

Leslie said the winners list further revealed how architectural processes can be creatively utilised to educate clients and stakeholders in shifting perspectives on how to implement viable structures for economic and social concerns.

Recognised for their holistic approaches for modern-day structures, ANZ Breathe, Terrace House, and Shepparton Art Museum were projects awarded for their innovation and excellence in environmental sustainability.

Showcasing the potential of bespoke residential architecture, Corner House, Autumn House, and Arcadia also received top awards in the residential categories.

Emerging practice, Prior Barraclough received the newly implemented EmAGN Project Award for their work on Object 07, a multi-residential project in Fitzroy.

Among other notable winners were 405 Bourke Street, Wesley Place, the Clendon Centre, Yakimono &amp; Society.

The architecture awards were revealed at an awards ceremony hosted by the Victorian Chapter of the Australian Institute of Architects on Friday 17 June. BNG Group&#39;s latest residential project, Olea,&nbsp;has been developed to&nbsp;complement&nbsp;both the exisiting neighbourhood character and street presence, whilst delivering an individual architectural addition to the site.

The Kambrook Road development has been designed by Melbourne-locals, CK&nbsp;Architecture, in an effort to appeal to a wide buyer type,&nbsp;with just seven, various-sized townhouses, along with 58&nbsp;one, two and three-bedroom apartments.&nbsp;

With a distinctive built form, each of the apartments have been positioned to surround a pivotal central courtyard - which is the heart of the project.&nbsp;

Basking in northern aspects and with a considered landscape design, Olea&#39;s courtyard creates a seamless transition from the indoors to the out, which CK Managing Director, Domenic Crisante says is a sought-after feature in modern design.&nbsp;

&ldquo;Generous greenery and communal spaces balance the landscape and built form to give additional character to Olea,&rdquo; says&nbsp;Crisante.&nbsp;

To further decrease the impact&nbsp;the development has on the exisiting neighbourhood, Olea has been broken down into zoned interfaces.&nbsp;

The townhouses form the front of the site, positioned facing the street to maintain the village feel of Caulfield North, with the definition of smaller sections of the building&#39;s frontage creating individual components which have their own street access, as well as a sense of address.&nbsp;

The brick facades of the townhouses and upper level of Olea reflect the neighbouring homes on Kambrook Rd, allowing the building to sit naturally in the street, while the newly designed laneway interface will increase accessibility and interaction with Olea&#39;s surrounds.&nbsp;

&ldquo;The design approach for Olea is one of simple elegance, with a clever uses of space, best appliances, superior materials and&nbsp;an awareness of the flows&nbsp;of everyday living,&rdquo; says Crisante.

CK has designed all of Olea&rsquo;s spaces with a focus&nbsp;around natural flow, light, and creature comforts.

The interiors are set with an understated colour palette, featuring limestone benchtops and splashbacks, complimented by timber flooring throughout.&nbsp;

CK Architecture&#39;s Associate Director, Helena Barriga says the fixtures and fittings throughout are just some of the features&nbsp;elevating&nbsp;Olea to another level.

&ldquo;The design and finishes throughout Olea employ creative elements to deliver timeless class, sophistication and luxury,&rdquo; Barriga said.&nbsp;

Each home also features two-pack cabinetry with feature timber-work and a choice of rose copper or satin chrome fittings, further elevating the residences.

The $47 million venture still has a mix of one, two and three-bedroom residences still remaining, with construction complete on the Caulfield project.&nbsp;
