Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

More than seven years after buying the former Epping quarry in Melbourne’s northern suburbs, property developers, Riverlee has won approval from the City of Whittlesea to turn the 51-hectare site into a $2 billion mixed-use precinct.

Across five neighbourhoods, New Epping will deliver a range of commercial, healthcare, residential and civic spaces that will establish the suburb as the 'new urban north' in Melbourne.

Located 18-kilometres from the CBD, New Epping will contribute more than $3.4 billion to the state economy – about 1 per cent of Victoria’s GDP – and provide 7,200 jobs once fully operational. More than 600 construction workers will be required annually on the project.

Riverlee development director David Lee says New Epping sets a new benchmark in how an integrated mixed-use development can meet the demands of a rapidly growing population.

Situated next to the Northern Hospital, which is the busiest emergency department in Victoria, plans include a 7-hectare healthcare precinct and a private hospital, which will deliver critical infrastructure to the healthcare sector.

City of Whittlesea Chair Administrator Lydia Wilson said Riverlee’s vision to transform the dormant site will provide significant benefit to the growing northern corridor and its community.

“This landmark project will provide employment opportunities, economic stimulus and the infrastructure required to create a vibrant urban environment that is underpinned by wellness and sustainability,” Wilson said.

“Riverlee has created a vision for New Epping that builds on the cornerstones of our community — healthcare as our leading industry, the need for quality housing for people at all stages of life, and sustainability as a way of ensuring a bright and healthy future for our younger generations. With its challenging site conditions, the former Epping Quarry has laid dormant for decades. Its transformation is something the entire community can look forward to.”

New Epping’s vision for a greener future will see a central green spine and waterway rehabilitated, while built spaces will target net-zero in operation, providing sustainability benefits to enhance the urban experience and liveability.

With a focus on walkable neighbourhoods, residential plans include a diverse community of 2,000 homes, including townhomes, apartments, affordable housing, retirement residences and aged care.

Melbourne and Sydney developer Fortis has won planning approvals for two projects in Richmond.

Construction on 8 Brighton Street and the adjoining 5 Wiltshire Street in the city-fringe suburb is expected to commence later this year.&nbsp;

​As one of the most substantial development parcels to be consolidated in Melbourne’s city fringe area in recent years, the projects will establish a brand new residential, commercial and retail precinct in Richmond.

The two projects collectively occupy 15 blocks of land, creating one major development. Both sites are being designed by prominent multi-disciplinary design studio SJB, and development will be funded by Pallas Capital.

​The approved plans include the creation of a pedestrian-priority food and beverage retail boulevard along Wiltshire Street, opening up and connecting Brighton Street with Little Lesney Street, and creating six leasing opportunities.

​“Our approach with our Richmond projects is similar to our work in Double Bay, where we have considered not just the development of our sites, but also how it could enhance the broader neighbourhood," Fortis Director Charles Mellick says.

"The project will bring to market exclusive food and beverage amenities for approximately 1500 workers and over 150 residents who will call it home, along with the wider Richmond community. We are grateful to the City of Yarra for the planning approvals and are looking forward to working closely with the community to deliver a superior product."

Mellick says this is one of the most substantial site acquisitions for the suburb and the Melbourne city-fringe area.

"With an expected end value of approximately $300 million, we are confident that the project will set a new standard for premium commercial and residential space in the area.”&nbsp;

​Located off the prominent Church St and Swan St intersection, 8 Brighton Street is a 1,298 sqm site and was acquired by Fortis for around $20 million. A new build on the site will offer 12 levels of mixed-use space, with ground floor retail and commercial space on two podium levels offering 2,500 sqm in NLA, followed by 55 apartments across nine levels.

Boasting three street frontages, the project will offer residents unobstructed north and south views, alongside exclusive access to the rooftop amenities, including wellness areas, working from home spaces and barbecues. All residents will also have exclusive access to three levels of basement parking.

The neighbouring site at 5 Wiltshire Street, acquired for around $33 million, consists of nine individual lots totalling 1,432 sqm.

The proposed development will comprise 11 levels of commercial space and three levels of basement parking. Offering 11,000 sqm NLA, the project will offer uninterrupted views of the city skyline, premium EOT facilities and an activated rooftop with barbecues, a bar, wellness areas, workspaces and communal social spaces exclusive to its tenants.&nbsp;

​A highly desirable city-fringe location, Richmond is the existing beating heart of amenity within Melbourne. The brand new residential destination is located on the doorstep of East Richmond Station with additional direct access to multiple high frequency tram stops, allowing easy entrance to the Melbourne CBD and other key business areas.

The sites are a short walk away from a wide range of restaurants, bars, gyms, wellness studios, supermarkets and other amenities along Swan Street and Church Street. Other recreational options in the vicinity include Barkly Gardens, MCG and Melbourne Park.&nbsp;

Fortis secures planning approvals for $300 million mixed-use Richmond project

Samma Property Group has been given approval for their waterfront Docklands development on a rare island site at 194 Lorimer Street, marking the inception of a city-wide footprint expansion.&nbsp;

The $250 million project will rise 31-storeys on the four-frontage site, comprising 402 apartments boasting direct Yarra River views, along with views to the Melbourne CBD and Port Phillip Bay.&nbsp;

The mixed-use site will offer 3000 sqm of community indoor and outdoor amenity, with a clear focus on fostering community connection and improving mental health and wellbeing, in addition to 115 sqm of space for food and beverage retailers and 850 sqm of community space.&nbsp;

Conceptualised alongside multi-award-winning architects, Fender Katsalidis, the non-traditional silhouette features two sculptural towers extending to the ground floor, drawing from nearby nautical inspiration that shapes the slender interlocking forms with a cantilevered beam reminiscent of the bridge of a ship.

Fender Katsalidis Partner, James Pearce said careful consideration has been given to the design of the podium in respect to the existing heritage fabric at the river’s edge, while the integration of the podium and tower forms provides a more dynamic experience of the building when viewed from the surrounding neighbourhood.

"The result is the creation of a new urban marker that will join a series of architectural moments dispersed along the City-Link Freeway, while the sculptural composition of the interlocking forms provides an engaging complexity that invites resolution," Pearce said.&nbsp;&nbsp;

The historic Shed 21 will play an integral role in the development, with the heritage playing a part in the architectural design, while also being connected to the wider community through a public realm site-link.&nbsp;

Tract has been at the helm of the landscape architecture and town planning, creating a design with all-electric infrastructure and a 7-star NatHERS rating, as well as targeting a 5-star Green Star certification.&nbsp;

The impact-driven design goes beyond the amenities, with an on-site management team available to serve and support residents and an ongoing activity program penned, aimed at fostering connection and improving mental health and wellbeing.

Due to be built west of the Yarra’s Edge development area, adjacent to the Bolte Bridge, the development is designed to positively contribute to the vibrant mixed use precinct envisioned for the area.

The development will also benefit from $85 billion of infrastructure projects either recently completed or committed within the immediate vicinity, including Australia’s largest urban renewal project, Fishermans Bend, covering approximately 480 hectares in the heart of Melbourne.
