A shift away from Sydney’s industrial past has left parts of the inner south defined by contrast, brick warehouses repurposed into dining precincts, former factory streets softened by landscaping and pedestrian activity.

Rosebery is one of those suburbs. Over the past decade, it has undergone significant gentrification, anchored by The Cannery, which has helped reposition the area as one of the inner city’s most sought-after lifestyle pockets.

What hasn’t kept pace with that transformation is new residential supply, which has remained relatively limited. Builder-developer Deicorp identified that gap early, securing a site in 2019 and delivering what is now one of the suburb’s most architecturally distinctive developments.

To realise the vision, Deicorp engaged Candalepas Associates to design The Rothschild, a project that is immediately recognisable from the street.

The development replaces a former industrial site, retaining a material and structural dialogue with its past while introducing a more resolved residential framework. From the street, the architectural intent is clear. Off-form concrete columns run through the façade, establishing a repeated structural rhythm that gives the building its visual weight. These are paired with deep-set arches and sections of exposed brickwork, creating a layered elevation that reads less like a typical apartment block and more like a reinterpretation of industrial architecture.

The material palette is intentionally restrained, with concrete left exposed and brick used to define mass rather than decoration. The result is a building that stands out through proportion and repetition, rather than height or glazing.

This approach continues internally. A central landscaped courtyard sits between the two buildings, anchored by an olive grove that acts as both a visual and spatial focal point. Rather than functioning as residual space, the courtyard is designed as a shared ground plane, where circulation paths, seating areas and planting come together to create a usable communal environment. Its positioning allows natural light to penetrate deep into the site while maintaining separation between residences.

Within the apartments, the planning follows a clear and functional logic. Entry points lead directly into open-plan living areas, with kitchens positioned as central elements alongside dining and lounge spaces. These zones extend to balconies or external openings, maintaining a visual connection to either the courtyard or the street.

Kitchens prioritise practicality, with generous bench space, ample storage and European appliances configured for everyday use. Bedrooms are typically set back from the main living areas, creating quieter zones within each residence, with separation achieved through layout rather than material change. Bathrooms are compact but efficient, incorporating mirrored cabinetry and integrated storage to maximise space. Across all residences, the emphasis is on clarity of movement and functional planning.

At ground level, retail and hospitality uses extend the building’s presence beyond its residential function. A café or restaurant space, alongside communal amenities such as a music room and rooftop areas, positions the development as part of a broader urban network rather than a standalone project. These shared spaces reinforce a lifestyle where the building operates as an extension of the surrounding neighbourhood.

Rosebery’s proximity to Green Square, The Cannery and nearby parklands supports this model of living, where much of daily life is within walking distance. The Rothschild sits comfortably within that network, contributing to the streetscape through its distinctive architecture, while internally organising space around light, structure and communal use.

The Rothschild is now complete and ready to move in, with limited residences remaining.

KTQ has unveiled&nbsp;<a href="https://www.apartments.com.au/new-apartments/casilia-16-marine-parade-coolangatta-qld-4225">Casilia</a>, the final residential release within the Kirra Point precinct which really kicked off the boom in the area back in 2019.

Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention back to the beach.

The developer, started 20 years ago by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success at Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms, whilst remaining compliant with the LMR controls.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

New research has revealed the Gold Coast’s Runaway Bay catchment, capturing Runaway Bay, Arundel, Biggera Waters, Coombabah, Helensvale, Hollywell, Hope Island, Labrador and &nbsp;Paradise Point, continues to be one of the most undersupplied markets on the Gold Coast. &nbsp;

A new report prepared by Urbis shows new apartment sales in the catchment totalled 40 in 2023, a record low compared to the 524 sales recorded in 2021.&nbsp;

The data comes as one of the northern <a href="/developments/gold-coast-qld">Gold Coast</a>’s most prolific developers, <a href="/developers/lewis-land-group">Lewis Land</a>, advances plans to release the first home collections within its Harbour Shores masterplanned community in the coming months, supercharging the housing supply.&nbsp;

Lewis Land Chief Executive Office Brett Draffen said <a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a> would deliver more than 2,000 &nbsp;dwellings to the <a href="/developments/runaway-bay-qld-4216">Runaway Bay</a> catchment over the next decade, drawing on a 65-year history of creating exceptional communities. &nbsp;

“The first residential releases at Harbour Shores will be launched on 15 April and includes a collection of waterfront villa residences, two mid-rise residential apartment buildings, and early delivery of the large community park,” Draffen said.&nbsp;

“We’re collaborating with the best in the industry to create a sustainable, design-driven master plan that &nbsp;will meet the needs of the community now and in the years to come.”&nbsp;

Civil works are expected to kick off in May.

Urbis Senior Consultant, Lynda Campbell, said the lack of sales in Runaway Bay Catchment is not due to a lack of demand, but a lack of supply.&nbsp;

“New apartment sales on the Gold Coast are back to pre-pandemic levels, however the lack of supply in the Runaway Bay Catchment remains at a record low,” Campbell said.&nbsp;

“It comes as increasing construction costs, interest rate uncertainty, and inflation continue to put pressure on developers who play a critical role in new dwelling supply.&nbsp;

“The arrival of Harbour Shores will significantly supercharge supply back to levels we haven’t seen since 2015.”&nbsp;

Draffen said Harbour Shores would deliver new housing supply for the next 10 years within the city’s most sustainable masterplanned community.&nbsp;

“For future residents, this means access to a standard of amenity, liveability and &nbsp;wellness never experienced in this city before.”&nbsp;

Lewis Land to launch Harbour Shores first house release in undersupplied Runaway Bay catchment area

Brisbane's off the plan apartment market is expected to be "chronically undersupplied for the next two to three years," a new report by property consultancy firm Charter Keck Cramer has suggested.

Charter Keck Cramer's Metro Brisbane&nbsp;State of the Market H2 2023&nbsp;found there were just 1,100 apartments launched in 2023,&nbsp;&nbsp;-76 per cent less than the decade average, while low completions are forecast for the next three years.

They did note that recently launched projects are achieving strong sales results.

"These are priced predominantly at the upper end of the market and targeted towards those who can accept the higher price points required to offset increased build costs," the report noted.

"Other local buyer segments remain priced out of the market or are disincentivised to buy given the uncertainty with interest rates and the significant upfront financial handbrake of stamp duty.

CKC said that whilst new apartment prices are still increasing and are being met with market acceptance in the higher-end and downsizer projects, this has not yet occurred in the mainstream segment of the market.

<h2>Repricing of off-the-plan apartments</h2>

Charter Keck Cramer said their analysis of Brisbane’s housing market shows that the price gap between detached houses and established units is 56% (the pre-pandemic average was 33%).

"Importantly, our detailed analysis of the established unit market (i.e. townhouses and apartments) shows established units are currently undervalued by +5% to +15% and given the supply/demand imbalance will continue to correct upwards over 2024 as the market finds a new equilibrium.

"Furthermore, the percentage of household income required to service a mortgage on a median-priced house has risen to 36% which is +10% to +15% above levels observed prior to COVID.

"When this is considered in light of the deposit hurdle and diminished purchasing capacity of buyers, many will simply need to make trade-offs should they wish to enter the for sale market with greater demand to be driven into the build to sell apartment market."

When the house price hierarchy is once again established, meaning when the established unit market gets closer to the cost of houses, then new off the plan apartments will be able to be delivered at price points which again make apartment development feasible.

"The timing for when this occurs comes down to when rates start to be cut and when government incentives are introduced, however the industry needs to prepare for dramatic price increases in new off the plan apartments of +25% to +30% (compared to prepandemic prices) over the next 12-18 months across many markets."

The median house price in Brisbane at December 2023 was $876,000, whilst the median unit price was $561,000.&nbsp;

<h2>Brisbane supply metrics</h2>

CKC said that while&nbsp;Brisbane’s City Fringe Region has historically been the city’s most active apartment region due to supportive planning controls as well as the proximity to, and views of, the Brisbane River and CBD, as the apartment market continues to mature, the Inner and Middle Regions will demonstrate a growing importance to Brisbane’s apartment supply.

Just 1,100 apartments were launched in 2023, the lowest&nbsp;volume of launches recorded in more than a decade and a -57% reduction on the previous 12 months. The most active region over the past decade has been the City Fringe Region, however Brisbane’s Inner Region has grown in importance over recent years and was the most active region in 2023, accounting for almost 50% of launches.

Only 1,600 apartments started construction in 2023 the lowest number of commencements recorded over the past decade and a decrease of -88% from the peak of 13,300 apartment commencements in 2015.

Brisbane recorded 2,200 apartment completions in 2023. This was an uptick of +70% on the 12 months prior but remains significantly below longer-term trends.

CKC said that completions are forecast to increase again over the next 12 months with 3,100 currently under construction and due to be completed in 2024, but due to the low level of launches and commencements recently, apartment completions are forecast to contract once again to just 1,200 in 2025.

"Charter Keck Cramer expects Brisbane’s apartment market to remain chronically undersupplied for at least the next 2-3 years given current market conditions and the time taken to mobilise and build out high-density projects."

<h2>Outlook over 2024</h2>

Charter Keck Cramer says conditions in early 2024 will be very similar to those of late 2023, and that it will take a lot more than interest rate cuts to stimulate the build-to-sell and build-to-rent apartments both initially back to life, but also to facilitate them to deliver the unprecedented quantum of apartments required to allow the Federal and State Governments to achieve the aspirational housing targets.

"After considering all the data, our view is that the market will start to turn towards the middle of 2024. Interest rates need to be cut by at least the middle of the year and several incentives need to be introduced immediately to stimulate the BTS and BTR apartment markets.

"These are the swing variables as to how quickly the BTS and BTR apartment markets start to turn and how quickly the housing and rental crisis is addressed."

Despite Brisbane's staggering price growth which has seen it overtake Melbourne in median dwelling value, there's still a strong appetite from first home buyers in the market, as long as there's a compelling enough price point to purchase.

There's <a href="/news/qld/stock-levels-shrink-toward-five-year-lows-in-brisbanes-off-the-plan-apartment-market-urbis-brisbane-apartment-market-insights-q4-2023">few developments being launched across Brisbane</a>, but those that do, and have competitive priced stock, are seeing strong demand from first home buyers because there tends to only be a handful of one-bedroom apartments in a building nowadays, with developers leaning towards two and three-bedroom units.

We've crunched the numbers and wrapped up the top five apartment developments that have drawn the interest of first home buyers so far in 2024.

Starting from $450,000, the 60 one and two-bedroom apartments have been designed by <a href="/architects/red-door-architecture">Red Door Architecture</a> to make the most of Brisbane's tropical climate, with the open plan kitchen, living and dining areas opening onto balconies.

Brisbane's top five most popular apartment developments for first home buyers in 2024

Cadmium Property Group has revealed its upscaled plans for&nbsp;Urbana Precinct Three in Coomera on the Gold Coast.

They've sought to increase the size and density of the four-tower stage, where they now want to deliver 720 apartments at Lot 502&nbsp;Urbana Boulevard Coomera instead of the 608 that was approved by the Gold Coast City Council.

It means the four <a href="/architects/archidiom">Archidiom</a>-designed buildings will drastically rise in height. They will now be between 16 and 25 levels, the latter 17 levels higher than before. Two of the buildings will be build to rent.

At 100 per cent occupancy of all four towers, the stage will home 1800 residents across 400 two-beds and 320 three-beds.

The stage will include a retail precinct with restaurants, commercial space, a gym, and a medical centre.

The apartments will sit above four basement levels with around 1,300 parking spaces, around 80 per cent reserved for residents.

There will be 4,350 sqm of total communal recreation space which will incoporate a&nbsp;pool and terrace, play area with table tennis tables, flexible rec space, communal media lounge, communal lounge and dining space, and a co-working office.

The application is the third stage of Cadmium's Urbana development, planned for about 15,200 sqm on the southern part of the total xx masterplan which has street frontages to&nbsp;Foxwell Road&nbsp;and Urbana Boulevard.

Next stage of Coomera Urban Village upsized

The number of off the plan apartments in Brisbane is heading toward five-year lows, data from Urbis found.

The&nbsp;Urbis Apartment Essentials Report showed there were 112 sales in Q4 2023 in <a href="/developments/brisbane-qld">Brisbane</a>, with the lowly stock levels resulting in just 512 apartments available to buy.&nbsp;

Supply has been dwindling since Q1 2023 when there were nearly 1,400 apartments on the market with around 500 of those being sold.

<a href="/developers/kokoda-property">Kokoda Property</a>'s apartment development <a href="/new-apartments/ruby-ruby-milton-12-crombie-street-milton">Ruby Ruby</a> in <a href="/developments/milton-qld-4064">Milton</a> saw took 87 of the 112 sales over the quarter, with a weighted average sale price of $827,011.

The likes of&nbsp;<a href="/new-apartments/monarch-residences-toowong-600-coronation-drive-toowong">Monarch Residences</a>&nbsp;in <a href="/developments/toowong-qld-4066">Toowong</a>, <a href="/new-apartments/skye-residences-kangaroo-point-8-river-terrace-kangaroo-point">Skye Residences</a> in <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a>, <a href="/new-apartments/nouveau-albion-8-16-anstey-street-albion">Nouveau</a> in <a href="/developments/albion-qld-4010">Albion</a>, and Queens Wharf Tower in <a href="/developments/brisbane-city-qld-4000">Brisbane City</a>, all secured a handful of sales, but did so at stellar prices, with the weighted average sale price between $1,645,000 and $3.67 million, a sign there's a strong market demand for premium apartments in Brisbane's inner ring.

Outside of inner Brisbane, the inner west region was the most active in terms of sales over Q4 2023 with 94 apartments sold.

Only nine apartments are available to purchase in the CBD, which makes <a href="/news/qld/first-look-meritons-full-plans-for-first-brisbane-apartment-development-revealed">Meriton's 800-apartment development</a> a game-changer for the city. Morris Property Group is also expecting to have around 180 apartments up for grabs on Eagle Terrace after they <a href="/news/qld/first-look-exclusive-2032-brisbane-olympics-has-morris-property-group-swap-eagle-terrace-office-tower-for-apartments">filed an application to change the use</a> of their commercial office tower plans to residential.

Developers who are able to get their projects in market are reaping the benefits.
