A shift away from Sydney’s industrial past has left parts of the inner south defined by contrast, brick warehouses repurposed into dining precincts, former factory streets softened by landscaping and pedestrian activity.

Rosebery is one of those suburbs. Over the past decade, it has undergone significant gentrification, anchored by The Cannery, which has helped reposition the area as one of the inner city’s most sought-after lifestyle pockets.

What hasn’t kept pace with that transformation is new residential supply, which has remained relatively limited. Builder-developer Deicorp identified that gap early, securing a site in 2019 and delivering what is now one of the suburb’s most architecturally distinctive developments.

To realise the vision, Deicorp engaged Candalepas Associates to design The Rothschild, a project that is immediately recognisable from the street.

From the street, the architectural intent is clear. Off-form concrete columns run through the façade, establishing a repeated structural rhythm that gives the building its visual weight. These are paired with deep-set arches and sections of exposed brickwork, creating a layered elevation that reads less like a typical apartment block and more like a reinterpretation of industrial architecture.

The material palette is intentionally restrained, with concrete left exposed and brick used to define mass rather than decoration. The result is a building that stands out through proportion and repetition, rather than height or glazing.

This approach continues internally. A central landscaped courtyard sits between the two buildings, anchored by an olive grove that acts as both a visual and spatial focal point. Rather than functioning as residual space, the courtyard is designed as a shared ground plane, where circulation paths, seating areas and planting come together to create a usable communal environment. Its positioning allows natural light to penetrate deep into the site while maintaining separation between residences.

Within the apartments, the planning follows a clear and functional logic. Entry points lead directly into open-plan living areas, with kitchens positioned as central elements alongside dining and lounge spaces. These zones extend to balconies or external openings, maintaining a visual connection to either the courtyard or the street.

Kitchens prioritise practicality, with generous bench space, ample storage and European appliances configured for everyday use. Bedrooms are typically set back from the main living areas, creating quieter zones within each residence, with separation achieved through layout rather than material change. Bathrooms are compact but efficient, incorporating mirrored cabinetry and integrated storage to maximise space. Across all residences, the emphasis is on clarity of movement and functional planning.

At ground level, retail and hospitality uses extend the building’s presence beyond its residential function. A café or restaurant space, alongside communal amenities such as a music room and rooftop areas, positions the development as part of a broader urban network rather than a standalone project. These shared spaces reinforce a lifestyle where the building operates as an extension of the surrounding neighbourhood.

Rosebery’s proximity to Green Square, The Cannery and nearby parklands supports this model of living, where much of daily life is within walking distance. The Rothschild sits comfortably within that network, contributing to the streetscape through its distinctive architecture, while internally organising space around light, structure and communal use.

The Rothschild is now complete and ready to move in, with limited residences remaining.

KTQ has unveiled&nbsp;<a href="https://www.apartments.com.au/new-apartments/casilia-16-marine-parade-coolangatta-qld-4225">Casilia</a>, the final residential release within the Kirra Point precinct which really kicked off the boom in the area back in 2019.

Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention back to the beach.

The developer, started 20 years ago by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success at Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms, whilst remaining compliant with the LMR controls.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Over the last two decades, Mosaic Property Group has grown from a construction firm focussing on large suburban blocks around 10 kilometres outside of Brisbane, to become one of, if not the most sought-after and trustworthy brand for buyers across the whole of South East Queensland.

<a href="/developers/mosaic-property-group">Mosaic</a> Founder Brook Monahan started the company in 2004 and it steadily progressed from suburban blocks to high-end homes and then into smaller unit complexes. They even partnered with the Queensland Government on some affordable housing projects their business was that diverse.

It was 2012 when the company rebranded with the intention of reaching a cross-section of the market that&nbsp;t was based on understanding what the consumer wanted and then being able to consistently deliver that across a long period of time.

Since then the company has delivered over $2 billion worth of apartments across the booming South East Queensland region, with a further $1 billion currently under construction.

We recently caught up with Brook to talk about Mosaic and how they've grown into one of the largest builder developers in the area.

Monahan says that while the company has become known as a luxury brand in the marketplace, that's not what they set out to do.

"We set out to design and deliver product that the market responded well to, and that form and function was just as important as architecture and beauty, but most importantly that people knew we did things for the right reasons over the long term, and that the buyer that bought off us today would be another buyer in the future, and if it wasn't them it would be one of their family members or friends," Monahan said.

Monahan says they've always said they'll be a developer that responded to a larger cross-section of the market.

"We'll deliver projects now that are mostly suited to wealthy downsizers in luxury apartment markets, particularly on the coast, where apartment prices ranges might be between $5 million to $12 million which we couldn't have dreamt of 20 years ago, but then we've also got a diversity of product that will enable people to come and buy a two-bedroom, or two-bedroom plus MPR product in any of one of our markets that suits a different buyer demographic."

As for advice for off the plan buyers, Monahan says do your homework.

"If you don't understand the track record of the organisation, and I'd encourage that track record to relate to whatever it is the project they're now taking to the consumer.

"If you've got a developer, even if they've got a track record, is that track record reflective of the type of product that you're looking to buy off that developer, and if not, I would say proceed with caution in the current market.

Arium, the new apartment development arm of Sunland's Abedian family, has rethought its plans for its prime Greenmount Beach Hotel site, one of the best undeveloped sites on the Southern Gold Coast.

It was 2021 when the Abedian family paid $42.3 million for the amalgamated 7,071 sqm block, bordering Marine Parade, Eden Avenue and Hill Street, before going into planning mode for the prime site which sits between Rainbow Beach and Greenmount Beach and offers never-to-be-built-out views over the sand.

In May 2023 Arium submitted plans for a 16-level tower with 54 apartments designed by Contreras Earl Architecture.

But now Arium has filed new plans with the Gold Coast City Council, with 111 Design Studio proposing a complete redesign which has changed the scale and density of the project.

There will now be two towers, both 14 levels, two levels lower than what Arium had pitched nearly 12 months ago.

Zone Planning Group wrote in their Planning Assessment that the decision to remove two levels was made to respond to the context of the area and the height of the Norfolk Island Pines trees on Greenmount Headland, as well as to be consistent with the neighbouring Rockpool development by Joe Adsett which is also 14 levels.

There will now be 63 apartments, 28 in tower one and 35 in tower two. The towers will be divided by a striking central entry area which will have water features and a lap pool in landscaping by Urbis.

Each tower will have two, three and four-bedroom apartments. In total, there will be 15 two-bedroom apartments, 38 three-bed apartments, and 10 four-bedroom apartments.

Four of the 10 four-bedroom apartments will be the penthouses, each occupying half a floor and spanning two levels. They will have half of a rooftop which will feature a plunge pool in each corner of the building as it curves to overlook&nbsp;Marine Parade and the beaches. The ground floor of Tower One will have a wellness centre, with four hot and cold plunge pools, a sauna, a steam room, a salt cave, and a central room labelled snow, an uncommon wellness feature which is a room "chilled to a perfect 14-degrees Fahrenheit and features actual snow flurries all year round."

The foot of tower two will home a pilates and yoga studio, a gym, a kid's play area, a function room and a meeting space.

There will be 145 resident&nbsp;car parking spaces and 10 visitor car parking spaces within two basement levels.

Zone Planning Group said the development adopts a high-quality architectural appearance comprising a unique façade where extensive curved glass panels wrap around the balconies.

"The tower form also comprises of distinctive shape in which the tower floorplate increases in size up to Level 9 and then tapers in up to Level 14. The tower appearance consists of a fluid/rhythmic appearance to complement the natural/coastal setting of the site."

The Abedian family shut up shop of Sunland Group in 2022, shedding its assets including its&nbsp;<a href="/developments/benowa-qld-4217">Benowa</a>&nbsp;retail. They recently completed the build of 272 Hedges Avenue which was their last residential development.

Sunland were behind some of the Gold Coast's most well-known buildings, including Palazzo Versace and Q1.

When telling shareholders Sunland was exiting the development game, the Abedian family always said they would run a private development company.

Arium is only using two of the three sites as part of this development. They advise a 2,934 sqm portion on the corner of Eden Avenue and Hill Street will be used for stage two of the project.

The Maroochydore CBD is set for a new apartment development that has been inspired by the ocean and will serve as a "metaphorical umbrella".

The 12-level building at&nbsp;<a href="/new-apartments/el-parasol-15-17-ocean-street-maroochydore">15-17 Ocean Street</a>, Maroochydore, is being planned by building firm <a href="/builders/rocking-horse-constructions">Rocking Horse Constructions</a>, who had Ferro Chow Architecture create the unique design for the project which they are calling&nbsp;El Parasol.

El Parasol will bring 53 apartments to the heart of the Maroochydore CBD, in a pocket that hasn't had much supply in recent years.

The ground level will have a hospitality venue, while level two and the other half of level three will home four two-level office spaces.

Ferro Chow wrote in their documentation submitted to the Sunshine Coast Council that their architectural vision is to seamlessly weave multiple dwellings, a vibrant food and drink outlet, and flexible office spaces into a harmonious, multi-residential community.

"Our vision is to create a thriving, interconnected community that embodies the spirit of Maroochydore while embracing the beauty of the ocean’s forms and the patterns of life in a vibrant, evolving city,"&nbsp;the report read.

“El Parasol, an embodiment of an ‘umbrella: providing shelter from the sun,’ symbolizes our inspiration. Drawing from the dynamic lifestyle and mixing multiple uses, our project is poised to transform Maroochydore’s celebrated landscape."

They said El Parasol employs&nbsp;earthy, pared-back materials, sculpting a form that is both sculptural and sensitive to its coastal landscape.

"The use of off-form concrete, timber, and rammed earth contributes to a natural, organic aesthetic, further enhanced by hanging planters and perimeter planting, reducing the building’s mass."

The project, on a 2,190 sqm site which is currently a retail strip, will sit directly opposite&nbsp;Big Top Shopping Centre.

The new plans are a scaled-down version of the plans approved back in 2020. That had 66 apartments and 44 short-term accommodation units across a larger 4,200 sqm site.

Greg Norman's Brookwater championship golf course in Springfield is set for a new neighbour, with multi-residential Queensland developer Azure set to developed a new terrace community next door.

The $72 million townhouse development, Oakmont by <a href="/developers/azure">Azure</a>, will comprise 61 townhouses and will sit on the edge of the eighth hole of the course which Norman designed.

The&nbsp;<a href="/new-apartments/springfield-qld-4300">Springfield</a> project, in the smaller suburb of Brookwater in the City of Ipswich, will offer direct frontages and views over the golf course and beyond to the mountains.

The average price for a new Gold Coast apartment has topped $1.6 million for the first time as owner-occupiers swamped the market in the December quarter to snap up dwindling supply, research by Colliers has found

The number of new apartment sales in the three months to the end of December may be the second lowest of any quarter in the past three years, but the average price is 14.5 per cent higher than the previous record of $1.44 million in the September quarter of 2022 and 45 per cent up quarter on quarter from the $1.134 million average at the end of September last year.

<a href="/project-marketer/colliers">Colliers</a>’ latest <a href="/developments/gold-coast-qld">Gold Coast</a> Residential Market Report has revealed that just 236 new apartments were sold in the December quarter, just ahead of 211 sales in the June quarter and just over half the 470 sales recorded in the September quarter.

Total sales of 1,205 new apartments for 2023 were down 13 per cent on the 1,389 sales recorded in 2022, and less than half the 2,492 apartments sold in 2021 at the peak of the national construction boom.

“The latest sales numbers reflect the ongoing challenges of meeting demand for new apartments on the Gold Coast,” said David Higgins, the Gold Coast Director Residential at Colliers. &nbsp;

“We are really seeing residential projects struggling now out of the ground, due to the massive increase in construction costs, making many projects just not feasible in current cycle.

“Sales volumes are lower while average prices have spiked higher as supply and variety of stock remains constrained. It’s causing a massive fluctuation of pricing in the market.

“The pricing is also reflected in a resurgence of owner-occupiers who accounted for 55 per cent of the sales over the quarter.”

Broadbeach and Surfers Paradise dominated the market in both sales and supply over the 2023 calendar year, with the Gold Coast’s prime central suburbs accounting for about 70 per cent of total sales.&nbsp;

The Gold Coast Central precinct, which includes Southport-Labrador and stretches south to Burleigh Heads, remained the hotspot for development activity during the quarter with 20 of the 30 apartment projects available for sale located there.&nbsp;

There are just 1,489 apartments in total remaining for sale from these projects, out of a total of 4,471 that have been put to the market. &nbsp;&nbsp;

While Colliers forecasts that about 2,850 apartments will be completed on the Gold Coast in calendar 2024, this won’t do anything to ease supply constraints.&nbsp;

“The bulk of these apartments have already been presold over the past few years, so this will not help deliver additional supply,” Higgins added.

Colliers research also shows that low vacancy rates across the Gold Coast have helped drive median weekly apartment rental rates by 10 per cent over the year from $682 to $750 a week.

“Increasing rental yields reflect the substantial growth of the investment market across the Gold Coast new apartment market.&nbsp;

“The apartment market continues to be supported by local and interstate investors who are taking advantage of the strong yields.”

Gold Coast developer Aniko Group is refining the masterplan for its flagship $2 billion mixed-use development, The Landmark at Mermaid Beach.

Following council approvals secured late last year, Aniko is responding to the escalating demand for affordable luxury living in the city's <a href="/developments/mermaid-beach-qld-4218">coveted beachside suburb</a> by trying to target the rightsizing demographic.

Rightsizing represents a shift towards higher-end yet compact living spaces without compromising on quality. Unlike traditional downsizing, buyers in this market segment are not necessarily motivated by financial reasons but seek the same prestige and amenities associated with larger properties.&nbsp;

<a href="/developers/aniko-group">Aniko</a>, founded and led by George Mastrocostas, has submitted a modified development application to the City of <a href="/new-apartments/gold-coast-qld">Gold Coast</a>, proposing enhancements to Tower 1 of <a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a>.&nbsp;

This proposal includes a reconfiguration of existing apartments along with the addition of five new floors, taking the tower from 30 levels to 35.

"The refinements allow us to introduce coastal apartment living at a price point that our buyers are seeking, one that simply doesn’t exist in the current market,” Mastrocostas said.&nbsp;

“The changes will allow us to bring to the market a more diverse range of apartments, strategically catering to rightsizers, thus enhancing our competitive edge."

Situated on a 1.13-hectare site at the corner of the Gold Coast Highway and Seaview Avenue, The Landmark will feature residential apartments, offices, medical services, a luxury hotel, and a ground-floor retail and dining precinct.

The masterplanned project has approvals for three residential towers of 25, 30, and 40 storeys, along with a 53-level tower featuring a mix of hotel suites and private hotel-branded residences, to be delivered over the next six years.

A sprawling one-hectare recreation podium will offer residents, commercial tenants, and hotel guests significant amenity, all within close proximity to the entirety of the site.

The amended development application seeks to increase the height of Tower 1 from 30 to 35 storeys, accommodating 240 apartments, up from the 170 currently approved, bringing the entire masterplan to a total of 891 apartments.&nbsp;

With construction of the first stage of The Landmark earmarked to commence by year-end, Aniko has reconfigured the floorplate of Tower 1 to introduce an additional apartment per level.

Responding to market feedback, the vast majority of the first tower’s two-bedroom apartments will now include a study nook. Aniko is also expanding its range of three-bedroom apartments as part of a broader strategy to provide additional choice for buyers.

"The new floorplans provide greater flexibility to create the style of apartments for which we are experiencing sustained demand," Mastrocostas added.&nbsp;

"Our plans are in response to the industry’s increasing focus on high-end apartments at the expense of more affordable alternatives that resonate with rightsizers.&nbsp;

“While we also plan to introduce a collection of stylish, three-bedroom-plus residences, we also want to cater to a segment of the market that has been overlooked by developers in the Gold Coast’s prime beachside suburbs in recent years."

Aniko has engaged award-winning firm <a href="/architects/plus-architecture">Plus Architecture</a> to deliver the master-planned development.
