A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Aniko Group has settled the $32.5 million purchase of the&nbsp;<a>Mermaid Beach</a> site earmarked for the company’s flagship $2 billion mixed-use development, The Landmark.

The settlement marks another milestone for the four-tower development which is set to transform the long-vacant property into a <a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">vibrant new residential, commercial, dining and leisure precinct</a>.

<a href="/developers/aniko-group">Aniko</a>&nbsp;purchased the 1.13ha site, located at the corner of the <a href="/new-apartments/gold-coast-qld">Gold Coast</a> Highway and Seaview Avenue, in 2022, with the $32.5 million deal listed among the biggest residential land transactions of the year.

“When considering the prime location, size and scale of the project proposed by Aniko Group, this is an irreplaceable asset and the development approval has added substantial value to the site,” said Mark Witheriff, the Gold Coast managing director at <a href="/project-marketer/cbre-residential-australia">CBRE</a> who negotiated the sale with Brenden Hogan of <a href="/project-marketer/colliers">Colliers</a>.

“The <a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a> holding is the best large-scale site remaining in the central Gold Coast region and it’s pleasing to see that Aniko Group has recognised the unique development opportunity it presents by progressing its plans to activate the property.”

The settlement of the acquisition comes on the heels of Aniko Group making minor adjustments to the proposed four-tower development, after the company secured approval for the masterplan late last year.

The Landmark, poised to become an iconic southern gateway to Broadbeach, will be developed in stages by Aniko Group over the next six years. This endeavour promises to unlock fresh residential and commercial opportunities at the doorstep of Pacific Fair, renowned as one of Australia’s premium shopping destinations.

When completed, The Landmark will comprise three residential towers of 25, 30, and 40 storeys, as well as a 53-level tower featuring a mix of hotel suites and private hotel-branded residences.

Complementing the meticulously integrated collection of residential apartments and the proposed luxury hotel will be an activated commercial precinct comprising offices, medical services and ground-floor retail and dining precincts.

Taking a ‘rightsizing’ approach to its development strategy, Aniko Group has reconfigured the floorplate of the first tower, increasing its size from 784 sqm to 837 sqm and introducing an additional apartment per level.

“The refinements are designed to elevate the unique residential offering at The Landmark,” Mastrocostas said.

“They will allow us the opportunity to create coastal apartment living at a price point that simply doesn’t exist anywhere in the Mermaid Beach market.”

Long-standing Gold Coast apartment developer Morris Property Group has surged past the halfway mark in sales on their Broadbeach apartment development, Crest Broadbeach.

In the fourth quarter of 2023, Crest saw a total of 25 sales, with an average sale price of $1,089,000 per apartment.

New apartments in the affordable end of the market are few and far between in Brisbane, and have been for quite some time.

While apartment values continue to rise month on month, it's the luxury end of the market in the off the plan space which is dominating in both supply and sales metrics.

The good news is the Brisbane market is incredibly strong. The median value of units has risen to $587,000, and, if the trends continue, will overtake Melbourne's median unit value by the end of the year.

Both trends in the data, as well as developers and agents on the ground, suggest there's not going to be a slowdown of growth in Brisbane anytime soon.

What has made the market problematic for prospective off the plan buyers is the volume of higher-density projects, which tend to offer more affordable options than boutique riverfront buildings. They've been few and far between, given the availability of builders and construction costs. Smaller, higher-end buildings cost less to build and take a shorter amount of time, and the prices in them make the whole development more feasible financially.

Amid a limited market for the entry-level buyer, we've cast our eye over the whole of Brisbane and wrapped up the best apartment developments in Brisbane that have apartments under the $1 million mark.

Brisbane's price per square metre record has been broken at the two-level penthouse atop Kangaroo Point's newest luxury apartment development, Sorano House.

The $14 million sale, to a local, represents an internal price per sqm of over $45,000, bettering the former record at&nbsp;<a href="/new-apartments/moray-house-65-moray-street-new-farm">Moray House</a>&nbsp;by&nbsp;<a href="/developers/spyre-group">Spyre Group</a>&nbsp;in <a href="/new-apartments/new-farm-qld-4005">New Farm</a>, which set the record at $35,000 per sqm late last year.

The two-level penthouse, with 311 sqm of internal living space, a 39 sqm balcony and a 333 sqm rooftop, is one of just seven apartments in the Hamilton Street development by&nbsp;<a href="/developers/trezetto-developments">Trezetto Development</a>.

<a href="/new-apartments/monterey-kirra-beach-4-6-musgrave-street-coolangatta-qld-4225">Monterey</a>, at 4-6 Musgrave Street, the dress circle address offering gun-barrel views over the beach, is Marquee's 10th development on the <a href="/new-apartments/gold-coast-qld">Gold Coast</a>, which will be closely followed by the recently launched <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle</a>.

Monterey garnered significant interest from a diverse pool of buyers, including local, interstate, and international individuals due to its prime location and unique offering, a chance to buy a primary residence, holiday retreat, or investment property on one of the last beachfront sites in <a href="/new-apartments/kirra-beach-qld-4225">Kirra</a>.

The project offered 35 three and four-bedroom apartments across its 14 levels and 45 metres of north-facing beach frontage, creating almost unrepeatable views north and south from&nbsp;Snapper Rocks and the Kirra Headland to the <a href="/new-apartments/surfers-paradise-qld-4217">Surfers Paradise</a> skyline.

Monterey was designed by the <a href="/new-apartments/brisbane-qld">Brisbane</a>-based <a href="/architects/ellivo-architects">Ellivo Architects</a> to replace an ageing apartment block of 15 which has been on the 1,163 sqm site for over five decades.

As with every Marquee community, residents will have exclusive access to a curated selection of resort-style amenities, with Monterey taking inspiration from Mykonos and the Greek Islands.

The ground floor of Monterey will feature a heated swimming pool oasis accompanied by poolside cabanas, an outdoor spa, and a European-style sauna, as well as an outdoor beach shower and surfboard wash station. A gym with a yoga lawn, and a resident bar with a billiards lounge, will sit on the floor above.

Construction is well advanced at Monterey, which is expected to complete later this year.

<a href="/developers/marquee">Marquee</a> has just launched its latest project in Palm Beach. La Belle, 74 three, four, and five-bedroom apartments, also with ultra-wide aspects and sweeping north and south views.

Each apartment features sliding doors connecting the living and kitchen areas to indoor-outdoor living spaces.

The kitchens are equipped with top-of-the-range Gaggenau appliances and feature walk-in butler's pantries, as well as dry bars between the kitchen and dining areas.

Residents of La Belle will also have access to two levels of amenities including an outdoor heated pool and spa and a wellness centre with a gym offering pilates and barre/yoga, stretching rooms, a Nordic Sauna, an indoor hot spa, and cold plunges. Marquee sell out Monterey at Kirra Beach, launch in Palm Beach

Brisbane townhouse developer Tocu Properties is switching it up in West End.

Tocu, who has been developing townhouses across Brisbane's inner-ring suburbs, is moving into the apartment market. They've had&nbsp;<a href="/architects/woods-bagot">Woods Bagot</a> draw up plans for a seven-level apartment development on the corner of Beesley and Filmer streets.

Tocu secured the six-lot amalgamation, totalling 1,648 sqm at 28 Beesley Street, in mid-2022. It was marketed as one of the last remaining infill development sites within the highly sought-after West End precinct.

The proposal is for 42 two and three-bedroom apartments, 30 of which will have an additional multi-purpose room.

Crowning the building will be a 656 sqm rooftop amenity level with an infinity edge pool, hot and cold plunge pools, and open lawn and barbecue areas with views over Brisbane.

The Planning Report by Saunders Havill Group said the project represents an exciting opportunity to enhance the residential offerings in the vibrant <a href="/developments/west-end-qld-4101">West End</a> community, combining luxury living with the convenience of urban life.

"This development aims to cater to the growing demand for residential accommodation in the area, whilst providing a modern and comfortable living environment to suit the needs of its occupants and the community."

There will be 56 resident parking spaces, so every apartment has at least one parking space, and a further three visitor spaces.

Tocu, led by developer Thomas Gray, has created several townhouse developments across Brisbane.

They were behind Fulcher Lane in Red Hill, completed a few years ago, while they are now working on&nbsp;The Archer Residences in Sherwood, 38 three and four-bedroom homes and townhouses at 60 Railway Terrace.

First look: Tocu Properties file West End apartment plans

Much like neighbouring Brisbane, the Gold Coast unit market won't be slowed down.

Following similar supply demand metrics to the Queensland capital, the Gold Coast unit market posted another strong gain in March, according to property data analytics firm CoreLogic.

CoreLogic's Monthly Home Value Index showed Gold Coast units, which incorporate both townhouses and apartments, rose in value by 1.1 per cent over March to be 2.8 per cent up in 2024.

The median value of units on the Gold Coast is now at $749,000, higher than both <a href="/new-apartments/brisbane-qld">Brisbane</a>&nbsp;($587,000) and <a href="/new-apartments/melbourne-vic">Melbourne</a>&nbsp;($612,000).

<h2>What happened in Gold Coast’s off the plan apartment market in March?</h2>

Data from <a href="/project-marketer/colliers">Colliers</a> released in March showed the average price for new <a href="/new-apartments/gold-coast-qld">Gold Coast</a> apartments has reached $1.6 million for the first time, indicating a significant increase from previous quarters.

While the number of new apartment sales in the December quarter was relatively low compared to previous years, the average price per apartment saw a notable increase.

Owner-occupiers accounted for 55 per cent of the sales in the quarter, reflecting a resurgence in this segment of buyers.&nbsp;

March also saw developer <a href="/developers/aniko-group">Aniko Group</a>&nbsp;refine the masterplan for its flagship $2 billion mixed-use development, <a href="/new-apartments/the-landmark-mermaid-beach-14-seaview-avenue-mermaid-beach-qld-4218">The Landmark</a> at <a href="/new-apartments/mermaid-beach-qld-4218">Mermaid Beach</a>.

They want to accommodate the "escalating demand for affordable luxury living in the beachside suburb by trying to target the rightsizing demographic."

They say it's a segment of the market that has been overlooked by developers in the Gold Coast’s prime beachside suburbs in recent years.

The amended development application seeks to increase the height of Tower 1 from 30 to 35 storeys, accommodating 240 apartments, up from the 170 currently approved, bringing the entire masterplan to a total of 891 apartments.&nbsp;

Last month also saw a record sale at&nbsp;<a href="/new-apartments/holm-rainbow-bay-44-50-eden-avenue-coolangatta">Holm Rainbow Bay</a>&nbsp;by <a href="/developers/chapter-two">Chapter Two Group</a>. They sold a two-level penthouse for $4.5 million to a Sydney buyer.

Chapter Two Director Jon Quayle believed this transaction is the highest square metre rate achieved for a non-waterfront or front-row apartment in the sought-after enclave. The 246 sqm apartment represented an internal price per sqm of $24,590.

The penthouse will feature three bedrooms, two decks, and a rooftop terrace with outdoor dining and a spa.

One of the northern Gold Coast’s most prolific developers, <a href="/developers/lewis-land-group">Lewis Land</a>, has fast-tracked the release of the first home collections within its <a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a> master-planned community in an attempt to meet the soaring demand in the <a href="/new-apartments/runaway-bay-qld-4216">Runaway Bay</a> catchment, one of the most undersupplied markets on the Gold Coast.

Lewis Land Chief Executive Office Brett Draffen said Harbour Shores would deliver more than 2,000 dwellings to the Runaway Bay catchment over the next decade.

“The first residential releases at Harbour Shores will be launched on 15 April and includes a collection of waterfront villa residences, two mid-rise residential apartment buildings, and early delivery of the large community park,” Draffen said.&nbsp;

There were two new Gold Coast apartment developments that launched in March, targeting the luxury end of the market.

Family-owned builder developer Xsite Group has revived its plans for its recently launched luxury beachfront apartment tower, <a href="/new-apartments/arc-residences-northcliffe">Arc Residences</a>, on Surfers Paradise's most sought-after beachfront strip.

The 25-level <a href="/architects/mpa-architects">Mosca Pserras Architects</a>-designed building will home 39 high-end half and full-floor three and four-bedroom apartments overlooking the popular Northcliffe Beach, which start from just shy of $4 million.&nbsp;

Two levels in the building have been reserved solely for resident amenities such as a beachfront pool, private dining facilities, work-from-home office space, a cinema room, designated dog wash, and a wellness hub with a gym, sauna and treatment room.

Developer&nbsp;<a href="/developers/ature-group">Ature Group</a>&nbsp;also launched their first&nbsp;Gold Coast high-rise tower,&nbsp;<a href="/new-apartments/sola-158-surf-parade-broadbeach">Sola</a>&nbsp;in Broadbeach. That will comprise just 20 full-floor apartments starting from $2.75 million.

Each 219 sqm apartment, which has private direct lift access, has three bedrooms, with the option to customise the space with the ability to add a fourth bedroom, office retreat or even a wine room.

Building work got underway at&nbsp;<a href="/new-apartments/perspective-nexus">Perspective Nexus</a>, the new Palm Beach apartment development by&nbsp;<a href="/developers/sherpa-property-group">Sherpa</a>&nbsp;.

<a href="/builders/lps-group">LPS Group</a> will be constructing the new&nbsp;nine-level project will deliver a collection of 32 apartments, including two half-floor penthouses and three sky homes with private rooftops.

The construction start comes on the heels of Perspective Nexus achieving sales of over 50 per cent of apartments worth a total of $65 million, with Gold Coast locals having driven the majority of sales.

Gardner Vaughan Group have been at the forefront of apartment development in South East Queensland since it was founded in 1989.

In the last 35 years, the company has grown from a building and design company to a fully-fledged builder-developer.

They're currently selling four projects across both Brisbane and the Sunshine Coast, while they have future projects coming up in Redcliffe&nbsp;and <a href="/new-apartments/nundah-qld-4012">Nundah</a>.

With everything going on at <a href="/developers/gardner-vaughan-group">Gardner Vaughan</a> at the moment, we recently caught up with Gardner Vaughan Director Sam Gardner to talk about what they're up to.

Gardner Vaughan has moved from around 20 to 50 apartments per development to around 90 to 120 per stage.

"A lot of that comes down to the control of having input into every single facet of development," Gardner says, adding that they brought development in house about a decade ago.

"We know that being a builder developer in Queensland at the moment gives us an advantage. It's an interesting environment that we find ourselves in, but it's an environment conducive to builder developers."

Gardner says it's important to build a level of trust with buyers in the off the plan market.

"One of the biggest hesitations of our buyers buying off the plan is that trust, and one of the ways you can improve this trust is by showing a track record and your experience, but it's really taking the buyers and everyone else involved through the process of showing them what we're thinking, showing them how these developments have been designed, showing them how we've had the end user in mind."&nbsp;

Gardner Vaughan has recently released the final stage of their <a href="/new-apartments/chermside-qld-4032">Chermside</a>&nbsp;apartment development, <a href="/new-apartments/estilo-on-the-park-chermside-81-kittyhawk-drive-chermside">Estilo on the Park</a>, on the doorstep of Seventh Brigade Park. They're also parkside in <a href="/new-apartments/stones-corner-qld-4120">Stones Corner</a> where they are developing <a href="/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a>, 90 apartments on Hanlon Park, voted Australia's best park in 2023.

A further two of GVG's current projects are up on the Sunshine Coast. <a href="/new-townhouses/bokarina-beach-homes-bokarina-boulevard-bokarina">Zinc</a> in <a href="/new-apartments/bokarina-qld-4575">Bokarina</a> has almost completed construction and has just one apartment left to sell, while <a href="/new-apartments/bask-bokarina-38-bokarina-boulevard-bokarina">Bask</a>, a few doors down, will start construction once Zinc has completed.

Brisbane developer and townhouse community specialists Azure has sold out Willow by Azure, its most recent townhouse development in North Lakes.

The 76 terrace-style residences in&nbsp;<a href="/new-apartments/north-lakes-qld-4509">North Lakes</a>&nbsp;in the Moreton Bay Region of Brisbane, have all been snapped up well before construction completion, expected in the second quarter of 2025 under Azure's construction arm <a href="/developers/azure">Azure</a> Build.

Willow by Azure comprises three-bedroom and four-bedroom townhomes tailored for families and residents of all types, located in a gated community within the thriving masterplanned city of North Lakes.

Willow by Azure has 70 per cent of its civil stormwater infrastructure already installed and has reached 65 per cent completion on the retaining walls.

Upcoming plans for the development include the installation of underground electrical systems.

Azure recently <a href="/news/qld/azure-plans-230-townhomes-at-new-rothwell-moreton-bay-site">grabbed a Rothwell site</a>, also in the Moreton Bay Region, where they're planning a 230-home community.

Brisbane's unit market will not slow down.

CoreLogic's Monthly Hedonic Index showed growth in the apartment and townhouse market across the Queensland capital outstripped houses again, with value gains of 1.5 per cent in March.

The median unit value in&nbsp;<a href="/developments/brisbane-qld">Brisbane</a> is now at $587,000, continuing to close the gap on Melbourne, whose median unit value is $612,000.

Brisbane unit values are now 4.1 per cent up over 2024, the second best performing capital behind Perth. Comparatively, Brisbane houses are up 2.8 per cent over the same period.

<h2>What happened in Brisbane’s off-the-plan apartment market in March?</h2>

While prices continue to boom across the unit sector, there's still little new movement in Brisbane's tightly held new apartment supply.

Charter Keck Cramer says the Brisbane market will be <a href="/news/qld/brisbane-market-to-be-chronically-undersupplied-for-next-two-to-three-years-charter-keck-cramer">chronically undersupplied for the next two to three years</a>.&nbsp;

Charter Keck Cramer's Metro Brisbane State of the Market H2 2023 found there were just 1,100 apartments launched in 2023, -76 per cent less than the decade average, while low completions are forecast for the next three years.

They did note that recently launched projects are achieving strong sales results.

"These are priced predominantly at the upper end of the market and targeted towards those who can accept the higher price points required to offset increased build costs," the report noted.

They said other local buyer segments remain priced out of the market or are disincentivised to buy given the uncertainty with interest rates and the significant upfront financial handbrake of stamp duty.

<a href="/architects/urbis">Urbis</a> also noted that the stock levels in Brisbane have shrunk toward five-year lows.&nbsp;

The Urbis Apartment Essentials Report showed there were 112 sales in Q4 2023 in Brisbane, with the lowly stock levels resulting in just 512 apartments available to buy.&nbsp;

Supply has been dwindling since Q1 2023 when there were nearly 1,400 apartments on the market with around 500 of those being sold.

In response to strong demand at the upper end of the market,&nbsp;<a href="/developers/sekisui-house-australia">Sekisui</a>&nbsp;launched the Opulent Release in their penultimate stage of their $1.2 billion West End master planned precinct, West Village.

The Opulent Release comprises just four and five-bedroom apartments toward the top of the towers of Uno and Duo, which together form the <a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">Allere Collection</a>, which comprises two towers, Uno and Duo.&nbsp;

Uno and Duo, which are 95 per cent sold, will be the second to last buildings in the 2.6-hectare West Village precinct which Sekisui started developing in 2016.

The appeal of the Allere Collection spans a diverse demographic, attracting first-home buyers, pet owners, and both young and established families.&nbsp;

The prime location on Mollison Street, close to seven schools, further enhances its allure among families seeking convenient access to education hubs.

The broader West Village precinct also showcases the heritage-listed former Peters Ice Cream Factories, a nod to the area's industrial heritage.&nbsp;

Upon completion, West Village will comprise 1,200 residences, accompanied by 20,000 sqm of commercial space, an 18,000 sqm retail precinct, and a one-hectare expanse of open parklands and heritage laneways.&nbsp;

Elsewhere <a href="/developers/mosaic-property-group">Mosaic Property Group</a> sold out their <a href="/developments/toowong-qld-4066">Toowong</a> apartment development, <a href="/new-apartments/the-prescott-by-mosaic-toowong-24-28-lissner-street-toowong">The Prescott</a>, with all 100 apartments snapped up before its completion.

The Prescott is Mosaic’s third project in Toowong following the successful <a href="/new-apartments/the-patterson-by-mosaic-15-archer-street-toowong">The Patterson by Mosaic</a> and <a href="/buildings/kensington-by-mosaic-36-sylvan-road-toowong">Kensington by Mosaic</a>.

Mosaic partnered with <a href="/architects/dko-architecture">DKO</a>, their second collaboration following the rapid sellout of <a href="/buildings/the-mowbray-73-northcote-street-east-brisbane-qld-4169">The Mowbray</a> in <a href="/developments/east-brisbane-qld-4169">East Brisbane</a>. The architectural design incorporates cascading and climbing plants on each facade, creating green spines throughout The Prescott.
