A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

They're now proposing 70 apartments across two 16-level towers on a 3,016 sqm site on the <a href="/new-apartments/19-chester-street-newstead-qld-4006">corner of Chester and Morse Street</a>. There will also be three street-level terraces, a rarity so close to the popular James St retail precinct.

Frasers Property Development Director Jamisen Rivera said the upscale project felt like a natural progression following the delivery of luxury townhomes and apartments at Hamilton Reach.&nbsp;

Fresh off the recent completion of their boutique <a href="/new-apartments/caloundra-qld-4551">Caloundra apartment development</a> Bianco, local Sunshine Coast developer RCQ is moving onto their next project, just down the street.

They've filed plans for three towers on a prime 3,640 sqm site at <a href="https://www.apartments.com.au/new-apartments/124-126-bulcock-street-caloundra-qld-4551">126-140 Bulcock Street</a>, comprising a mix of short-stay and traditional build-to-sell apartments. The three towers, with 155 units, will be delivered in two stages.

The building will feature&nbsp;open-air terraces and high-quality resort-style amenities including pools, wellness areas, and public areas that enhance community connectivity.

Caloundra is going through a renaissance of sorts.

Brisbane builder-developer Gardner Vaughan Group will later this year launch <a href="/new-apartments/eden-caloundra-1-9-bulcock-street-caloundra-qld-4551">Eden Caloundra</a>, down the street at 1-9 Bulcock. It was announced in June they secured 5,289 sqm, where they are planning 179 apartments across two towers.

GVG Director Sam Gardner says&nbsp;Bulcock Street is one of the premier streets in&nbsp;<a href="https://www.apartments.com.au/developments/caloundra-qld-4551" target="">Caloundra</a>, but it's been left behind in recent years.

"We expect&nbsp;<a href="https://www.apartments.com.au/developments/eden-nsw-2551" target="">Eden</a>&nbsp;to be just the start of the revitalization of the area," Gardner says.

Caloundra transformation continues with RCQ's Bulcock Street plans

Consolidated Properties Group (CPG) has agreed to acquire the last remaining absolute riverfront development site in Brisbane’s blue-chip Newstead, unveiling plans to develop a landmark inner northern residential project that CPG says will be a signature building for the river city.

CPG has paid $64.5 million for the 9,368 sqm site at 47 Skyring Terrace in an off-market deal from&nbsp;Mirvac. The site is situated just 1.5 kilometres from the CBD and within walking distance to some of Brisbane’s best-known dining and retail destinations, including Gasworks and James Street.

The site features 47 metres of direct river frontage within one of the city’s most tightly held precincts. Zoned for Mixed Use, it has potential for up to 42,000sqm total floor space and a maximum building height of 25 storeys under the Brisbane City Plan.

The acquisition follows the success of CPG’s $450 million absolute riverfront Monarch Residences apartment project currently nearing completion and sellout at Toowong in Brisbane’s inner west.

CPG CEO and Chairman Don O’Rorke says the Newstead site offers an equally rare opportunity to deliver a super-premium luxury residential apartment building in a prime inner-city location.

“Sites like this are as rare as it gets,” O’Rorke said.

“We thought Monarch might be a one-off, but at Newstead we’ve been fortunate to have the opportunity to create another iconic residential address right in the heart of the city on the Brisbane River – this will be something elevated in every sense, something truly special.”

CPG plans to lodge a development application (DA) later this year with multi-award-winning architects, Woods Bagot, who are already working on concept plans.

CPG Head of Residential, James MacGinley, says the development will include a mix of boutique riverfront villas and 2- and 3-bedroom apartments with spectacular north-east views up the river towards Hamilton Hill.

“This large riverfront site with a perfect north-east aspect is an architect’s dream. It is peerless and there is no better development site in Brisbane. We plan to do it justice and deliver a signature building for the city," MacGinley said.

Transacted off-market by Colliers Queensland Residential Directors Brendan Hogan and Troy Linnane, the purchase sees CPG again teaming up with its construction partner on Monarch Residences, Hutchinson Builders, to deliver the apartments. Colliers Queensland Residential Director Brendan Hogan said demand for prestige development opportunities in Brisbane was outpacing supply.

“Opportunities like this simply don’t come up anymore. This is the last of its kind on the Newstead waterfront and arguably the best-located residential site in the city,” Brendan Hogan said.

“We’re seeing exceptional demand in the premium apartment market, with ‘off-the-plan’ riverfront apartments achieving prices over $35,000/m2 of net (internal) saleable area.

“The surge in apartment prices is largely driven by the demand from owner-occupiers who are seeking premium and larger apartment stock, which has accounted for the majority of sales in the market over the past two years,” Brendan Hogan added.

The site acquisition reflects broader supply-side pressure in Brisbane’s residential pipeline.

Population forecasts show Brisbane will grow by more than 500,000 people during the next decade - faster than both Sydney and Melbourne - and inner-Brisbane is expected to face a shortfall of over 14,000 new apartments in the next four years alone, according to SQM Research.

“We know Brisbane is the nation’s fastest-growing city with unlimited potential and we’re building for that future,” O’Rorke added.

Consolidated Properties buys riverfront Newstead site from Mirvac

National developer Fortis has submitted a development application for a major residential project on New F​arm’s dress circle Bowen Terrace.

Designed by DKO Architecture, the proposal includes 74 apartments and four standalone houses, replacing the former Palm Lodge aged care facility on a prime 5,727 sqm site at 424 Bowen Terrace.

The seven-level apartment building will front Moreton Street, while the four individual homes will face Bowen Terrace, positioned to maximise views and enhance the streetscape.

In its submission to Brisbane City Council, DK​O stated that the project aims to “create a high-quality residential development which celebrates its location, maximises amenity for future residents, and makes a meaningful contribution to the surrounding community.”

“The architecture draws inspiration from Brisbane’s subtropical character and traditional Queensland housing, incorporating elements such as verandahs, bay windows, deep balconies, and vertical greenery. The apartment building is configured around a U-shaped layout that frames a north-facing courtyard featuring a swimming pool, spa, and wellness zones.”

A Heritage Assessment was undertaken due to the site's proximity to the heritage-listed Fingal House at 3 Moreton Street. The broader heritage context includes several properties along Moreton Street and Bowen Terrace that fall within Brisbane’s Heritage Overlay.

In its Heritage Impact Statement, Urbis noted that “the proposed works are not considered to have a detrimental impact on the adjoining Local Heritage Place.”

The report stated that the proposed building massing, material palette, and setbacks have been carefully designed to reflect and respect the surrounding architectural character.

The application follows three rounds of pre-lodgement consultation with Brisbane City Council and early engagement with local residents, including two letterbox drops and nine meetings with neighbours. Community feedback led to several design refinements, including increased setbacks, additional deep planting, and noise mitigation through improved waste collection strategies.

The New Farm proposal follows Fortis’ entry into the Brisbane residential market with River House at Kangaroo Point, currently under construction. The developer also controls a prime Newstead site earmarked for 65 apartments.

Fortis is the development arm of real estate investment group Pallas Group and has a substantial pipeline of projects in Sydney’s Eastern Suburbs, as well as in Richmond and St Kilda in Melbourne.

Community stakeholder resolution paves way for new multi-billion dollar Gold Coast Turf Club precinct

Approaching completion of their luxury Broadbeach tower, Faro, builder-developer 5Point Projects is doubling down—not just in the same suburb, but on the same street.

5Point has lodged plans for <a href="https://www.apartments.com.au/new-apartments/lumara-108-old-burleigh-road-broadbeach-qld-4218">Lumara</a>, a new high-rise at 108 Old Burleigh Road in Broadbeach, just a few hundred metres from Faro, which is being developed in partnership with Bottega Group.

The proposed development, referred to as 108OBR in planning documents, will comprise 37 luxury apartments within a 26-level tower designed by Cottee Parker. There will be a maximum of two units per floor from levels two to 19.

Resident amenities—including a swimming pool, spa, sauna, steam room, BBQ area, private dining room, lounge, and work-from-home facilities—will span levels 20 and 21, situated below four whole-floor, four-bedroom apartments. The penthouse will occupy two levels and feature a private gym, golf simulator, rooftop pool, sauna, steam room, and outdoor barbecue kitchen.

The Town Planning Report by UPS stated: 
"Overall, the proposed development presents a unique and innovative urban rejuvenation of the subject site, further ensured through the high-quality architectural design that affords a comfortable, luxury living environment located within the central location of Broadbeach, and warrants the Council’s support and approval, subject to reasonable and relevant conditions."

108OBR expands 5Point's growing Gold Coast portfolio. As well as Faro Broadbeach, they have two developments underway on the Palm Beach beachfront, with over $160 million of apartments contracted across <a href="/new-apartments/palm-shores-palm-beach-171-173-jefferson-lane-palm-beach-qld-4221">Palm Shores</a> and <a href="/new-apartments/ophira-105-107-jefferson-lane-palm-beach">Ophira</a>.

The new Broadbeach project adds to the transformation of Old Burleigh Road. Developer Polycell is building <a href="/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a> nearby, and has plans for two more projects on the indemand strip, while Graya recently launched <a href="/new-apartments/enclave-by-graya-118-old-burleigh-road-broadbeach">Enclave by Graya</a>.

The Main Beach beachfront is set for another new luxury apartment tower.

Computershare billionaire Chris Morris is teaming up with luxury car dealer Greg Eastment, the latter of whom is behind Amani Main Beach just down the road, to deliver <a href="/new-apartments/amali-main-beach-3535-3537-main-beach-parade-main-beach-qld-4217">Amali Main Beach</a>, just 18 apartments on the dress circle Main Beach Parade.

High-end developer <a href="/developers/core-property-partners">Core Property Partners</a>, who has projects in the Gold Coast and Brisbane and were also a part of the Amani development team, are also involved in Amali.

Bayden Goddard has been called on again to handle the designs of the luxury building on an 810 sqm site at 3535-3537 Main Beach Parade, next door to the nine-level Sea building.

Each floorplate, at 376 sqm, delivers spacious, open-plan living — a hallmark of BGD Architecture’s approach to beachfront luxury. The entire tower is oriented to maximise views across the Pacific Ocean, while a feature porte-cochère entry and vertical landscaping lend resort-style elegance from the street level.

The Town Planning Report by UPS said the outcome is a "product of exemplary design quality, that will contribute positively to the advancement of the City’s iconic skyline and enhancement of visual aesthetic and vibrancy of the local streetscape along Main Beach Parade."

Billionaire plots Amali Main Beach apartment tower

Brisbane-based developer Carbone Developments has revised its plans for&nbsp;<a href="/new-apartments/amado-windsor-38-grantson-street-windsor-qld-4030">Amado</a>, its upcoming apartment project in Windsor.

After taking on market feedback, the family-run developer—led by brothers Tony and Don Carbone—returned to the drawing board, reshaping the apartment mix to better suit first home buyers. The updated plans now include exclusively one- and two-bedroom apartments, addressing a relatively underserved segment in Brisbane’s low-rise apartment market.

Several of the one-bedroom layouts have been cleverly designed to incorporate a multipurpose room, ideal for residents working from home or seeking a second living area.

Amado will rise six storeys on Granston Street, just off Lutwyche Road. The location offers strong lifestyle appeal, with easy access to local parks, cafes, and Windsor Station.

The project also stands to benefit from anticipated property value growth leading up to the Brisbane 2032 Summer Olympics. The neighbouring Victoria Park precinct is set to be transformed with the construction of a new 63,000-seat stadium, adding further long-term appeal for buyers and investors.

<a href="/developers/carbone-developments">Carbone</a>&nbsp;secured the unique triple site in late 2021. It is occupied by a pre-1911, heritage-listed home which will be restored and form part of the development.

Amado has been designed by Brisbane locals<a href="/architects/red-door-architecture"> Red Door Architecture</a>, who drew inspiration from the suburb's creeks and landscapes, as well as the surrounding vernacular houses.

Crowning the low-rise building will be a communal rooftop with an outdoor kitchen and dining area, plus a lounge area for relaxation, all surrounded by palm springs-inspired greenery and with panoramic views of Brisbane City.

Sustainability remains a key focus in Amado’s design, with allowances for solar panels on the northern portion of the roof. The building will facilitate natural ventilation through operable windows and large sliding balcony doors, which also provide a seamless transition between indoor and outdoor living.

The Carbone family has been developing new apartments across inner-city Brisbane for the best part of two decades. They have been prolific in the new apartment space in Windsor, with Amado marking their fifth instalment in the leafy inner northern suburb.

Carbone manages construction in-house. They have already demolished the buildings on-site, excluding the heritage-listed home, and are ready to commence construction. They are expecting buyers to move in early to mid-2027.

South East Queensland builder-developer Mosaic is continuing its dominance in the new development space.

Before even releasing their new Kangaroo Point development, <a href="/new-apartments/the-carter-by-mosaic-77-linton-street-kangaroo-point-qld-4169">The Carter</a>, to the open market, they've sold 85 per cent of the 125 two- and three-bedroom apartments.

Interest has come primarily from Mosaic’s existing customer base, with the majority of sales attributed to returning buyers and direct referrals. Purchasers include a balanced mix of investors and a strong majority of owner-occupiers.

The Carter, on a prime 2,124 sqm site on Linton Street, has been designed in collaboration with BDA Architecture and includes a suite of wellness and lifestyle amenities across its 22 levels including a golf simulator/cinema, commercial-grade gym, and a rooftop recreation level with pool, steam room, sauna, cold plunge, teppanyaki bar, private dining space, and landscaped terraces.

The Carter follows Mosaic's debut Kangaroo Point development, The Bedford by Mosaic, which is also nearly sold out and well under construction. Due to the speed of sales, construction has been brought forward on The Carter, also to be built by&nbsp;Mosaic’s internal, ISO-certified building team. Completion is forecast for early 2027.
