A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

The proposal would replace two single-storey brick buildings currently on the site.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The 51st-level penthouse, which will be among one of the highest apartments on the Gold Coast, spans a total of 556 sqm and features five bedrooms, one of which presents as a self-contained guest suite.

MRCB reveal $15 million penthouse atop 26 Vista, Surfers Paradise apartment development

Apartment supply in Palm Beach, one of the Gold Coast's most in demand areas during the COVID-19 pandemic, is starting to look a little healthier, in the wake of a number of project launches and development approvals.

The latest to be approved is Ripple Palm Beach, the boutique 19-apartment development by luxury home builder turned multi-res developer GRAYA.

Plus Architecture designed the nine level building, noting in their design statement that they took&nbsp;inspiration from the&nbsp;rhythmic dance of the ocean below, with the facade set to emulate the flow and curves of waves.&nbsp;

A mix of two, three and four-bedroom apartments will be on offer, with each to benefit from their north-easterly orientation, taking advantage of views across the coastline.&nbsp;

Ripple will be crowned by two two-level penthouses, both with a rooftop terrace featuring a spa, fire pit, outdoor kitchen and dining area.&nbsp;

A suite of residential amenity will also be on offer across the ground floor, with a sauna, barbecue area and resort-style pool penned for the area.&nbsp;

They will first be launching Kloud to the market, their 20-apartment project on the dress circle Jefferson Lane. That will have a mix of two, three and four-bedroom apartments across 10 levels.

Apartments supply improves in Palm Beach as Graya secure approval for Ripple

Consolidated Properties Group have officially launched their anticipated Toowong development, Monarch Residences.

The $450 million project on the Brisbane River, which is being delivered in conjunction with funding partner Qualitas, will feature 224 apartments across two 15-level towers at 600 Coronation Drive, the last significant riverfront parcel of land in Toowong.

The project includes the restoration of the heritage-listed 150-year-old Middenbury House and will be set among 1.2 hectares of landscaped gardens, incorporating the proposed landing area for the new green pedestrian bridge, connecting Toowong to West End.

Consolidated Properties Group chairman and CEO Don O’Rorke said Monarch Residences would set a new benchmark for apartment living in Brisbane’s inner west on one of the best riverfront sites in the city.

Hutchinson Builders are handling the construction of Monarch Residences. The two towers will be built&nbsp;simultaneously, with construction kicking off in March. They should take around two and a half years to build.

Consolidated Properties Group purchased 600 Coronation Drive for $43.5 million from Sunland in March 2021. The development application was filed in November 2021 and approved in July last year.

Consolidated Properties Group launch Monarch Residences in Toowong

When Chapter Two and acquisition partner Kingbella Group secured a prime Palm Beach site in mid-2021, they wanted to develop something which would offer a point of difference in the sought-after Gold Coast enclave.

What they've produced is Callista, a striking collection of just four townhouses less than 200 metres from the beach.

“They are modern-day beach houses," Chapter Two Co-founder Jon Quayle says.

"They're the size of a home but the convenience of a villa."

Quayle says when they were undertaking their due diligence and looking for development sites, they found that there were plenty of apartment projects to choose from in the area, but there was a lack of brand new townhouses.

“We’re seeing that buyers are spoiled for choice when it comes to apartments in Palm Beach within this price range, but not everyone wants to live in a three-bedroom apartment smaller than Callista that backs on to the highway and could potentially be built out down the track," Quayle says.

"Similarly, entry into a brand new house is unattainable for most in the area now, with recent sales on the same street as Callista exceeding $3 million while anything new build on the beach is upwards of $10 million. &nbsp;

"Callista has shone through and filled this gap in the market."

For the last few years, Palm Beach has been one of the strongest housing markets on the Gold Coast, if not across the whole of Australia. The median house price increased 45 per cent between February 2021 to February 2023, with research showing many buyers are now looking to house alternatives for their next purchase.

CBRE sold three of Callista's four villas off the plan, but held back one of them to sell completed. Alroe Constructions have just finished the build.

The remaining villa has around 225 sqm of living space, with four-bedrooms, three-bathrooms, three separate living and entertainment zones, double lock-up garage and undercover storage for surf and paddle boards.

The villa is arguably the best, Quayle says. It occupies the prime north-eastern end of the block, giving it an abundance of natural light.

C2 Architecture worked in collaboration with Louise Walsh Interiors to craft Callista, a cool coastal vibe paired with modern touches. Think natural timber elements blended with curved stone, customised fluted joinery pieces and rippled glass in wet rooms. One of the most striking features is the nine-metre-high window void that flanks the open stairwell to maximise natural light.

A key feature of Callista, which gives it the feeling of a home rather than a townhouse, is the interface with the street. Garages and driveways front the street, whereas typical townhouse projects are serviced by internal roads and driveway handles.

The majority of enquiries have come from owner-occupiers, Quayle says, adding that the buyers, who will move in soon, will be relocating from as close as Mermaid Waters and as far as London.

Chapter Two are working on another townhouse project in nearby Tugun.&nbsp;Alroe Constructions recently broke ground on their Eden project, a collection o five home-sized, park fronting villas located beachside of the highway.

Listening to buyer feedback, Tallow developed the designs with Jayson Pate, allowing for a lift for those buyers looking to future proof the home.&nbsp;Ditto a plunge pool in the courtyards, an additional option in the pet-friendly space.

Cunningham Constructions have been locked in to handle the build, with construction forecast for completion in mid-2024.

Tallow bought the Burleigh Street site in late 2021, their first project in Burleigh Heads but their second in the wider Burleigh area, and their sixth project to date.

"We believe Burleigh is the best spot on the Gold Coast," Thompson says.

"It's the best location in terms of where locals want to be, not just interstate buyers, or just people looking to buy off the plan. Everyone wants to be in Burleigh in any capacity.

"There's a cohort of people who don't buy or live in Burleigh, but the area is so sought-after, even if you're visiting or living in Broadbeach or somewhere closer to Surfers, you're making your way down to Burleigh at some point to take advantage of the more relaxed beachside culture."

Tallow bought the Burleigh Street site for its prime location, a few hundred metres from the cafes, shops and restaurants on James Street.

Flora Burleigh: Bringing house level expectations into townhouse development

Brisbane-based property developer Carbone Developments have just lodged plans for their next residential apartment project.&nbsp;

They're sticking to what they know in the inner northern Brisbane suburb of Windsor, where they've previously built a number of boutique apartment projects&nbsp;including the recently completed Talgai Windsor (Thondley Street), &nbsp;along with Casa Di Julia (Grantson Street) and City’s Edge (Gallway Street).

In late 2021 the Carbone Developments team, led by brother’s Don and Tony Carbone, secured a triple site at 34-42 Grantson Street, and are seeking to create 30 apartments&nbsp;across a six-level building dubbed <a href="/new-apartments/amado-windsor-38-grantson-street-windsor">Amado</a>.

The group have taken to Windsor once again mostly due to its proximity to the Brisbane CBD, as well as other key links, including the Royal Brisbane Hospital, public transport links, major infrastructure including the Inner-City Bypass, as well as Clem 7, the Airport Link and Legacy Tunnels.&nbsp;

The development will incorporate the pre-1911 home on 34 Granston into the design, with the dwellings on the other two blocks set to be demolished.

Brisbane locals Red Door Architecture have handled the designs of the building, which draws inspiration from the creeks and sweeping landscape of the suburb, as well as the vernacular houses nearby.&nbsp;

Targeting the owner-occupier, there will be 16 two-bedroom units and 14 three-bedroom apartments, including two penthouses on offer, set behind a facade made up of natural stone, rendered masonry and powder-coated aluminium hoods and screens.

Responding to the orientation of the site, a majority of the apartments will take advantage of a northernly position, with the northern sun set to be combatted by privacy screens and landscaping, which will mitigate heating and cooling issues.&nbsp;

Each of the apartments will adjoin to expansive balconies, which wrap the entire building front, not only providing movement to the facade and streetscape, but also a seamless transition from indoor to outdoor living.&nbsp;

Operable windows and doors will also be incorporated, to capture cooling breezes and facilitate cross flow ventilation throughout, with large sliding balcony doors further assisting the seamless transition between living areas. &nbsp;

Crowning the building will be a communal rooftop terrace, with the area comprising outdoor dining space, a raised deck and pool and outdoor lounges, all of which will be embellished by green planters and trees, providing a tranquil and verdant place to unwind and take in city views.

Sustainability was also a key focus in the design, with an allowance for solar panels on the northern portion of the roof.

The subtropical design facilitates natural ventilation through large opening, while shading devices and balconies protect the apartments from heat gain while still maximising natural light in the interior spaces. Energy efficient LED light fittings will also be used to reduce energy consumption, in addition to high-performance glazing.&nbsp;

The integration of active and more environmentally friendly transport options have also been accounted for in the design, with 40 dedicated bike parking spaces set to be located on the ground floor of the site, for both residents and visitors.&nbsp;

Located less than five kilometres north of Brisbane's CBD, Grantson Street is a highly serviced location, with a number of nearby employment hubs, as well as shops and services being located along both Lutwyche Road and Newmarket Road to the west.

The site is also within walking distance to high-frequency bus stops along Lutwyche Road and around 500 metres from Windsor Train Station.

"House prices have skyrocketed on the Gold Coast, and developers are offering villas and luxury townhouses that still offer house-sized living spaces over several levels," Pezet says.

Also designed by BDA Architects, the apartments have been designed with&nbsp;a soft colour palette, white batten screening, timber soffits and natural stone, creating a coastal facade offset by the subtle curves of the built form.

Billionaire John Van Lieshout's Unison Projects has secured a residential development site in Herston.

They've spent $6.88 million on a 2,023 sqm site across&nbsp;51-53 Bramston Terrace and 7 Weightman Street.

Shannon Down of Unison Projects said there was limited zoned land in Herston able to be secured for development.

“With Herston only a small suburb located 2km from the Brisbane CBD, we recognised the unique opportunity presented to secure, a rare, over 2000sqm corner site that has Council planning support for apartments,” Down said.

“Herston has more recently been devoid of good quality new apartments, this site is the second holding Unison has secured, and represents a unique opportunity to design and deliver a landscape rich high-quality apartment project designed by Ellivo Architects and WILDStudios.

“We foresee a high level of interest from purchasers who seek large liveable apartments within boutique scale projects that have a high level of local amenity."

Unison are set to work on the new site after they've delivered their near Herston project on Fleming Road, where they're developing 22 four-bedroom terrace homes.

Colliers Queensland Executive of Residential Site Sales James Matley said the site was&nbsp;the second property Unison Projects has purchased in the Herston precinct in the last few years.

“This not only demonstrates the strength of the Brisbane market but is testament to the strength of the growing demand for development sites in the Herston area given significant incoming projects like the Victoria Park and Herston Quarter redevelopments," Matley says.
