<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

There’s nothing quite like a new penthouse listing.

Beachfront apartment developments, particularly at the southern end of the Gold Coast, are incredibly rare. This makes the penthouses that crown developments like <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">PIPIS</a> even more unique.

Developer <a href="/developers/siera">SIERA</a> has been working toward the completion of the luxury 11-level Golden Four Drive development, located on the sands of Bilinga Beach. They are anticipating welcoming residents at the end of 2025. Now, they've released a first look inside the luxury two-level penthouses, which are expected to set a new apartment record for this quiet beachside suburb.

Each penthouse spans 446 sqm of internal and external living space across the top two levels of the Ellivo Architects-designed building.

The value growth in the unit market on the <a href="/developments/gold-coast-qld">Gold Coast</a> is starting to slow a touch, after a bull run that has stretched over five years.

Unit values rose 0.3 per cent in March, according to CoreLogic's Home Value Index, to reach a new record-high median of $836,000.

While still growing in value, the gains are softer than the 0.6 per cent growth in February and 0.5 per cent in January.

The&nbsp;<a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;unit market has been one of the best-performing in the country over the last five years. From the start of 2020 to the end of 2024, the median value of a unit has jumped 78 per cent, from $465,000 to $832,000.

The Gold Coast off the plan unit market saw an increase in buyer demand in March.

Enquiries rose by 13 percent in March compared to February. Excluding January's large spike in enquiries, the March figures were the highest they’ve been in the past 12 months.

Views of Gold Coast projects in Q1 2025 were the highest since Q2 2023, with Surfers Paradise, Main Beach, and Palm Beach capturing the lion's share of the views.

Construction is also gathering steam at DD Living's popular&nbsp;<a href="/new-apartments/burly-residences-north-burleigh-264-268-the-esplanade-burleigh-heads">Burly Residences</a> in North Burleigh. The luxury beachfront development will comprise just over 100 high-end apartments, introducing a new standard of residential amenities to the area.&nbsp;

Designed by renowned Japanese architect <a href="/architects/koichi-takada-architects">Koichi Takada</a>&nbsp;with interiors by <a href="/interior-designers/mim-design">MIM Design</a>, Burly Residences will offer two, three, and four-bedroom apartments alongside two levels of six-star resort-style amenities. These include multiple swimming pools, a gym with a Peloton room, and private dining areas.

Gowdie Management Group is handling the construction of Burly Residences and is expecting to complete the build in 2027.

The pipeline of new apartments was also topped up in March. The most impressive plans came from <a href="/developments/main-beach-qld-4217">Main Beach</a> where&nbsp;<a href="/developers/gdi-group">GDI Group</a>&nbsp;is planning a luxury apartment development on Cunningham Avenue.

City Beat March 2025: Gold Coast unit market continue to grow, but gains slow

Builder-developer&nbsp;<a href="/developers/scion">Scion Group</a>&nbsp;has officially broken ground on its new development that will reinvigorate an underutilized block of land just off Station Street.

Scion held a groundbreaking ceremony to mark the occasion which was attended by industry partners.

The development, Chatham, at 2-6 Chatham Road, will feature 62 apartments across a six-level building designed by MX Architects. The building will activate the street level with four retail spaces that will complement the wider local area.

Sydney Anglican Property (SAP) will deliver two major housing projects that will bring nearly 260 social and affordable homes in <a href="/developments/bankstown-nsw-2200">Bankstown</a> and <a href="/developments/regents-park-nsw-2143">Regents Park</a>.

The successful bids, under the first round of the Federal Government’s Housing Australia Future Fund (HAFF), means Sustainable Development Group, SAP's development partner, will now draw up development application plans for the much-needed social and affordable housing in Sydney’s south-west.&nbsp;

SAP CEO Ross Jones said that these projects are about more than just housing—they are about serving both congregations and the wider community.&nbsp;

“At SAP, our mission is to use church property to meet the needs of both current and future generations,"&nbsp;Jones said.

"We’re thrilled that these projects have been supported. They will provide secure homes for those in need, &nbsp;as well as vital ministry and community facilities for our growing congregations.&nbsp;

Sydney Anglican Property to deliver affordable houses in Bankstown and Regents Park

Sydney Park is the go-to park for those living in inner-city Sydney.

The dog-friendly, 41-hectare park, on the border of St Peters, Newtown, Erskineville and Alexandria, is one of the largest parks in the Sydney metropolitan area, home to a breakfast kiosk, kids playground, and a skate park, as well as extensive walking paths.

Three of its four sides are either occupied by apartments or industrial buildings facing either Princes Highway, Sydney Park Road, or Euston Road.

There’s one small pocket at the south west corner of the park, Barwon Park Road, which is the only true residential street. The short 400-metre street, which falls into the suburb of St Peters, is only home to less than 100 dwellings, most of which are apartments in three low-rise complexes.

The gap between Sydney's median house price and median unit price is growing once again, as the harbour capital bounces back from modest declines.

Interest rates have sparked momentum in the house market, which contracted by -0.9 percent for just three months before turning positive again in February with 0.3 percent growth, CoreLogic data shows.

CoreLogic's Monthly Home Value Index recorded another 0.5 percent gain in Sydney house values in March. Unit values, however, contracted by -0.1 percent.

The Sydney median house value is $1,473,000 compared to $852,000 for units, a gap of $621,000.

They're planning a 17-level building with&nbsp;181 apartments on a&nbsp;<a href="/new-apartments/161-herring-road-macquarie-park">prime site</a>&nbsp;across 161 Herring Road and 13-15 Lachlan Avenue, a short walk from&nbsp;<a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;Metro rail station and shopping centre.

Broadbeach has remained one of the most popular suburbs on Urban for the past four years, not just on the Gold Coast but nationally. The market has experienced growth at both ends, with one and two-bedroom apartments in high-density towers selling as quickly as luxury half and full-floor apartments.

No developer has had a greater impact on the <a href="/developments/broadbeach-qld-4218">Broadbeach apartment market</a> than <a href="/developers/morris-property-group">Morris Property Group</a>. Patriarch Barry Morris moved into the Gold Coast development market nearly two decades ago when he delivered Verve. Now, Morris is working on its ninth and tenth developments in the suburb, having completed their eighth over the summer.

One of Melbourne's most garden-focused new neighbourhoods is one step closer to becoming a reality, with the design-driven developer <a href="/developers/milieu-property">Milieu</a> appointing Brady Constructions to build its Elsternwick development,&nbsp;<a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a>.

The former ABC Studios buildings on Gordon Street have been demolished on the unique 11,740 sqm site that borders the iconic Rippon Lea Estate, a heritage-listed manor surrounded by heritage-listed gardens.

Brady Constructions, which is nearing completion of MAB Corporation's Merri Northcote riverfront project, will begin excavation on the Gordon Street site in the coming months.

Milieu recently launched the first stage of Elsternwick Gardens, Gordon Place, which includes the first two of six buildings in the community. Leading Sydney construction and development giant&nbsp;Deicorp’s plans for their Macquarie Park development have gone on public exhibition.

The 17-level building, with 181 apartments, is being pitched for a <a href="/new-apartments/161-herring-road-macquarie-park">prime site</a> across 161 Herring Road and 13-15 Lachlan Avenue, a short walk from <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;Metro rail station and shopping centre.

The application was recently lodged with the NSW Department of Planning as a State Significant Development.

The plans for the development include a 550 sqm of rooftop garden, 1,200 sqm of streetscape upgrades, and outdoor communal space embellishments. The rooftop garden will include viewing decks, outdoor workspaces, and picnic tables.&nbsp;
