<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Sunkin tops out next Highett Common building as move-in date approaches

Buyers are preparing to move into their new homes in <a href="/developments/lane-cove-north-nsw-2066">Lane Cove North</a>, with construction now complete on Sterling, the latest development by builder-developer Scion Group.

The five-level project, located at 2 Merinda Street, comprises just 50 one, two, and three-bedroom apartments to an area starved of new apartments.

The family-run Scion took over the build that had already commenced construction, the first time the company had done so since it was founded by Sam Jabbour in the early 1990s.

Their minds were set at ease instantly when they were told the development had Latent Defects Insurance and had undergone the technical inspection service program by reputable industry experts since commencement.

Sebastian Jabbour, Director of Operations at Scion, says it gave the team confidence to take on the project.

“Because we weren’t the developer who had brought on Latent Defects Insurance, we weren’t fully aware of all the benefits that came with LDI,” Jabbour says.

“It was remarkable how thorough the building inspections by the <a href="/expert-insights/latent-defects-insurance-101-what-is-the-technical-inspection-service-tis-program">Technical Inspection Service</a> were. National apartment developer Abadeen Group is bringing its expertise from decades of developing luxury apartments in Sydney, and more recently Melbourne, to the Gold Coast.

<a href="https://www.apartments.com.au/developers/consolidated-properties">Consolidated Properties Group</a> has unveiled its 25-storey tower within the Yeerongpilly Green precinct, a key urban renewal zone positioned to benefit from its proximity to the 2032 Brisbane Olympic Games tennis venue and the newly upgraded Yeerongpilly train station.

The development, designed by <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>, will deliver <a href="https://www.apartments.com.au/new-apartments/30-bedivere-street-yeerongpilly-qld-4105">181 apartments</a>, with a near-even split between two- and three-bedroom configurations. Apartment layouts will provide between 15 and 87 sqm of private open space.&nbsp;

Residents will also have access to over 2,000 sqm of communal garden areas on the ground plane, contributing to a wider strategy to minimise building footprint and enhance public amenity.

The tower’s amenities package includes a swimming pool, lounging areas, a library, kids’ playroom, social lounge, private dining spaces, and lawn areas. Parking for 300 residents and 28 visitors is proposed across basement levels.

A core feature of the proposal is the adaptive reuse of a heritage-listed structure on the site, the former animal morgue building, part of the State-registered Animal Research Institute. Restoration works will include removal of internal fittings and non-original additions, with refurbishment of the ventilator and windows, replacement of the skylight, and installation of a new portal window on the western façade. In the short term, the restored building is proposed to operate as a cultural venue for an internal art initiative, with future uses including community, retail, or food and beverage uses contemplated.

Urbis, in its Urban Planning Report, noted that “the proposed development has been designed to provide an ‘active edge’ around the lower levels of the development,” citing wellness areas, balconies, and landscaping as contributing to a dynamic street interface.&nbsp;

Consolidated Properties Group is no stranger to the precinct, having recently delivered a townhome collection and a retail centre within Yeerongpilly Green. This latest proposal represents the first in a series of high-rise residential projects planned for the site.

The 4,423 sqm parcel sits at the heart of the masterplanned precinct, with strong access to the Cross River Rail network and public green spaces. Future residents will be within walking distance of the Olympic tennis facilities and multiple active transport links.

Consolidated Properties plans 25-storey riverside tower at Yeerongpilly Green

Local <a href="/developments/scarborough-wa-6019">Scarborough</a> resident and respected Perth apartment developer Gary Dempsey is back on the development scene in his hometown.

The builder-developer, who completely transformed the former Surry Hills Shopping Village into the most thriving mixed-use residential and hospitality precinct in Sydney, has revealed Marriott Street Terraces, the final three terraces in the landmark development.

<a href="/architects/sjb-architects">SJB</a> Director Adam Haddow has reimagined the traditional Sydney terrace, paying homage to the classic inner-city form while infusing contemporary finishes and functionality.

Each terrace boasts a distinct facade on Marriott Street, an intentional detail that underscores the sense of individuality. SJB cleverly flipped a traditional floorplan upside down, so the main living space sits above the streetscape.

The three bedrooms, including a master suite with walk-through wardrobe and ensuite, are located on the entry level of the terrace. There are two sets of stairs to access the second level, either internal or external through the landscaped ground floor courtyard.

Much like the design of the apartments, the statement kitchen is the focal point of the terraces, finished in lustrous Pietra Verde and sintered stone. Designed for entertaining as much as cooking, the kitchen features top-of-the-line Sub-Zero and Wolf appliances, a functional scullery, and a sculptural kitchen island that acts as a dividing point between the kitchen and the adjoining living and dining space.

Each living room features a fireplace and a discreetly located cocktail bar with Sub-Zero wine fridge, tucked away behind leather-bound pocket doors.

The Marriott Street Terraces are the final piece in the puzzle of Surry Hills Village, a vision that began in 2016 when TOGA secured the aging shopping mall.

All of the venues are now open in Wunderlich Lane, the most talked-about hospitality precinct in inner Sydney. The Marriott Terraces are less than 100m to 25 speciality bars, restaurants, food purveyors, and retailers, from Harris Farm and Vintage Cellars to Olympus Dining and Bar Julius.

Further than what’s offer on Wunderlich Lane, Marriott Street Terraces are tucked away off Cleveland Street, the dividing road between <a href="/developments/redfern-nsw-2016">Redfern</a> and <a href="/developments/surry-hills-nsw-2010">Surry Hills</a>. Across Cleveland Street is the southern end of Crown Street, considered one of Sydney’s best streets for nightlife.

<a href="/developers/development-victoria">Development Victoria</a> has started to welcome the first residents at its burgeoning <a href="/developers/development-victoria">Sunshine North</a> masterplanned community, <a href="/new-townhouses/luma-sunshine-north-247-st-albans-road-sunshine-north">LUMA</a>.

Development Victoria, the development arm of the Victoria Government, sold out the first stage of the community, located halfway between Ginifer and Albion Stations.

They’ve recently started construction on the second stage, a mix of 85 one, two, three, and four-bedroom townhouses, purposefully varied in configurations which have drawn the eye of everyone from first home buyers and investors to young families and downsizers.

The homes at LUMA are designed with a focus on sustainability and are all-electric, featuring solar PV with battery storage, double-glazed windows, and a minimum 7-star <a href="/guides/what-is-a-nathers-rating-in-new-off-the-plan-apartment-developments">NatHERS</a> energy rating.

Development Victoria ensured the first residents to call LUMA home would already be part of a community. As part of the first stage is the 3,600 sqm Willbowbark Park, set to open in April. The park, a short walk from the townhouses in the first two stages at LUMA, will have a fully equipped children’s playground, a sheltered BBQ, picnic area, and large grass expanses, met with clusters of retained established trees.

Plans for a pedestrian and vehicle bridge over Stony Creek via Metherall Street will further connect LUMA to the surrounding neighbourhoods, while following stages will include the future development of a commercial and retail precinct within the masterplan.

Positioned near the proposed Sunshine Precinct, LUMA will benefit from significant infrastructure projects, including the future Sunshine Station Superhub, Melbourne Airport Rail, and the Western Rail Plan, enhancing connectivity to Melbourne’s CBD, the airport, and regional areas.&nbsp;

The broader Sunshine Precinct is expected to become a major employment and innovation hub, supporting up to 45,000 jobs and 70,000 residents.

Development Victoria is a government agency partnering with industry and communities to create sustainable, liveable places for people. They unlock underutilised land to deliver housing across Victoria, from house and land communities in Officer and Springvale, to mixed-use precincts in Fitzroy and Kew. They build a variety of homes and communities where people can thrive while catering to different budgets, lifestyles and needs so that more people can live where they want to be at prices they can afford.

To make home ownership more accessible, Development Victoria is offering a low-deposit scheme. Buyers can secure a home at LUMA with just a 2.5 per cent deposit upfront, with a further 2.5 per cent required up to six months after signing the contract.&nbsp;

With no progress payments required during construction, this initiative aims to provide more Victorians with the opportunity to enter the property market in a well-connected and growing community.&nbsp;

A Priority Access Program is also in place, providing eligible buyers with an early opportunity to secure homes before they are made available to the broader market.
