Homecorp greenlit for $210 million Florence Residences in Surfers Paradise

Developer Homecorp's move into the high-rise residential market in Surfers Paradise has been approved by the Gold Coast City Council.

The $210 million development, dubbed Florence Residences, will rise 25 storeys on Monte Carlo Avenue. It has been pitched as a "holistic lifestyle destination" with wellness-inspired amenities "rarely seen in the local market."

The building will have a dedicated wellness centre with a resort-style pool, hot and cold plunge pools, a spa retreat, and a gym with a yoga and Pilates studio.

The project will also feature social and community-focused spaces, including a resident-only lounge with private dining and a rooftop bar, outdoor entertaining areas, a hotel-style lobby lounge, and pet-friendly perks such as a heated dog wash.

The tower will deliver 116 residences, comprising 85 two-bedroom apartments, 27 three-bedroom residences, and four ultra-exclusive four-bedroom homes, including an elevated sub-penthouse and penthouse collection.

The project is the latest milestone in Homecorp’s multi-storey portfolio on the Gold Coast, following the success of Eve Residences in Labrador, which was completed in 2024. The development went on to win multiple national accolades, including honours at the PropertyGuru Asia Property Awards and the HIA Gold Coast Housing Awards.

Homecorp also commenced construction earlier this year on the $250 million second stage of Cienna Varsity Ridge, set to deliver 289 residences by 2027 in the heart of Varsity Lakes.

Recognised as one of Australia’s leading residential developers, Homecorp secured a place among the Top 20 Queensland homebuilders in the 2025 HIA Housing 100 report and ranked as the 10th largest builder in South Australia this year.

Florence Residences is set to launch to the market in the coming months, with construction expected to kick off in early 2026 and anticipated to wrap by late 2027. Early site works will commence later this year.
