Big Four bank NAB believes so. They are now expecting the next move from the RBA to be a cut, rather than a hike, which they had pencilled in for August. They are unsure of the timing of the cut however, they note in their latest&nbsp;NAB Economics RBA Watch.

NAB Chief Economist, Dr Sally Auld, said recent data suggests the economy has lost momentum and the outlook for rates has shifted, noting that the broader economic backdrop has changed since earlier in the year.

“The next move in the cash rate is likely to be down, but the timing is uncertain," Dr Auld said.

"In February, growth was above trend, the economy was operating above capacity and there was uncertainty over the restrictiveness of rates. None of these conditions exist today,” she outlined.

Dr Auld said recent data pointed to softer momentum across the economy while acknowledging that at the same time, uncertainty remains a key feature of the outlook.

“Both Q1 GDP data and the NAB business survey suggest momentum in the economy has slowed, meaning that growth has likely peaked for the cycle. That said, we are cognisant there is still considerable uncertainty around the outlook, both with respect to activity and inflation.”

Dr Auld said inflation risks and labour market outcomes would be important to watch.

“On the prices side, we are still forecasting above target core inflation through to mid-2027. Margins will compress and weaker labour market outcomes are a risk.”

She said tighter financial conditions are expected to weigh on housing and activity.

“Tighter financial conditions will be reflected in a slowing in house price growth and housing credit growth. In summary, we have greater conviction that the next move in rates is down, but less conviction on the timing.”

Now on public exhibition through the NSW Government's Housing Delivery Authority pathway is a State Significant Development Application for a further 657 homes on the prominent gateway site opposite Beaton Park.

The proposal comprises three buildings, including two build-to-sell towers rising 25 and 30 storeys, delivering 391 apartments, alongside a 12-storey co-living building with 266 residences, making it one of the largest co-living proposals currently planned in regional New South Wales.

Of the apartments proposed in the build-to-sell towers, the majority, 310, are two-bedroom dwellings. The balance comprises 44 one-bedroom apartments and 37 three-bedroom residences. Apartment sizes range from around 50 sqm for one-bedroom homes to approximately 90 sqm for three-bedroom apartments.

The submission says the proposal has evolved significantly from its original Housing Delivery Authority application following extensive consultation with the State Design Review Panel and Wollongong City Council.

The final scheme has been designed to align with the emerging vision for the Flinders Street Precinct, an area identified by Council as a future high-density mixed-use neighbourhood capable of accommodating substantial housing growth close to transport, employment and community infrastructure.

According to the design report prepared by COX Architecture, the development aims to "deliver a built outcome consistent with the future character of the Wollongong CBD while responding to the site's unique constraints and opportunities."

"Our vision for the next phase of the site evolution in Wollongong is grounded in three design pillars that guide the design response: place, natural environment and celebration," COX said.

"Inspired by its surroundings and grounded in the stories of place on Wodi Wodi Country, the design proposal acknowledges the established character of its setting while creating a unique and timeless identity that sits harmoniously within it.

"The design proposal responds to its specific site conditions, acknowledging the vegetation, climate, wind conditions and solar access of the site."

The architecture responds directly to the site's position between Wollongong's urban core and its natural landscape setting.

COX identified views towards Mount Keira and the Illawarra Escarpment as defining features of the site, while the upper levels of the towers will also capture expansive views across the city and out to the Pacific Ocean.

The design team has positioned the tallest buildings closer to the rail corridor, where overshadowing impacts can be better managed while establishing a landmark built form on the northern approach into the city.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The heritage-listed residence is located 2750 km north-west of Perth, on Home Island which overlooks the settlement’s lagoon.

Malays and indentured labourers once worked the palm plantations and the islands only became part of Australia in 1984.
The descendants of Mr Clunies-Ross retained the land until 1993 when the two-storey home was sold to the Federal Government for $1.2m.
Historians Avril and Lloyd Leist bought the property about 20 years ago from the Federal Government.
They restored the interiors to resemble how it would have looked in the 19th century. 
Leist was once described by The West Australian as an “eccentric millionaire” from Bassendean.
Sales agent Andrew Shue said the home currently operated as a bed and breakfast.
It was on the only piece of freehold land on the island.

There has reportedly been interest in Oceania House from the Minderoo Foundation and the local council.

Infamous Oceania House on Cocos Keeling Islands listed

Retired bookie Bob Blann has ­listed his redundant Rose Bay abode, having paid Australia’s third-highest off-the-plan apartment price in the Crown Residences, One Barangaroo complex.
His 288sqm Rose Bay Ave apartment, for which he paid $3.5 million, has been his home for 10 years. The four-bedroom residence, located directly ­opposite the harbour, has been listed through David Malouf at L.J. Hooker.
Blann paid $40 million plus for the entire 61st floor in One Barangaroo, securing a 515sqm apartment.
Last month Crown held a ceremony for the topping out of the 275m-high complex with a short site visit by the NSW Treasurer, Dominic Perrottet hosted by Crown’s chair, Helen Coonan.
Its construction through the pandemic enabled more than 1300 workers to be employed daily on the development, first proposed to the state government by James Packer in 2012.
Packer, who spent $60 million for his two-floor apartment, ranks among the $650 million plus buyers in the 82-apartment tower.
Packer’s mate, Ben Tilley is mooted as likely to show up a buyer when settlements occur next year.
Bexley hotelier Angelo Elliott has bought along with the Tartak waste collection family.
Blann, a venture capitalist, was said to be the biggest bookie when he retired in 1984 in an era when punters were pitted against the likes of Mark Read, Bruce McHugh, Jack Muir, Harry Barrett and Dominic Beirne.

Gordon's Killarney Castle on the North Shore listed for sale

Tech giant Atlassian has revealed its plan to build the world's tallest commercial hybrid timber tower to host their headquarters.
It will be located next to Sydney's Central Station.
The 40-storey building will be 180 metres tall and accommodate up to 4,000 Atlassian staff, with a YHA hostel occupying the lower levels.
It is Designated as part of the NSW Government's tech hub which is set to from Central into Redfern.
Atlassian plans to take up the majority of the floors in the building, while the rest are likely to be occupied by other tech or start-up companies. It declined to say how much it would cost to build.
CEO Mr Scott Farquhar said they hired New York architects SHoP to design the tower in partnership with Australian firm BVN. The building will operate on 100 per cent renewable energy and includes solar panels in its facade.
The tech giant will lodge development applications for the 40-storey building within months, and plans for construction to start next year.
The new headquarters is due to be completed in 2025, if all goes according to plan.

Atlassian plans to build world's tallest commercial hybrid timber tower

Investors are offloading properties in the weakened rental market, with apartment listings surging across capital cities.
It has been led by Sydney where there has been a 39 per cent jump in new stock during the past four weeks.
The apartments are often recently vacated.
Domain data also showed that between the four weeks to May 17 and the four weeks to June 14, apartment listings rose by 27 per cent in Melbourne.
They were up by 15 per cent in Brisbane.
Listings were up 37 per cent in Perth.
Soaring vacancies and widespread rental discounting have squeezed investors' cash flows to the extent that almost two in every five landlords are in a position of financial stress, particularly in the Sydney and Brisbane CBDs, during April and May.
Residential vacancy rates for the Sydney and Brisbane CBDs climbed see almost one in six apartments sitting vacant.
Competition for tenants has further intensified as short-stay landlords switched properties into the long-term rental market, leading to the owners of 820,000 rental properties being stressed, analysis by Digital Finance Analytics for The Australian Financial Review shows. Another 120,000 plus are under severe stress.
A property is considered to be in stress for its landlord when it has been vacant for more than two months and rental incomes are insufficient to cover running costs.
Units and apartments were 1½ times more likely to be stressed than houses, while rentals bought within the past three years were twice as likely to be stressed.
Digital Finance Analytics principal Martin North said the high degree of stress was surprising given the current low borrowing costs.
"I've never seen this level of investor stress in the past," Mr North said.
"It's a perfect storm thanks to COVID-19, the previous massive run-up in investment properties, fall in rental income, collapse of Airbnb demand and no inward migration."
The areas with the highest proportion of stressed investors were all in the apartment-dominated Sydney and Melbourne CBDs.More than eight in 10 investors in Sydney's Rushcutters Bay and Ultimo were stressed, with 1377 severely stressed.
In the Melbourne CBD and western Melbourne, more than three out of four landlords were stressed with 1918 investors under severe stress.
While apartment rentals were weak, a total investor wipeout was unlikely, AMP Capital chief economist Shane Oliver said.
"Investors are unlikely to default en masse as they can opt to freeze their mortgage repayments," Dr Oliver said.
"But the risks are still there."

Investors head to the exits amid weakened COVID-19 rental market

Actress Asher Keddie, and her Archibald Prize-winning husband Vincent Fantauzzo, have sold their Elwood home within the asking price range of $2.75 million and $2.85 million.
Marshall White Bayside partner Matthew Pillios confirmed the private treaty sale of the Edwardian-style home, but would not comment on the sale price.
The Milton Street home was owned by the couple for five years.
They listed it for sale in February.
They had snapped up the property in 2015 for $2.061 million, records show.
In February Mr Pillios said areas of the Edwardian-style home, including the kitchen, had been meticulously renovated with one of the four bedrooms converted to an art studio where Fantauzzo painted.
Fantauzzo’s art was displayed in the home including portraits of Keddie and actor Heath Ledger, who passed away in 2008.
Keddie is best known for her role as Dr Nina Proudman in the TV series Offspring, which concluded in 2017.
She is now starring in a new ABC and Netflix series Stateless, based around the story of German-Australian woman Cornelia Rau and the Australian detention centre in which she was detained.
It’s not the first time Keddie and Fantauzzo have sold a property in Victoria. The couple offloaded their 40-hectare property Ravenswood in 2017, at the peak of Melbourne’s market.
The property, which was their country retreat in Romsey Road, Hesket, sold for $2.1 million.

In a competitive market, buyers are spoilt for choice in the types of properties available such as detached homes, townhouses, apartments, villa units, house-and-land packages etc. Considering property is a major financial commitment, buyers are seeking investment for the long-term and sustainability is becoming <a href="/news/hip-v-hype-director-of-projects-katya-crema-discusses-sustainable-property-development">‘the new luxury’</a>.  Hence, in the already-choppy economic waters of 2020, this aspect is increasingly setting some property developments above their competition.

On a global scale, sustainable property investments have developed from a niche concern to a mainstream product for new real estate developments over the past decade. Green buildings represent a significant share of global development projects and are expected to further grow.

How is Sustainability Measured?

Energy ratings are the best way for consumers to understand a building’s energy efficiency performance. The Nationwide House Energy Rating Scheme (NatHERS) is the official national rating system in Australia that provide the star rating for all new buildings and used for regulatory purposes through the National Construction Code (NCC). Ratings are conducted by an accredited assessor and issued in the form of a NatHERS certificate with a star rating of between 1 and 10. 

What is Assessed for a 6 Star Energy Rating?

The star rating is determined by the amount of energy required by the building to heat and cool year-round. Thus, the higher the rating, the more efficient the building is. Since 2010, a 6-star minimum efficiency rating has been the standard across most states in Australia. In order to achieve the 6-star energy rating and all other forms of assessments, the following key elements are considered in assessing a building’s thermal performance:

Buyer Awareness of Sustainability Features

As a property and wealth creation professional, I find my clients are now <a href="/guides/20-things-you-should-look-out-for-before-you-buy-property">proactively asking</a> about the materials used and the energy rating of properties being considered. Property is a major purchase decision regardless of income level, and buyers understand that running costs over the property’s life cycle are a factor that needs consideration before purchasing. If planning to live in the home, these costs translate to a significant direct saving on utility bills every year or if an investment purchase, reduced electricity/gas/water bills are a strong incentive to entice tenants.

The properties I seek out are often NatHERS 7.5 star rated and offer that desirable edge of sustainable luxury. This means they have additional features over and above the most common, such as:

<li>Energy Recovery ventilation (EVR) to maintain superior air quality</li>
	<li>5 Star water efficiency in all appliances</li>
	<li>Solar electricity systems which can generate the property’s entire electricity needs </li>
	<li>Specialised gas storage systems to minimise the use of gas</li>
	<li>Battery charging stations for electric vehicles</li>
	<li>Motion sensors to reduce unnecessary lighting cost</li>
	<li>Biophilic design such as green living walls, blended indoor and outdoor spaces, greater use of natural materials </li>

‘Brown Discounts’ may be coming

Consumers increasingly understand that there are existing properties without any star rating which mean colder winters, hotter summers, more expensive utility bills and less comfort all-round. The average home built in the 1990s had an equivalent energy rating of 0 due to homes not having any ceiling insulation or many other of today's’ standard features.

I think it is likely that some of these properties will not be considered ‘future-proof’ and will successively fall behind when competing for buyers and investors in the mid to long-term future. 

What I expect for those properties is that savvy buyers will demand a discount for the lack of sustainability features and/or compliance with current energy requirements. This is sometimes referred in the as a ‘brown discount,’ a great contrast to a ‘green premium.’

Short-Term Pain for Long-Term Gain

From the perspective of owners and investors, sustainability costs are not immediately equal with resulting energy savings. In other words, energy-saving measures require significant one-off capital expenditures which must be borne by developers in building costs initially, then owners and investors prepared to pay a premium for quality, but the resulting reduction of operating costs will certainly pay off over time.

Following this summer’s global warming wakeup call with increased temperatures resulting in unprecedented bushfires, coupled with escalating utility costs, the choice of ‘sustainable luxury’ is one I expect more buyers to be making.

Construction firm Multiplex have recently reached a significant milestone on Central Equity's latest tower <a href="/buildings/melbourne-grand-560-lonsdale-street-melbourne">Melbourne Grand</a> – topping out today at an impressive 58 levels, towering 200 metres above street level. 

The $470 million Melbourne highrise is situated on a prominent site, at 560 Lonsdale Street, and will be home to 646 residential apartments.

<figcaption>Image supplied.</figcaption></figure>Designed by renowned architects Guilford Bell + Graham Fisher, Melbourne Grand features a glittering facade, with a wave-like joinery motif, giving the tower a striking point of difference. 

The Level 10 Lonsdale Club offers stunning views of the city and includes a wide selection of resident amenities such as:

	<li>Banquet room</li>
	<li>Luxe theatre</li>
	<li>Indoor pool, sauna, gymnasium and yoga studio</li>
	<li>Outdoor seating areas and barbeque facilities</li>
</ul>
A heritage building on the Lonsdale site will also be restored as part of the project and will see one of Melbourne's oldest buildings preserved for years to come.

The milestone is an achievement thanks to a dedicated effort from the team of 2200 Multiplex construction workers. Melbourne Grand is Multiplex's 18th project to be delivered for Central Equity. 

<h2>THE MELBOURNE GRAND APARTMENTS</h2>

Melbourne Grand homes are currently available for sale with a selection of one, two and three-bedroom homes on offer. The luxurious design of each apartment features high ceilings and double glazed floor-to-ceiling joinery. Kitchens include quality Miele appliances, stone benchtops, soft-close cabinetry and a spacious open-plan layout.
