Veil Brighton makes room for the next chapter, with less to maintain

With completion expected in December 2026, JL PLACE's Veil offers established Bayside homeowners a way to spend less time maintaining a large property, while keeping comfortable space, privacy and a garden of their own.
For many established homeowners, the family home has been the backdrop to decades of routines. As households change, though, a property larger than they now need can become something to maintain rather than enjoy, taking up time that could go towards travel, family, personal interests or simply the next chapter of life.
Right-sizing does not have to mean giving up the qualities that made that home work. At Veil, a boutique collection of nine two-storey townhouses at 17 Rooding Street, Brighton, the design is built around retaining privacy, comfort and a connection to greenery at a more manageable scale. With construction by Jeniton expected to complete in December 2026, it is a move buyers can plan for in the near future.
Veil offers two- and three-bedroom plans, each providing a different amount of space. In selected homes, additional bedrooms and studies leave room for visiting family, working from home or pursuing interests, without the upkeep of a much larger house.
The arrangement of those bedrooms is where the plans differ most. Some homes place the main bedroom suite and everyday living spaces on the entrance level, with further bedrooms and a study upstairs, while others have a secondary bedroom on the entrance level instead. The two layouts suit different household routines and different ways of hosting family or friends.
The plans also make deliberate use of space. Pantries, walk-in robes, linen cupboards and integrated storage help accommodate the belongings people want to keep. In selected residences, dining bench seating runs along the edge of the room so movement around the table stays clear, while some homes include a bath and others a separate powder room for guests.

Living and dining areas open towards private courtyards through large glazed openings, bringing daylight and planted outlooks into daily life.
Schmidt & Pang, which designed the architecture and interiors, has paired Beach Oak engineered timber flooring with wool carpet in the bedrooms, porcelain bathroom tiles and brushed nickel fittings. Concealed air conditioning serves the bedrooms and living spaces, while double glazing, insulation, natural ventilation and LED lighting support everyday comfort. The homes are designed to achieve a 7-star energy rating, and water tanks and water-efficient fittings are also included.
For buyers leaving a larger garden behind, each home at Veil comes with a private garden of its own. The private gardens, designed by John Patrick Landscape Architects, layer trees, evergreen screening, shrubs, climbers and groundcovers around the homes and along the shared approach. Taller planting provides height and a sense of enclosure, while planting near courtyards and windows adds texture, outlook and privacy. The garden beds are mulched and drip-irrigated.
Each residence retains a private outdoor place for a morning coffee, a meal with friends or time among the greenery, without the grounds of a large standalone home to look after. Courtyard sizes vary across the collection, so buyers can choose how much outdoor space they want.
Veil's scale and individual townhouse entries preserve a sense of independence, and from Rooding Street the building has been designed to present as a single home. Basement parking and bicycle parking are connected to ground-level access by a lift, and most homes have two car spaces. Fob-controlled access and an intercom add reassurance for residents who want the freedom to travel more often. Each home is NBN-ready and backed by a 10-year statutory builder warranty.
For local buyers, a move to Veil also means staying close to the places that shape their week. Bay Street offers everyday shopping, cafés and Palace Cinemas, with Church Street's wider dining and retail offering nearby. North Brighton Station provides a train connection into the city in around 20 minutes. Brighton Beach, the Brighton Baths and its 50-metre open-water lap lane, the Bay Trail and local parks including North Road and Little Brighton reserves offer plenty of ways to use the time gained. Veil's published Walk Score is 90 out of 100.
JL PLACE has previously identified that connection to Brighton as an important part of the project.

With completion now only months away, the next chapter at Veil is close enough to plan around.
