A prominent corner site near Petrie train station is set for a significant transformation, with PTN Group lodging plans for a new six-storey residential building comprising 56 apartments. 

The proposal consolidates two adjoining residential lots at 4 Houghton Street and 20 Connors Street into a single 1,768 sqm parcel within the Urban Neighbourhood precinct of the Moreton Bay planning scheme. There will be 50 two-bedroom apartments and six three-bedrooms.

According to the Planning Report, the development has been designed to achieve a site density of 317 dwellings per hectare, well above the 45-dwelling minimum specified under current planning controls. There will be 58 car spaces, above the 56 required.

Architectural plans prepared by Brick Architects show a contemporary form stepping down across the site’s sloping topography, with deep soil landscaping and communal open space integrated to enhance liveability. 

 

 

The building will achieve a site cover of 60 per cent across the lower levels, tapering to 50 per cent on upper levels to reduce visual bulk. 

As noted in the application, "the development responds to the corner location and interfaces with both street frontages while maintaining appropriate setbacks from adjoining properties.”

The site benefits from strong transport connectivity, located within 400 metres of multiple TransLink bus stops and around 800 metres walking distance to Petrie train station. It also lies close to retail and education offerings within the evolving Petrie centre, which has seen uplift following the establishment of the nearby University of the Sunshine Coast campus.
