International developer&nbsp;<a href="https://www.apartments.com.au/developers/spg-land">SPG Land</a> is preparing to re-launch its long-awaited $1.5 billion <a href="https://www.apartments.com.au/new-apartments/paradiso-place-surfers-paradise-103-ferny-avenue-surfers-paradise-qld-4217">Paradiso Place</a> development at Budds Beach, bringing a new price point to the Surfers Paradise apartment market.

The developer will release one-bedroom apartments from $825,000 and two-bedroom apartments from $1.24 million in the three-tower development.

According to Urbis, the starting price for the two-bedroom apartments is more than $400,000 below the weighted average sale price for comparable two-bedroom apartments in Surfers Paradise during 2025, which was pinned at $1.7 million.

Urbis reported quarterly average sale prices for new two-bedroom, two-bathroom apartments ranged from around $1.2 million to $1.7 million throughout 2025, peaking in the December quarter.

Paradiso Place is now moving into its formal sales campaign, with a limited early-release opportunity available ahead of the public launch.

The development will comprise 845 apartments across three towers rising 40, 41 and 44 storeys from a 1.15-hectare site spanning an entire city block. The towers will sit above a new retail precinct.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

SQM Research has revealed the national residential rental vacancy rate increased by 0.1% over the month of December 2020. The total number of vacancies Australia-wide is now 76,658 vacant residential properties. This time last year, the national vacancy rate was higher at 2.5%.

The rise for the month was predominantly driven by Melbourne and to a lesser extent, Sydney. Brisbane, Perth and Hobart remained stable. While Adelaide recorded a minor decrease of 0.1% in December.

Melbourne’s vacancy rate increased to 4.7% in December and continues to be the highest vacancy rate in the nation. This time last year, Melbourne’s vacancy rate was low at 2.5%. Sydney’s vacancy rate increased by 0.1% to 3.6%.

The surplus of rental property in Melbourne and Sydney’s CBDs have declined, Melbourne CBD vacancy rate now stands at 8.7%, down from 9.1% in November. Sydney CBD vacancy rate has declined to 7.8% in December, down from 9.5% in November.

Over the month, Capital City average asking rents decreased 0.2% for houses and 0.5% for units for the week ending 4 January 2021 to record asking rents of $539 per week for houses and $406 per week for units.

However the majority of capital cities recorded increases in both house and unit asking rents, with Darwin recording the highest increase of 4.1% over the month for houses and 4.0% in unit asking rents. Hobart recorded a 3.1% increase in house rents but a 3.6% decline in unit rents.

Sydney and Melbourne recorded declines in both house and unit asking rents over the month, 0.8% and 0.1% respectively for houses, and decreases of 0.6% and 1.9% respectively, for units rents, which weighed on the weighted results for the capital cities.

Canberra recorded increases in house rents of 1.4% but unit rents declined by 0.7%. Brisbane, Adelaide and Perth house and unit rents also increased over the month.

Year on year, capital city average asking rents declined for both houses and units – 2.7% and 7.1% respectively. Sydney in particular recording a high 10.3% decline in units and 7.6% decline in houses in December 2019. Melbourne’s asking rents also declined year on year, 4.8% for houses and 8.7% for units.

Darwin’s year on year house rents saw a significant 27.3% growth and Perth house rents also increased by 12.0% and units 9.3% growth over 12 months.

" It’s clear Sydney and Melbourne apartment investors were the losers of 2020 with rents and prices falling. However, if you owned an investment property in Darwin or Perth, or indeed regional Australia, you have had one of the best years ever," Louis Christopher, Managing Director of SQM Research summarised.

Melbourne & Sydney unit asking rents down over 8.5% in 2020

Jefferson Lane, on Palm Beach’s beachfront dress circle, has secured its first two sales.

There are seven whole floor apartments in the boutique development.

The sales both fetched more than $4 million within a month of being released to market on completion, the Gold Coast Bulletin noted.

The 15 Jefferson Lane complex, with a foyer made of marble, was developed by Kazumi Nakagawa and Jason Kennedy.

The project’s sales and marketing agent Deborah Provost said the two whole-floor were middle-level apartments.

The apartments have floors made of aged French oak and Italian calacatta oro marble in the kitchens with Gaggenau appliances and European tapware.

Provost, from DP Project Marketing, said the prices “reflected the style of apartment found on Sydney’s exclusive northern beaches yet at a third of the price.”

In late 2019 the ABC reported the City of Gold Coast bowed to local public pressure and recommended a reduction in building heights for further developments along Jefferson Lane.

The maximum height of future developments along the eastern side of Jefferson Lane was set to become 16 metres with a density of one bedroom per 50 square metres under the proposed city plan that changed residential zoned land from medium density to low–medium density.

The changes were to apply between Seventeenth Avenue and Laceys Lane.

H&amp;F's nearby <a href="/buildings/hemingway-1267-1273-gold-coast-highway-palm-beach">Hemingway apartments at Palm Beach</a> are being offered through local agent Justin Schmith, with prices starting from $415,000, with the most expensive apartments priced at $4,495,000.

The nearby Sunrise Beach also saw a significant annual growth of 24.4 per cent, to a median house value of $1.23 million.

CoreLogic’s best of the best 2020 report has revealed that the highest median unit value was found in Point Piper, as with 2019.

The report revealed Australia’s $7.2 trillion residential real estate market proved resilient in the face of a global pandemic, leaving an overall positive market outlook for 2021.

Eliza Owen, CoreLogic’s head of research, said the report highlighted the resilience of luxury markets in Australia.

“This is not to say these suburbs have been unaffected by the pandemic; indeed the high end of the Sydney market is generally more volatile to changes in economic conditions. Developer ID_Land buys two Armstrong Creek sites with plans for 500 greenlots

The high-rise plans by Brisbane architect Joe Adsett for a prime Rainbow Bay development site on the Gold Coast have been released.

There are plans to build a luxurious Coolangatta apartment tower, with seven apartments already snapped up since its conditional $13.05 million sale late last year.

The site sold by the departing Queensland developer Sunland Group is at 154-156 Marine Parade on the southern tip of the coast.

The property adjoins Sunland&rsquo;s Greenmount Beach Hotel, Coolangatta, which&nbsp;is currently on the market for sale.

Under the contract, &nbsp;the purchaser, a company associated with Joe Adsett Architects, paid a refundable deposit of $500,000. The &nbsp;balance 10% deposit is due when the contract becomes unconditional and the full deposit will be released to Sunland at that time.

The contract is conditional on the parties agreeing certain access rights and easements for the property.

Sunland told shareholders it is expected these matters will be finalised in early 2021.

Once the contract becomes unconditional, settlement is due to be completed 30 September 2021.

The 1215sq m beachfront sale was a record for vacant land on the Gold Coast, according to the Gold Coast Bulletin.

Adsett plans 21 three and five-bedroom sky homes.&nbsp;

Its half-floor apartments start from $2.65 million while full-floor apartments will be priced from $6.5 million.

There&rsquo;s no price reveal yet for the 1000sq m penthouse.

Mr Adsett said early interest in the project from locals had already resulted in the sale of seven apartments.

The development will be called Rockpool Rainbow Bay.

GV Property Group sold the site off-market for Sunland Group which paid $6.5 million in 2017 for what was a 1960s four unit strata complex, according to CoreLogic.
