CPDM pairs five per cent deposit with low-rise living at Larool Crescent apartments in Castle Hill

It was over a decade ago that burgeoning Sydney developer CPDM started planning what would eventually become Larool Crescent, its now under-construction apartment development in Castle Hill.

That was even before CPDM had secured the prime development site it now has, just a stone's throw from Castle Hill Metro and Castle Towers.

What the developer wanted to deliver was a low-rise project, a collection of smaller buildings that would create its own community while still sitting within walking distance of everything that makes Castle Hill the hub of the Hills District.

It's hard to argue that the decade of planning, and eventually securing the right site, hasn't paid off.

CPDM is now tracking towards a late 2027 completion of Larool Crescent, the only low-rise apartment development currently on the market in a suburb that has boomed with new development over the past few years.

Each of the five buildings has fewer than 50 apartments, with just 113 residences spread across the development, comprising a mix of apartments, sky homes and townhouses.

All of the one-bedroom apartments have already been snapped up.

The remaining two-bedroom apartments, which also include a study, are priced from $930,000, with buyers currently able to secure a residence with a five per cent deposit.

Larool Crescent adds to an established Sydney portfolio for CPDM, which has previously delivered Ampersand and Graceview in Turramurra, Monroe in Kogarah, Epicure Collection in Leichhardt, Eden in Greenacre and Evergrand in Rouse Hill.

Jasara Constructions has been appointed to deliver the project. The builder previously received a UDIA award for Best Residential High-Rise for Seychelles at Brighton-le-Sands.

Larool Crescent is also backed by a 10-year Latent Defects Insurance policy from Resilience Insurance, providing cover for structural and waterproofing defects for a decade following completion.

The decision to spread Larool Crescent across five buildings also shaped the brief given to architect PTW. While the overall density is relatively low at 113 residences, creating a diverse mix of apartment types and living spaces was important to the developer.

Extensive landscaping was incorporated between the buildings from the earliest designs, drawing on Castle Hill's established green character and creating separation between each of the five buildings.

That green focus continues vertically, with several of the upper-level residences incorporating private rooftop gardens.

Coco Republic was brought in to design the interiors, which feature Oak Milano flooring through the living areas and integrated shelving throughout.

Kitchens feature natural stone benchtops, bespoke cabinetry, brushed metal fittings and Fisher & Paykel appliances, while bathrooms include ceramic feature tiles, streamlined tapware and oversized shower heads.

The project has attracted a mix of purchaser profiles, although Boston Buckler Director Alex Walker, who is leading sales at Larool Crescent, says a common thread has been buyers with an existing connection to the Hills District.

"Buyers have responded particularly well to the low-density approach CPDM has taken, as well as the quality of the internal finishes and landscaping," Walker says.

"The proximity to Castle Hill Metro and Castle Towers has also been a major drawcard, while access to some of the area's best schools has caught the attention of families."

Construction of Larool Crescent is now well advanced, with the project tracking towards completion in late 2027.
