ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

NAB has forecast Sydney in 2021 will then see a 3.1 per cent rise in 2022.

The report anticipates a 17.4 per cent rise in 2021 and 3.9 per cent rise in 2022 in Adelaide, and an 11.6 per cent rise in 2021 for Perth with a 3.9 per cent rise in 2022.

The NAB chief economist Alan Oster noted the latest survey of experts remained optimistic the property market would continue its strong trajectory.

&ldquo;Initially we were quite worried about the lockdowns, but what we&rsquo;ve seen is when you come out of lockdown the market recovers pretty quickly.&rdquo;

NAB said that it still expects house prices to lift at a faster rate than unit prices, which have been more impacted in major cities by slowing population growth due to international border closures amid the pandemic.

Hobart dwellings were forecast to record the biggest price growth by the year’s end, with property values to rise 23.5 per cent.

Construction has commenced on 160 Macquarie Street, St Lucia’s first riverfront residential development in more than a decade.

Developer QM Properties has appointed construction firm McNab to build the luxury development at 160 Macquarie Street on the Brisbane River.

The Rothelowman-designed development of 33 three-bedroom apartments is already 80 per cent sold, with 27 apartments raking in $58 million, an average sale price of $2.28 million.

Prices start from $1,375,000 for the three-bedroom apartments spanning 139 sqm of living space.&nbsp;

Andrew Roubicek, Director of Residential at Colliers International, said 160 Macquarie Street has been one of the best performing residential projects in Brisbane.

“160 Macquarie Street is a remarkable project as evidenced by the strong sales achieved prior to construction,” Roubicek said.

“Since April 2020 the median sale price for apartments in St Lucia has increased by 9.1 per cent revealing the suburb to be one of the most in-demand areas in Brisbane."

The project will feature a sky garden&nbsp;on its rooftop, with mature trees as part of an expansive recreation terrace which will also offer a private dining room with city skyline views from the 15th level.

QM development manager Glenn Rix said there were no other riverfront projects in the pipeline at St Lucia, making 160 Macquarie ‘one of a kind’.

“Neighbouring areas like West End, Toowong and South Bank have a number of riverfront projects in train, but St Lucia has remained a tightly-held pocket and sites like the one we have for 160 Macquarie are extremely rare,” he said.

“We’ve taken a unique site and have worked with award-winning architects Rothelowman to create a building to match, with statement features like the sky garden, which connects the rooftop with the riverfront.

Growland&#39;s Victoria Square has been in hot demand over 2021, with the first two of the six towers planned reaching over 90 per cent sold.

The two towers, known as VS01 and VS02 in the mixed-use Victoria Square, in the heart&nbsp;of the Joseph Road Precinct, has seen buyers move in following their recent completion.

There are 453 apartments across the first two towers, with 1,039 apartments planned across the six towers, as well as 4,000 sqm of commercial and retail space.

Residents in the first two towers will have access to the amenities, including a&nbsp;heated swimming pool, games room, library, cinema and private dining rooms.

There&#39;s also a 2,400 sqm sky garden, complete with&nbsp;Australia&#39;s only Olympic-sized aerial outdoor track.

Stage two will see VS03 and VS04 constructed, by L.U. Simon who built the first two towers. They will have 236 apartments, with 60 per cent already sold. Fender Katsalidis designed the apartment towers.

Construction of VS03 and VS04 commenced in June and is expected to be completed in mid-2023.&nbsp;

Growland chief executive Ronald Chan said the development firm are committed to the delivering a high quality project&nbsp;despite the uncertain times.

Growland near sell-out of first two apartment towers at Footscray's Victoria Square precinct

The South East Queensland developer&nbsp;<a href="/developers/mosaic-property-group">Mosaic&nbsp;Property Group</a> are set for their next development on the Gold Coast.

It's going to be their most boutique offering yet, with just nine whole floor apartments planned for the Burleigh Heads dress circle The Esplanade.

It will be located just up the road from their successful 47 apartment development Grace by Mosaic, which sold out in just a few months late last year.

The new apartments at 42 The Esplanade, dubbed Augusta by Mosaic, will be designed by the architecture firm bureau^proberts and will replace the current brick apartment block built over five decades ago.

Mosaic Property boss Brook Monahan says the development will set a new benchmark of luxury living for an upmarket boutique building in Burleigh Heads.

"This is a genuinely world-class, one-of-a-kind&nbsp;address," Monahan told Urban.

Mosaic are already fielding enquiry from their VIP, pre-launch access list.

The Heads will feature a&nbsp;ground level pool, dining and lounge area. The apartments start on the ground level, the first&nbsp;complete with a large 130 sqm terrace with outdoor kitchen and landscaping.

Each apartment above will have balconies over 35 sqm.

Mosaic double-down in areas where they've seen great success. They had the same idea in the exclusive Mermaid Beach area, further north on the Gold Coast

After seeing success at Bela, Mosaic bought a site a few doors down on Peerless Avenue and created Dawn, which secured 95 per cent of its sales within its first two weeks of its pre-release to their database.

The site at 42 The Esplanade gives new opportunity to acknowledge Burleigh's beachfront appeal. The tower’s form is sensitive to its site and neighbourhood by responding to the existing Norfolk Pine trees, key aspect views and privacy requirements from its neighbours. The 9, single floor, vertically stacked coastal homes achieve stunning beachfront and headland views by opening the living areas out to the east, with the master bedroom placed prominently to give the residents an unrivalled northern aspect. The glazed envelope is protected down each side with horizontal batten screens which rhythmically move in and out as they rise up the building.&nbsp;

The slab edges move and fold around the building, reaching out to connect its inhabitants with the Esplanades’ parkland, then cutting in to open up views and angle breezes through the interior spaces. The movement of the floor plate is an homage to the undulating outcrops of the nearby headland.&nbsp;

Landscape is employed at the ground level to interact with the street and give space to the existing Norfolk Pine which has been previous been constrained on all edges. This allowance of space is replicated up the building with the southeast corners being cut back to give the tree its breathing space. Vegetation is continued up and around the building, creeping through the screens and with time, will drape and soften the building edges and contribute to the visual and micro-climatic coolth around the tower. Mosaic Property Group lodge next Gold Coast apartment development after double Mermaid Beach sell-out

Fresh off the back of two UDIA QLD Awards, the South East Queenslander developer Mosaic has secured yet another sell-out, before the project even hit the open market.

Their second Maroochydore&nbsp;development, LOrient, part of Mosaic&#39;s&nbsp;Masterpeice Series developments,&nbsp;lasted just a few weeks before selling, with prices starting from $2.75 million.

LOrient, named after the French port famous for its maritime history,&nbsp;netted the Sunshine Coast&#39;s most expensive apartment sale, with a 571 sqm apartment selling for $7.5 million.

It bettered the existing $6 million record,&nbsp;set at Avalon by Mosaic a few doors down. Avalon by Mosaic&nbsp;just won&nbsp;the&nbsp;High Density &ndash; 10 storeys or less award at UDIA QLD awards.

The boutique development, set on the Maroochy River at 90&nbsp;Duporth Avenue, had been set for 21 three-bedroom apartments. Now there will be just 12 three-bedders, two four-bedroom apartments, and one massive five-bedroom apartment.

Level one will home the&nbsp;resident amenity, which includes a 60 sqm gym, a lap pool with spa, lounges, and a cabana.

Construction is now expected early next year, well ahead of schedule, due to the speed of the sales.

LOrient is the first apartment project on the Sunshine Coast designed by&nbsp;bureau^proberts.

There will be continued interest in the area from Mosaic heading in to 2022.

The $104 million, Avalon by Mosaic apartment project, built on a historic pocket of land on the Maroochy River, won the&nbsp;High Density &ndash; 10 storeys or less award.
