Lanevick approved for new Gladesville apartment development

Sydney developer Lanevick has secured approval for its return to Sydney’s apartment market, with the developer getting the green light for its Studio Johnston-designed project in Gladesville.
The approval comes around four months after Apartments.com.au revealed Lanevick’s plans for 14-16 Venus Street, where founder and director Steve Maroun said the developer had identified an undersupplied downsizer market spilling out of neighbouring Hunters Hill.
The project has ultimately been approved by the NSW Land and Environment Court following an appeal against Hunter’s Hill Council’s deemed refusal of the development application.
The Court approved an amended eight-storey scheme comprising 39 apartments over basement parking, reduced from the part eight- and nine-storey, 51-apartment proposal Lanevick initially lodged in late 2025.
The amendments agreed through the Court process included the removal of one storey as well as increased setbacks and changes addressing privacy, overshadowing, internal amenity, vehicle access, landscaping and stormwater.
It is a significant step for Lanevick, which has spent much of the period since 2020 focused on smaller-scale luxury townhouse and terrace developments rather than larger apartment projects.
When Apartments.com.au spoke to Maroun in May following the development application submission, he said the decision to return to apartments in Gladesville had been driven in part by the lack of suitable downsizer stock for established homeowners across the Hunters Hill area.
“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said at the time.
“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.
“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”
The Venus Street site sits close to Boronia Park and the Parramatta River foreshore, while also being within easy reach of the Gladesville town centre.
Maroun said the location was deliberately selected to appeal to buyers coming out of larger homes across the surrounding area.
“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun told Apartments.com.au earlier this year.
“You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”
“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”
Studio Johnston, which previously worked with Lanevick on its completed Royale Randwick development, is behind the architecture.
The design is characterised by a heavily articulated brick façade and deep private terraces, with the apartments planned around natural light, cross-ventilation and larger indoor-outdoor living areas.
The project gives Lanevick an early foothold in what Maroun expects will become a considerably more active apartment and mixed-use market as Gladesville evolves.
“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre,” Maroun said.
“We think there’s a real opportunity there that hasn’t really been serviced properly yet.
“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”
The project is expected to commence sales in 2027.
