ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The Sydney construction and development firm Deicorp has been given the green-light for its largest ever project.

They&#39;ve secured approval for the new Tallawong Village, located in Sydney&#39;s Hills District near Rouse Hill.

The NSW Department of Planning, Industry and Environment issued consent for the State Significant Project following an extensive assessment process involving Landcom, Sydney Metro, and Blacktown Council.

The consent covers both stages of the project, and permits work to commence on Stage 1.

The site is located immediately adjacent to the Metro Station at Tallawong,&nbsp;a staple of Deicorp&#39;s projects to be well-connected to transport.

Stage 1 will see 333 residential apartments constructed across five buildings, each with a maximum height of eight storeys. There will&nbsp;also be&nbsp;9,000 sqm&nbsp;of retail and a 3,400 sqm&nbsp;publicly accessible park as part of the first stage.

Stage 2 will see a further 654 apartments constructed, taking to total apartments in Tallawong Village to just under 1,000

Construction is expected to commence in August, with completion scheduled for the final quarter of 2023.

Fouad Deiri OAM, chairman of Deicorp,&nbsp;said that he was very pleased that work could commence on this major project.

The local Gold Coast developer Winten Property Group has already secured over 60 per cent of its apartment sales in their latest Main Beach tower, Belvedere.

That&#39;s seen construction of the 24-level tower at 25 Woodroffe Avenue fast-tracked, with Hutchinson Builders now kicking off the build of the 127 apartment&nbsp;building&nbsp;toward the start of October

Winten&#39;s national head of residential sales Karl Rameau said the line share of buyers have been locals that already live in the area, as well as those from interstate who already own.

Rameau says nature of the site and the sheer size of the BDA Architecture-designed building and the apartments has been a defining difference for buyers.

Winten secure 60% sales in Main Beach apartment tower Belvedere

Having sold out the first two residential stages of their Ascot Green development flanking the Eagle Park Racecourse in Brisbane, the ASX-listed developer Mirvac has lodged plans for its third stage.

The third, subtropical-inspired apartment block will rise 14 levels with 111 apartments and a rooftop with panoramic city and track views. That will also feature a private dining room and lounge areas.

It will home the community&#39;s first four-bedroom apartments, as well as four integrated terraces with direct access to green open space fronting the racecourse.

The ground level will feature a gym and resort-style pool overlooking the racecourse.

The surging transformation of Hope Island on the Gold Coast is set to continue.

The Aniko Group, who are behind a number of residential developments at the gateway to Hope Island, has&nbsp;acquired another waterfront site on Sickle Avenue, with plans for more waterfront apartments.

The 9,280 sqm site at 10-12 Sickle Avenue, with an 80-metre frontage to the Hope Island Canal, is Aniko&#39;s fifth on the Gold Coast island.

That development sits adjacent to No.1 Grant Avenue, which Aniko sold out earlier this year. Neighbouring that at 31-35 Grant Avenue&nbsp;is a $50 million gated luxury villa development, which is set to launch later this year having generated substantial interest already.

Data from Urbis showed the company&rsquo;s projects accounted for more than 80 per cent of overall apartment sales in Hope Island throughout the December quarter.

A 76-hectare housing estate site at Donnybrook Road has been sold for more than $100 million.

The estate&#39;s joint venture partners are reportedly Japanese telco giant Nippon Telegraph and Telephone Corp and local developer Yourland.

They have secured the site at 915 Donnybrook Road from the Monteleone family, according to the Australian Financial Review.

The site currently a dairy farm and home of the Donnybrook Farmhouse Cheesery has the capacity for about 1100 housing lots in the city&rsquo;s key northern growth corridor.

It was marketed as &quot;the last remaining development piece of Donnybrook Road. Situated alongside Australia&#39;s best developers Stockland and Mirvac just 30 km to Melbournes CBD.&quot;

Yourland director Mark Erskine confirmed it would develop the site with Nippon as its capital partner.

Yourland is best known for the housing estate, Seventh Bend near Melton. The community is a partnership between YourLand Developments and Melbourne developer APD Projects.

It has been selling generous lifestyle blocks since July 2017, with 820 allotments being released over 22 stages.

NTT is also involved with other sites having previously noted Melbourne&rsquo;s status as one of the world&rsquo;s most liveable cities.

The real estate division of Nippon Telegraph and Telephone owns River Valley Project, located in the Sunshine North area and Rix Road Project in the growing suburb, Officer.&nbsp;

It also purchased 200 Victoria St, Melbourne, one of the city&rsquo;s highest-ranked sustainable properties for $72 million in May last year.

The resilience of the world&rsquo;s residential property markets has continued in the first half of 2021 says global real estate advisor, Savills.

Across the 30 cities in the Savills World Cities Index, capital values grew by an average of 3.9% over the six months to June 2021.

It was the fastest rate since December 2016.

With 4.9 percent half yearly growth Sydney was the only Australian city on the list, sitting in 8th place between Moscow and Seoul. 
&nbsp; 
Sustained record-low-interest rates, improved buyer confidence, increased transactions at higher price points, and economic stimulus measures have all contributed to the strong property price growth. 
&nbsp; 
The strong growth follows a more subdued period as values from June 2018 to December 2020 only grew an average of 0.7% as a result of global uncertainty and tax and policy changes in many cities.&nbsp;

The low growth was exacerbated by the pandemic in 2020, which had the additional effect of lockdowns shuttering property markets in many cities.

Not all cities performed equally over the past six months, the report noted.

Over 70% of the locations had positive capital value growth for the first half of the year.&nbsp;

&quot;The cities which posted negative capital value growth are unified in their historical reliance on international buyers in their prime markets, a segment which has been severely limited by travel restrictions,&quot; Kelcie Sellers, analyst, Savills World Research, said.

The highest capital value growth can be found in the Chinese cities with six month growth figures between 7.9% in Guangzhou and 13.7% in Shanghai.&nbsp;

Price rises in China have accelerated in 2021 despite tightening of financing and local policy changes in an attempt to cool the markets.&nbsp;

In the United States, Los Angeles and Miami lead with growth above 9% in the first half of 2021 with Miami benefiting from domestic migration to the city as a result of increased remote working, favourable local taxes, an influx of tech and finance companies, and the enhanced buying power from low-interest rates.

In New York, prices have declined for over four years because of oversupplied markets but signs point to prices stabilising this year as transactions increase.

&ldquo;The return of international travel is likely to provide an increased supply of buyers for prime properties. 
&nbsp; 
&ldquo;Sustained economic recovery globally is forecast to further support buyer confidence and boost demand.&nbsp;

Though a degree of pandemic-related uncertainty remains, the prime residential sector is likely to remain strong through the rest of the year,&rdquo; Sellers said.

The Melbourne-based developer Bensons Property Group has purchased a Battery Point development site.

It intends to build a $50 million apartment project with a penthouse with $10 million sale prospects.

Close to Sullivan&rsquo;s Cove, the boutique project is set to be 30 apartments with a $1 million staring price.

The site cost about $7 million through Knight Frank with The Australian reporting the move was driven by the company&rsquo;s &shy;chairman and founder Elias Jreissati and wife Colleen, who want to add to the company&rsquo;s luxury interstate projects.

Completion is expected in late 2023.

Bensons chief executive Rick Curtis said they will work closely with Hobart City Council and the local community on revised plans for the site.

It spans 1442 sqm on the corner of Knopwood St and Montpelier Retreat.

The approved DA allows for the construction of 30 luxury apartments, basement carparking for 46 cars.

The site set 200m from the Salamanca Place and Hobart waterfront was offered with a short term lease to Care Park.

The Jreissati family have owned a Hobart apartment for more than five years in Battery Point.

The Jreissati family supports the arts in Hobart.

The site will include a public open space embedded with art created by Tasmanian artists.

Bensons Property Group is set to create the first high-rise residential tower on Chevron Island, minutes from the beaches of Surfers Paradise.
