Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Sun Property Group (SPG) has taken a major step to reinforce its commitment to consumer trust by securing Latent Defects Insurance (LDI) from Resilience Insurance for its nearly completed Willoughby development on Sydney’s Lower North Shore.

The boutique project, Aurora, comprising 12 apartments and a ground-floor commercial space, is one of few in the region to adopt the forward-thinking insurance model—offering a point of difference in a competitive market.

For Cameron Johnson, General Manager at Sun Property Group, the decision to adopt LDI was rooted in the company’s long-standing philosophy of maintaining a highly personalised relationship with its end users.

“We’ve always taken ownership over our product,” Johnson said. “Introducing LDI is not just about peace of mind for the buyer—it’s about raising the internal bar. It becomes the baseline for how we do things going forward.”

While hundreds of developers and builders have taken out an LDI policy from Resilience Insurance, the insurance is still relatively new to Australia. Johnson says he sees significant future potential with LDI nationwide, with both&nbsp;regulatory and market frameworks starting to evolve to support its wider use in class two buildings.

“When we started the Willoughby project, LDI was still just a concept being floated by the Building Commissioner’s office," Johnson says.

"Delays in the construction timeline gave us the unique opportunity to adopt it as the product became more available in late 2023."

That timing aligned with a shift in construction contractors on the project, which opened the door for a more collaborative and considered implementation of the insurance. According to Johnson, Resilience Insurance was proactive and solution-oriented.

“It wasn’t just about us buying a product off the shelf. It was a dialogue—how can we work together to deliver something that meets both of our needs?” he added.

LDI covers major structural defects for up to 10 years post-completion and offers an alternative to the traditional developer bond held under the Department of Fair Trading’s scheme. SPG prudently factor in a two per cent cost profile for such measures into its feasibility, treating it as “business as usual.”

“What LDI does is show the consumer that we’re front-ending our responsibilities—design, delivery, documentation, execution. That whole chain of custody is assessed and independently reviewed throughout construction. It’s a rubber stamp on quality,” Johnson said.

In a region where no other nearby developments currently carry LDI, the move also creates a market differentiator. While some projects may carry an iCIRT rating, few offer the depth of protection and oversight that LDI provides, especially outside of publicly listed organisations.

Aurora is being brought to market by Henry Burke of McGrath Projects. With the recent cut in interest rates Burke expects that many first home buyers and investors will jump at the chance to buy in Aurora due to its convenient location, fantastic retail amenity, picturesque parks with leafy walks, and excellent transport connections with only one stop to Sydney CBD. He expects a local owner-occupier to secure the standout penthouse which offers 175 sqm of internal space and further 200 sqm of outdoor space.

Johnson says Aurora residents will not only benefit from the first right insurance policy, which means action is taken immediately rather than often long and complicated battles as developers and builders point fingers at each other as to who created the issue, but from how it can benefit the strata communities of the building.

Many buyers, especially first-time apartment owners, have limited understanding of shared infrastructure or the responsibilities of Owners Corporations. LDI adds an important layer of education, structure, and protection.

“People want to move in and enjoy what they’ve bought. But when things go wrong, that’s when emotions and stress levels rise. The insurance policy gives owners a clearer path to resolution—an assured, regulated compensation process. It also helps equip owners and managers with the knowledge they need to maintain the building properly.”

The insurance includes tools such as service penetration matrices and access documentation—going far beyond standard build drawings. Johnson says it’s about delivering not just a home, but a sustainable, manageable asset.

Verso Development Group is seeking to bring over 1,100 apartments to the heart of Brisbane's Toowong, with plans filed for a $1 billion, triple tower development known as Toowong Central.

The landmark urban regeneration project "aims to reshape the core of Brisbane’s inner-west riverside suburb."

Covering over 1.4-hectares across&nbsp;Sherwood Road, High Street, and Jephson Street, Toowong Central has been designed by KHA and will comprise three towers rising 49, 55, and 58 levels.

According to the Urban Context Report prepared by Urbis, Toowong Central is positioned as a “city-defining precinct reclaiming Toowong as ‘the best destination in the west’,” with a vision to deliver density differently, strengthen Toowong’s identity, and lead subtropical urban design.

There will be a wide range of apartment configurations, from one-bedrooms to five-bedroom penthouses, as well as short-term accomodation offerings. The design prioritises pedestrian permeability, with an activated public realm featuring a central civic plaza, laneways, and street-level retail and dining.

“The central square’s structure, programming, scale and location creates a social anchor - shaped by its edges, flexible for use, and animated by a diversity of experiences throughout the day and into the evening,” the Urban Context Report noted, reinforcing the project's ambition to become a vibrant community destination.

Design excellence was pursued through an international design competition, attracting entries from renowned practices such as UNStudio and BIG. KHA’s winning design distinguished itself with a ceremonial approach to the public realm, integrating terraces, tiered seating, and green infrastructure to promote social interaction and resilience.

The development builds upon two existing approvals: the 25- and 20-storey towers of the Aviary Toowong proposal, and a separate 25- and 24-storey approval at 88 Jephson Street. Consolidation of these fragmented landholdings under a precinct-wide approach allows for increased community value and cohesive urban integration.

Urbis Director Nicholas Stevenson said in the documents supplied to the Brisbane City Council that Toowong Central will bridge the gap in Toowong's current experience, unlocking the potential of the wider precinct.

"Overcoming experiential constraints and leveraging contextual advantages – Toowong Central will redefine Brisbane's inner west,”&nbsp;Stevenson said.

Toowong Central’s ambition extends beyond residential and commercial outcomes. Uses under consideration include a world-class hotel, university facilities, a museum, and health and wellness services, reflecting its role as a western gateway to Brisbane’s growing innovation corridor between the CBD and the University of Queensland.

Urbis Managing Partner James Tuma commented in the documentation submitted to council, noting that Brisbane has no greater opportunity to showcase the future of urban living than Toowong – a sustainable, economically vibrant, and people-centric place that embodies the best of Brisbane.

First stage of townhouses at Citrine Rochedale reaches completion milestone

Plans for a $124.7 million apartment project in <a href="https://www.apartments.com.au/developments/erskineville-nsw-2043">Erskineville</a>’s Ashmore precinct have been recommended for approval, with the Central Sydney Planning Committee giving its support to the concept development application.

The proposal, submitted by Brightwell Real Estate, <a href="https://www.urban.com.au/new-apartments/7-19-coulson-street-erskineville-nsw-2043">spanning Coulson, Goddard, and Eve streets</a>,&nbsp;outlines five buildings between two and seven levels, which will home 135 apartments.

A key element of the concept is the conservation and adaptive reuse of the Bakewell Brothers warehouse, a heritage-listed two-storey brick building dating back to around 1918. Currently in fair condition, the structure is proposed to be retained and converted for commercial use.

The&nbsp;Central Sydney Planning Committee Chair, and City of Sydney Lord Mayor, Clover Moore, signed off on the recommendation at a recent meeting, which was seconded by Councillor Jess Miller.

According to DKO’s design report, the reuse of the heritage building provides “a built-form canvas, a blank slate for us to create a development that respects and enhances its historical significance”

The reference scheme submitted with the application envisages 135 dwellings, made up of 35 one-bedroom, 81 two-bedroom, and 20 three-bedroom apartment. The building envelopes are designed to mediate between the larger apartment blocks of the Ashmore precinct and the smaller-scale terrace housing along Eve Street.

DKO notes that the massing strategy was informed by heritage, landscape and solar access constraints, aiming to create a “sensitive transition in scale to the existing surrounding character while achieving design excellence within the precinct”.

While a competitive design process is still to be undertaken, the scheme is set to align with contemporary sustainability standards. Brightwell has indicated the project will meet the new BASIX requirements, adopt a fossil-fuel-free design, and integrate urban greening measures such as heat island mitigation and biophilic design.

Part of the Ashmore precinct, the site sits between Sydney Park and Erskineville Station. Over the past decade, the precinct has transformed into an established residential neighbourhood.

The development wave of new apartments in Macquarie Park is showing no signs of slowing down.

The latest to secure approval is Legacy Property and&nbsp;Billbergia, who has been given the green light to deliver two towers opposite Macquarie Shopping Centre.

The joint venture is planning 255 apartments across <a href="https://www.urban.com.au/new-apartments/15-21-cottonwood-crescent-macquarie-park-nsw-2113">two 21 and 19-level buildings on Cottonwood Crescent</a>. The apartments will sit above a four-level podium, ground-floor retail, and several levels of basement parking for 288 cars.

More than 2,400 sqm of communal landscaping will be integrated through the scheme, designed by Place Design Group. The open space connects with neighbouring green corridors including Elouera Reserve and Shrimptons Creek.

The $182 million project, designed by&nbsp;<a href="https://www.apartments.com.au/architects/ajc-architects">AJC Architects</a>, will rise from a large 5,130 sqm site, currently occupied by&nbsp;four older low-rise apartment blocks.

The towers are designed as slender vertical forms with stepped elements to introduce variation to the skyline. At street level, the podium has been configured to create an activated frontage and generous resident lobbies.

Apartment layouts emphasise two and three-bedroom residences, aligning with demand from owner-occupiers in the Macquarie Park corridor.

Macquarie Park is going through a wave of new development to keep up with the growing demand for new housing on Sydney's expanded metro line.

TOGA is currently building <a href="https://www.apartments.com.au/new-apartments/macquarie-rise-122-herring-road-macquarie-park-nsw-2113">Macquarie Rise</a>, its fourth project in the suburb well known for its reputable university. They have around 268 apartments across their buildings, that will be anchored by&nbsp;1,200 sqm of retail space, opening onto landscaped communal areas.

Urban Property Group is developing La Vera, while Meriton and Landmark Group continue with their large-scale projects.

Billbergia and Legacy Property secure approval for Macquarie Park towers

Three of the largest apartments within the Uno building—one of the final opportunities to purchase brand-new property within Brisbane’s transformative West Village masterplan—have been unveiled upon the completion of the striking new building.

Designed by renowned architecture firm Rothelowman, the Uno building is part of The Allere Collection, the penultimate stage in Sekisui House Australia's multi-award-winning West Village neighbourhood. They started transforming the former Peter's Ice Cream factory site back in 2016. Now it's a thriving mixed-use village and one of the most impressive new neighbourhoods in Brisbane.

The three apartments are located toward the top of the Uno building, which was recently completed by Multiplex. Duo, Uno's sister tower, is completely sold out and is set for completion in Q4 2025.

High-end Miele appliances, herringbone floorboards, motorised blinds, and sheer curtains in the living areas complete the luxurious finishes.

Residents enjoy access to double rooftop amenities, including a pool, dining and lounge areas, BBQ facilities, a vegetable garden, and pet-friendly spaces.

Uno’s Paw Pavilion provides an off-leash dog area, while Duo will feature a podium-level dog spa.

The location is just 800 metres from Brisbane’s CBD, placing residents close to South Bank’s cultural precinct, the Boundary Street dining strip, and a range of highly regarded schools. The broader 2.6-hectare precinct also offers heritage laneways, retail and dining options, commercial spaces, and lush parklands.

The final unveiling at Uno arrives during a period of ongoing undersupply in Brisbane’s premium apartment market, particularly for larger, family-sized residences.

Sekisui House unveils Allere Uno's largest apartments as building completes

Autobiography is the latest builder-developer to take out the sought-after 10-year Latent Defects Insurance policy from Resilience Insurance.

Autobiography has locked in the new insurance, that covers off the plan apartment buyers for any structural or waterproofing defects in a building for 10 years post-completion of the development, in their newest apartment project in Wickham, on the fringe of Newcastle.

The development, Autobiography at Wickham, will bring 150 one-, two-, and three-bedroom apartments to Railway Lane, a stone's throw from the Newcastle Interchange and the Honeysuckle Drive retail and dining precinct.

It is one of just two multi-residential developments on the market in the Newcastle region to have the Latent Defects Insurance policy, the other being Third.i's Dairy Farmers projects.

Unlike traditional warranties, LDI covers apartment owners from day one, protecting against structural defects including cracks, water ingress, and other latent construction issues that may arise over the life of the building.&nbsp;

The policy is taken out by the developer prior to construction and applies across the entire building and its individual units. This ensures owners have direct recourse without needing to initiate costly or lengthy litigation processes.

“When buyers take possession, they have full insurance protection, from day one, for 10 years,” said Resilience Insurance CEO Corey Nugent.
