Capital Corporation has unveiled plans for a $1 billion redevelopment of a 13-hectare precinct surrounding Sydney Adventist Hospital in Wahroonga, which would deliver around 500 new apartments, expanded healthcare facilities and a major new public park.

The proposed Wahroonga Estate Central Precinct is being progressed in partnership with Adventist Property Service, with a State Significant Development Application (SSDA) expected to be lodged in the first quarter of 2027.

The masterplan represents one of the largest proposed urban renewal projects on Sydney's upper north shore in decades, bringing together residential, healthcare, education and community uses within the established Wahroonga Estate.

The proposal follows the launch of Capital Corporation's first residential stage at Wahroonga Estate, The Residences, where 75 per cent of the 134 apartments have sold ahead of anticipated completion in late 2027.

500 apartments planned alongside major expansion of The San

The Central Precinct masterplan centres on Sydney Adventist Hospital, commonly known as The San, which is NSW's largest private hospital.

The hospital currently has more than 700 beds and operates a 24-hour emergency department.

Under the proposal, The San would gain an additional 19,500 sqm of hospital floor space, supporting its long-term expansion and modernisation.

The residential component would introduce approximately 500 apartments, with 10 per cent earmarked for affordable and key worker housing. That allocation would equate to around 50 apartments intended to accommodate essential workers, including nurses, clinicians and teachers.

The masterplan also includes 5,000 sqm of commercial space for cafés, restaurants, retail and other services, creating a more integrated neighbourhood around the hospital.

Capital Corporation Managing Director Jim Hunter said the project would address housing demand while building on the estate's established healthcare role.

"The local community needs more housing choice, particularly for the health workers who keep The San running," Hunter said.

"A new park, local shops and better transport links will benefit families across the upper north shore, and I encourage residents to look at the plans and share their views with us."

New two-hectare park to form centrepiece of Wahroonga Estate

A significant component of the proposal is a new two-hectare public park connecting Fox Valley Road and The Comenarra Parkway.

The landscaped space would incorporate an amphitheatre, areas for markets, playgrounds and swimming pools, creating a new recreational destination for residents and the wider community.

The masterplan also proposes retaining and managing 31.4 hectares of adjoining bushland, maintaining the green setting surrounding the hospital and broader estate.

Transport improvements form another part of the proposal, including new cycleways, a complimentary local shuttle bus service and upgrades to the surrounding road network.

These measures are intended to improve accessibility for hospital patients, staff, residents and visitors as the precinct accommodates additional housing and healthcare activity.

Healthcare and education underpin the redevelopment

Unlike a conventional residential masterplan, Wahroonga Estate already accommodates several major healthcare and education institutions.

Alongside Sydney Adventist Hospital, the estate is home to Avondale University's nursing education campus and the K–12 Wahroonga Adventist School.

The hospital also maintains an established partnership with the Australian National University in medical education and doctor training.

These institutions are expected to remain central to the precinct's future, with the proposed housing and hospital expansion intended to strengthen connections between employment, education and residential accommodation.

Adventist HealthCare Chief Executive Officer Brett Goods said the redevelopment would help the hospital respond to changing community needs.

"This rejuvenation will help the San respond to the evolving needs of our community, providing more connected, accessible and welcoming spaces for patients and their families," Goods said.

He said the project would also provide staff with improved facilities and an environment suited to delivering healthcare into the future.

The existing Wahroonga Adventist Church sits outside the proposed Central Precinct and would not be affected by the redevelopment.

First stage already 75 per cent sold ahead of 2027 completion

The proposed Central Precinct represents the next major phase of Capital Corporation's involvement in Wahroonga Estate.

Its first residential development, The Residences, comprises 134 apartments and is scheduled for completion in late 2027.

According to Capital Corporation, 75 per cent of those apartments have already sold, providing an early indication of buyer demand within the broader estate.

The next stage would operate on a considerably larger scale, introducing around 500 additional apartments alongside expanded hospital facilities and new community infrastructure.

However, the Central Precinct remains at the planning stage, with the SSDA yet to be formally lodged. The precinct was declared State Significant Development in June 2025, establishing the planning pathway for the proposed redevelopment.
