ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

Further development is anticipated in Castle Hill&#39;s growing Showground Station Precinct, in the Hills District west of Sydney.

The local developer will be clearing the site at&nbsp;7-23 Cadman Crescent and 18-24 Hughes Avenue and&nbsp;constructing five buildings with 255 apartments, centred around a courtyard with extensive landscaping, greenery, and a natural pool with waterfall.

Castle Hill set for $94 million apartment development in the Showground Station Precinct

The Gold Coast developer QNY Group, headed by the respected local businessman Anthony Quinn, has secured its next apartment development site.

It will be in Broadbeach where QNY Group, who is in a joint venture with Polites Property Group for the Main Beach development La Mer, has secured a 511 sqm prime corner site at 21 Broadbeach Boulevard. It cost $10.1 million, nearly $20,000 per sqm.

Located at the end of a coveted no-through road with Broadbeach Bowls Club to the west and Broadbeach Surf Lifesaving Club to the south, the site is currently occupied by a two-storey walk-up building, comprising four units.

Quinn says the site is one of the best on the Gold Coast, with the added exclusiveness of a no-through road and show-stopping 280-degree view corridors from Surfers Paradise to Coolangatta extending to the hinterland beyond.

There are signs of recovery in Melbourne&#39;s inner-ring apartment market as a shift back to living in the city is becoming evident, according to PRD Research.

Investor confidence will be restored as rental demand is starting to increase in the inner-ring, and will be further pushed up with the opening of international borders, it noted.

Inner-ring vacancy rates are showing signs of improvement, declining by 3.4% annually.&nbsp;

The Q4 2021 median rental price in the inner ring is $410 per week, up $10, equal to the middle ring&#39;s $410 per week and slightly higher than the outer ring at $400 per week.

Three bedroom units in the inner-ring fetched the highest rent at $695 a week&nbsp;while 1 bedroom units in the inner and middle rings are the most affordable at $320 a week.

The report noted the inner-ring median was $586,000, it was $665,000 in the middle suburbs and $658,000 in the outer ring.

The report calculated the &nbsp;2017-2021 price growth in the inner ring was 3.2% (+$18,000).

The middle ring growth was 12.7% (+$75,000) with the growth highest in the outer ring - up 14.4% (+$83,000).

The time to sell the establishment apartment has declined in the past 12 months which shows signs of recovery with little difference in average days to sell between all rings at around 50 days.

The Melbourne market update report divides the city into the inner-ring (0-5km from the city), middle-ring (5-10km from the city) and outer-ring (10-20km from the city).

It noted middle and outer-ring unit prices continue to outpace that of the inner-ring, with the middle-ring now the most expensive.

But inner-ring unit median prices are starting to see higher growth &quot;which is great news for vendors looking to sell in this current market,&quot; it said.

The inner ring off the plan inner city offerings include the Carlton project, Encompass.

Keysborough,&nbsp;south-east of Melbourne,&nbsp;is well-known for its sprawling parkland&rsquo;s, picturesque wetlands, sporting amenities, and prestigious schools.

The national property developer Dahua Group has revealed plans for its major Waterloo precinct.

The plans for the 1.7 hectare block, formerly an industrial site&nbsp;at 903-921 Bourke Street, Waterloo, will see four new buildings constructed, focused around a central plaza with retail and parks.

Two buildings will flank Bourke Street, one being the tallest tower proposed. Described as a stepped tower with family-targeted terraces which address the park, the building will have 147 apartments across its 20 levels.

Next door will be a six-storey plaza building with 26 apartments, defined as "quirky" by Bates Smart and Richards and Spence, who worked in collaboration on the tower and the plaza.

There will be a further two buildings facing Young Street, designed by architect Fieldwork&nbsp;in collaboration with MHNDU. They will have a combined 202&nbsp;apartments, taking the total number of apartments across the precinct to 375 apartments.

At the foot of the two Young St buildings will have fit out tenancy's for another for cafe or restaurant tenancy.

Dahua will retain two heritage buildings in the centre of the site, the 1922 Pumping Station and the 1935 Valve House.

"The Pumphouse is a convergence of geology and water, tracks and narratives, indigenous and non-indigenous peoples and cultures across the site," the submission to the City of Sydney noted.

"It sees the transformation of a disused water precinct into a rich, active mixed-use proposition - where water continues to play an important role in recasting the identity of the precinct.

Suttons City the longtime Rosebery dealership yard has been sold for an undisclosed sum apartment development.

The 4.45 ha site will close its doors on 30 June 2022 after opening 28 years ago, with the decision prompted by developer enthusiasm and rising land tax.

The annual land tax bills has been estimated to be close to $5 million making the property "unviable for new-car sales," according to the motoring website, Drive.

The identity of the property developer was not disclosed, however Drive noted the location is surrounded by Meriton apartments, it added.

The Australian has reported Meriton paid $300m plus.

Urban understands there was a put and call option taken last November.

The car yard is one of Australia’s largest dealership sites having showrooms for 12 major automotive brands.

Suttons City comes with 92 workshop bays on the site, servicing up to 350 cars daily. 

It opened as a standalone Holden dealership after the Suttons bought the land from GMH.

The Sutton family have operated car dealerships since 1943.

The 19-storey Miami beachfront tower sought by DD Living has been approved by Gold Coast council.

The $105-million beachfront apartment tower has been recently marketed as the Alba North Burleigh at the 264 The Esplanade site in anticipation of the approval.

The Bureau Proberts-designed project has apartments priced from $2.25 million through David Devine&#39;s DD Living.

The 30-unit apartment tower on The Esplanade had been scaled down from 22 storeys since its initial application in 2019.&nbsp;

The building height still sits above the suburb&rsquo;s level under the City Plan with its 17th storey aligning with the 53 metre code assessable building height.&nbsp;

There were 255 objections from owners in the nearby Mariner Shores apartment complex, according to the Gold Coast Bulletin.

The slender tower with a typical 505sqm floor plan will &shy;replace the 1960s three-storey walk-up on the 1012sqm holding.

The council report said the proposal was 59.6m in height.&nbsp;

The development is located within the Urban neighbourhood which, under limited circumstances, allows for an increase in building height of up to 50 per cent (in this instance, 79.5m providing the relevant provisions are satisfied).

The apartment developer intends to have 51 apartments on its 1012sq m site at 266 The Esplanade at Miami, opposite North Burleigh Beach.

It is currently a 12-unit complex.

There are numerous mid-rise developments including Outrigger Resort in the precinct.

All councillors at the council meeting voted to accept the recommendation for approval by officers
