Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Busy Sydney developers, ALAND, has secured&nbsp;one of Gosford&rsquo;s most sought-after mixed-use sites, which sold with development approval for two towers.

The 5656 sqm site at 108-118 Mann Street originally launched to the market at The Archibald in 2019, with development approval for a dual tower build comprising 289 apartments, along with a ground floor pub, level 28 sky bar, 167 hotel suites and a range of hotel amenity including an infinity pool, gym and conference hall.

ALAND CEO George Tadrosse confirmed the deal was done via an expression of interest process run by Colliers International which closed at the end of March.

The Gosford property is one of the CBD&#39;s last remaining consolidated sites, with street frontages to Mann, Donnison and Baker Streets.

Located close to Gosford&rsquo;s waterfront, the site is also&nbsp;well-connected to key amenities like the Gosford Train Station, Gosford TAFE and the Central Coast Stadium.

The site was demolished in preparation for construction, with the site placed on the market earlier this year.

Tadrosse said his team will now review the project but expects work to begin quickly.

&ldquo;We have an opportunity to make a significant contribution to the city, and we&rsquo;re excited to get this project underway,&rdquo; he added.

ALAND recently launched&nbsp;their $800 million master-planned precinct in Merrylands, in Sydney&rsquo;s west.

There has already been strong demand for the first stage of the project, with the prime 2.5-hectare site, located adjacent to the Merrylands train station, set to deliver 365 apartments across three buildings, up to 20 storeys in height.

The Gladstone Village&nbsp;is a rare offering for Merrylands and one of the last remaining pockets along Sydney&rsquo;s rail network to be developed.

Has the demand for huge apartments weakened on the Gold Coast?

The latest development application by the national development firm Gallery Group suggests so.

They took their Chalk, Surf Parade apartment development to the market earlier this year, offering huge apartments starting at nearly 250 sqm. There were 99 apartments being offered in the 35-level&nbsp;tower.

But now new plans has seen Gallery Group change the mix, and lob off 15 levels to the Surfers Paradise project. Raunik Design has made the amends to the tower, which will now be just 20 levels, and offer 71 apartments, a mix of two and three-bedroom product.

And that is now weighted heavily toward the two-bedroom apartments. There will now be 65 two-bedders and just six three-bedroom apartments, which will be spread across the top two levels.

The move to greater space in apartments has been one of the by-products of the global pandemic, driven by a rise in owner-occupiers flocking to the Gold Coast&rsquo;s best locations as the working-from-home movement continues.

There&#39;s still residential amenity in the shape of a swimming pool and gym on level two, as well as a rooftop with barbecues and alfresco areas.

Back in March when the old plans for Chalk were given the green light by the Gold Coast City Council, Gallery Group Chief Executive Adam Barclay said the apartments needed to reach beyond the current offerings in the Gold Coast market, focussing&nbsp;on creating larger apartments with well-designed internal layouts connecting seamlessly to spacious outdoor areas.

Apartments at the recently launch MONA development in Darling Point almost never existed.

The prominent eastern suburbs developer Fortis&nbsp;initially planned a commercial building on the Mona Road address, before pivoting the design to create a luxury apartment project.

And its recent launch showed two things; the demand for luxury apartments in Sydney&#39;s East is still firing on all cylinders despite a cooling property market, and the agileness of the Fortis team to change their strategy based on what the market is doing.

Fortis Director Charles Mellick says the team analyzed current market trends and the demand for luxury residential apartments, and that, paired with the 180 degree city and harbour views and accessibility to local amenity, made the location the perfect place for high-end city fringe living.

So they called MHNDU back in to amend the plans to incorporate just 24 one, two and three-bedroom apartments.

There will be just two apartments per floor.

The design statement from Impact Design the two per floor villas will&nbsp;provide a high standard of liveability and generate an appropriate scale in the developing context.

&ldquo;The villas provided are large liveable dwellings that can cater for families and focus on maximising natural ventilation and natural light,&rdquo;

Each villa will feature open plan living arrangements with dining, living and kitchens opening onto generous outdoor living spaces.

The three-bedroom villas all consist of two-and-a-half bathrooms, with villas three to eight also including an additional multi-purpose area.

Architecturally, the design is contemporary and minimal. Lending itself to the beachside locality, the building is characterised by white feature walls, timber look cladding, natural timber look screens, raw stone and a natural tonal palette.

First look: Luxury apartments to hit Mermaid Beach's Albatross Avenue

Despite Australia being renowned for its&nbsp;world-renowned beaches, Aussies love the snow.

Taylor says while many Australians have already purchased a holiday home in Queenstown, there will still be more who are looking at Queenstown as a potential option for retirement.
