Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

After stepping through a discreet entrance way from the caf&eacute;, the grand lobby welcomes residents to Irving Domain, incorporating lighting features and layered textures of marble, raked concrete, travertine, and timber. A brushed metal ceiling floats above the space, with bespoke furnishings in honed marble and leather completing the area.

The apartments at Irving Domain have been planned to ensure the spaces work to their maximum potential and offer residents a considered and life-enhancing home, DKO say.

The entry doorway to the apartments has been conceived a separate entity to create a sense of arrival the architects say, featuring a modern version of the hat-and-coat stand, reimagined as a bespoke joinery piece with innovative storage for shoes, coats, accessories and keys, along&nbsp;with smartphone and electrical charging points, serving both a functional purpose as well as being a decorative piece.

Each apartment is adjoined with a deeply recessed balcony, which not only offers shade and privacy, but also an extendable living space to the apartments.&nbsp;

The curves and linear details expressed within Irving Domain are inspired by the trees, foliage and flourishing greenery of neighbouring Box Hill Gardens, along with the rolling contours of the mountain ranges.

Subtle geometric patterns are intertwined with the architecture, paired with raw concrete, glazing and bronzed metals. Slender columns balance the expressed concrete slabs, while also framing the nearby park and distant city and mountain views.

Fluted concrete, expressed on the lower levels, adds depth and diversity to the form, with the north-west corner apartments opening to private gardens.

The palette of finishes is neutral and calm at Irving Domain - where less is more &ndash; with the palette choice imposed to create&nbsp;a seamless connection between the interiors and exteriors.

How DKO designed Irving Domain to connect with nature

The Whitsunday Lakes Trust, $350 million Shute Harbour development has been inundated with enquires, amassing a whopping 520 expressions of interest in just four weeks following its national launch to market.

As the Whitsunday&rsquo;s first major resort development in over a decade, the stage one release has been met by a swarm of interested buyers, eager to put their name to one of the 58 land and berth packages in one of the most sought-after sailing locations across the world.

Rob Taylor of Taylors Property Group said the latest wave of interest has come off the back of the Sanctuary Cove Boat show which accounted for 10 per cent of the enquiries to date, with the vast majority coming from boating enthusiasts who recognised the value of large-scale berths in the Whitsundays region.

&ldquo;The immediate market response to the resort has been incredible. We knew we had something special on our hands here, but we have been simply inundated with genuine interest &ndash; it&rsquo;s been a whirlwind,&rdquo; said Taylor.

&ldquo;We&rsquo;re already in the process of converting many of these enquiries into contracts for our future Shute Harbour Marina Resort residents.

&ldquo;Many of these buyers have been long awaiting a marina project of this calibre to arrive in the area. Large scale berths are difficult to secure along the coast right now &ndash; all nearby marinas are close to capacity for the forthcoming season.&rdquo;

Once complete, the Shute Harbour Marina Resort will encompass a 395-berth marina with individual berths ranging from 10-metres to 30-metres on a 99-year lease, in addition to private berths ranging from 25-metres to 45-metres.

The project will also deliver a 100-plus room hotel resort, with function and meeting rooms, bars, restaurants, a swimming pool, and undercover parking, along with 58 freehold land allotments, and 100 managed apartments with resort club facilities.

The free-hold residential waterfront sites cover 440 sqm and are earmarked for two- and three-storey design concepts.

According to Taylor, the enquiries have come from a broad demographic of parties, including veteran boating enthusiast, first-time boat owners, and future retirees.

&ldquo;We&rsquo;re seeing the project timeline align with those buyers looking to lay the foundations for future plans two to three years down the line &ndash; whether that&rsquo;s retirement, or the eventual purchase of a larger boat,&rdquo; he said.

The land and berth packages have arrived to a market limited in supply for waterfront lots. With just 28 vacant residential waterfront lots currently available in the area, almost half of these are not located within or close to a marina development.

&ldquo;Although the property market in the Whitsundays has increased about 20 per cent over the past 12 months, units are still about 25 per cent below their 2007 peak and land is only just matching the levels of 15 years ago,&rdquo; added Taylor.

Development of the first stage of Shute Harbour Marina Resort, which will include the marina and the stage-one release of land and marina berths, is expected to take two years to complete with construction targeted to commence in 12 months.

New boutique Brighton apartments, 32 Black Street, hit the market

Sydney-based investment company, Princeton, has kicked off construction on two Sydney residential projects, one in Botany and the other in Blakehurst, worth a combined value of $73 million.

The Botany project, located on&nbsp;1-5 Rancom Street and 1637-1647 Botany Road, will see 36 apartments built, along with five retail spaces, with an end value of $38 million.

The suburb has grown in popularity due to the rising number of parks and cafes, delivering the vibrancy of city living in the heart of a small village.

The $35 million Blakehurst projects is located at 6-8 Vaughan Street, with plans for 32 apartments to be built across the space.

Princeton founders George Gadallah and Craig Anderson said they are looking forward to expanding their footprint in Sydney&rsquo;s growing South.

Construction on both projects is expected to be completed by the end of 2023.

The Botany and Blakehurst developments join an already strong portfolio from Princeton, including the recently completed Villawood residential project, One Place as well as the luxury living, Eurangi, which commenced construction late last year.

The family-owned Melbourne developer, Blue Earth Group, who consistently deliver amenity-rich projects across Melbourne, are back with their latest development, Porter, in the inner-western suburb of&nbsp;Spotswood.

Porter, which will&nbsp;&nbsp;offer both apartments and townhouses from its prime Birmingham Street location, a stones throw from Spotswood Oval, will be part of a wider masterplanned precinct, which will feature extensive amenity for residents.&nbsp;

Blue Earth are again working with the reputable builder Hamilton Marino, who they even get to build their display suites so buyers know exactly the level of quality that the apartment will offer when completed.

They&#39;ve also again called on CHT Architects and Sora Interior Architecture and Design, who have worked on 22 of Blue Earth&#39;s previous&nbsp;developments. Hamilton Marino have constructed 35 of Blue Earth developments.

There will be 143 apartments&nbsp;across the two buildings&nbsp;dubbed Porter and Flagman, delivered across three collections; Premier Collection, Penthouse Collection, and the Townhouse Collection.

The Premier Collection will offer a mix of one and two-bedroom apartments while the Penthouse Collection will home a suite of three-bedroom apartments.

The Townhouse Collection delivers&nbsp;two-level residences with private street-entrances, designed for the family owner-occupier, with a flexi room included in the home.

Much like Blue Earth&#39;s previous projects, there&#39;s extensive amenity, including a cinema, games room, central garden, co-working space and private offices, and even a dedicated dog wash.

Both buildings will feature a central garden, click and collect services, bike storage and lobby and concierge.

Residents will also have access to a mobile phone app. The&nbsp;all-in-one Porter App, supported by the in-house concierge, will allow&nbsp;residents to book a range of services and facilities throughout the development.
