A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.

The external design references the character of the surrounding conservation area without replicating it directly. Toward the top of the tower, AJC introduces a distinctive lantern-like element formed by sliding screens. These screens provide both solar shading and privacy while also creating a visual marker for the building within the Chatswood skyline. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

Prospective Sunshine Coast apartment buyers will have another chance to secure an apartment by the burgeoning South East Queensland apartment developer, Mosaic Property Group.

Mosaic sold out their Sunshine Coast development L’Orient, 15 apartments around the corner from their new project on Duporth Avenue,&nbsp;just to their database last year, securing a Sunshine Coast record $7.5 million&nbsp;for the 571 sqm&nbsp;penthouse amalgamation.

Their newest plans are at 17-19 The Esplanade, where&nbsp;Bureau^proberts, who designed L’Orient,&nbsp;have again been commissioned&nbsp;to design the two striking buildings.

There are two buildings across the amalgamated 1821 Sam site, one with 34&nbsp;apartments which will be more affordable priced, a mix of two and three-bedrooms. Next&nbsp;door will be a more luxury&nbsp;block of just seven full floor apartments.

Bureau^proberts said in the design statement submitted to the local council that the project was inspired&nbsp;by the natural coastal surrounds of Maroochydore.

“Taking cues from the sweeping headlands, both buildings compliment the other with articulated facades, soft scalloped forms and lightweight screening elements representing the coastline carved by the ocean over time,” the statement read.

the project will offer two frontages, resulting in views over the Maroochy River from The Esplanade and hinterland views from a Memorial Avenue.

”Beyond aesthetics, the angled batten screens provide privacy from the neighbouring buildings whilst directing and framing occupants’ views out to the ocean and create an opportunity to allow for greenery to be incorporated into the facade.”

The higher density Memorial Ave building is presented by strong external forms, luxurious but resilient materials and a focus on generous outdoor living areas.

All apartments celebrate passive design principles, with an emphasis on cross- ventilation and sun protection, creating comfortable living spaces both inside and out.

The Cotton Tree project will also incorporate a ground floor, open-air recreation area, complete with lounges, a pool and a gym.

Mosaic have a number of projects in their pipeline, including a few in Broadbeach, Burleigh Heads, and in inner west Brisbane.

Secure Yves, Mermaid Beach apartments with just a $10k deposit

The national property developer Gallery Group has submitted plans for an apartment tower next door to their currently in market project, Chalk.

A few months ago Gallery Group, led by Adam Barclay, amended their plans for Chalk, reducing their massive tower from 35 levels down to 20, and changing the mix to be weighted to two-bedrooms, a stark contrast from the 250 sqm apartments offered in the original plans.

They&#39;ve not made the same mistake twice, filing plans for a tower next door also dominated by two beds.

The project has been dubbed Surf Parade North by architects MAS in their planning documentation, due to its proximity to Chalk.

MAS took cues from Chalk, with the aim to create a &quot;distinctly recognisable form that integrates into the established character of the area, whilst complementing its southern neighbour.

Sam Arnaout's Iris Capital has received the nod from Gold Coast City Council to deliver its second Gold Coast project on the burgeoning Garfield Terrace beachfront.

Rising 38 levels and encompassing 51 apartments and a dual storey beach house, the project will be aptly named ‘71 on Garfield’ after its 71-73 Garfield Terrace positioning.

The announcement comes just days after the developer announced the start of construction on its debut Queensland project, the $1 billion V&amp;amp;A Broadbeach, which has been the epicentre of a $200 million buying blitz in the recent months since its launch.

Iris Capital has set its sights a stone’s throw north to Garfield Terrace where the DA approval has paved the way for the developer to deliver a generous collection of spacious half floor and full floor arrangements catering to the end user market.

Floorplans will range from three-bedroom half floor layouts, through to four-bedroom + study full floor apartments with their own private plunge pool. The tower will be crowned by an exclusive collection of dual storey five-bedroom sub penthouses and a triple storey penthouse complete with its own rooftop retreat.

The prominent South East Queensland developer, Mosaic Property, are readying their second Broadbeach project, following strong early success from their first in the busy Gold Coast suburb.

They've lodged plans for a 26-level, 98-apartment tower at 4 Rosewood Avenue, a site secured following strong demand from their nearby Surf Parade tower, Marella.

Mosaic Property Founder and Managing Director, Brook Monahan, says securing another site nearby Marella&nbsp;was a no brainer.

Again the tower will provide a good mix of density, with more affordable product than Broadbeach has possibly seen over the last few years. Around two thirds of the tower will be two-bedroom apartments, ranging from 100 sqm to 120 sqm.

Queen&rsquo;s Wharf Tower will be the fifth sky tower in the seven-hectare integrated resort development upon completion in 2025, with construction slated for 2023.

Queens Wharf Tower Diamond Residences fast-tracked to meet demand

Local Gold Coast apartment developer Ayrton Mansi has been given the green light for a luxury 38-level&nbsp;residential tower on the fringe of Surfers Paradise and Broadbeach.

Designed by Plus Architecture, the tower, dubbed Nineteen First Avenue after its location on a double corner block at 19 First Avenue, comprises 34 residences across 38 levels, including one customisable double storey penthouse.

Amansi Projects Managing Director Ayrton Mansi says the apartments have been designed to offer the best of beachside living in one of the most liveable suburbs on the Gold Coast, in what is set to become one of the most boutique developments in the city.

&ldquo;The development is situated between arguably two of the most famous Gold Coast suburbs, Broadbeach and Surfers Paradise,&rdquo; Mansi said.

&ldquo;The location is ideal - you&#39;re close enough to enjoy all the amenities that Broadbeach and Surfers Paradise have to offer, without being in the centre of the hustle and bustle.

&ldquo;The position and aspect of the site inspired the design direction, resulting in a very special, one-of-a-kind, project that would be very hard to replicate on any other site in the surrounding areas.&rdquo;

Mansi&#39;s vision for developing luxury highrises began prior to 2015, when he secured a site in the heart of Broadbeach and undertook development approval for a 39-story tower. He sold the proposed $120m project off-market to Little Projects, which has been developed and is now known as Signature Broadbeach. He has subsequently completed a mix of residential developments, luxury villas and DA land acquisitions.

Featuring three bedrooms with ensuites, a multi-purpose room, a powder room, and a study, the full floor apartments offer 280 sqm of internal floor space including 20 sqm of outdoor balcony space. Each apartment comes with two secure basement car parks and will be selling from $2.95 million.&nbsp;

The apartments feature timber flooring, stone benchtops, brushed nickel tapware, feature lighting, V-Zug appliances and&nbsp;smart home automation.

The customisable penthouse offers four bedrooms, two multi-purpose rooms, and four and half bathrooms across two levels spanning 517 sqm and will have its own private terrace and swimming pool.

The development has&nbsp;two levels of resident&rsquo;s recreation and amenity with a resort style pool and spa, with a gymnasium, sauna and steam room and barbeque areas. Designed for modern living, residents will also have exclusive access to work-from-home suites and a boardroom, with a community lounge and library.

&ldquo;Plus Architecture has designed a standout residential building, which will harmonise with its surroundings due to its slender form, with the lush greenery that&rsquo;s been incorporated at ground level designed to enhance the streetscape,&rdquo; Mansi added.

It was in the 1940s when the Dorr family built a timber shack on a prime 1,200 sqm site just off the sand at Palm Beach.

Now eight decades later, the family are moving with the times. They have full development approval for Seaclusion, a rare collection of just 40 apartments designed by the equally local architecture firm BDA.

The robust Queenslander will be torn down in the coming months to make way for the nine-level project. Siblings Andrew, Cameron, Catherine and Georgina having grown up holidaying on North Palm Beach for over 50 years, in the house their grandparents built all those years ago.

But it won&#39;t be the end of the Dorr family&#39;s relationship with the Twenty First Avenue site. They intend on keeping a handful of the apartments in Seaclusion to keep the family history on the property going.

&ldquo;This is an area very close to the Dorr family&rsquo;s heart, so it was important their family could continue to share in its charm for years to come,&rdquo; Jayde Pezet, Director of project marketing agency Pezet Matheson said.

No doubt there&#39;s also the&nbsp;fear that in today&#39;s market there won&#39;t be another opportunity to buy into a brand new apartment in Palm Beach, with supply rapidly shrinking for more affordable stock.

&ldquo;Given the difficulty for prospective homeowners to join the Palm Beach community, the family realised their home on Twenty First Avenue was a prime opportunity to create something of significance, not only for their loved ones, but for a new generation of Palm Beach locals,&quot; Pezet added.

Over 80 per cent&nbsp;of the building&rsquo;s apartments will have either an easterly or northerly aspect to maximise sweeping views of the Pacific Ocean, verdant Burleigh headland and distant Surfers Paradise skyline.

Pezet says&nbsp;Seaclusion will be the epitome of everything desirable from a beachside oasis, only footsteps away from the shoreline and surrounded by world class views in each direction.

&quot;Targeted at local and interstate owner occupiers, the project is poised to provide some reprieve to the constricting supply of residences across the Gold Coast, Pezet says.

Todd Matheson, who works side by side with Pezet as a director at Pezet Matheson, notes there&nbsp;have been very few new projects launched to market this year, making it next to impossible to secure new product in Palm Beach.

&nbsp;&ldquo;Seaclusion has stepped in to fill a major gap in the marketplace for high quality residences, set in the dream beachfront location, accompanied by all the necessary amenities to enhance coastal living,&quot; Matheson says.

Crowning Seaclusion will be an expansive resident&rsquo;s communal area, complete with lounges, barbecue facilities, dining space, a large pool, all encased in generous landscaping.

BDA were inspired by the sites&nbsp;coastal location for the design,&nbsp;with cantilevered curved concrete horizontal forms and a floating sculptural screen to the west a particular highlight of the striking exterior.

&ldquo;There&rsquo;s a textured and timeless material palette of stone, white concrete and batten screening, creating a rich and layered coastal effect,&quot; BDA&#39;s Adam Beck noted in the documentation submitted to council.

&ldquo;Inspired by the natural rhythms and colour tones of the surrounding environment, the architectural form pays homage to its local context and character.&rdquo;

The story behind Palm Beach's latest apartment development, Seaclusion

Bondi Beach's famed Campbell Parade strip, across the road from the beach, is set for a rare new apartment development.

MHN Design Union have designed plans for <a href="/new-apartments/mayfair-bondi-beach-58-campbell-parade-bondi-beach">Mayfair</a>, a $7.8 million project which will deliver a boutique collection of just 10 residences to 58 Campbell Parade, replacing an original block of 17.

The project has been crafted to&nbsp;retain a number of notable original building features. MHNDU will&nbsp;open the façade, creating more established viewpoints of the iconic neighbouring beach.

The five-level&nbsp;building will see&nbsp;two apartments per floor, barring the ground level and the top level, which will home just one residence.

The ground floor apartment comprises two-bedrooms, benefitting from an adjoining balcony, facing Lamrock Place, as well as a grassed courtyard area.

Each of the apartments from level one to four contain three-bedrooms, with the master bedrooms featuring&nbsp;an ensuite and a walk-in-robe, as well as a west-facing Juliet balcony and herb garden.

The bedrooms are located at the rear of the home in each of the residences, with the living, kitchen and dining spaces following an open-plan layout, designed to maximise view lines, as well as cross flow ventilation.

Floor-to-ceiling doors slide open to adjoining balconies, which front Campbell Parade, creating enviable views to Bondi Beach.

Due to the space of the entry cutting floorspace across the level one apartments, each residence from level two features a larger living, dining and kitchen area, along with an expansive 16 sqm east-facing balcony.

Crowning the project will be the level five penthouse which will have&nbsp;four bedrooms. The master bedroom, complete with walk in wardrobe and ensuite, has been positioned to connect to the large 52 sqm balcony that overlooks Bondi Beach. The balcony is set to feature a spa.

An additional bathroom, powder-room and ensuite will also feature, with a second lounge room located at the back of the residence with a&nbsp;Juliet balcony.

The main kitchen, living and dining space is open at the front of the home, with the kitchen set to include a walk-in-pantry and wine storage room.
